Probably the easiest experience for the most historically challenging purchase of my life. After buying and refinancing previously, the amount of time required was ludicrous. Box Home Loans made it easy to text/email anytime and get most done virtually and even having the final signing done by appointment at our home. I am a repeat customer of Box Home loans. I have done two refinances and one home purchase with them. I love that their website is clear and easy to navigate in showing the details of your loan. It is the most transparent mortgage quote process that I can find on the internet. And ultimately I've found them to be thousands of dollars cheaper than competitors. When purchasing my home (Spring 2022), I got quotes from about 4 other online quotes and all were a lot more expensive. Service wise I have no complaints. At no point in the process did I think there was a trade off of cost savings for customer service. I had a number of calls throughout the process and all were good interactions. A couple of small nits, just to show they are not perfect. One time a person I was trying to contact was out of the office, but didn't turn on an out of office reply on their email, so there was a day or two where I thought I was being ignored. Near the very end of the process they asked me to verify my employment. This could have been done many days earlier so I wouldn't have to do it at the last min. All that said, I won't hesitate to use them again.

We love Box Home loans! We just finished up a refinance with them. It's the third time we've refinanced our loan; each time dropping our interest rate at least one percent. I love how straightforward Box Home Loans is with information- rates, fees, and other costs. You can easily get the info before you even start the loan with them. The entire process went quick. We did our part and got the required info in and they did their part. It all took less than three weeks from start to finish.

We have been repeatedly lied to, misinformed, and uninformed throughout our mortgage process in working with Box. I’ve never had to go through 7 rounds of underwriting approval. Our loan officer repeatedly dodged our questions regarding how she was calculating DTI. What kind of loan officer cannot tell clients how to calculate their own DTI, and make decisions to better their lives and home buying worthiness? I've never had a lender ask for this many rounds of documents as part of the underwriting process, in addition to the copious documents to get approved and qualified initially. That could easily have been cut down to 2 rounds of documents. This has been the most stressful month of unnecessary back and forth of sharing documents, miscommunication, and flat out lies and misinformation. I would not recommend Box Home Loans to my worst enemy.

Very responsive and had back ups in place when they were out of town so that you could keep working on your loan. Working with them was great!

I have used Box Home Loans on multiple acquisitions and refinances in Utah and Arizona. They are a very reputable firm with a knowable staff handling each component aspect of the process. I have always used their lock feature so I can only say that each time that has worked flawlessly. Last time they extended as there was a tie up in processing the final paperwork. I appreciate their employees dedication to the process of closing loans in this 2021 environment. Please do give this company a serious look when you are wanting to purchase or refi an existing loan, their rates are more than competitive and all the fees are shown upfront so you don't get any hidden fees magically appearing as your process continues. This was my fourth time closing a loan with Box Home Loans and it was a great experience as usual. The team was efficient and communicative throughout the process. From start to funding, it was a quick 31 days. I keep coming back for three reasons 1) the painless online quote generator 2) the efficient online tools for processing and 3) the excellent customer service from all people in the process. If we need another loan, I'll be back. And I will continue to recommend Box Home Loans to my friends and family.

Everyone at Box has been extremely helpful and always on top of things. We had to put our loan together in just a couple weeks and they were incredibly prompt and easy to work with. On a scale of 1-10, how would you rate your experience overall with Box Home Loans?: 2 (This was not a good experience at all) How could your experience have been improved? Communication needed to be much better. There was very poor communication from the loan officer. I would get very short emails with unclear information; when I would respond with questions, I would get no response whatsoever. I would email and weeks would go by with no response. The loan officer wasn't knowledgeable, and gave the impression it would be better if I pulled my loan and took my business elsewhere because she was too busy. In retrospect, I should have pulled my loan and gone with someone else. I've used Box Home Loans in the past, but after this experience I wouldn't feel comfortable using their services in the future, nor would I be comfortable recommending to family and friends anymore.

The process of getting a home loan from Box Home loans was very frustrating. It was difficult/ impossible to get a hold of someone on the phone. Your only contact was through email. We purchased the home from my parents and at the last minute they said it had to be a cash out refinance instead of a normal loan. It took a call to management to get the problem fixed. The only reason we stayed with Box is they saved me $2500 over the local mortgage officer and their prices were very transparent. I did like getting an email everyday with the rates and cost for my loan based on the market.

