This is the third loan I have done with Scott and Prime Choice Funding. All i can say is, AMAZING. Every aspect of the process is handled with the utmost professionalism blended with real compassion. Scott never failed to listen to my need, concern or, even want. He was able to deliver on any he could...which was most of them. Benjamin Jenkins made it possible for my wife and I to get a loan for our home while several other lenders would not. He went above and beyond to get us pre-approved on a very tight timeline. I could not recommend him more. If you have a complicated financial situation, he is the right person to call.

Not what I expected. Company has been running TV advertisements for a no cost mortgage loan. Since the ad's fine print is difficult to read on the screen I froze the ad and took a photo of the small print. I met every single criteria so applied for a loan. The senior loan agent asked me to send sensitive financial information by email. A secure link for transmittal was only sent when I asked for it. When the estimated closing cost information was finally sent, fees were attached not making this a no cost loan and changing the advertised APR. The loan agent said the company was not required to list in the ad all the no cost requirements but indicated he would do what he could to reduce the fees. The company never sent a revised closing cost sheet showing a reduced APR. Emailed the loan agent that I felt a bait and switch was taking place with the company not honoring the advertised rate. He never responded.

Prime Choice Funding's staff (loan officer, loan processor, and others) were extremely knowledgeable, professional and friendly. They provided me with factual information on the loan application and review process and answered my numerous questions meticulously and patiently. I was especially very impressed with my loan officer, Stephen Chiu, and his wealth of information and advising style. He offered me with all options I had and while helping me to make my own decisions, he was very careful trying not to influence my decision-making process. His routine follow up and ongoing additional Information supported and coached me in decision-making situations that I was not sure what would be the best options for me. I recently completed a VA mortgage refinancing with Prime Choice Funding. It ended up being a great experience. I shopped around to find the best deal that I could. Prime Choice and another company were giving me fairly similar packages, but the other company had lower fees. I decided to go with them. About a week into the process, red flags started going up in that different people were giving me different numbers for the closing costs. When I tried to get clarification, then it became difficult to get a hold of anyone to help. This made me nervous. What if something more serious occurs and I can't get anyone to help me??? So, I decided to go back to Prime Choice. Even though more than a week had passed and interests rates had gone up, they were still willing to honor the initial quote they gave me. They were prompt with responses to my questions and had a package ready very quickly. They kept me regularly informed along the way in the process and we closed a few days ago without one single problem! I was very pleased with my whole Prime Choice Funding experience. Jessica, Aaron, and Michelle were great. I will definitely go to them first in the future if I need another mortgage.

Lisa was very great to work with She helped to cut down a couple of thousand by beating the competitor price. And able to get it closed in 4 weeks time. The only thing I would like to see with PCF is to make their website a bit more usable and transparent like better.com mortgage.

Recently closed on a standard refinance with Robert and Lorenzo, and it was a great experience. I did not make it easy for them, as I had a very competitive situation with several competing bids, and they were very quick to respond, helpful and ultimately gave me the best rate. Got to the point where the other lender told me they couldn't match the rate/terms/etc and that I should go with Prime Choice (always a funny thing when a company tells you to go with another company) I was very pleased with my experience with Robert and Lorenzo, and highly recommend giving them a shot if you are looking for a mortgage or refinance.

Everyone that has bought a house or refinance can relate at how tedious, and somewhat painful, the process can be. But I have to report that with Prime Choice Funding that was not the case at all. From the very beginning, Michael showed me that I wasn’t just another number to them. He treated me with the upmost respect and service. So I wasn’t sure how to rate them. In my opinion they were a 3.75, if that exists. I recently closed with them on 5/4/2021. The process started out amazing. I had Jose Morales as my loan processor and he was attentive and communicated frequently. He got me a great rate right up front when we started the process in February. Agreed on the rate and then out of nowhere I could not get in contact with him. Called his number and it was out of service, no response to my texts etc. that was for about 2.5 weeks when I finally called the main office, just to find out he left the company. My file hasn’t been transferred and the rate wasn’t locked and now the rates had gone up. My new loan processor Brandon Pratt was also amazing and at first was saying I needed to pay for the rate and I refused and because they had no idea what Jose was/had done, it was a mess. He was very calm the whole time even though I wasn’t and in the end the company came through and honored the rate! They get a 5 for that!! Few more weeks and I get a message from a new loan processor, Aaron. I guess Brandon now owns his own BBQ business and was no longer with the company so Aaron was getting me through the end, which he did. Moral of the story, they are extremely busy as all banks are with refinances right now. If you want something quickly closed, May not be for you. However if you can lock your rate and hold tight for a bit they will come through. Honoring their word and backing their business is A+, being understaffed and the staff turnover and length of time to close were not optimal and causes anxiety just not knowing what’s next. But they keep getting pretty good processors to work there. My advice is to understand the climate of where we are in real estate and refinances and have realistic expectations. If you are patient, clear with what you want, and have the time to wait to close, PCF may work well for you. Overall I could have done without the frustrations along the way but it actually only took 2/3 months to close for me, which isn’t bad at all.

