Dealing with Nicole Smith and Lucky Prom was always below industry standards. The ALTAS came last minute before closing, inability to conduct the meeting in Covid-19 safe location (insisting on their offices and using outdated processes); charging extra for a mobile notary to conduct closing in a safe manner, and charging 30% higher fees for the title service ($1200 vs industry standards of $800-900). Nicole called me at 8:28am for simply confirming the meeting time. Every step of the way was incompetent and unprofessional.

Smart Settlement has a dedicate team of true professionals who always take care of my clients needs. They have closed loans on time and even at late hours, which most settlement companies don't. Smart Settlement has excellent fees and can compete with any other settlement companies. I highly recommend their services and experienced staff.

With everything happening with COVID, I wasn't sure how the closing would work. I had concerns about how/where it would take place. I was able to e-sign with one of their closing agents and there was no fee for them to wire my money directly to my bank. They were all really nice and answered all of my questions - very responsive. They made the entire process seamless. If given the option, I would use Smart Settlements again. Thank you for SUCH an easy process during these trying times.

We had issues throughout the entire process of buying a home because of a lien on the property. Smart Settlement missed it and on the day of the closing they still had no idea about it. I found out from the sellers agent that we had a problem. Smart Settlement has a job to deliver a clean title how could they have missed a lien? Since that time we had continuous delays which if I didn't contact them it seemed like nothing would get done. Three weeks after closing Smart Settlement has yet to send a check to the home warranty company which was paid to them on the day of the closing and they haven't sent me the promised refund for money that was over charged at the closing (because they didn't do the paperwork correctly). The person that handled our paperwork didn't even show up to the closing after telling me that she would be there. The people at Smart Settlement are only there to collect a check. Go to another company to handle one of the most important purchases of your life.
