Loan officer was poor in communication. Hard to reach and was never proactive. I felt like I was reacting and rushed the entire process, because I was not properly educated.

This group successfully worked through a very difficult process due to property insurance issues in FL. Their professional knowledge, perseverance and patience got us through. I highly recommend them!

The loan process was a little lengthy becuas there was a lot to do. Angela Waller and her team handled it like champs! Initially, I felt my loan officer did a good job of walking us thru the refi process. However, I recently received word from my lender that they needed to recoup an additional month's worth of escrow - 7 months after we refinanced. A 2-month escrow cushion can be required by a lender for projected taxes. They wanted to increase my monthly payment by 5% which nearly negated any refi savings. This all could have been avoided if my loan officer had done a thorough escrow projection up front. Very disappointing.

Received a pre-approval from this company, just to go under contract and then get denied by them. They informed my agent before me and I also lost out on my $5,700. Kylie was wonderful but it I’m assuming how I was handled as a whole, speaks for the company values as a whole.

Don’t use this Company! They refused to close on my refinance after interest rates went up drastically. I had already had my interest rate locked in, and was cleared for closing by the underwriters. However they still refused to move forward with the closing as it was, “too much of a loss for them,” as I was told by Scott Chase who was my loan officer. Don’t waste your time with this unprofessional company.

Most responsive and professional team I have ever worked with! Update, it never fails, as soon as I give a good review, something comes back to bite me. Once this review posted everything stopped. When this drug out to three months I started digging into what was happening. The loan officer apparently made promises she could not keep. Lied to me several times, for instance told me she locked in my rate when she did not then made excuses that according to the VA was not true, and was stringing me along. When I caught on, and asked that the file be transferred to another company, they are refusing to follow through and dragging their feet. This was after trying the “I am going to be in trouble if you leave” approach. Having to reach out to the VA to get this corrected. I can’t say the company is bad, but what my loan officer was doing isn’t right.

Jeremy Tate was super helpful. He went through whatever options we wanted to discuss and made helpful suggestions. He was responsive and knowledgeable and our refinance went smoothly. We compared rates with 3 other mortgage companies, low VA rates had the best rates. We are happy with our experience.

After MONTHS of terrible customer service and hassle when trying to lower our rate from our then current mortgage lender (Freedom Mortgage), we were finally able to QUICKLY and easily get the rate lowered (with a much better rate!) with Maurice and Derek from Low VA Rates. Freedom was "happy" to lower our rate, but would schedule a closing (3 TIMES!) and no one showed up and I would have to do the work to get the ball rolling again. There was no communication from Freedom. It was 100% different with Low VA Rates. They were quick, competitive, and professional. We went to closing about a month after starting the process and it was simple and painless. It was a real pleasure working with them and I am happy to write this review so some other vets won't have to deal with the hassle of dealing with Freedom Mortgage.

I do not recommend using Low VA Rates. I’ve purchased and re-financed several homes over the course of my life and found the experience I had with this company nothing short of frustrating and a complete waste of my time. I spent months trying to work them and I promptly provided all of the documentation that was requested from me. They were never able to provide me with a copy of the information I asked from them several times, which was a list of all of the fees associated with doing this re-finance at an agreed upon interest rate. Simply put, I just gave up and took my business elsewhere.

Wyatt Tucker was my loan officer. All went fine except for a few minor bumps. I would use him again if I do any more loans with Low VA Rates. The only thing I did not like was for a IRRRL VA loan there was too much paperwork. When I received my regular VA financing loan with a different firm, I did not have near as much paperwork and did it online. Was so much better. Thanks Wyatt.

This was my second time buying a home. Things have changed, for the better, from 20 years ago since I bought my first one. I thought the staff at Low VA Rates were friendly and professional. They made the loan application process easy for the most part. My wife and I had some unique experiences as the house we were buying was a flip. The sellers realtor bought the house from his client in order to help her meet her buying deadline, so there some hoops to jump through. The only complaint I have is that Mari was not very forthcoming with information, only giving stock answers like, it takes underwriting a long time, or we have to wait for underwriting, when in reality, there were some specific reasons why our loan was not processing as fast as it could have. It was only after numerous questions ask to her that she gave detailed answers as to why the road blocks were happening. This was very frustrating. We appreciate the hard work from Mari and her team in helping us purchase our dream home and would recommend using her and Low VA Rates.

UPDATE**** Literally within an hour of posting this, we got a call from them. We were told we could be lowered from 2.75 to 2.25. After 2 months of waiting, i made this post and finally got someone to call me. They then informed us that our credit was not good enough for 2.25 being at 650. My wife and I both have a credit score above 700. So we agreed to a second credit pull (outside of the 30 day window) and now we're another month in waiting. I'm currently talking to another possible lender/broker. Mark told me we would close end of July, or first of August which is tomorrow. So we'll see. I'll readjust this review accordingly. My wife and I used Low VA rates a while back and it was awesome. We just tried to refinance recently and it's a completely different service. It's been a little over 2 months and I still haven't been able to get anyone to call or email me. Plus they've either sold or traded our personnel information to other companies as our mailbox is now flooded with spam. My next call is to a lawyer, veterans beware!

Definitely an unethical company. I did a refi with them. The process went kinda smooth until.... I was informed that something happened and couldn't finish the process. Went with another company and closed smoothly. Low VA Rates keep emailing wanting my business. Asked them to remove my information and they still wanting my business. I told them why I would not recommend them and was yelled at and told jow they help veterans and respectful yo veterans while I am being yelled at. One of the most unethical companies ever. Unbelievable, it’s hard to find Great customer service anymore. We live in a society where most of us seek instant gratification and want it done instantly. In the mortgage industry it is almost impossible to get them done overnight because of several contributing factors. The customer service from our loan office Porter Perkins was above spot on and we could not have been lucky enough to get a better person. Initially I was going to refinance with my previous lending company Veterans United but their customer service has significantly gone down hill since then. I then then looked New Day USA but their lending practices were deceitful. I was lucky to find Low VA Rates and am glad I made the right choice. Customer service was the number one factor plus they gave me the best interest rates. As a veteran and if you are looking for a VA Mortgage don’t hesitate to call Low VA Rates for your best experience on the market.

We are very disappointed with our experience. Initially the process went smoothly with the communication and loan application up until closing day. The sole purpose of our refinance was so that we could get a lower interest rate. We found out at closing that our interest rate is actually higher due to the type of loan we had and advised to repeat the process in 5 months. With some hesitancy, Brad Heap advised us that we would receive $2500 in return so we decided to proceed. Weeks went by and I attempted to contact Brad 2-3 times via email because our refund was never received. I have yet to hear from him. We will not use this company again! Sad they treat their veterans this way.
