    Warning: Walnut Capital has predatory renting practices. I rented from Walnut Capital for a few years. I really enjoyed their properties and everyone was very helpful all the time, until it was time to break my lease. I moved across the country to take an emergency nursing assignment to help with the pandemic staffing. They made me pay a lease break fee, but would not let me out of the rent until they found a new tenant. I have to continue to pay the remainder months rent on the lease. I asked them to sublease in the meantime and they said that I was not able do that. They did not find a new tenant for my apartment. I feel like they conned me out of thousands of dollars. I openly discussed leaving and fairly paid them a full months extra rent and they would not just let me out of the lease with that. I was moving to help with nursing relief across the country. It’s such a disappointment that they could not honor that. They truly get away with predatory renting practices. Absolutely take this in consideration and do not rent with them. I would not have written a review if they would’ve just let me out of the lease or filled my spot, because I really did like their properties and staff.

    We love Walnut Capital! It is very important to me to be able to trust the company that manages my home. Maintanance is very kind and quick if there is ever an emergency. The staff in the leasing offices are wonderful and always try their best to get you the information or help you need.

    EDIT: Thank you Walnut Capital for responding to my review. I have the vacate letter and emails saved and am happy to send them back. It does not say $150 PER HOUR for a late fee. I expect our security deposit back and please stop lying. Also, very unprofessional of you to discuss my partner’s name to defend yourself. I was a co-signer and there is NO reason why you did not email both of us. Being defensive and lying says a lot about the type of business you run. Take care. tldr: when dealing with Walnut Capital, SAVE ALL DOCUMENTATION AND COMMUNICATION WITH MANAGEMENT, OTHERWISE DO NOT RENT FROM THEM. What a NIGHTMARE dealing with Walnut Capital Management. Let me make this clear, our residence at Forbes Terrace was beautiful and we loved our home, but the process of moving in, moving out, and management was terrible. First, moving in was a nightmare. A month before moving in, we had confirmed the logistics of our date and time with Kelly and Marissa, who confirmed we could pick our keys up at 2:30 on the day we moved in. Upon arrival, we found the office closed, and learned that they were working under "holiday hours" while running tours, EVEN THOUGH WE HAD DISCUSSED AND CONFIRMED THE TIME OF OUR KEY PICKUP. I was livid, and we had to spend extra money to reschedule our movers to accommodate management's time issues. Second, we moved into a home that had regular maintenance issues: the sink faucet stopped working, the window in the sunroom fell out, the tub's grout thinned faster than average, and many more issues I've lost track of. Maintenance was good and responded relatively swiftly to our requests; however, the fact that the house we were renting came with so many maintenance issues spoke volumes about management's priorities and maintenance checks. Lastly, I would like to share, in full transparency, Walnut Capital's problematic communication during move-out. Our lease expiration was 5/31. When we emailed them about key dropoff, they informed us on 5/26 that Walnut Capital was closed from 5/27-5/30 for Memorial Day Weekend. They wanted us, a working couple, to return the keys by 11am on 5/31 after holiday for them was over. They also only emailed my partner and not me about the details of move-out. I then got a call around 4:30pm while at work with threats that Walnut Capital would be charging $150 per hour for late key return. I called Walnut Capital, and spoke with Kelly. I let her know about the email that was not sent to me but instead my partner, and she admitted that it was in error. She told me to check the lease for move-out details, which did not mention a late charge/hr. I then asked why a drop box is not available for folks who are working and she told me that they have never had a drop box in 20 years of management because they have over 2500 apartments to manage and everyone has successfully returned keys on time (yeah, right). Which is ridiculous to me, and says a lot about how overstretched and spread out Walnut Capital is in ways that lead to inefficiency. At the same time, they FAILED to communicate changes to their office hours to residents on a regular basis, and then placed the blame of their poor communication on residents. Here is a simple solution, Walnut Capital: if you have 2500 apartment complexes to manage, get a lockbox or locker for each complex (Forbes, Wightman, etc). I would absolutely live at our prior residence again, but could never deal with Walnut Capital's archaic and inefficient management ever again.

    Walnut Capital loved having you as a resident of Forbes Terrace for the past year. We apologize if there was any miscommunication on our end, however our lease clearly states on the first page keys are due back by 11AM on the day the lease ends. We also sent a vacate letter with a list of itemized charges including the $150 per hour fee if keys were not returned on time. This letter was emailed to the primary resident Anthony Tran on February 28th 2022, which was signed and returned to our office by Anthony on May 16th, 2022. We do allow our staff to enjoy a long Memorial Day Weekend each year, but our office was open normal business hours on Tuesday, May 31st from 9AM-5PM. We wish you the best of luck in your new home.