Our refinance with BoxHome Mortgage was all done online and was easy. We closed within 30 days and the notary came to our home. Although we did have a minor glitch with the paperwork and had to re-sign, the processor took care of it promptly and we re-closed within a day. The rates were great and there were virtually no closing costs! We would definitely use them again in the future.

Home Box Loans made our refinance this spring painless and efficient. They were easy to connect with when we had questions, the forms needed were sent electronically which allowed for us to sign them and return them at our own pace. We were able to complete our signing in our own home, which was amazing with my husband‘s work schedule. It was a fantastic experience and would use them again.

Learned of this company given Costco discount. Rates are impressive. Initial application and mortgage rep were good, hence the 2 stars. Thereafter, just went downhill. The assistant to the mortgage rep was linear and unable to take initiative in clarifying things. Just asked for more and more documents that I’ve never provided in past mortgages/refinances. Clear that up, move on to processor who is even worse. Final straw was my having to spend 2 hours digging through online statements, calling current mortgage servicer and my homeowners insurance provider to verify something processor messed up. At the end of the day, I canceled the refinance and hope others will not be persuaded by numbers. Sometimes customer service is worth an extra 0.5%. I can’t imagine to whom they would sell my mortgage and who would service it. Just was not willing to risk it.

Box Home loans was great to work with. It was simple to upload documents online. The chat feature was nice for quick questions. Our loan officer and other assistants communicated regularly with us. Everything was verified quickly and we were able to move up our closing date for our refi.

Found Box through Costco so I expected a much better experience. Lending team has not been very communicative through the whole process. All parties in this transaction are frustrated with Box Home Loans. We're about to close on a loan but are very likely to miss our deadline due to avoidable lender delays. If this ends up costing me I'm going to hold Box accountable.

I’ve used box home loans in the past which is why I returned again. However, this experience was not as positive. The duration of my refinance went much longer than I would have hoped for My closing date moved multiple times and it was hard to know when it would actually happen. I understand it was done when all companies were busy but by the end of the process I watched 5 family members and friends start after me and finish before me with their refinance. On the side of the individuals I worked with my loan officer was responsive and courteous when we had to correspond. Our processor, Alex, was very proactive and she made sure all my concerns were addressed. I know the box home loans team members worked tirelessly but the benefit of using box home loans (speed, cost, simplicity) were not satisfactory to me.

Canopy is great place to process a loan. We were given options from the beginning and assisted throughout our process. It only took about 20 days to process our loan which is wonderful in this market. Madison, our LOA was great at communicating and the rest of the loan team did so much to assist us with anything we needed.

I, like others, applied back in early June. This would be my second time using Box Home Loans. They were great to work with the first time but that is not the case this time. We have provided, signed, and responded to everything they've sent us. We got the clear to close in early October. 5 minutes before the title company got to our house, I got a call from our loan officer saying our credit report expired the day before and we would not be closing today. He told us we should expect to close the next day or early next week and that they would send us a gift card as an apology for the inconvenience. That was 2 weeks ago. We still haven't closed. They never sent a gift card. It's IMPOSSIBLE to get a hold of anyone. Yeah the rates and fees are excellent but if you can't get your loan closed then they mean nothing.

Box home loans had better rates then the other lenders I was looking at and more options to buy down rates even further. I locked in a great rate with Matthew and his team. It was crunch time with less then 3 weeks to close. He assured me that it would be rushed though and he and his team were all on board to meet my closing date. And they pulled it off! My original lender tried to scare me away from box home loans, but the rate was too good I had to go for it. Lindsey was my main contact, she would give me constant updates to help ease my worries of not closing in time and getting fined by my builder. Also their loan tracker in your account in their website was a great indicator of the loan status. I was checking it daily. I put all my eggs in their basket without a backup plan and fortunately it paid off! My locked in rate was in the low threes and by the time I closed rates were up in the mid fours. Crazy times! I found Box Home Loans through Costco. Costco doesn't lend money, but rather negotiates with lenders and loan brokers to offer the lowest cost loan fees and best service for it's members. Service and low cost is where Box Home Loans really shines. My loan officer Gordon was with me every step of the way and was quick to respond to my needs as I negotiated multiple offers before finally buying a house. All loan information is fully transparent on their website. Including all fees, interest rates, points, etc. Their website allows you to compare multiple rates and corresponding points to easily determine which rate best fits your situation. In summary, working with Box Home Loans was as easy as getting a mortgage could be and I felt I got the lowest cost available.

