>UPDATED: A canned response on a review is NOT how to handle legitimate guest issues. Still no calls or refunds for issues & unused stay. ----------- As a heavy traveler who has been to numerous hotels, motels, boutique and VRBO’s all across North America, Sunset Cove of Anna Maria Vacations takes the prize for the most stressful and worst place we have ever stayed. We could look past the peeling paint, scuffed walls, broken and missing window coverings, stained sheets, furnishings from the 80’s, tired furniture, chipped plates and moldy fridge because at least we thought the place was clean (until we saw the sheets) and had a beach view. What we couldn’t overlook is the long list of safety issues, lack of regular maintenance and how the black mold covering the air vents made us physically sick. These are just some of the major issues with 3302 Gulf Drive unit 202: 1. Elevator was not working for the first 48 hours, even though we had a person navigating the stairs with crutches. 2. No lighting at night on the stairs or hallways, making it pitch black to try to find your way. 3. Missing (because it was removed), smoke alarms. 4. Two sets of sliding doors to the back deck that did not lock (easily accessible to get in). 5. Large amounts of Black mold at multiple vents throughout the family room, kitchen and bedrooms. 6. Broken shelving in the kitchen (that fell on us) as well as stained carpets and other random broken items. We immediately contacted Anna Maria Vacations by their portal, phone number and email. Anna Maria Vacations did address some of the smaller issues relatively quickly, such as the doors that didn’t lock. Anyone could have walked up and right into the condo at anytime from the beach or street. The two safety issues we could not get past, and forced us to leave the unit after two days: 1. Broken safety lights. The lack of any safety lighting on the back stairs and enclosed hallway at night were inexcusable and dangerous. Without a flashlight it was impossible to see where to walk on the steps or find the door to the unit. Trying to navigate with a flashlight and crutches is impossible. 2. Black mold covered almost every air vent in the condo, made worse, by the constant dripping water on the floors, counters and furniture. After slipping on the kitchen floor, we had to leave a towel on the tile floor in that spot, so we didn’t slip again in the puddles. After staying one night we started to feel sick. At first it seemed like allergies-irritated eyes, coughing. But then it progressed to intestinal issues. In turn, this meant we cancelled meals out and missed spending time with family that were staying at a gorgeous property on 69th street. The 72 hours we stayed in unit 202- felt like work days, not a vacation. Our days were spent conversing with the management company and dealing with maintenance issues. Nights were sleepless from the coughing and major temperature drop in the bedrooms. There was at least a 10-15 degree difference in the bedrooms compared to the family room. Window coverings would have been helpful to not only help block the sun in the evenings but also the light from the entire glassed back of the unit that spilling onto the beach during turtle nesting season. The final insult was learning that we paid a huge price -total about $5k for this unit that the management company knew was barely rentable. How? During our stay we noticed the website had been updated to say it was imminently going under major renovations. Terri, the Manager at Anna Maria Vacations said her hands were tied to address most of the issues. We hold them responsible, since it is their job to make sure properties are suitable to rent. It is painfully obvious the unit owners have been MIA for years. As for the Sunset Cove HOA that controls the (lack of) lighting. They are 100% liable for any and all issues related to the basic safety at the property. Please look closely at the reviews for Anna Maria Vacations, rent with them at your own risk.

We do apologize that this vacation fell short of your expectations and appreciate you bringing your concerns to our attention. We did address your concerns during your vacation and found no evidence of mold. This complex and Anna Maria Island do follow strict sea turtle guidelines during sea turtle season and we apologize that the sea turtle safe lighting impacted your vacation experience. We apologize that the property décor was disappointing. We are happy to announce that this condo is undergoing major renovations and will be ready to welcome guests again in late 2021. We hope to see you again in the future so you can see all of the updates.

Avoid dealing with this company at all costs. We rented a home called Ocean Sunrise at 2201 Avenue A in Brandenton Beach for $5200 (a week) and there were lots of issues. None of these things appeared in the photos advertising the home and 3 emails to them were completely ignored. I'm in the process of filing a Better Business Bureau complaint. Here's what we found (SEE PHOTOS BELOW): 1) An outdoor gas grill that had not been cleaned in years. There was 1/2" of grease coating the inside of the grill, the drip pan had 2" of sludge, and the patio below it had a puddle of grease. It took me an hour to scrape it off to prevent it from being a fire hazard. 2) The patio brick pavers need to be power washed, there were dirty black areas outside the sliding doors. 3) The pool had dark, dirty areas throughout and needs to be painted. 4) There was a rotted wooden deck just south of the pool with splinters, sagging boards, and a hook that my brother-in-law stubbed his toe on. 5) The pool toy storage box was filthy, full of wet toys with mold. 6) The swim ladder to the bay was unattached and coated with barnacles. It was just laying on the putting green. 7) The kitchen cabinets paint was peeling due to a cheap paint job over the original darker, oak cabinets and lots of abuse by renters. 8) There were no trash bags. 9) The patio furniture was chipped. 10) The outdoor shower has rusted metal pieces strewn about. 11) The microwave and fan did not work. Can openers in the kitchen were inoperable. 12) 4 out of 5 of the pool cues for the pool table were broken. 13) The bathroom shower tiles had mold (downstairs bedroom shower) and the bathtub in this bathroom does not have a non-slip surface and my wife slipped and fell. 14) The fan in the downstairs bedroom was too noisy to use, it needs to be replaced. 15) The master bathroom upstairs has a wobbly toilet. 16) 3 of the 5 beach chairs are broken. This property has been badly ignored and should not be rented and Anna Maria Vacations is a sleazy company that just does not care.

Just returned from our stay at Island Lagoon. The location was amazing and house quite large with a great pool. Disappointed with AMI Vacations though. 1. Upon arrival the garbage was overflowing with items piled outside the receptacle not even in bags. Since AMI Vacations never responded to us we had to bag up all of it ourselves. Disgusting! 2. Two TVs weren’t working 3. Mold on one of the AC vents 4. Hot Tub was filthy, it smelled terrible and definitely couldn’t be used 5. Only two beach chairs for a house the sleeps 12 6. It was not clean. One set of sheets had blood on them. Hair in the bathtub. Something red and sticky spilled on one of the porches. We understand rentals are prone to wear and tear but this house was filthy. 7. When the pool company came on Monday they advised there was no chlorine left in the pool. Ironically three of the youngest children in our group came down with a stomach bug two days later. 8. The house is not well equipped at all. No salt and pepper, Tupperware, cleaning supplies or spare sheets ( these would have been particularly helpful given how dirty the place was on arrival and with the sick kids). We expected so much more for the money spent on this “luxury” rental.

Please do not rent from this company. They always have the same rhetoric to blame the owner and have no clear answers to remedy problems. Please take your money elsewhere and rent with a professional company such as AMI Locals. We went with this company because a friend booked the property. The experience was terrible. We have been waiting for three long days with an excess of 85-degree interior temperatures before replacing an HVAC system. When the HVAC failed, the maintenance department not only wanted to perform a lackluster job of trying to mitigate the temperatures but also grew angry when they were asked to install the portable ac units ( which were no help at all). However, if you enjoy staying inside and waiting on maintenance to be performed on someone else's home, then this is the company for you. I can wait to pay someone else to babysit their known problems. I could have stayed home and performed home repairs if I wanted to be present for contractors throughout my vacation. Stay elsewhere and enjoy a restful vacation rather than wasting your money and holiday.

