I couldn't be happier with Duncan Real Estate! They dealt with our booking so efficiently, even though we had to rebook 3 times due to Covid and being in the UK. Sybille was amazing!! Our house was fabulous!! (Island Priva-sea - photos all from the house). Amble space inside and out, great kitchen and super views. I would highly recommend Duncan to any international traveler! We cannot wait to return in 2024 (that's what the budget allows) and hopefully stay at the same house too!

My wife and I are both Realtors in another state. With that being said we know what to expect from a Realtor in a transaction. Robyn Hawk was spot on and very knowledgeable about the area and followed through on every step of the transaction. To be honest she did a lot of the listing agent's work as well. Our transaction was complicated due to condo docs and other situations with the property. She arranged for us a virtual showing to view the property since we live over 1000 miles away. That showing was about 45 minutes long. She showed us the interior along with all of the amenities the property had to offer. I would recommend her to anyone, she is very competent and just a pleasant person. Robyn follows up to this day with us to see how things are going. 5 STARS all the way.

We truly enjoyed our stay at Island Escape. This condo was perfect for couple’s getaway!! It was clean, beautifully decorated, and fully equipped with cooking utensils plus a gas grill. There is also a nice screened in back porch for dining or playing games. The boat ramp at the end of the street enabled us to enjoy watching one of the neighbors (and team) practice for a dragon boat race. The condo is very accessible, walking distance to the beach and restaurants, but we preferred renting a golf cart to explore the island. Don’t miss out on this lovely condo!! We have already made plans to stay next year! December 2021

Darcie Duncan is a top-notch real estate professional. We have bought and sold two homes with her as well as engaged Duncan Real Estate to manage our vacation properties and highly recommend Team Duncan! Darcie is a true local having grown up on Anna Maria Island. She knows the market here, gives sound advice and communicates clearly and often. With Darcie’s advice and help the whole process of buying and selling is stress free. We wouldn’t work with any other agent!

I rented a week through this company, at Coconut Breeze in Holmes Beach, in February 2020, prior to COVID, for a July 2020 check in date. My husband became ill in May and upon contacting them, they refused to provide any refund after we had paid in full at the time of booking. The company absolutely refused to assist, even though their website states otherwise. Stay away from this company and book elsewhere.

Our stay was such a disappointment! The pictures on the Duncan website for this house are not accurate. Pictures are of this house 7 years ago when we first rented it for 3 months - January thru March 2015! The house is now under new ownership and looks nothing like the pictures on the website. Just stayed at the house and it is in bad need of repair and the inside needs a complete painting. The furniture is completely different. It is old, mismatched and smells bad. The HVAC did not work and the linens provided were dirty and stained. Such a shame as this house was once so nice and has such a great location.

Rented a beach front vacation home on Anna Maria for April of 2021. 2 hours before we were to check in Duncan Real Estate staff called us and said that the home was not available. A Classic IMO "Bait and switch" situation. And if you look at their reviews from past rentals, it was NOT the 1st time they had done this to a customer. They offered a very low rent home in exchange and indicted to us, that our rental would be free because of their screw up. Their staff, a woman with a British accent, told us it would be free. She indicated it would be free 2-3 times. We in turn found a similar home, were told by their staff it would be free, they rented it for us. They paid for it. Because they indicated that the rental would be free and covered by Duncan because of their screw up. We stayed in the similar, but NOT on the beach home. On return home, we were told No the home was not going to be covered by Duncan. After numerous attempts to contact Ms Darcy Duncan to explain our situation and discuss what her staff had promised, she instead put her lawyer on us. Mr Garret Barnes. He of course threatened us with legal action, was rude, and used very threatening tones, he probably will take legal action, based on this review. Everything in this review is true. Darcy Duncan and Duncan real estate did not hold up their end of what was a legal contract for a beach-front home and they reneged with 2 hours before we checked in. I would NOT ever trust them again. EVER. Please do not let them ruin your vacation.

we are very happy with our stay,house was nice and well maintained had some issues with the keypad lock but one called and duncan took care of the problem right away.over all we had a awsome time thanks Duncan team for your service.

We just returned from a wonderful vacation on Anna Maria Island. We rented Island Gem B on Magnolia street from Duncan Real Estate, and were very happy with the whole process. Sybille was very helpful and responsive thru the whole process. When we arrived there was a nice welcome package with lot of information about the island. The place was very clean and need, linens and supplies were perfect. The pool was a great added feature for the days we didn't go to the beach. The backyard grill was great for cooking the fish we caught on our charter trip. We could not be happier with the vacation and accommodations. We were centrally located to great restaurants, shop and the great pier where the kids could fish at night and the adults could enjoy a beverage and live music. We will definitely be returning and using Duncan Real Estate.

The staff at Team Duncan have always been amazing! Only an email away, they are very professional and prompt in communications, especially Sybille and Petra. When we arrived on the island a little early, they welcomed us into their lovely office, where we met Petra in person. She offered us bottles of water and let us leave our luggage until our rental was ready. Then delivered our heavy suitcases (just to the next street) to our rental to save us having to pull them along the street in the hot weather. Great team and I look forward to dealing with them all again in the future. Thanks guys! 😊

This was our 3rd year vacationing in AMI, our 1st time renting through Duncan, and we could not be happier! Every detail of our rental was perfect and every interaction with the Duncan team was easy, pleasant and left us feeling happy! We will be Duncan renters for all our trips here. Amazing experience!

Rented La Isla Bonita from Duncan in April 2022. Service from Duncan was awesome, and property was just as advertised! Location is perfect for beach access, grocery, and close to all areas of AMI. Great property for large family (or multiple families). Highly recommend property and Duncan.

Professional and reliable vacation rental service. My two grown sons and I stayed on AMI for some beach and fishing. I highly recommend Duncan for a clean well stocked unit and an overall great experience so you can make the most of your vacation.

Our family had a unique situation that required us to find a rental in a few hours of arriving unexpectedly. The Duncan Team was very accommodating, responsive and helpful. The process and service was very simple. Our rental was very clean and had everything we needed. Will be utilizing Duncan again for our next visit to AMI.

Duncan took great care of us at both 7th Heaven (longboat key) and Sandy Toes on Bradenton Beach. Any issues were dealt with quickly. Condos were in excellent shape! Pictures were accurate. We'll be using Duncan again when we return to the area :)