    I've been living at The Noodle Factory in Bloomfield for 6 months now and I absolutely love it! I got a huge 2 bedroom for cheaper than any one bedrooms I could find elsewhere. AND it comes with a free off-street parking spot. Any maintenance issues I've had were solved within a day, and the staff at Walnut Capital is quick to answer any questions or concerns. My favorite part, though, is the location! The bars and restaurants on Liberty are only one block away, and I can also walk to Shadyside and Lawrenceville. I don't plan on moving but if I ever did, it would definitely be to another Walnut Capital property.

    I loved living at Walnut Capital! The company itself has always been very responsive from maintenance needs to general residence questions. My roommate and I lived at Walnut on the Park and absolutely loved it. The apartment itself is beautiful, spacious, and a great location. You even get special perks like a free shuttle and events that Walnut Capital hosts (barbecues, private shopping events, free food, and even complimentary masks during COVID). I’m sad I’m leaving but am recommending the leasing company to everyone I know!

    I have had nothing but a positive, smooth experience with Walnut Capital! I have been living in a Walnut Capital apartment for almost a year now and recently resigned my lease for another year as it has been not only a phenomenal property, but Walnut has been so easy to communicate with, especially during these crazy Corona times; in fact, they have been super on top of cleaning and responding to maintenance requests during this time. No complaints here!

    Walnut Capital has been a great place to rent from. I've lived in the same apartment for the 5 years I've been in Pittsburgh. The maintenance process for submitting requests is super easy - you do everything online including paying rent. And the maintenance requests are usually fulfilled the next day, rarely 2 or 3 days later.

    I have been with Walnut Capital since August and I have had a wonderful experience! They were so helpful on moving day from providing movers to help with my stuff as well as designated parking spots for my U-Haul. They are always so quick in responding to my emails and very helpful when I was between finding a new apartment with them or renewing my lease. Although they are a bigger leasing company, I feel as though they treat each client as if they were the only one. I would recommend Walnut Capital to anyone looking for a place to live in Pittsburgh!

    I have been renting from Walnut Capital for just under a year, and I just renewed my lease I like it so much! The prices can be a little high, but it depends on the unit size and the location. Parking and most utilities are included in my rent, so that is worth paying a little extra to me! The apartments I toured and currently live in are well maintained, and the staff are friendly and helpful whenever I call or email with a question. Would recommend to any friend living in Pittsburgh!

    I have rented from Walnut Capital since 2005, first at a property in Shadyside and now at Hempstead Apartments. Walnut Capital is the best landlord in Pittsburgh. Their apartments are well-maintained, and they respond very promptly to maintenance requests. There are many perks to renting with Walnut Capital, such as free shuttle transportation to nearby universities and hospitals and discounts at select local businesses. Walnut Capital is also the most pet-friendly landlord in Pittsburgh! I would highly recommend them to anyone looking to rent in the East End!

    I've rented with Walnut Capital for the past 2 years now and it's been wonderful! The apartments are spacious, well-priced, maintenance is always extremely responsive, most (if not all?) locations are pet-friendly, and you can't beat the location. Additionally, any time I have a question or concern, the staff are always so helpful. I love my apartment and I'm so happy that I chose to rent with Walnut.

    My experience renting from Walnut Capital has been positive. I am renting in Squirrel Hill and the apartment has been nice and I have really enjoyed the location. There have been a few maintenance issues but they take care of them quickly and a portal makes it easy to submit these maintenance requests.

    Overall, my experience with Walnut Capital has been pretty good. I signed a lease with them online before moving to Pittsburgh. The agent was nice and answered every single question I had timely and efficiently. The apartment is antique but well maintained. Also, the staffs are very responsive to maintenance requests.

    Adequate as a management company by Pittsburgh standards. Rent at Wightman Street Apartments if you like paying to live with roaches, barking dogs, and listening to constant arguments coming from the unit below you. Either live in a poorly maintained WWI barrack or pay over $2000 a month for one of their new buildings. Enjoy the best in city living.

    My experience with Walnut Capital has been excellent. I was able to sign a lease with them sight-unseen before moving to Pittsburgh, and they answered every single question I had. They are extremely responsive to maintenance requests, and their online portal is really easy to pay rent and do other activities on. Not to mention my apartment is beautiful!

    I love Walnut Capital! I have lived here for almost two years and have had nothing but great experiences.     Living at walnut capital has been a good experience all in all. They are there within a few hours for any maintenance requests and the area surrounding us is also pretty. Staff is pretty helpful and our apartment is comfortable and cozy just like we like it!