We know having the AC go out during your vacation is not a relaxing experience and we are so happy that we were able to get a new unit installed during your stay. We recently stayed at Ocean Breeze on Holmes Beach. It was a beautiful home that fit our needs perfectly. It was very clean, well equipped with everything, gorgeous pool and landscaping. Best of all, the staff at Anna Maria Vacations were phenomenal. They promptly responded to all inquiries and were equally prompt responded to a few bumps. We have booked through Vacasa and Islandreal and hands down Anna Maria Vacations were the most responsive and so friendly. We had a wonderful week and are grateful to the the hosts and caretakers. Our rental house, "Shore To Please " was beautiful - recently updated, nicely decorated, and very comfortable. However, the maintenance department was completely unresponsive to a few minor issues/questions. We called upon arrival with a question. No reply. A few days later, two smoke alarms started tweeting. We called again three times to leave messages about the first issue and also to let them know we had to remove the batteries from the smoke detectors and to request that somebody come by to check the detectors. Still no response after 3+ messages. Finally, we called the SALES OFFICE,, and they answered. So basically, the maintenance department ignores all calls, but the Sales Office picks up right away?? We'd consider renting the beautiful house again because it was so lovely, again we'd keep our fingers crossed that no serious maintenance issues arise.

The worst customer service I have ever experienced on the island, and I've been visiting Anna Maria for the past 8 years. Never had a problem with a rental as bad as this. Moldy dishes/blender, broken doors, tiles with jagged edges causing injury, multiple health hazards including vomit on the bathroom door, fire alarms that took the office 5 days to turn off as well as a clogged sink that required 3 maintenance personnel to come including a plumber (who did an amazing job which took a few hours, but not his fault as it was due to the NEGLECT OF THE UNIT) over the course of 3 days of our vacation. See the photos below to rent Costal Sunset from this rental agency. We spent almost 5k to stay in this rental, the least I'd expect would be a clean condo.

This was our first stay here at Villa Sandpiper but we vacation in Anna Maria every year. This house was perfect! We brought our boat so the dock was a dream to have. The manatees in the canal made it even better. The pool was a little warm each day but still refreshing after a day out on the boat or beach. Kitchen stocked, plenty of space and I plan to book it again!

We have a stay at the Driftwood. Despite promises to clean the pool every few days it’s still dirty. The lock on our door doesn’t work and the door doesn’t seem secure. The TVs black out randomly. There’s construction feet from our window - can’t even take a shower without people being able to see in. They didn’t provide soap during a pandemic. Only 3 plates and 3 glasses, no large pots. Luxury it is not!
Eric, I'm so sorry to hear about your poor experience, but we don't have a property called the Driftwood (or even anything similar sounding) and I don't find your name in our guest reservations. I hope that next time you visit AMI, you have a better experience. We'd be happy to help you in any way we can.

Tuna Cottage was just the right size for two people. It is a peaceful location. The dock and deck were nice to sit at and read, we sited dolphins in the bay many times and birds fishing for their dinner. The decor of the cottage was so cute . Everything was in working order. The bed is different,it was bought at Ikea I think ,maybe, not great but not too bad. I liked the Cottage very much. Also it is within walking distance of 3 nice restaurants. Starfish Grill, Cortez Kitchen, Swordfish Grill and Tide Tables. If it is just the two of us I would return again.

The office was very responsive! The location was perfect. Climbing the steps was worth the view from the balcony. Sunrise we watched the dolphins play, and the sunsets were beautifully colorful. Days were spent soaking up the sun and swimming in the Gulf. I lived in the area during the 80s - and now I wonder why I moved away! We will be back.

After booking what was suppose to be a luxury vacation at the Banyan Tree Beach House through Anna Maria Vacations, we were met with such disappointment. The online pictures of this house were gorgeous, inside and out, and we had really looked forward to spending a majority of our time outside by the pool and under the porch by the pool. That, however, could never happen due to the mosquito infestation and the pool issues caused by the Banyan tree. Upon arrival on Friday 9/3 at 4pm, we received a call from AMV stating that they had been at the house that morning and had seen the shape the pool was in and had the pool company come out to treat it. She said unfortunately the pool reacts to the Banyan Tree berries and causes the murkiness but the pool company had taken care of it and it should be clearing up in an hour to a hour and a half. Well needless to say that did NOT happen. We made repeated calls expressing our disappointment until Richard, the pool company owner, came out the next afternoon. He spent over 2 hours on the pool trying to get it in better shape. Despite being told Friday at check in the pool would clear up in an hour to an hour and a half, it would have NEVER cleared up without the extreme measures Richard had to take Saturday. He vacuumed out approximately 15 bags of sludge and debris, added a bunch of enzyme, added chlorine, added muriatic acid, and finally had to change the filter cartridge. It still didn’t even clear up enough for us to see that there were steps and a seat around the edge of the pool until late Sunday. Richard told us it should be safe to swim once we could see the drains on the bottom. Our kids were only there with us until Monday morning so they never got to enjoy the pool. We tried to get in the hot tub briefly Sunday evening with extreme mosquito bites despite being covered in repellent and lighting other mosquito repellent things. Finally on Monday, we could see the pool drains. Richard came out again Monday morning and worked on it some more. He was absolutely wonderful to deal with but this house honestly should not be rented without having better debris control over the pool AND a professional mosquito fogging system out there. For the rental price of this home, it should honestly be spotless and problem free. The outside windows and decks were filthy and there was mold inside the shower along the caulk. As I said in the beginning, this house is absolutely gorgeous and has such great potential but we would not ever consider staying here again due to all the issues we faced. Additionally, we would not rent through this company again based on how they handled, or failed to handle, the situation. I have repeatedly tried to get Anna Maria Vacations to make things right since we did not get the vacation we paid for. One response was that they felt they did all they could by having the pool company come back out. Then in another response I was told their general manager was out sick and had not been able to see the pictures and videos I sent showing the pool, our countless bug bites, and the filth of the windows, decks, and shower mold. Since then, additional attempts of contact have been ignored.

We made every effort to resolve this prior to your arrival and do apologize that it required some extra attention from the pool company. Your feedback has been shared with the property owner and efforts are being made to avoid similar situations in the future.

We stayed at Salty Dog on AMI for a week in July. The house was absolutely adorable and the pool was such a bonus! Everything about the house was as advertised and pictured! The kitchen was very well equipped. The beds were super comfy! The gated backyard and grill were great! The best part was it was practically across the street from the ocean - literally a 3 minute walk! The only suggestions I would make for future guests was to add a few extra pillows to the master bed, some welcome mats for the doors would be useful and a colander for the kitchen (literally the only item we couldn't find). Otherwise it was a perfect week!

We rented Costal Serenity for a week. The property was in a great location, and was the perfect amount of space for 6 adults and 2 children. The pool was wonderful and we used it every day. The property was clean, but starting to show some wear. There were lots of beach chairs, wagons to bring to the beach with all the chairs, and lots of float chairs and toys. We loved the house and wouldn’t hesitate to recommend it to anyone.

