Don’t do it.. all the bad reviews, believe them, I didn’t and now I’m paying for it. Literally! I was sent an appraisal invoice 3 different times. I paid all 3 times, because I know that I had a good deal on a home. But because this company kept delaying closing, I lost this good deal. The seller decided they didn’t want to extend closing a fourth time.

Geoff Ogden is our rep. and he knows his stuff! I highly recommend Geoff and Angel Oak for Non QM. I had a purchase transaction dropped on me after 2 lenders fumbled the deal. We got the loan together on a bank statement product and got it done so quickly that the sellers agent requested we slow down because the sellers weren't ready. Super easy system and you will look like a hero! I have already received referrals from both agents. Make Geoff your first call for Non QM. You won't regret it.

Dianne and her team are amazing! sometimes it takes going above and beyond to get the hob done. they worked late nights and over the weekends to get our deal to closing. it was all hands on deck and they were awesome to work with!

Working with Angel Oak was a God send. Not only does their name have heavenly roots but the transaction as a whole was a complete miracle. From a lending team perspective, the conviction we have with our team is to the deliver the greatest experience at a high level every time to our clients. I'm guessing most of these reviews are fake, because this company is absolutely terrible, doesn't know what they're doing, and doesn't care that their constant screw ups and delays are costing my wife and I time and money, and may cost us the house we're buying contingent on this sale. I'm the seller, and MY lender has done more for my buyer than Angel Oak has. My buyer's loan was brokered out to Angel Oak by Waterstone Mortgage, and both companies sat on the deal for WEEKS. We were under contract with the buyer on May 17, had the home inspection on May 20, and they didn't order the appraisal until June 7th - three weeks after going under contract, and only a week from our closing date. After they ordered the appraisal late, they received the report over a weekend, and sat on it for a day and a half. We only got it today at noon because literally everyone involved with the transaction called to complain. Our closing is now being pushed back AGAIN, and my wife and I have to push back the closing on the purchase of our other home because of this. When Angel Oak screws over their borrowers, they are NOT the only ones affected! We're the sellers, and we've now had to reschedule closings, moving trucks, utility transfers, and time off work twice due to their complete incompetence, and they don't care at all! We've been clear to close on our new house for over two weeks, yet this company has had over a month, and still can't figure it out. Absolutely avoid this company at all costs. Find someone who actually knows (and cares) about what they're doing, because Angel Oak obviously doesn't.
