Since we used Bauer & Associates for the probate part of my mothers Will, I decided to use Ability Title to close on her house. Since they are affiliated and I was selling my mothers house "By Owner", if any issues arose they would be effective in solving them. The Will had seven beneficiaries scattered throughout Canada and the USA, so it was a complex closing. In the end, the closing progressed as planned. The buyers inspection issues were solved and some of the beneficiaries received their documents by FedEx overnight and were returned in a timely fashion. The buyer signed the documents on the closing date and everything was completed.

Ability Title was hands down the best in town and the best I have ever used as both a home owner and real estate investor. Each and every employee was extremely helpful and very responsive. My closings with them have always been smooth with no surprises when coming to the closing table.

I am a Realtor and have been working with Megan and Nicole at Ability Title for years now. They are my go to and recommendation for all closings. My customers love their prompt response to questions and their friendly nature. They get to the bottom of any and all issues. I do not worry at all when my closings are schedule with Ability Title.

I closed on a property (as a home seller) last year in August with Ability Title. Even now over a year later when reflecting, the experience bothers me. Everyone obviously makes mistakes, but to quickly deny one with a wrong explanation, wasn't good. If I wasn't paying close attention to the detailed amounts, I would of lost over $350 because of 2 different errors they made. Beware, watch your previously paid taxes, and that you get proper credit for taxes you already may have paid, less the money owed for days you did own your property. Thanks to Stephanie at Volusia County tax dept., I did received my proper credit, at first Ability Title telling me there was no error. They also charged me for a wire transfer that didn't happen, being paid by check at the closing. I noticed that "mistake" just before leaving their parking lot, they re-wrote the payment check. I put mistake in quotes because it was Previously Agreed that charge was to be removed, with taking a check.

The staff of Ability Title is friendly, knowledgeable and responsive. Their work is professional and I am a repeat personal and corporate client.
