As a person who has been self employed for over 30 years, I sought a portfolio based loan for a home purchase being after deductions utilized on for my business, it is really the only way to go. That said, while the rep Aubury was outstanding, the powers that be above her are clearly mentally challenged. I met and exceeded all the criteria as far as credit score, income, 20% down payment, etc. Even the rep was shocked at what she considered a slam dunk application. The decided to turn me down because since we moved from Oregon to Texas, we had local bank accounts being the bank we had in Oregon doesn't operate in Texas yet. Our rep had me write up a statement outlying why I had the local bank and the out of state bank which I had been with for over a decade but apparently that makes me a credit risk to them being I didn't close out the accounts in Oregon when I made the move last year. Perhaps that is because that bank is due to be opening branches here in Texas in the next year or two is beside the point and the fact that I have multiple credit accounts with that bank, I wasn't so inclined to end the business relationship with them. So as the saying goes, if you make someone happy, they might tell someone, if you piss someone off, they tell everyone. Including the thousands of colleagues I know from my professions facebook groups who are all self employed individuals. My suggestion to them is to avoid this company like the plague because they have absolute manure for brains.

However, there turned out to be three different officers that were requesting information that I had to deal with and at the very end I was rushed to get financial data that seemed to have been overlooked by one of the three. This was hands down the worst loan experience I’ve had over my 23 year real estate investment career. From my first interactions with my loan officer Marianne Rasmussen, I clarified that I could refinance my investment property even though it was held in a land trust. After speaking with the underwriter, she confirmed I could refi under their “no doc” program. Their “no doc” loan program required me to submit 16 different documents in addition to my loan application and various disclosures. SIXTEEN! What a joke. That’s certainly not “No doc”. It would have been more required documents if you include the countless emails back and forth explaining to the underwriter that an additional insured on a home insurance policy is not a second lien holder. My own privately held S Corp Management company is an additionally insured on my landlord insurance policy, but the underwriter insisted I needed to provide proof that a non existent second mortgage from my own management company was paid off because my management company was listed as an additional insured. After I sent in a personal statement saying there wasn’t, and had never been, a second mortgage on the property along with a Wikipedia definition of an “additional insured”, the underwriter finally relented on this bogus requirement. Why the underwriter couldn’t look at the title work and see there was not a second mortgage is beyond me. I also had to submit a letter saying I live with my spouse in our primary residence and several other crazy items. I sent a complaint email to a manager about all the required documents for a “no doc” loan and I explained the incompetence of loan officer who didn’t know industry standard terms, but of course I never received a reply from the manager. My net worth is more than 10x the loan I was seeking, I have liquid assets in excess of the loan amount I was applying for, my credit scores were 755, 760, and 770, I’ve owned the subject property since it was built (about 19 years), I’ve been in the landlord business for 23 years, and I was seeking a 75% cash out refinance. It took 6 weeks to obtain a conditional approval, but one of the conditions of closing was that I deed the property out of the trust into my name and have 6 months seasoning, OR my trustee co-sign on the loan. Again, prior to applying for the loan, I was told it could be refinanced in a trust - too bad they failed to mention I’d need to deed it out of the trust and wait 6 months! Although my loan officer was very nice, her knowledge of the loan business and of her company’s offerings was extremely poor, and have you ever heard of a borrower needing to explain industry terms to an underwriter. What a mess! Six weeks of time wasted, several hours spent gathering 16 documents and completing the loan application have been wasted, and I’ve spent over $1,000 on their appraisal and title work all to be told I was misinformed before I even started the loan application and I can not proceed unless I wait 6 months and deed it out of a trust that I submitted proof of control over. No thank you. Rather than applying for a loan with Angel Oak, I should have simply taken ten $100 bills outside and set them on fire. That would have been much more fun and it certainly would have saved me a ton of time and headache.

Have bought and sold more than twenty homes over the past 50 years, both as personal residences and investment properties. This was a very challenging assignment for Angel Oak because the Covid pandemic had interrupted our income. At the same time, the closing on the sale of our prior home was delayed for 60 days. Thankfully, Richard crafted a loan that worked for us and permitted us to "downsize" successfully. He was courteous, friendly and I dropped the other 2 lenders I was considering within 48 hours after communicating with David. David Lowrimore from Angel Oaks, helped me through the process and when things seemed like it might not be a good fit when the appraisal didn’t come back as high as I expected for my refinance. David suggested different loan programs and a new perspective on how this could still meet my needs. He was very easy to speak with about my concerns with different issues throughout the process. He or his team responded quickly to all my request through email. There was no major surprises and any errors in paperwork were corrected immediately with no hassle. After months and months of working on doing a refinance and purchase they have completely dropped the ball and lied about what they will do. I have been in the real estate business for 20 years as a lender and real estate broker. This is the first time I have ever lost earnest money because I was assured that they would be able to do my loan. They also canceled my locks (also a first in 20 years) and raised my rates almost 2%. At this point they are making up new excuses as to why they can't do my loan. They are now saying that I can not add my father to the loan who is moving in with me because, "I don't have a history of living with him". He has stage 4 cancer and this is the reason we are buying a home together. They will be hearing from my attorney as I believe they are discriminating us at this point for age discrimination. Do not ever do business with this lender.
