I feel compelled to offer this review of the support that my wife and I received from Mike Corgiat from LM2 Investments. We have moved from Phoenix to Prescott Valley, AZ in recent weeks. Our home in Phoenix was paid for and we wanted to move as quickly as possible to find a home in Prescott Valley. The real estate market in Arizona being as insane as it is, we had little worry about selling our Phoenix home but making a winning bid on a new home was going to be a challenge. We wanted to be able to make a cash offer without a contingency but we didn’t have that kind of cash on hand. A real estate agent referred us to Mike for a hard money loan, a new concept for us. Mike provided us with a letter stating that he would quickly provide cash for our home purchase. This enabled us to make a winning offer on a home. We never did receive any cash from Mike and LM2 as it was never necessary. From the outset Mike always had our best interests in mind. Keeping in mind that we had not engaged in a real estate transaction in twenty years, Mike offered us sage advice and suggested we would be better off trying to coordinate the closings on the two homes so as to avoid the necessity of receiving the loan from LM2 and thus saving a substantial sum in interest charges. However, he stood steadfastly ready to provide the necessary infusion of cash, at a moment’s notice, should this not be possible. Fortunately for us, we were able to time the closings and fund our new home with the proceeds from the sale of our former home. Mike offered us the benefit of his experience and expertise despite never realizing a dime for his efforts. We realize that Mike’s business usually involves more substantial clients than us but he looked out for our interests just as if we had been much more important customers. This speaks volumes about Mike’s business ethic and integrity. I could not recommend Mike and LM2 more highly.

I am always cautious when dealing with hard/private money lenders. Too many of them lack ethical constraints and attempt to maximize profits at the expense of their customers. Many will often agree to terms, only to change them at the 11th hour when it's too late to change course. Others will take aggressive foreclosure action at the first sign of difficulty. For these reasons, the industry has earned a reputation for shady practices. This is why I've been so impressed and pleased with LM2, and in particular, Mike Swerlyk. They clearly have a long term approach that maximizes relationships over short term profits. I've done multiple deals with LM2 now, and Mike and company have always operated with the highest level of integrity - doing exactly what they said they would do, exactly when they said they would do it. They've been flexible, straight forward, and patient in all of our interactions thus far. To give a specific example, I brought a deal to Mike recently that required a fast turn around time -- one week. I met with Mike at the property the day after my request and we discussed the terms on site. During the conversation, I misheard one of the details and inquired about it when I arrived back at my office. To be clear, it was 100% my mistake. Mike was clear and I just misheard. But because of Mike's commitment to integrity, he lowered his fee a bit to make up for my misunderstanding. Again, let me reiterate, it was 100% my fault. But Mike was so concerned at even the hint of a misunderstanding that he made this concession as a gesture of good faith. It didn't make a big difference, practically speaking, but it make a huge difference in how I continue to perceive Mike and LM2. I hope to do many, many deals with them in the coming months and years, and I would recommend them without hesitation to anyone looking for a finance partner that is quick, honest, and easy to work with. It’s up to you/us to determine the Integrity and Character of each person we meet to decide what’s next!! That said. The first moment I spoke to Mike Swerlyk over the phone he is a rare find!🙏🏼 This guy was super intellectual about everything we discussed, “which was me testing him to make sure he knew what he was doing 😂🤷🏼‍♂️💯” He didn’t speak to much trying to sell me on him or his company or any bs!! Was up front about fees, points, rates, etc…… 👌🏼 He has been as REAL as they come since day 1 of me starting up the family Real Estate business. There’s always a energy about someone when you first speak with them, in person , or on the phone!💯 Long and the short I could go on for at least 6 more hours 😂 but I won’t…😁🤷🏼‍♂️ I’ll keep it sweet. The very first deal we did just based off of a hour or so long conversation. This guy got a deal done for me that another lender backed out on at the VERY LAST MINUTE! 🤔 Even though that in particular lender said they would loan the money and guaranteed it to happen, but didn’t! It was less than 24 hours to close the deal or I would lose my nonrefundable earnest money! However it wasn’t just the money it was my integrity! Committing to the seller that I would buy the deal from them! Of course I didn’t want to lose $5000! However the most important thing was I told the seller that I was buying the deal and I wanted to make sure that it went through 100%! Especially being a little Newer in the business at that time. So when I explained that story to Mike he could relate 100% after several other stories and scenarios in that long first conversation. This guy funded the deal within 24 hours, 🤔👀💪🏼🙌🏼💯🙏🏼which I praise them for till this day! It was a tough deal on mobile home park to be exact , lol! Yet this guy had so much trust in me from our initial conversation and believed in me because of the things we spoke about! He made it happen! So from there on out I knew he had my back and I will always have his! 💯 We have a great relationship now and always will be great friends/business partners! Great thing is, it’s not just Mike Swerlyk, it’s the whole FREAKIN Team there at LM2!!! For real!!! 💯 The WHOLE TEAM!! Lm2 is the most efficient down to earth lender I’ve ever had the opportunity to work with. If you have these needs in my opinion there’s no question they are the most reputable honest folks in the business.