I had the best experience working with Prime Choice Funding, specifically Benjamin Mines! Prior to finding them on one of those websites (nerdwallet or bankrate), I was working with a big reputable bank. However, I realized it was important to "shop around" for the best rate. Long story short, Prime Choice Funding was able to provide a lower rate for my mortgage. However, I think their support and customer service was the highlight of my experience. Ben was able to answer my questions as a first-time homebuyer...and he was always quick to respond to my emails or answer my calls. At the end of the process when I went to sign my closing documents, my escrow officer mentioned that some loan officers are not as helpful and shared how lucky I was!

It was already low to begin with but I did find someone lower; the problem I didn't feel comfortable with the person so that's when I told Lisa and she's was able to talk to their manager to get it lower. Working with her made me feel comfortable and I'm satisfied on the work that she did! Shes a real good person to do business with! If you ever want to do business on refinance your house! With mortgage rates so low, my wife and I decided to refinance our home loan. By far, Prime Choice Funding had the best rate and options for us. With this awful virus affecting everything, the refinance process was a little different and there were some confusing moments, but our lender representative, David Arnold, walked us through every step. I recently completed a mortgage refinance through Prime Choice Funding. The agent I primarily worked with, Adam Cox, was very communicative and helpful. I actually ended up going with Prime Choice because as I reached out to multiple different companies, Adam was the one that was willing to do work on the front end to crunch numbers, explain details, and answer questions. Some other lenders I sought out requested me to fill out and submit lots of detailed paperwork before they would even provide estimates. A couple lenders just kept calling multiple times a day with no other contact. Adam reached out to me professionally in email and text to give me flexibility to reply on my schedule and set up a call with him at my convenience. Part way through the process I had already given his information to some friends of mine, and they are now halfway through their refi process with Adam at Prime Choice as well. THIS IS BY FAR THE MOST DECEITFUL COMPANY I HAVE EVER DELT WITH IN MY LIFE! I decided to apply for a bank statement loan and filled out their online form. I immediately got a call from Todd Nedden. He asked me how much I had in deposits in 2021, I told him around $70k and that we wanted to make a down payment of around $200k. Based on this, he issued a prequalification letter for a PURCHASE PRICE OF $600K BASED ON MY INCOME ONLY. We used this to submit several offers up to $550k. When our offer was accepted, I contacted Todd to proceed. He asked me for my business bank statements and we decided to add my husband’s income just in case. The underwriter issued conditional approval a few days later. In the meantime, the appraisal came in low at $490k, so the loan processor, Bob Linn wanted us to renegotiate the price, otherwise we would need additional $55k for closing. Since we were making a large down payment, I did not understand why we would need an additional $55k, so I asked him to break it down for me. His response was beyond ridiculous (quoting below): • How the loan is currently set up: o Purchase price: $545,000 o Loan amount: $381,500 o Gross down payment: $166,000 o Appraisal shortage: $55,000 o Net down payment: $221,000 Even a third grader can see that based on this calculation, we would be paying $602,500 for a purchase price of $545,000! I don’t know how someone who lacks basic math skills can work as a loan processor, but that was far from the biggest issue. I spoke with Todd, he assured me that we would have enough cash even if the seller refuses to renegotiate the price. We did renegotiate the price, and the seller agreed to reduce the price to $525k. I informed Todd, he restructured the loan, assuring me once again that we would move in shortly to our new home (his exact words). Closing was scheduled for March 18, so on March 15 I contacted them to see if we were clear to close. Todd said he would contact the underwriter for an update. He got back to me saying that the underwriter claims that my husband did not have any deposits since August, so his income cannot be included. That is absolutely not true, I downloaded my husband’s statements and highlighted all the deposits he had since August, proving that the underwriter is clearly wrong. Once this was received, they asked me for a letter from our CPA confirming that he has been self-employed as a driver for at least two years, which I promptly provided. Later that day, Todd informed me that the underwriter rejected my husband’s income. However, he told me not to worry because we can still do the loan based on my income only. The whole process was becoming very ridiculous, but I decided to go through with it because we had already spent thousands of dollars on inspections and appraisals. I asked him for the exact numbers they were using because I wanted to double check the math. It checked out and I was convinced the loan will be approved. The seller refused to extend the closing date, so I asked Todd to issue full approval by March 18, otherwise I would have to walk away. Even at this point, he was trying to convince both me and the LA that we can close next week. On March 18 (closing date), he waited until the last moment to tell me that the underwriter denied the loan because we did not have enough income and reserves! All bank statements were submitted at the very beginning and it should have been clear whether the income is sufficient or not! There have been no changes in our situation since the start of the process, so there is absolutely no justification for the denial after conditional approval! THE WORST THING IS THAT THE SELLER IS NOW REFUSING TO RELEASE OUR ESCROW MONEY ($15K) BECAUSE SHE CLAIMS WE HAVE BEEN MISLEADING HER THE ENTIRE TIME! THESE PEOPLE ARE EITHER ABSOLUTE AMATEURS OR THEY ARE INTENTIONALLY LYING, BUT TRUST ME, THIS COMPANY DOES NOT DESERVE A SINGLE MINUTE OF YOUR TIME, LET ALONE YOUR BUSINESS!