Oh my gosh! We stayed at Seashore Castle from June 30-July 5th, we could not have asked for a better place to stay. First off, the sheets, OMG! I have some in my shopping cart right now. I slept like a baby every night! The house was spotless and everything in place. Plenty of games and movies if you needed a night in. The outside shower was a great way to get the sand off before tracking it in the house. The location was outstanding. From the deck top you could see the bay, turn around and there was the gulf, walking distance to both. The atmosphere of the house was very welcoming, we felt at home the minute we walked in. The 2 different kitchens was nice, you could wake up in the morning at start some coffee without waking our friends on the next level. The pool and hot tub was a nice way to relax at the end of the evening or start start to our day. The staff at AMV are top notch! We had a slight issue with the garage door and within minutes, someone was there to fix it, that is what I call service. I can go and on. My family and I have stayed at Coastal Sunrise on Holmes Beach a few times and it never disappoints us! We love the location and the condo! I do wish the owners would put a new mattress in the master bedroom :) otherwise everything has always ran smoothly.

We had a great time at Seashore Castle. It's a beautiful home. Mid-Anna Maria Island was a great location...1 minute from the beach & bay AND we can go up-island to AMI Pier or down towards Longboat Key, Sarasota etc. We loved having essentially 2 units in 1 with bedroom, kitchen, dining & living area upstairs and the same downstairs (only with 2 Bedrooms). There was an integrated blue tooth sound system which we appreciated. The washer/dryer & elevator were great as was the pool & hot tub in the back yard. The only issue was the WiFi SSID in the book & online tool didn't match the SSID of the on-prem gear. Also, we had to hunt around to find the router. It took the kids to find it because of course, it was in an obscure spot. ;-) We figured it out but... All in all, a great time!
Pete, we think Seashore Castle is a great place as well and we are go happy that you and your family had a great time. We will be sure to note with our Service Team regarding the location of the router so that it is easier for a guest to find if they call us about any wifi issues. I will never rent from this company again. Upon arrival, the sheets on every bed in the house were dirty. The beds were made but each had hair on the wrinkled sheets. The house was quite dirty. We had to wait 2 hours ( after traveling since 5am that morning) in our car for the cleaning crew to return and clean the entire house. We were refunded the cleaning fee but nothing more, even when we reported that there were no wash cloths in the house. It took 3 days to get wash cloths! Communicating with the cleaning manager - Jen, was a nightmare. She argued with me on 2 different occasions. Very poor customer service. Beautiful island. Nice house, after it was cleaned. Horrible customer service by one individual within this company. Interactions with other representatives were much more professional and pleasant.
Ms. Connell, I hate to hear that you had a bad experience with your stay with us. We did return the cleaning fee for you as some compensation for the time you were delayed in starting your vacation. I'm so sorry that you felt this to be inadequate and that your interaction with one individual affected your overall view of the company, but we understand and hope that your next visit to our lovely little island goes well for you and your family.

We used Anna Maria Vacations to book a home for a two-week vacation on Anna Maria Island. The whole experience was wonderful and they were very helpful when choosing the vacation rental, preparing for our stay and even during vacation. Their app is super easy to use and very helpful too! Kitchen is fully stocked with everything you need and the linen service is perfect. We didn't have to take any towels or worry about linens. While we were there, we only had one issue. One of the bikes at the house popped a tire while we were out and about. Within an hour they were at the house with a replacement bike! Lastly, the company that they use for pool maintenance was great too. We were there for two weeks and the maintenance company was there three times to make sure the pool was clean and well taken care of. We've already booked for next year!

We have just returned from our stay on AMI at Cabana Breeze with Anna Maria Vacations. The house itself was nice. Although when we arrived the door code given did not work and the spare key was not in the lock box. We gained entry into the house because the front window was unlocked (disturbing). The fridge in the kitchen was not working so we had to use the fridge in the basement garage. (side note, the repairman for the property said that this refrigerator had been not working for some time which is why the company brought in a fridge for the garage....hmmmm) The faucet in the kitchen was very temperamental on whether or not it would work and the first day and half we were there, the house had no internet or cable. We tried to address this issues with the company and found the manager to be extremely curt almost to the point of combative over the phone. There was absolutely no apology or sense of customer satisfaction to have the issues resolved in a timely manner or even monetary compensation. Every complaint/ issue was met with a reason why the company is not responsible. Adding into the mix appalling bad customer service skills. I would strongly advise anyone to steer clear of Anna Maria Vacations. These houses are not well maintained with a company passing buck on "who" is responsible for ensuring everything is in working order before a guest arrives. We left several messages for the manager, but never received a call back or email. Silence.
Ms. Shackelford and family, We are so sorry that your experience with us was not what you had hoped. Frankly, it fell short of our expectations for ourselves as well. We never want our guests to feel that we don't care about issues that are brought to our attention. As I researched the issues, it appears that anything that was reported to us was resolved within a twelve-hour period, including the reinstatement of cable/internet services due to a Spectrum outage on the island. If that is not the case and our records are incorrect, I would certainly be happy to look into that. I met you and your father while you were in our office conference room to make use of our internet to download movies for your sons ~ I was the one who said we were closing at 5:00, but I would be there late, so not to feel the need to rush to get your downloads completed. We did receive your dad's "pre-review" email to us and I apologize that no one got back to you in a timely manner. Our Service Manager and a few members of the Maintenance Team were diagnosed with Covid and were out sick for several days. I'm afraid that when they got back into the office, some items fell through the cracks as they were catching up on emails, phone calls and the backlog of non-emergency service requests. Thank you for your very candid remarks. While they are not what we hope for in a review, we do appreciate the time you took to let us know so that we can improve our service for the future renters.

We will start off with the condition of the rental when we arrived with a hole in the ceiling on the “A” side of the rental, floor pieces completely separated, a refrigerator that was not working and a dryer that did not work. We notified the agency speaking with Jennifer first and then was handed off to Bonnie. We stayed at 4603 Gulf Dr for two weeks and NONE of these issues were addressed physically but we were told they were “handling it”. Then this morning when my wife and kids were getting ready packing their last items they show up to replace the refrigerator, after two weeks of us not being able to stow food!! When I called to complain all I got was how hard they were trying and they care about their guest, well Bonnie that is a lie and your actions have spoken loudly! These people are only worried about getting your money and you being offset or inconvenienced in any way DOES NOT MATTER to them. Oh and I almost forgot the pool was nasty! If you have options I would definitely use someone else. Also…… Also add….. Maggots in the trash and how nasty it was, the rats by the fence and around the pool and the WiFi locking us out and taking forever to get the codes reset and that we were inconvenienced by having to stay there since the doors couldn’t lock, and they huge piece of the hot tub that was broken….
James, we do appreciate your review of your stay with us. I'm sorry that it wasn't what you had expected/hoped for. We did have a refrigerator that was to be delivered on July 3rd ~ you were called by our office after hours when someone saw the truck outside, but evidently they left without delivering it which I have no explanation for ~ but a new delivery date was set for July 10th (delayed due to the holiday and Hurricane Elsa). This particular home has two kitchens, and the refrigerator in the second kitchen (down the hallway) was full operational and able to be used during your stay. While perhaps not ideal, there was certainly somewhere to "stow your food" during your stay. Other items that were brought to our attention were addressed as quickly as possible with a maximum response time from issue being reported to it being fixed of twelve hours. The pool is cleaned twice weekly and we are not showing any reports of problems before or during your stay, but perhaps debris from the wind and weather due to Hurricane Elsa contributed to your description of "nasty". We are very sorry that we did not provide you the five-star experience we hope for from our guests.

The property was very conveniently located with just a short walk to the beach. The heated pool was quite pleasant, and the property manager was very responsive to questions and concerns. The house is updated and quite, and well furnished with beach chairs, towels, pails and shovels for the kids, etc. Our group of 4 adults and 3 kids under 10 had plenty of space for everyone. There were lots of pool toys also, and we appreciated the door alarms to let an adult know if someone had opened an outside door.