I had a really great experience refinancing my home with Box. The service, transparency, professionalism, and turnaround times from the entire team and company were great. I had a pretty good run of it, all in all. My main liaison (Corey) was knowledgeable and prompt (he answered a lot of questions for me around balancing points and lock against payment and up-front cost…used his software to run scenarios for me far easier than I could’ve done it, then emailed them to me for comparison at my leisure!!). I really appreciated that! The more junior processors/coordinators had a little trouble staying organized, but it still all came together both on-time and with minimal churning. Honestly, I’ve used BoA and Chase before, and that whole dynamic was far worse with them, despite their having bigger/better/settled names in the biz. There was just a lot more “recent graduate” silliness with them, so Box Home Loans wins that in a walk. The only “better” experience I’ve had with a mortgage was using a dedicated broker (real personal touch). That was SUPER easy. It also cost maybe $1,000 more or so. I didn’t incur anywhere NEAR $1,000-worth of incremental aggravation with Box. I’m grateful and satisfied with their whole operation. They also have a customer portal for securely uploading documents and checking status in your loan progression. It was easy to use, and far more convenient than the ol’ fax & FedEx methods. Closing was likewise a breeze, as it was a “hybrid”, where we could sign much of the packet electronically, so time/contact with the closing attorney they sent to our house was minimized. Net takeaway: based on a half-dozen experiences, Box is a really good choice that doesn’t wring out your pockets. Buy or re-Fi with confidence. This online model will take over the industry soon if it hasn’t already.

Rates are great but the timeline is absolutely ridiculous. Started our process back in June and here we are in September and still nothing. The communication is awful - it takes me having to send multiple emails per week to even get an update on what the status of the loan is. I honestly think if it wasn’t for me following up on a weekly basis, this process would probably take another 6 months to complete due to lack of competency. My loan officer is Gregory Anderson and it’s been extremely slow. Just a frustrating process overall. I would actually take a higher rate somewhere else and have the process be smooth than use Box again. We were originally told 30 days and we just got notified today that it will be at least another 2-3 weeks before we close.

Great service and so easy. I love the online process! We refinanced and never once had to go in and sit down with someone, except to close and they came to our house at 8:00 pm when we were available. Our loan officer was great and always there if we needed something. Rates are very competitive as well. I will continue to recommend Box Home Loans to family and friends.

I've worked with Shelley and the people at Box Home Loans several times over the last few years and been happy every time. The service is straight forward, and simple through thier online platform. But the rates and fees are also what keep me coming back. I shop around for rates and fees and nobody has been able to match or beat them yet. I'm very satisfied with my experiences both in refi and home purchase.

Pretty disappointed. Initially a little confusion over escrow. Came to a negotiated resolution I was happy with to not escrow property taxes and property insurance. Sales person left on vacation. Then get a standard loan application to sign showing I was to escrow, plus a few other mistakes. Was told for them to be in compliance I had to sign it as was and it would get fixed later. Told them loan application had to reflect what was negotiated and other errors needed to be fixed. Told no I had to sign they would fix errors later. Then with all the going back and forth they raised the loan rate and didn’t have the courtesy to say anything. How many people sign these lengthy mortgage docs with out reading? Unethical? I think so. This was the second time they raised the rate with no warning or notice. Think I’m going to go elsewhere. Directed to them because of the Costco Mortgage Program. It was a ReFi. Everyone read what they ask you to sign.

Overall very responsive and had great rates. I felt well-informed with the process. We almost ran into a snag with the appraiser but felt like it was out of their control as the appraisers are very busy in the current hot real estate market. I would definitely use them again.

I want so much to give them 5 stars. Box got us a GREAT rate and their online process is easy to use. You can track the progress of your loan online and the details are very transparent. The typical loan fees were drastically cheaper than other institutions that we checked with and the price came out nearly $4,000 less than we thought overall. My only complaint is that they were slammed with work and didn't respond as often I would have liked. We had to wait almost 2 weeks extra to close on our home. Otherwise I loved working with them.

After having refinanced with Box Home Loans two times before, I tried to take advantage of the low rates. Understanding the high demand, we have waited 90+ days that would have been pushed back again at least 3 weeks. The process has had little communication and a lot of frustration before terminating the process. Under normal circumstances it had been a good company to work for, but recently not even close. We found another company that had the same rates and costs but very good and quick service.

This was our second time working with Box Home Loans. Everyone we worked with was quick to respond. Our loan went through faster than we expected. It was a great experience. Highly recommend Box Home Loans.