I had an amazing experience with Kara Ramage as my loan officer and David Arnold as my processor. I notified them that my offer to buy a home got accepted because of the rapid timeline I offered the seller and the PCF team gave me the clear to close in 20 days! Kara and David utilized communication and experience to give me insight to the buying process as a first time home buyer. Kara coordinated the necessary steps, timelines, and transaction documents while David coordinated the key, nitty-gritty, details during the underwriting process. Since I was new to the buying process, I had many mistakes. Kara and David worked with me to get the job done right. 10 out of 10 service from PCF. My name is Jeff Ball and my wife and I just recently refinanced with Lorenzo. I just wanted to commend Lorenzo and his team for making this process as absolutely painless as possible. We live in Michigan, so coming across your company, I was hesitant at first. I spoke with Lorenzo at length at what I was looking for and what kind of situation we were in. I shopped around and got quotes from several lenders for a 30-year fixed conventional refinance. Not a single one was able to beat Prime Choice Funding (2.5% interest, roughly 2.56% APR). Of course the other lenders offered to "match" the rate but I went with Prime Choice out of principle since they offered me the best deal first and I think all lenders should be putting their best foot forward. The process took extra long due to all time low rates and backed up volume of applications. Just finished refinancing two properties with Prime Choice Funding. I did a fair amount of researching on mortgage companies. I went with Prime Choice Funding based on the reviews from several sites & after working with Brighton Truax for several months. Brighton won my trust by not pushing a refinance early (wasn't a big enough change from my recent rate). After several months the rates had dropped further and I went forward with the refi. Brighton Truax and Bob Lin at Prime Choice were great. They kept me informed along the process and responded within hours (usually minutes) from any questions I had. Ms. Cervantes was extremely helpful and, unlike several mortgage brokers I have dealt with, took full responsibility for smoothing our application's way through the underwriting process. I’ve bought several houses, refinanced many times, this one was the best experience of all. It was entirely because of SYDNEY. Honestly this Refi was the most difficult, weirdest requirements from the underwriter, (ie we want a copy of your adult son’s special needs trust!), but through it all SYDNEY was amazing. Exceptional customer service beyond what anyone would expect. Once in awhile you find someone truly moving in their gifting, SYDNEY is! And she got me a 15 year Refi at 1.87%!!! I would recommend her (and Prime Choice, because of her) to anyone. Hand on the heart—You won’t get better service, with an impressive work ethic, from a kinder person.