My family just returned from our stay at Island Breeze, and it was amazing! This was our first visit to Anna Maria Island, but it will definitely not be our last. The ocean was so clear and warm, and the sand was so soft and white; it was just gorgeous! The house itself was wonderful. It was very clean, the appliances were modern and easy to use, it was well-stocked with towels and linens. The porch was amazing; we spent so much time sitting on the porch, eating our meals and just enjoying the weather. The pool and spa were private, and the temperature was perfect. When we first arrived, the filter wasn't working; we called, and that problem was repaired immediately! The street is very quiet and peaceful, and the walk to the beach is very easy. We packed up our chairs, towels, umbrella, etc. and made the walk daily with no problems. It was a very relaxing week, and we had so much fun and made lasting memories. This was probably the best vacation we've taken, and we are already looking forward to next year!

This home is incredible!!! We had an outstanding getaway to AMI and this home was perfect!! We stayed a week at the Dolphin House in Holmes Beach. It was immaculately clean and it great condition!! The house was well-equipped with beach and pool needs and even 4 cruiser bikes to scoot around on. Our favorite thing to do was to ride a cruiser to the beach (1 block away) for a quick walk or sunset and then we could easily ride back to the house without hassling with the car. The kitchen was well-appointed and we were pleasantly surprised that the queen bed upstairs had been replaced with a king! The pool was incredibly relaxing and when an afternoon shower would pass through we made good use of the covered bar area. There isn’t a thing we could think of that we would want the house to offer that wasn’t already thought of. The towel/linen service was so convenient – a relief to not have to pack or purchase beach towels. Don’t look any further – this house is for you! We have rented homes for vacations before and the Dolphin House is the best yet. Outstanding visit to AMI!!!

Our family stay was at a newly renovated place called Summer Sunset. This house was awesome. The views of both the beach and the bay were spectacular. Very beautifully decorated with a pool and hot tub. Also the elevator made it easier for us older folks. I would recommend the beautiful place to everyone looking for a family vacation. Anna Maria Vacations staff were great to work with.

The location is perfect. One block to beach and easy walk to restaurants and shops. The pool area is wonderful; comfy pool and hot tub, trees add shade and privacy; great grill, TV outside to enjoy while grilling. Crows nest for beautiful views, especially at sunset. There are a few negatives, but they could all be fixed at relatively low cost. The chairs around the pool need cushions; new beach chairs are needed; the kitchen needs good knives, salad bowl, skillets. Small things easily remedied. We enjoyed our stay.

Their website said Island Paradise was being renovated and would be done by May 1st, we arrived on May 15th and the furnishings were aged. The refrigerator did not work and was not fixed until Tuesday. We had to eat out and couldn’t get food from the store. View was nice. We felt like it was a bate and switch. Saying it was newly remodeled and it clearly was not! No compensation for the refrigerator not working. We had to by a bag or two of ice and put it in the freezer side to al least keep some waters cool. Very disappointed in This company. We will NOT rent from them again.
Matthew, I am so sorry that you feel you were deceived with a bait and switch. That was certainly not our intention. The owner of the property does have plans to renovate, but many of the contractors and items ordered were not able to be scheduled in as quick a manner as had been hoped for, so the renovation was delayed. The planned-renovation information was taken down from our website and we thought that all guests who had made reservations during the time that it was on the site had been contacted ~ but obviously we missed your reservation. I do apologize for the oversight. We did address the situation with the refrigerator as quickly as possible, but a part was needed and, as I'm sure you can attest to from having repairs done in your own home, that can take time to get in stock. I am very sorry that your time with us was not what you had hoped.

Calypso Cottage was perfect for our family of six. Convenient to so much! The kids loved the pool/spa and the outdoor space was delightful. A lot of playful banter was shared on the chalkboard and many ping pong tournaments were had! The house was cozy and well maintained. Will definitely recommend this property to friends and family.

We had four adults and three teenagers staying. One of the better homes we have stayed in at AMI. I guess, you get what you pay for. It's quite appealing inside, modern and well furnished. Great pool area. Short walk to the beach. The house is well equipped all around, also ample beach chairs and umbrellas are available. We had a couple of smaller things that needed fixing, but the agency responded quickly and thoroughly. It is a 3 story home and not so ideal for people who have problems climbing stairs. We'll come back.

Stayed at Turtle Watch Sept 28- Oct 5 2019. You will not be disappointed. The house was perfectly located. Quiet Street, even with the public beach access at the end of the street. Beach was not crowded. Pool was well kept as was the entire property. My wife made several gourmet meals, and we had everything we needed. close to Pub-lix and Walgreen's. I would advise people that nothing and I mean nothing is left in the kitchen no spices other than salt and pepper, no big deal, but 1st property we have ever rented on the island in 15 years that was this bare. Views were amazing, house temperature easy to control. We will definitely rent the property again. Beds/ and pillows were a little firm, and master bedroom fan makes slight annoying sound as did the smoke alarm. (Clicking every 30 seconds or so). Used a box fan to cover up sounds. Still a 5 star as the whole process was seamless and friendly customer service.

Beach Paradise is a beautiful property in a great location, a short walk to the point, Gulf side or bay side. This part of the island is especially good for family bike riding, and the big garage kept the bikes cool when we weren’t riding. The pool is well designed with plenty of shallow space for the smaller children and a nice table in the deeper end. Good thing we brought an umbrella for that table as there is not much shade on the pool deck. The ping pong room downstairs was a hit with the kids and a good place for the dads to watch sports while grilling out. We had plenty of room for eight of us. The living/dining area is very comfortable and open. Balconies off the upstairs bedrooms offer views. We would love to stay here again.

Wonderful little house. My wife and I go to Anna Maria with our whole family of 14 every year, but decided to also go by ourselves for a second trip. The house was clean and the fact that it was a one story made it even better. Had two issues with the pool but they were corrected within half an hour of contacting Ann Maria Vacations. The king size bed was extremely comfortable. The beach is only a short walk down the street. Week went by way too fast.

We absolutely loved Peacock Way! It was the perfect size for us! It was clean and very well taken care of. Due to our short stay to celebrate our birthdays we did not take advantage of the concierge service but we had breakfast on the beach for each of our birthdays! The weather was perfect and much better than what we would have had in Ohio. We did, somehow, cause a breaker to flip and was without power for only a short amount of time. I contacted the office and the issue was resolved within 30 minutes. I will definitely have AMI on my list for another trip there.

The house was beautiful and very comfortable. We enjoyed the quality bedding, the well equipped kitchen and the front deck in particular. The pool area was wonderful. The location was very convenient to shops and restaurants. Some of the bedrooms did not have closets which was a real drawback. Also there was a safety issue which concerned us which could easily be remedied. The bottom step coming from the upper floor sticks out from the others and is the same color as the wood floor below, making it hard to see. One of us fell and one almost fell the first day there. We improvised when we found some sidewalk chalk in a cabinet, by marking the step with temporary white stripes. We had no more problems after that. Also, people with mobility issues should be aware of the number of stairs which must be climbed. It was not a problem for us. We would definitely stay there again when we have a large group.

