Island Vacation Properties is Amazing. I contracted with IVP to be the management company for our beach property. They make owning a rental property a breeze. Great attention to detail; amazing customer service (provided to owners and renters); extremely professional and very responsive. Quality IVP staff and amazing network of talented professionals for specific out-sourced services. I highly recommend IVP for your property management and/or rental needs.

I'm so sad to write this review because honestly, the property was very nice. We had almost no complaints. And then came the charges after we left. Keep in mind I had had multiple phone conversations, we confirmed a one month rental while we waited to close on our house, and everything seemed on the up and up. Then they said we hadn't informed them there would be dogs and there was a pet fee. I replied oh yes I did, it was the first email I sent and the first conversation we had in late June. They said well whatever we are charging you. I said no, I told you about the dogs, and we negotiated the month long rental fee which I agreed to pay, and you already knew about the dogs so I assumed it was in that total amount. Then came the rudeness, the gaslighting, and shutting me down. They are not interested at all in customer service, even though I have in writing that I informed them of the dogs. The dogs were part of the deal from the beginning. They charged the card they had on file without my approval and with no additional paperwork signed. On their invoice, it tells you you can go to YapStone Inc if you have complaints about the charges. I did, and followed the info to Florida. The number they tell you to call for Yap immediately is picked up and hangs up on you. So clearly not a legit business number. They also give you a number for Florida Office of Financial Regulation, but THAT number is a scam trying to sell me fake Medicare. Wow wow wow. So now not only do I think the company is just unethical and rude, but I am wondering if this is a fraud scheme from top to bottom because their payment processing company clearly isn't a legit business. There are lots of rentals in Florida folks, look elsewhere and get it from a mom and pop owner who won't scam you like this.

This company does not care about people staying at their properties. All they care about is collecting money. The dryer in our unit stopped working the week before we arrived. Nobody gave us a heads up when that happened (and when we could have packed extra clothes). Nobody communicated the lack of a dryer when we checked in. We did not find out until we started running low on clothes and put a load in the dryer. When we called we were told that someone would come out that day, but they never did. Then we were told they had ordered a part and would let us know when it would be in. No effort to get a temporary dryer in place. We are now left with the option of air-drying our essential clothes on the porch outside. Cannot wash and dry our towels as we normally would, and this with a red tide contaminating them.

We rented a beautiful gulf-front condo at 200 N. Gulf Dr., (Breakers 4) the week before Memorial Day weekend. The condo was beautifully furnished and well-maintained. The kitchen had everything you could possibly want or need including a regular coffee maker and a Keurig. We had no problems with the condo or anything in it. We were across from the Island Time Bar and Grill so there was music at night, but it was not too loud for us and stopped promptly at 10:00 except for the first Saturday night. We were close to shops and restaurants. Beautiful beach every day, gorgeous sunsets every night and altogether a great vacation experience! Will definitely rent from Island Vacation Properties again!

Our family stayed at the Beach House Resort #10 the first week in July. The unit is fantastic and the service from IVP was impeccable. We had an issue with a leaking toilet and IVP had a maintenance person (and then a plumber) over to fix the issue within hours. Great unit and great service! See you next year!

We stayed at Four Beach Lovers 1. We have been coming to Anna Maria for about 7 years now and this is the first time at this property and the first time with Island Vacation Rentals. We will not go elsewhere. We stayed at this home during construction - the owner, Uwe and Birgit, Ken were all amazing. This is by far the cleanest place we have stayed. Uwe and Birgit - I cannot say enough good about the perfectionism, the cleanliness and the hospitality. We have already booked again for this year.

I will not rent from Island Vacation Properties again. The property was beautiful, but a disaster. In my opinion, extremely poor management. The toliets did not flush properly. The master shower did not work and the master sink was slow to drain. We had TV for one night and the Internet worked for about a day! We called the main office and they wanted to send maintenance; however, everything should have been in working order before we arrived. The last thing we wanted to do on vacation was to stay in and wait for maintenance to do ALL the repairs. In all fairness, the office staff are kind people, but of course, have little authority. I have been using Island Vacation Properties for the past 10 years, many of the years we would stay at one of their properties 3-4 times a year. I have never been disappointed with any of my stays. The properties are always clean and on point with the discription of the property. I highly recommend using this company if you are looking for a great vacation home on Anna Maria Island.

I stayed at Beach House Resort #2 for the past 4 days. It was absolutely perfect. All communications between myself and Island Vacation Properties were extremely professional, friendly and helpful. They went above and beyond to accommodate us. The apt. was clean and had everything we needed. Mostly it was amazing because it was 5 steps out the back door to the beach. Great screened in porch and many chairs, umbrellas, floats. Absolutely couldn't have asked for more. Highly recommend if you are coming this way.

IVP Have been one of the best rental agencies I have ever dealt with. Amy made everything so easy. My husband and I have been to the Island 5 times. With the help of Amy we always loved the condo's and houses we rent. She is so efficient I will not rent with any other rental agency. We always stay at least a month. We have found our home away from home.
