they are the worse title company in Florida, stay way from them, holding a 200.00 water bills for over 3 months after closing, and always said we going to send a check tomorrow. poor quality poor value not professional not responsive

This Title Company represented a Buyer in a transaction where we represented the Seller. Days before Closing we receive the Settlement Statement with $220 EXTRA in fees for an Estoppel. When asked to explain this charge, we were told that $100 were to Rush this estoppel. However, neither the Seller, nor the Listing Agent, nor the Seller's Closing Agent approved this additional $100 charge. When we disputed the charge, we were told that we never informed them that the Seller had his own Closing Agent which is also a lie since on the effective date of the Contract, I emailed the Title Company to inform them who would represent the Seller. The remaining $120 are for a 3rd party company this Title Company hires to process their Estoppel requests. We were also not informed that this company would hire a 3rd party company nor were we informed that the Seller would be asked to pay the $120 fee. This is an expense that the Title company should absorb as they could easily process estoppels themselves. I can only speak for how the transaction went from the Sellers side and if I have a Listing, I wouldn't work with this Company!