It was well maintained and close to the beach, restaurants and shopping. The patio and pool area were a big hit. I cannot say enough good things about this property and the property management company (Anna Maria Vacations). First, the house had so many amenities - our favorites were (a) the heated pool/hot tub, (b) covered outdoor bar/TV area, (c) pool table, (d) Foosball, (e) arcade game, and (f) eight beach cruiser bikes. The house is super close to the beach and one of the free trolley stops. There's a convenience store right on the corner for some essentials, and the Publix is about 3.5 miles away. The house is also a couple of blocks away from Pine Street, which has a number of restaurants, ice cream places, and shops. So, in sum, this is a really great house in a really great location. The management company was absolutely outstanding. They were super responsive with any questions we had and the amount of communication was incredible.

Anna Maria Vacations was easy to work with and made check in and check out very easy. Their app was helpful. We didn't have any dishtowels when we arrived late Saturday night and were not able to get any until Tuesday because Monday was a Holiday. Not a big deal as we made due with bath towels. We really enjoyed our rental and all of the amenities that it came with; especially the pool, bikes and beach supplies. Our rental was right along Marina Drive which is the main road on the island. Even though the speed limit is only 35 mph it produced a lot of noise for us as we come from a rural area. So it was difficult to sleep and rest due to the noise. So, I learned to ask more questions about this in the future and the next time we come to AMI we will be sure to select a rental further from the main road! For someone who lives in a city and is used to noise then you may find the same rental very quiet. So it is all depends on what you need to allow for your to relax. May be helpful for Anna Maria Vacations to note the rentals that are on this street and help vacationers from rural areas find a different rental that is quieter.

We stayed in unit #3 at Shell Cove. Beautiful condo, and VERY clean. It is right on the beach with a GREAT ocean view from the living room and master bedroom. All amenities, including washer and dryer. Beach chairs and beach towels also included. We will be staying here again!

733 Holly Rd., Anna Maria Island, Florida Please do not rent this house. You’ll regret it! Never before has our family been so disappointed in a vacation, and Anna Maria Vacations should be ashamed of hosting this property, for so many reasons. Mainly, there has been no basic general maintenance at this property and it should not be rented as a vacation home, period. Our family has rented stunning homes on Anna Maria over the years but never from this company. Obviously we will never use or recommend this company in the future. It took me some time to do a review, because we were disappointed, and frankly embarrassed that we were taken advantage of by advertising and photos that were probably from a remodel that happened some time ago. We’ve been visiting Anna Maria Island for many years. Following Covid, our family vacation was much anticipated, and the family including 6 grandchildren were very excited to return to the island and enjoy a beautiful beach home with a pool, and the beach close by. First impression- We were greeted by piles of dead leaves all over the drive and porch, and a rusty bike laying in the trees. The welcome mats were dirty and covered in leaves, one was even dog chewed. Upon entry, the house on the lower level was inundated with the smell of mildew and mold. There is no dehumidifier and the dampness was apparent. The air vents in the kitchen were dripping condensation. The bottom floor which houses 3 bedrooms and two baths, plus the furnace room in the kids bunk room smelled so bad, two people were wheezing and coughing. One was a child and had to go to the doctor because she was coughing continuously. Upon inspection of the air conditioning filters we found two that were completely coated with dander and hair…we pulled them out and placed them outside. We replaced one filter that we found in a close on our own, and had to call to get the other one replaced. We also purchased buckets of Damp Rid which filled up in hours. The washing machine, located in the upstairs kids room, had a moldy seal and barrel. Maintenance did inspect and ordered a new seal, who knows if they ever received or installed it. The filth was everywhere in this home, inside and out. Grime, dog hair, dirt on the walls, doors, even grease stains on the ceiling above the stove. The exterior and screened porch was just as bad, and needs a good power wash and paint. The outdoor cushions on the screened in porch and pool (which is extremely small) were stained and filthy too. We had to remove the cushions on the lounge chairs, they were also ripped with exposed foam, so we tossed them in the yard. The table umbrella was broken and thrown in the the utility room. I could go on, and I have an entire digital album of photos that “showcase” our claims. Unfortunately, we knew there was no availability to move a group of twelve to on the island so we were stuck, and stuck it out. I do hope this review reaches the owner of the property, and that he has the integrity to take action and clean it up for future renters. It’s the most expensive place we’ve rented but was the least enjoyable due to the conditions. After multiple attempts of emailing management (on the weekend) I requested they call us…they did not. Regrettably Richard and Paula Daedelow Received a form letter response, no reimbursement for our bad decision to rent from this company. They had the audacity to ask for our business in the future, they should be ashamed. No integrity what so ever.

We have been going to Anna Maria for 15 years and this was by far the worst experience we have ever had. We understand that rental houses can have issues but this experience bordered on nightmarish. The house, Turtle Watch, had many issues, all of which we were prepared to ignore due to its exceptional location and reasonable price. The one issue we could not overlook was the roach infestation in the kitchen. They were everywhere. In the dishwasher, refrigerator, cabinets, and of course came out at night everywhere. We immediately called, and 3 days later a pest control guy showed up. He was lovely and said it was one of the worst infestations he had ever seen and would take weeks of treatment to fix. Of course after spraying the roaches went crazy and left the kitchen and began crawling all over the house, not to mention the dead ones that were everywhere. The kitchen that we paid for was completely unusable the entire time we were there. We called the rental company about the worsening issue and got no response. We actually called twice and got no response. We ended up leaving early. I would never recommend this company or this property to anyone. Sadly, we cannot leave an honest review on their website as they don't allow it and scrub all the reviews they do allow.

I rented a very pricey place (service charges were ridiculously--$300 to clean a place? and NO supplies like kitchen basics like salt and pepper) on a beautiful spot on Anna Maria Island. The small heated pool and view of the beach were great. However, the place itself was in ill-repair with windows and blinds barely working and water damage spots. When I called to complain about windows, Anna Maria Vacations was very responsive and sent a maintenance person out who reported the windows could all open (which wasn't true). Anna Maria staff then told me windows were just "cosmetic" and didn't need to work even tho they ultimately spoke to owner e about it. Overall, nice to be on Anna Maria Island but I expected more from a $5000 house .

STAY AWAY FROM THIS SHADY RENTAL COMPANY!! We booked an AMI rental property for our family of 5 through this company in July 2021 for an April 2022 rental. We received a casual call The NIGHT BEFORE we were supposed to arrive saying that the property was no longer available due to "plumbing issues." There was ZERO sympathy or concern on their end - just gave a scripted response that "we had two options, get a full refund or take another house at the other end of the island that they had available. Again, there was no sympathy or remorse. They also wouldn't provide us with any other help finding another property....they just wanted us to take a left over property (where they were the listing agent - so thus would receive the commissions), that needed a ton of work and was located on the other end of the island. Wait.....what's best is that they said it would be for equal money and there would be no discount!!! This sent us scrambling as we were already in FL and had no place to stay (luckily one of their competitors saved the day for us and found us a decent home). This joke of a company added a ton of stress and anxiety to what was our only getaway vacation of the year. To make this company/situation even more shady is that we were two days into our new rental when we saw the house that we were supposed to rent was listed for SALE!!!! Too much of a coincidence and just reinforces the SHADINESS of this company. This company is beyond unprofessional. I'm sure they'll respond with some canned response saying the plumbing issues were out of their control. What they can control is how they respond (try apologizing and adding some empathy for a family of 5 with little kids who were already in FL and now had no place to stay). Either way, I question whether there was a plumbing issue at all given the timing of the exact home being listed to sell just a couple days later. SHADY.