Prime choice funding did an excellent job funding my home loan. Julie W did an outstanding job organizing the process and communicating to me what i needed to accomplish in a timely manner for the loan to go thru. Deceitful and dishonest lender. Stay away. Was lied to from Day 1. I specifically asked if there are any origination charges and was told no several times. Then I get the loan estimate and I see $1,500 worth of origination charges. Original lender credits were over $3K. On the Friday before Labor day weekend at 8PM I get an email that I have a new loan estimate. In this new estimate the lender credits were CUT IN HALF. This happened even after I had in writing that the original lender credits would be honored. This company could care less about the mortgagers. All they care about is how much money they are making on your loan. They will lie to you straight in the face - and then even when you have it in writing tell you they never lied to you. Complete disgrace.

In 40 years of purchasing property and refinancing them so I am very familiar with the process. Prime Choice Funding is by far the best experience I've had. Their agents, in this case, Tim Cook and Melany Younathan, were knowledgeable, available throughout the process, and efficient. My financial profile was complicated with multiple properties and loans, which cause many lenders to decline and take more straightforward cases. Tim found a way and Melany made sure the documentation was clear. I always felt they were working on my behalf and not trying to eliminate my application. I just finished working with Scott Twombley and Chrystal Mayhugh to refinance the mortgage on my primary residence. The rate was the best I could find, I appreciated that Scott was a straight shooter. I would give 5 stars if it wasn't for the fact that multiple Loan Estimates and even the final Loan Disclosure failed to include an important lender credit. This topic had been discussed several times, and I felt it was fair to expect that the broker would check the forms for accuracy before asking me to sign. To their credit, the error was quickly resoled each time it was found. That all said, I'm not shocked to have encountered some errors during a time when so many mortgages are being refinanced due to the low interest rate environment. With so many loans to close, humans are bound to make some errors. As long as you do your homework and understand what you're signing, I see no problems working with this broker. I would definitely recommend them to a friend given their responsiveness and flexibility. Their rates were fantastic too!

In the last year, we've had THREE refinances with Prime Choice (two for our home, one an investment ppty), and all were positive experiences. We compared rates with other lenders and Prime Choice was always very competitive. Our Loan officer at Prime Choice, Lorenzo Kyritsis, is very professional and knowledgeable about the entire loan process. He gave us all the info we needed to lock in the rate and fees up front, so we knew exactly what our loan closing would look like. Even though our loans seemed to take a while to get done, Lorenzo never failed to get back to me quickly on any questions, or the status of our loan. And most importantly, we always closed at the rate/fees that Lorenzo promised up front. Also very helpful were the Loan Processors team - especially Chrystal Mayhugh. She is friendly and efficient at letting us know exactly what she needed to get the loan through underwriting and throughout the process she answered our questions and kept us aware of the loan status. And when it's time for the closing/signing, Prime Choice sends the Notary to your house whenever it's convenient for you - couldn't be easier! Very good experience. Worked with Mike Faley (and his support staff pre & post close). It was the 4th or 5th mortgage lender I'd worked with over 3 or 4 months and the first and only with whom I closed on the refi. All the others fell thru in process for one reason or another, but no show-stopping impediments with PCF, no penalties for declining escrow on property taxes and/or insurance, no upfront "lock" fee, and the lowest title related fees going using large reputable title agencies and insurers. Pretty seamless, very economical. I do recommend.