We heard about box Home Loans by word of mouth in a manner of speaking. My wife had been following a blogger on his experiences with home finance and budgeting. He recommended the company. We had already been in contact with at least four other companies about doing a refi on our house. Box home loan came in immediately with the lowest price the most impressive interest rate and the least hassle in terms of getting things set up immediately. At least one other Mortgage Company, mortgage broker, wanted to contest that this company could possibly exist and when we told him the interest rate we got and the cash out amount that we got and amount that we had to pay for all of that he just never called me back,... I assume that means that he could not compete. We talked to a couple different people there　at BOX, representatives of box home loans, but spent most of the time in communication with Jason M. He was extremely helpful, and always very quick to return our calls or text messages. Their online interface was also extremely easy to understand and to use. Working in it as I do, I noticed those kinds of things and I am impressed with whoever put that page together in terms of both functionality, and simplicity and now that I think of it, the intuitive nature of the interface. Well done to whoever designed that! I'm not sure I'd ever need their services again but if I did I would certainly go back to this company before talking to anyone else. My highest recommendations I'm using this company to anyone who would ask!

Josh and the overall Box Home Loans team handled my refi very well. They by far had the best rates against the other companies I quoted which were Wells Fargo, loan depot and Watermark. They are a no nonsense company - meaning there is "no fluff" in the loan amount and they applied excellent credits almost eliminating my cash to close. The underwriting process is all electronic and seamless. They will be my "go to" for refis and overall home loans in the future.

If I could give box home loans a -5 (negative 5 stars) review I would. There was absolutely zero communication and follow up from my loan officer. I had no idea what was going on or in what process of the loan I was in since I never received updates. When I did call, the loan officer never picked up or when he said he'll call me back I'll never hear from him again. I was completely left in the dark every step of the way. As a warning to anyone considering Box Home Loans, if you are assigned to the loan officer by the name of "Regan Smart" GET OUT FAST. I have no idea how this guy is even allowed to work there.

I've used Box Home Loans to refinance two different mortgages and have had a wonderful experience with them both times. Their online system is super easy to use and streamlines the whole process so well. Their mortgage officers are also very responsive and helpful. Of course, their rates and fees are almost impossible to beat. Highly recommended!

Box Home Loans was super great to work with. They closed more than a week ahead of schedule. They were always prompt with answering questions and made the whole process quite painless. Would absolutely recommend them for refinancing.

We have turned to Box Home Loans several times over the years and have always been pleased with their rates and service. This most recent loan was especially challenging for our loan officer because the rates are so low and the entire industry is incredibly busy. They have kept things moving forward though and we are happy with the result.

After not receiving a reply from my current big bank lender, I checked out refinance options through Costco. From there I decided upon Box s as they edged out other lenders with the lowest rates and best incentives (i.e. cap on fees). Submitting my application and uploading the required documents was a breeze. Completed all of it in a day and locked my fantastic rate the same night. From there it was 16 days until I was cleared to close — Amazing. Closing was super convenient with about 2/3 of the documents available to sign online and the other third requiring ink signature in the presence of a mobile notary which they arranged to come to my home. So simple and efficient and I was able to refi from a 30 to 15 year mortgage with a comparable monthly payment. Thank you to Steve, Keir, and Jenessa for making this refinance such a smooth, effortless, and efficient process. I greatly appreciate the great and prompt service you provided.

Refinancing through Box was very streamlined and very easy to get done. We were able to drop our interest rate by .75% and save about $160/month on our mortgage payment. Working with Jason and Kendall was great and they kept us updated every step of the way. While we were waiting for the rates to drop to the point where we wanted to lock, I reached out to a broker to see how the cost and rates would compare. This was someone highly recommended by friends of ours as "their guy". He was honest and told us what he could do, but the cost was nearly twice what we would be paying to Box for the same rate. He admitted that he couldn't match Box because their model allowed them to process loans with much less overhead. Box isn't for everyone, but if you have a good credit score and your loan doesn't need the lender to do anything weird, they can get you good rates at low costs.

All of the people we worked with at Box Home Loans were very good about keeping us informed on where we were in the finance processing and also very good about communicating what they needed from us and keeping things on track. Their document upload process was very simple and efficient. When we got to closing, both our agent and the title agent were very impressed with the professionalism and accuracy of their work AND they were impressed with the competitiveness of the rate we got and the fees we paid. Great experience. Great service for a great value.