We had a good time the wkend I stayed however, the “Seaside” beach house was nice but it seemed a little neglected. It was very inconvenient because I was never given the code to enter the home. Luckily there was a door left unlocked on the side of the house. I called the day of check in and was given the wrong code 3 times. Anna Maria Vacations employees seemed lost. I couldn’t leave the property because I had no key. Good luck having a manager call you back. I stayed almost 2 wks ago and have yet to receive a call back.

Don’t book with this company. Absolutely a rip-off. The apartment was not maintained. Lights didn’t work, windows dirty, closet door damaged and the fire alarm went on because they didn’t change the batteries. When I called the maintenance number I got connected with reservation. While the annoying sound of the fire alarm kept ringing the guy at the reservation connected me with nobody and put me on hold and then to voicemail. I called again and he just hung up. All numbers they provide such as an emergency number goes to the reservation hotline. These people are incapable, rude and don’t care at all. If you have any problems they leave you alone. After hours waiting no one showed up. We had to disconnect the whole electricity. Such a bad experience in our vacation. Never again!

My family and I booked a house with the specific need for a dock and water access for our boat. Our kids also like to fish from the dock at night, so we decided to spend the extra money for a canal front home. We booked a home called "Dockside Retreat" several months in advance. On the week prior to our arrival, my wife got a call that the dock had "fallen in the water". We were shocked and concerned because this was the number one reason for renting this house. After several calls to Anna Maria Vacations to see what we were going to do, they never had an answer for us. Their attitude deteriorated as this complication progressed. They couldn't have cared any less, and even gave us ridiculous responses like "the owner is going to have to pay $10,000 to fix it so he can't afford to reduce the rent" for this huge inconvenience. They were constantly telling us to just cancel if we had a problem... We would have, but there were no rentals left on the whole island. They kept blaming the owner, and their attitudes were unbelievable. They did pay for a wet slip at a local marina, but really defeated the purpose of having "Dockside Retreat" rental. The rent was not reduced. Be careful doing business with Anna Maria Vacations, as once they have your money, they don't care if you are happy or not. Our rental was located at 103 Pelican Drive Anna Maria, FL 34216

I spoke to your wife to let her know about this, apologized for the inconvenience and told her that we would be more than happy to pay for a boat slip at a local marina on the island for the duration of your stay here on Anna Maria Island. I'm sorry that you feel things deteriorated...I believe that happened after you spoke to our service manager and demanded more compensation stating that you had googled the owner and knew their net worth. We did offer you the ability to cancel if our solution of renting a boat slip for you was not going to be sufficient. We're sorry that your time here was not what your were expecting, but unfortunately, unforeseen things can happen and all we can do is to react as quickly as possible and offer solutions for our guests when these circumstances arise.

We stayed at Seashore Castle. Wow what can I say. What an awesome place. The property is located 1/2 block from open gulf access. This part of the beach was always laid back and had plenty of room to set up camp for the day. Since there is a dunes crossing right there, it gives you unobstructed views of the water and amazing sunsets from the rooftop observation deck. The property owners of Seashore Castle have went above and beyond to make your stay awesome. They have TV's everywhere (including the garage). They have a ping-pong table and putter pong (version of beer pong with putters) in the garage for later at night or if you would happen to have a rain day. There is a shared pool and hot tub with the other 1/2 of the property. They have 2 kitchens for your use if your group or family likes privacy and own area to hang out. This property is HANDICAP accessible!! There is an elevator that goes from the garage to the top floor. It is also awesome for moving your luggage into the unit. The entire area is laid back and we had such and awesome time. The long term neighbors were awesome to chat with and really liked to engage with us. Finally, they offer full linen and towel service so you always have plenty. Pack light and use the provided in unit washer and dryer. Thanks for the great experience. Matt

I would actually rate 2 1/2 but that's not an option. When we stayed at the house this summer it's very obvious it was recently renovated. I do want to say that the home is beautiful. There was a lot of beach towels which we appreciated and we LOVED that the house had two refrigerators! Unfortunately there are some draw backs. There were no dish towels provided, there are no hooks to hang towels, and they do this weird thing that these homes do on the island where they say it's a spa not a jacuzzi which is the most ridiculous thing I've ever heard of. Basically the home owner doesn't want to pay for the gas or electricity so they make it so you can't change the temp. Which is ridiculous. Also if you enjoy sunbathing this isn't a great home to choose, it get 0 sun basically. Also I really do prefer staying farther into the island. The beach across from the house is super close but it's also the public beach and I prefer the less busy beaches that you get further into the island.

We rented "Beach Hideaway" for a week in early August from Anna Maria Vacations and we were very pleased with the house. It was adorably beachy-themed and had plenty of room for everyone to relax and hang out. In particular, it was great that the seating in the living room allowed our family of 6 to play games every night. There's also another small seating area, which was a welcome thing if someone wanted to read quietly or play computer games. The pool area is very pretty and at least part of the pool is shaded during the entire day. We did have a couple of small things we needed at the house (missing pillowcases, missing grill utensils) and the pool required cleaning, but the service team at Anna Maria Vacations was very pleasant and took care of all of these concerns immediately. We would definitely rent from them again and stay at this home.

Overall this was a great place to rent for 16 people. It was unfortunate that we were not able to use the large room that led out to the pool because it was being remodeled, we were not told this before we arrived. We all were not able to eat together because of this. There was blue tape on a lot of the stairs, I am assuming they were marked to be repaired because they were cracked and broken in a lot of places. My son actually tripped and cut his toe badly on one of the steps. The trash was an issue because the book says one thing but the maintenance company said to do another, after we called it was explained, so hopefully this is changed in the welcome book left on the counter in the kitchen. Make sure you wear shoes around the house, our feet got very dirty even though the cleaning crew had just been there. All this being said, the house is beautifully decorated, the beds were very comfortable and accommodated all 16 of us. If the room had been available to walk out to the pool we could have all eaten in there and on the deck around the pool. The pool is small, but its all you need when you have the beach just across the street. The sunsets are amazing, and the balconies are a great place to view them. Everyone I spoke with at Anna Maria Vacations was very nice and eager to take care of any issue we had. I would definitely rent with them again.

We stayed at Coquina Breeze, this was my second time at this house. Its absolutely amazing. The view you cannot beat. The couple that came with us felt like they were in paradise everyday and I couldn't agree more. Your staff was amazing and helped when needed. DO NOT BOOK WITH THIS COMPANY. They are extremely rude and unprofessional. They do not care that you spend thousands of dollars on a luxury vacation, you are just a number to them. Contracted pool cleaners "paradise pools" Came on our last day to clean the pool and dumped an astronomical amount of chemicals in the pool that turned the entire pool green and explained we SHOULDN'T swim for at least 40 minutes. Mind you this is 2pm in the AFTERNOON on Friday, there are a lot better times to do this. I do not care that they are contracted to clean your pools, you are ultimately responsible for your employees whether they are contracted or not. This is the worst customer service. There was poop smeared on outlets and bottom of base boards in the bedroom, no hot water in kitchen and floors were filled with sand upon arrival. Save your money DO NOT BOOK WITH THIS UNPROFESSIONAL COMPANY! Update 40 minutes later the entire pool is still green from all the gallons of chemicals poured into it and when getting close to edge of pool the chemicals burn your eyes. We are unable to use this pool for the remainder of our trip which is the ENTIRE reason we paid extra for a private pool! We will be checking out early today due to this! It would be different if there was some type of notice or heads up, you know, professionalism, with this company than I wouldn't be so irate that my last day was ruined on a luxury vacation.

