Their attention to detail is one they do not take for granted, from communicating through emails and phone calls. From the beginning, Armando patiently explained the process while answering all questions. Of note - Armando cued us into the mortgage rate lock program at Synergy One. WE CAN NOT RECOMMEND THIS ENOUGH. On the day we purchased our home, we got our loan at 3.875% when the rates were above 6%. This will allow us flexibility if we choose to rent the property in the future, as our monthly payments are far less. Bottom line, Armando will be your best advocate and guide you through the stressful process of homebuying. We will continue to use him as we purchase homes in the future.

Dustin was unorganized, unprofessional, and uncommunicative. Unorganized - Instead of grabbing all of the necessary documents from us up front and handling the rest, Dustin would constantly ask us for more documents he previously forgot to request up front. This made it a stressful process for us of always feeling like we were in a hectic rush to get documents, especially as we were traveling for the holidays and not at home to send the necessary documents all the time. Also, on multiple occasions, Dustin would ask us for documents we had previously sent him. Unprofessional - On multiple occasions, Dustin forwarded me long email chains containing internal communications with his team (I assume unintentionally), where he would constantly blame people on his team for being unorganized or dropping the ball on things instead of taking responsibility himself. On one occasion, he even forwarded me an email where he was clearly talking about me "dragging her feet" but immediately followed up with a message about how that was talking about one of his employees. I would only expect this level of unprofessional conduct from someone who is intoxicated all the time or suffering from a condition. Uncommunicative - We had expressed concerns about the closing costs to Dustin early on in the process. Knowing this, he could've taken an extra step to explain the breakdown of the costs to us so that we could better understand where everything was coming from and to build trust with us in the process. However, he did quite the opposite of that and would include costs that were not previously discussed or explained to us. For example, he charged us $1400 for our appraisal (going rate is around $700-800), and when we asked him about this, he said he had to put a rush on the appraisal. However, our closing date was set from the getgo and we never had to push the date up, so it doesn't make sense for us to have to bear the burden of the extra cost if he just forgot to schedule an appraisal on time. We have gone through the home buying process twice in the past with different loan officers, and this time around with Dustin was 10x more stressful for us than our previous two experiences. The home loan process does not have to be a stressful one, but you wouldn't know it if your first time taking out a home loan is with Dustin. Do yourselves a favor and look elsewhere.

My experience with Synergy One was nothing short of perfect. Sara was my loan officer and from the very first interaction her upbeat, professional competence helped me to feel empowered to pull the trigger on my first home purchase and helped put to bed all my concerns about potential hang ups that might've stood in the way of my dream of getting an adorable downtown duplex. From the get go she took the bull by the horns and energetically advocated and guided me along the closing process. I felt like I had a personal assistant who was as invested in getting this deal done as I was. The first thing I liked about Graham was his video introduction plus he gave three scenarios of what the payment could potentially be. There was also graphs and he explained the benefit and savings from the three scenarios. Graham and Dan was a great team along with everyone one else at Synergy. We had a complicated case and yet Graham was able to help us overcome it all. First we had a FHA with its high insurance payment plus we had two CaliforniaFirst loans and one Hero loan (PACE loans) that was included in our property tax at the rate of 10.99 %. We also had a mechanical lien that the clearances was not yet recorded. I have gone to other lenders previously but Graham was the only one who took it on and made it happen. As it stands today, we are in a 30 year fixed conventional loan. We are saving over $1500 a month. We are SO HAPPY!!! I highly recommend Graham! He is so Great!!!

I came into this process with 0 hopes and in complete denial of the fact this could be accomplished.. However, Team Harrington and has proven that the impossible is possible. Seriously, 26 years old with 2 kids and a wife. I had the worst credit of my life and just barely passed. I had 0 hopes for the completion of this process. Being a first time homebuyer is extremely stressful. We started this back in April, looking in Savannah Georgia but finally found our beautiful new home in Charleston. As a buyer in the pandemic market it was competitive. Find a home you like, place an offer, get out bid, feel some heartbreak—then repeat this nth times. Before you can do any of this you need to be pre-approved for a loan. Joel’s team, along with Pete, Dalton and Stacy are amazing. The loan process was the easiest part of it all. All we had to do was fill out the secure online application and submit the required documents and voila we were pre approved at a great rate. Once our last offer was accepted, the real work started. Each milestone we hit in the process, the team would make sure we were on schedule and that closing would go smoothly. We had a 30 day close and we signed the closing documents without any hiccups. My wife and I are now finally home owners and I thank Joel and his team for making it easy. Side note—make sure you have all of your financial information ready and that you have great credit. This ensures the process goes well. If not still reach out and they can help you get the best for your situation. We were able to close with 5% down.
