Spruce is beyond a shadow of a doubt the worse title company I have come across. Departments act independently and do not speak amongst themselves. My closing date that has been moved more times than I can count because no one looks at the files and halts any form of progress. After signing documents, step in which seemingly everything is ready to be filed to the county, Spruce has extended the date again because they simply didn't file it at any point the day after signing. My recommendation is that you pick literally anyone but Spruce, as a mediocre job is most likely better than what they offer.

Leaving one star because I can't leave zero. This is the least competent company I have EVER worked with, AND they charge more than other title companies. If we manage to close on our house, it will be in spite of Spruce not because of them. It will also be a miracle. They've caused delay after delay, costing us time and money. They're unreachable, unresponsive, and incompetent. Do not hire them.

Not super stoked on these guys and their ability, or a lack therof, to close. At the end of my refinance, they were unable to obtain payoff statements from my existing mortgage company in a timely fashion, which caused my signing date to be rescheduled twice, delaying my closing by two weeks and also costing me money to keep my rate lock with the lender. Even after I did the work (that I'm paying them to do) of calling to get documents from my mortgage company, Spruce deemed them 'incomplete' and that they wouldn't work. Finally, everything closes and instead of directly paying off my consolidated debts, I get a package of payoff checks that can only be mailed in, no digital payment. I've never paid an account by check in my life, what?! Lastly, those checks? I got a duplicate of one and am missing another. 🤦🏼 Unfortunate, frustrating experience here for me.

I wish I could give ZERO stars. Spruce is the worst company we have dealt with in our mortgage lending career. Causing delays for our clients and money. I have an email from the operations manager stating it was ok for a client to pay a late fee because they pad payoffs by a week. They already know they are going to mess up so they literally charge the client for it from the start. If you care about your reputation steer away from Spruce title.

It is hard to accurately describe how despicably awful this title company is. We are selling a house and the buyers chose Spruce. For 3 weeks our team heard nothing. They were calling 3 to 5 times a day and sending an email every morning. I've seen the call logs and the emails. Nothing. Then 3 days before we were supposed to close, Spruce finally springs into action and, when an email demanding info (sent at 8 pm) isn't answered until the next morning, they blame US for a delayed closing. Our closing is already 5 days late with no end in site all because of Monica at Spruce. If you are the type of person to eat at Long John Silvers, you will like Spruce. If you think Carrot Top is funny, you will like Spruce. If you thought Waterworld was Costner at his best, this company is for you!

We had a deadline of to close and to this moment no one has responded to my lender about the 'fees' they should provide so my closing is pushed back another week instead of 21 day closing. Seriously this company need to get their act together because we're losing time and money...and I am not about to lose my deposit because of their inefficiency to get their head on their job.

Probably the worst title company I have ever worked with. Closed over $500M in real estate in my career and have never come across a group so incompetent. They did not have anything prepared until day of closing, lack of knowledge of local laws, sent wrong documents multiple times, and impossible to get in contact with. This is likely a new company and won’t be around long. Please - from a real estate professional, avoid this company at all costs.

I sold my house and honestly never heard of Spruce until now. closing set in 2 weeks and I was impressed with that promise. they lost the one start only because it seem a bit relax for a two week closing and this created a delays of delays. I would have thought they would have a to-do list with deadlines to meet the tight 2-week mark , but it seemed they only reacted when pushed by my team, not when things needed doing. still closing got done within 3 weeks which is still pretty good. they did send the notary with an incomplete packet but funds were deposited as promised. overall it is a pretty good system for the realtors who got the commission sooner, for the sellers who get the funds faster with no complicated paper work , and for the buyer who can get their dream home faster with low exposure. once all these little delay issues are iron out, Spruce will be unstoppable.