Information regarding pool maintenance is readily available to our guests in the Property Information section of our Guest Portal. The pools do need to be maintained and chemicals added on a weekly or twice-weekly basis, especially in the spring and summer months but the companies do not call us for permission to perform the necessary maintenance. It appears from the information we received from the pool company that they did add a preventative algaecide/chlorine to the pool that would have affected being able to swim for about 40 minutes. From the notes in your reservation, when you called in to let us know about this, we offered you the use of the pool we have at a Gulf-front resort that we manage so that you would be able to swim and enjoy the sunset. It appears that instead of taking us up on that offer you told us you would leave a night early which was, of course, your prerogative. It also appears that you did not leave as a phone call about the lock was taken the next morning as you were checking out, so I'm glad that you did enjoy your full time on the island. This is the first that anyone in our office is hearing of any feces being smeared anywhere in the home ~ I would imagine that this would be something that would have been brought to our attention immediately and not six days after you arrived. I have listened to all of the phone calls that came in and the first call we received was on the day prior to your departure when you requested a late check out ~ when we were not able to accommodate this request because we had another guest arriving that same afternoon, things quickly deteriorated to the point of you swearing at the manager you were speaking with. It is truly unfortunate that your vacation ended on such a low note.

FantaSea is a hidden gem in Anna Maria. Beautiful views of the water from every location in the house. The house was immaculate and well- stocked kitchen with lots of extras! The pool is beautiful and the house is not far from the beach. We dropped our chairs off and canopy tent on the beach in the am and then biked (3 minutes max) back and forth as we wanted to. Also, Anna Maria vacations was great to work with. They were very helpful and responsive on everything we needed. The only bad part was having to leave...can't wait to go back!

We stayed at Pineapple Key for one month and unfortunately our first three weeks were marred by a noisy malfunctioning pool heater. This combined with the noise of a steady flow of traffic right outside your door meant that quiet enjoyment of the property’s wonderful outdoor space was not possible. The traffic volume also made it challenging to exit the driveway at all times. We did enjoy the close proximity to Manatee Beach, only a block away. The back upper deck is a great place to start the day with a coffee and end it with a glass of wine. The front upper deck is the perfect place to do a traffic count. The pool is small but child friendly. The spa, once the heater was replaced, worked very well and was enjoyed by all. The inside space generally accommodated our 6 adults and 3 children, especially with two distinct sitting/TV spaces. Sharing 2 bathrooms was a bit chaotic at times. The kitchen is functional and provides all essentials, except sharp knives. We did a lot of cooking and prep was a real chore with the very dull knives. When sharpening did not improve the situation, we bought a chef’s knife. AMV managed our stay acceptably, especially when using the app (completing a request form works better than a phone call). Overall, our stay was an acceptable 3/5 but if noise is not a problem for you and the close beach is a must, this property is a 4/5.

We stayed in the Beach Bliss, what a mess. This company is charging a lot more than they did before all the craziness with covid, and doing a terrible job actually maintaining the properties. The general manager (Anita), should definitely not be in a manager role. She lacks professionalism, tact, and customer service. The unit we stayed at had many flaws. Starting with the cleaning company not doing a great job(AMV housekeeping department.) The fans were all dirty and full of dust, the side table by the couch was splattered with dried coffee, as was the dining lamp shade. The AC vent was disgusting, the closet walls were literally black and filled with dust, the floors felt sandy and as if they hadn't been cleaned in months. The couch had a big yellow stain on it (gah), and the closet doors broken. There are no lights on the outside of the property, so at night going up and down the stairs is extremely hazardous(my daughter actually fell a couple steps down due to lack of light). Three days in- the AC unit broke! It did not get fixed until Friday morning. Yes the maintenance crew came out and set up a portable AC unit- which did nothing for the coolness of the unit during the day(and I notified them about that). We called to speak to a manager/supervisor on Thursday, because all the problems accumulated warranted a call to complain, after-all we aren't staying here for free, or cheap either. We called in 3 different times because no one returned our call. At no prevail, when we got home, I ended up sending them an email to resolve some of the issues we had while there. What happened was that the roof of the AC closet collapsed and all the summer hot air from the attic was flowing into the unit! The AC being broken put a big damper to our stay, because we had maintenance crews and AC company trying to fix the issue, and yes we were told that we didn't have to stay, but who is going to leave all your valuables in the unit with strangers coming in and out. (valuables that we couldn't take with us out and about obviously. And there is no safe or anything to secure them) Out of all that- the worst part was the emails between me and the "general manager". I was told that there was nothing they cant reimburse or offer anything because we didn't call the first day we were there. (BTW we drove about 6 hours to arrive- who wants to leave all their things in the place you just arrived to for them to come and make you wait even longer to clean the way that it was supposed to be clean from the beginning.) She then offered the explanation that before we arrived, there was a realtor showing the property. (which I believe is a lie because I looked it up on the marketplace- -and it shows as off the market. Either way the dirtiness of the unit had nothing to do with a realtor showing it- I'm sure they didn't plant dust on the fans and dried coffee on place!) This "GM" had an excuse and justification for EVERYTHING! That is not how you conduct business! Even if there is no reimbursement to offer- you apologize and reassure that the problems will be handled. No- not her- she berated , belittled, insulted, and basically called me a liar. I took pictures of EVERYTHING, because we vacation at AMI every year, and never have had this problem, until now with this company! When I explained to her about the AC, she basically called me a liar and told me there was no roof collapse. (I sent her the pictures). She then proceeded to tell me that if it happened at my house- it wouldn't of been dealt with this fast. WHAT?!? I advised her that I was going to leave negative reviews to save other families their hard earned money and not have to deal with this terrible customer service- These are her exact words: "It's a shame that people today think threatening to leave bad reviews will get them what they want. That has no bearing on our business decisions." This company should be ashamed that this is how this person is conducting business- and I hope that the owner reads this and trains her properly, or replaces her.

I do think that these issues have been addressed multiple times previously in past responses, so I an just going to say again that I'm so sorry that the a/c issue was not able to be resolved immediately and that your conversations with our General Manager did not leave you with a good impression. We cannot guarantee that mechanical failures will not happen, but we do strive to get them resolved as quickly as possible. Unfortunately, when a vendor needs to be called or a part needs to be ordered, the timing of the repair is out of our control. That is why we provided the portable unit until the repair could be completed. I do understand your frustration and once again, I'm sorry that the issues you brought to our attention were not able to be addressed in a more timely fashion.

BEAUTIFUL PLACE BUT BAD MANAGEMENT. As a business owner I understand customer service better than most and the importance of quality service. With that said it’s very disappointing to spend this type of money and to have a company have no regards for their renters. We book this trip to enjoy the sun and private pool, which was cut short with an unexpected pool cleaning that has now turn pool green with excessive chemical smell in entire pool area that has made it unusable on our last day here(pool becomes completely shade at 4pm). Which honestly not the issue but the rental company had not mentioned or given heads up to the pool people coming. They have basically said in a roundabout way that it is not their problem or responsibility when calling to see if there was anything they could do about the issue. They were very rude and completely unprofessional. My issue isn’t with the rental but the company managing it which could have done things more professionally then they handled it. Not when you have people spending hard earned money trying to enjoy themselves and not be rudely spoken to when having a concern. I will say the location is wonderful and no disrespect to property owner but We will never use this agency again.