    Absolutely terrible. Keys that don't work, constant misinformation and missing attachments in email communications, horribly overpriced for the quality (and cleanliness), masks are not worn in the leasing office. We signed with the former management company and Walnut Capital tried to make us sign a new lease with them, with different terms, after we'd already moved in. I made sure that our apartment would be pet-friendly when we signed, as I had plans to adopt a cat, and was then told by the new management that the property was no longer pet-friendly (luckily we were able to reach an agreement and resolve this, as it was a service animal). I also reached out before move-in to confirm the list of furnishings that would be provided, as that was a big reason we chose this place; I was assured everything on the list I provided would be there, and things were still missing when we arrived. Told my roommate and I we were all set to park in the lot out back, only to tell us they'd made a mistake after months and then immediately force us to park on the street (or else they threatened to have us towed), where I got a ticket because I had to jump through so many hoops to get a parking permit, as I had no valid lease to show. Had us come get laundry cards and load money onto them only to switch to a digital platform days later; told us to come file refunds at the office, only to then tell us we needed to call the company once we arrived. They once tried to quietly blame and charge us $100 for an issue with our neighbors leaving trash on the fire escape, which I had literally reported myself. I insisted it was not us, as we were out of town, and the property manager still argued with me and then sent me a timestamped photo of my neighbor's trash outside their own door. They tried to show our apartment twice during spikes in local Covid cases, despite my making it very clear that this was not okay with us, even going so far as to record a video tour for them (I was not asked to do this, I offered out of desperation to keep strangers out of my apartment during a pandemic). To be clear, we were not asked permission to show our unit; we were notified less than a day in advance that it would be shown. I could keep going. They advertise McKee Pl housing to students, and then turn around and patronize them and try to bully them into erroneous charges because a lot of us are first-time renters. My roommate and I will never rent under Walnut Capital ever again, and have suggested that our friends do the same.

It is always our priority for our residents to have a positive experience with our staff and properties. Upon purchasing the property, we did allow current residents to fulfill their lease with their pets. However, our policies do not allow pets at this time. At the time of your renewal, no pets would be allowed moving forward. All residents were aware of this change prior to re-signing the lease. I am glad to hear that this issue was previously resolved to your satisfaction. We understand that mistakes do happen and expect our staff to limit mistakes as much as possible in order to eliminate confusion. We apologize for the oversights on our end regarding the parking and furnishings. The furnished unit was originally maintained by the previous management company and expectations of what was supposed to be in the unit was not clearly communicated to us from them which resulted in a bit of a lag getting these items to you. The parking lot was also originally managed by the previous company and there was a learning curve to managing this lot. Again, we are sorry for the oversight and understand your frustration. We can assure you that all kinks have been worked out and our processes are smooth a year after purchasing the property. Additionally, switching from a laundry card to a digital platform is another change we implemented after purchasing this property to allow residents a more convenient payment method to utilize while doing laundry. Unfortunately, our staff does not have the power to issue refunds through the outside service used and all information regarding the new software was provided to our residents. Our policies during quarantine required all leasing consultants to request permission from residents before showing their apartment. Because you were not comfortable with anyone entering your unit, we kindly asked you to send us a video of your apartment to share with prospective residents. We never pressured you to allow us to come inside and continually shared your video with any interested parties. We absolutely do not bully our residents and it is never our intention to patronize them. We're disappointed to hear that this is the impression you have of our staff at University Commons, and would love the opportunity to discuss this with you more in depth so we can clear up any miscommunication or issues you have had while living here.     We have been renting from WC for the past year and love our place so much that we are renewing our lease! The staff is very friendly, maintenance requests are easy to submit and always fulfilled in a timely manner, and the apartment itself is very nice! We are very happy with Walnut Capital!

    Walnut Capital is a fantastic company to rent from. They were very fast at giving us a tour and with getting our lease signed. My roommate and I lived at Walnut on the Park, and I highly recommend it! We had a washer and dryer in the building, a parking spot, and access to the Walnut Capital shuttle. The inside was beautiful. For the price, I feel we got much more value than what other companies offer. The location was quiet and peaceful. The staff were very professional and attentive to our issues. The only negative thing I can think of is that we had multiple maintenance issues with our bathroom and with the light panels in our kitchen falling down. Maintenance responded promptly, but it took a while to fully resolve the issues. This wasn't necessarily Walnut Capital's fault though. Also, the maintenance staff was sometimes rude (although Frank did an excellent job). But let me re-emphasize that my experiences with the actual management staff were very positive. Overall, I can't recommend renting from Walnut Capital enough!