WORST EXPERIENCE EVER! They never gave me a good overview of the process, taking a really long time, asking for additional documents every once in a while. I had to contact them repeatedly to understand where we are in the process and if they now had everything that was required. I started getting worried, if I would still get the rate they had locked in, but they assured me that it was all on track. They told me not to pay my old mortgage for March, as they were covering two months payment during the switch over. Even into March, there seemed to be no more progress and finally I got a call from debt collectors. Clearly this was not working! When I called Prime Choice, they told me that my loan officer had left the company and that they would assign a new loan officer who would call me. Never did. Meanwhile I was informed that my loan lock had expired. So I would not get the rate that we had locked in. I gave it one more try and called the company. Again they told me that a loan officer would call me back. Again that didn't happen. So thanks Prime Choice funding for: - Not delivering on what you said you would provide - Making me waste a whole bunch of time providing documents to you - Making me pay my current mortgage late, resulting in late fees and a lowering of my credit score - Wasting so much time that now I missed the window to take advantage of the good rates (they have gone up considerably since)

Brent Morris Cane was my loan officer at prime choice funding and he was incredibly amenable to helping me get the best loan offer possible. I had some reservations about moving forward in the process since my co-borrower had not yet finished filing taxes for this year and Brent was patient and knowledgeable and highlighted all the options that Prime choice provided so I can take advantage of the low rates they were offering! He was always willing to answer my questions and offer help. He was easy to reach and always got back to me in timely manner. He has excellent customer service skills and even though our interactions were through email and phone, it easily resonated that he was a good person that cared about helping his clients. He is clearly an asset at Prime choice funding.

Going through the loan process whether it's for a refinance or new loan is stressful. When you look at these reviews and see a few bad ones you think that it won't happen to you. Be aware that Prime Choice Funding will tell you anything to get your business, and will treat you like cattle once they do. I went with this company because they said the loan would close in under 30 days, I wanted to close before Christmas. Today is 3 months, and they keep finding ways to add charges here and they're. Getting answers is like pulling teeth, but when they do, we're always closing soon. They have broken everything they said to get me to sign. I've already paid for an appraisal so I have been hanging on to get this done. After checking quite a few places everyone has pretty close to the same deals, do yourself a favor and avoid Prime Choice Funding for your own sanity. If I can help one person not go through what I'm going through writing this review was worth it.

My recent re-fi with Prime Choice Funding has not only been the easiest re-fi I've ever done, but I have NEVER met a group of people so responsive to my needs. First and foremost, this has been, by far, the most professional group of individuals I have ever dealt with in the mortgage industry. So many times people in this industry will tell you what you want to hear in an effort to obtain your business. This was not the case with Prime Choice. Every bit of communication with Prime Choice was via email, with the exception of the first contact. After that, all of my emails were answered within the same day, usually within 2-3 hours. At the onset of my loan process, I was promised that the loan would close prior to the end of January and it did. Documents were exchanged via email and, with the exception of a notary at the final document signing, there was no physical contact with any of the loan officers. Given the current pandemic, this was especially important to me. There had been some speculation that interest rates may change. Bit. because of the speed with which this team worked, my interest did not change and I was able to obtain my percentage amount goal. Overall, I felt that I (and my financial information) were treated with the utmost respect. I was not oversold on loan products and I was not dragged through the mud in an effort to meet some loan processor's "pie in the sky" loan amount for me. I completely and unequivocally 100% recommend Prime Choice Funding. They are the gold standard in the mortgage business.

I’d like to say my loan officer David Nguyen is really very nicely patiently professional to me. Because for my experience , I have to be deployed for the military exercise. During that period, David tried his best to lock the low interest rate for me for 30 days, even the rate is up a lot when I come back. I really appreciate David as my loan officer let me get so low rate.

I highly recommend choosing Prime Choice for your mortgage needs. Zack Seither and Trianda Migenes who processed the loan were so easy to work with as we refinanced our home. Zack provided options for various interest rates to reduce our monthly payment and which rates were best for our timeline for owning our home. The application was all digital, quick and simple. Trianda worked through the underwriting process and the notary came to our home for closing. There are a lot of firms offering to refinance but I found Prime had the best rates, least intrusive approach, highly capable team and super simple closing.

Please stay away from these people. They called me every day to get my business. Once I sent them the documents and signed the form for credit, I never heard from them. Don't get me wrong, my credit score is above 800. These people have absolutely no ethical values. I will complain to the real estate department. I'm suspicious that they may sell my personal information to take advantage of my good credit. We will see!!! And this is what I received from them 4 days after requesting to lock the rate: "your loan is currently not locked. The Friday call you made did not reach me in time to lock on Friday. I was out of the office by 1:00 on Friday and did not receive your request. The market is currently higher so we will need to wait for the rates to settle. "