We had our family of 12 stay at Beachside Paradise for a week. Gorgeous home right on the beach. Plenty of versatile sleeping accommodations for everyone. The open plan kitchen/ dining area was perfect & big enough to seat everyone for dinner. The pool & spa area is great! The seating area is under cover so we were able to sit out even though it was raining. The free trolley stop is right out the front door. Very convenient. We did have a problem with the ice maker & maintenance arrived quickly. They needed to order a part so they provided us with bags of ice to hold us over. Fantastic stay at this home!

I have used Anna Maria Vacations for several years and as usual we had a great place to enjoy our 3 weeks this year in Sunset Paradise. I had a couple of issues that were resolved immediately after reporting. This was our first time on the north end and we really enjoyed the walking areas and the shopping and restaurants in the area. The house was great - an extremely well stocked kitchen and even beach chairs and a ping pong table. There is a bedroom that is really unusable due to no closet or chest or even a place to sit a suitcase and it’s a shame that it is a king bed. We got by without it and that’s the only drawback I can think of. The views are great and the front deck is party size! Grilling and watching basketball on the poolside tv was really nice. We wished the elevator was unlocked, but we needed the exercise anyway. Thanks for a great vacation.

There were 10 of us that stayed at Island Sol and we loved every second of it. The accommodations exceeded our expectations and the living arrangements were top notch. It seemed every time we opened a different door we were blown away by the convenience of staying here. Our only concern was the heat of the pool and the workers at Anna Maria Vacations took care of this within an hours time. We highly recommend this house and company to anyone looking for a great time with family and friends.

We rented Tropic Dream for 2 weeks in March 2020. Management for very responsive and great. The pool was wonderful, as was the short walk to the beach and the kitchen was very well equipped . However there is not enough seating in the living room. There are only 3 or 4 comfortable seats, but this place is for 6 persons. We had to pull in lawn chairs for others. There is room to add more seating. The twin mattresses need to be replaced ASAP as they are clearly worn and sleeping was very uncomfortable. The extra duvet in the twin room was covered in animal hair so could not be used. There should be a vacuum cleaner available, even a small handheld unit. A broom is not enough.

Home on spring avenue-The house was disgusting! No working refrigerator all week. The pool was green and had not been cleaned in weeks. The management company did absolutely nothing to address our issues and we would NEVER book through them again. Very unprofessional service. The first night we cooked we found left over food in the stove. The beds were so old and very uncomfortable. DO NOT BOOK WITH THIS COMPANY!!

My family and I recently stayed at Beach Paradise for a family reunion. We were on the Island during Red Tide but our trip was not ruined. The house was perfect and we spent every hour possible in the pool. We are so happy to hear that red tide is gone on AMI but it did not bother our vacation. The linens in the house were decent but the beach towels were very nice and large. We would definitely stay at this property again and for sure book with Anna Maria Vacations!

What an amazing home on the beach! This house is exquisite! So many master suites, bathrooms, elevator, laundry, etc. The kitchen is a dream and opens to the family and dining areas. The views are absolutely breathtaking. Our only disappointment was the pool lights were not working, but that certainly didn't ruin our vacation. One AC unit stopped working and within 15 minutes of making a call, the maintenance man was there. He had to call an HVAC guy, but within 1 hour of my call, the AC was fixed. That is excellent service!!! We had 15 in this house and there were times we didn't know where everyone was. So much room and space in this house! The beach access could not be better. Loved having our own private beach and just steps from the house. No one wanted to leave. I could have stayed here forever!!!

We spent a week at Anna Maria Vacations' Beach Paradise home and had a wonderful experience. We joked that we were living like millionaires. (The house is actually for sale for $1.7M!) The property was newly renovated and gorgeous, with plenty of room for two families and a fantastic pool area. It's about a 10-minute walk to the beautiful beach at Bean Point, where we went every day. Anna Maria Vacations was very helpful when we had a toddler-poo-in-the-pool incident, sending the pool-service company out right away. We also forgot our Dropcam when we left, which they recovered for us, to my great relief. Highly recommend!

The duplex was exactly as advertised. It truly took our family of 4, 3 minutes to walk to the beach each day. The pool was perfect for our little family to relax and partially shaded during most of the afternoon. A patio area with shade umbrella also made enjoying the outsides an option almost any time of day. All the appliances were top notch and having the professional linen service that also provided beach towels, was a major plus! We truly had one of the best vacations of our lives!

We stayed in Anna Maria Cottage. Loved the location. It was quiet and about 30 seconds from the beach, but withing walking distance of restaurants and shops. The house itself was comfortable, but was not very clean when we arrived. There were dust bunnies hanging from the ceiling fan in one bedroom. One of the toilets looked like it had not been scrubbed, there were dark bits stuck in the bowl that came off with a little attention. The floors were gritty, so we swept them right after we got there and had more sand on the floors than we left after a week. Also, I have stayed in rental units like this in many beach areas around the Gulf, and this was the first time there were absolutely no incidental grocery supplies left in the kitchen. No coffee filters, salt and pepper, etc. Stuff that is hard to use up if you buy it and only stay a week. We left several items we couldn't use in a week. It was just surprising. All that to say we had a very enjoyable week. We love Anna Maria Island and will be back when we can.

Our family spent a week recently at Tiki Beach and absolutely loved it! It was perfect for our family of 10. We liked the fact that each bedroom had their own private bath. The house was immaculate! The kids loved the pool, and it was great to have beach towels, beach chairs, boogie boards and bikes there for us to use. We loved the location ..... just a short walk to the beach and near several trolley stops. We would definitely recommend Tiki Beach to anyone visiting Anna Maria Island!

Rented the salty dog, bathroom tub was clogged, there were cockroaches, rented bikes that took 2 days to come even though they said it would be there in an hour, pool was nice and beds were comfortable though. Also had a well equipped kitchen. Overall 2/5 because of the bikes, roaches, bathroom etc

The only issue I see that you reported to us was the bathroom drain which was reported at 9:15 am and corrected by 11:53 am the same day when a maintenance technician removed a clog. While we hope each of our guests will have a worry-free vacation with us, we do run into occasional maintenance issues and our goal is to address them as quickly as we possibly can. We don't show any calls that reported the presence of roaches, but we would have been happy to have sent pest control over to address any issues. Situations like this are generally "palmetto bugs" so it is not an infestation, but rather a random bug or two that comes in and is usually found around a water source and are easily exterminated. With the comfortable beds and well-equipped kitchen, I'm glad that you had a comfortable place to stay. Our concierge service tries to arrange rentals for our guests, but we do work with third-party vendors and I'm sorry that they took longer than they had said it would to deliver them to you.

Casa on the Beach is a very nice house, but in our opinion needs a few minor improvements. In the late afternoon the house gets hot and the A/C can not keep up. As mentioned in a few other reviews ceiling fans were recommended, and we agree!!! Blinds in the sun room would also help. The master shower didn't drain very well and needs some attention. These few recommendations are all that's needed to make this rental a solid 5 stars!! We loved the decor, location, pool, down stairs space and parking space for jet ski trailer and a truck. We would be happy to return!!!

We stayed at the southern Breeze house number 6. We had an amazing time. Perfect location and very quiet. Only minutes to the most beautiful beach I have ever seen and I have lived in Florida my whole life. We will definitely be back. The only negative thing I can say are the beds are not very comfortable but you are going to get that usually on vacation. Never like your home mattress. Other than that the room was impeccable
