This review reflects our experience with Susan Burkholder at KBHS. Susan is honest, kind, funny and exhibits a level of professional behavior and integrity that can be lacking in her industry. I wasn't always the best customer for Susan and we certainly had animated conversations about our overall home purchase, but Susan was a delight to deal with and honestly one of the best people that we have had the pleasure to deal with as we bought our first home.

I was in the process of buying my first new home with KB Homes in Meadows of Oakleaf aún Jacksonville FL, unfortunately due to the increased higher rates, I was no longer able to qualify, and KB after telling me if my loan approval fell they would return my binder back, they decided not to. I do not recommend doing business with a company with lack of transparency like them. Save your money and go somewhere else.

As first time homebuyers there were a lot of new experiences for my family. Carol Trice, Hope Fisher and the rest of the team at KB were very helpful in explaining to us how to best go about closing on the loan. We would definitely recommend anyone to them who are looking for a new build home.

The buying process can be tough, long, and emotionally trying for some; myself included. The team at KBHS made things as smooth as they could and were there for me every step of the way with solid guidance and exceptionally fast response times to calm my overly anxiety mind at times. We had a great experience with all Kb Homes consultants . The sales representative Anthony was exceptional and always helpful with any questions and worries we had. He was always a phone call or text away and a very pleasant and positive attitude. Valerie was very friendly and ready to answer any questions. She was so helpful when it came to the whole process. A great overall experience for first time homebuyers during the pandemic.

First of all, I want to acknowledge the fact that 1. KB Home Loans ensured that they will match any other competitive rates that you may have qualified for and 2. The key differentiator to go with KB Home Loans is that once you have locked in your rate, they will ensure that if you slipped your closing dates with the builder, KB Home Loans will work with the builder so that you don't get 'dinged' for the daily lock-in charges. Having said that, Vivian who was my loan coordinator, went out of her way (including during her days off and weekends) to answer any questions that I had and she hand held us through the entire process from application through the closing. I do believe that KB Home Loans and Vivian Phung is THE BEST combination you could have during your enduring days of buying a home mortgage. I highly recommend Vivian Phung for all your mortgage/re-financing needs.

KB Homes and their ambassadors are so nice and home buyer friendly starting from scratch till date - their smile never changes and courtesy never faded from the day one till today - even after the purchase of their home. Like to mention their brand Ambassadors in specific who made My Journey a smooth success are Belinda, Terri and Scott!!! :-)

Bobby and his team are awesome! Kept in close contact and were always quick to respond to any questions or concerns. Made the process go smoothly. Would highly recommend to anyone. TY Bobby!

The entire process with KB Homes was exceptional except for the experience we had with our loan officer. We are giving one star because that's just how bad our loan officer made us feel. He seems knowledgable but does not have it in him to admit misinformation, does not have patience to explain processes and does not answer concerns without becoming frustrated or being condescending. We could not even receive a genuine goodbye from him when we thanked him and told him we appreciate his help, and to have a great night, just the same response every time of "okay, bye." You might want to consider another lender, if purchasing a new construction home with KB homes.

As first time buyers there was minimal information, or guidance throughout the process. When asked to supply documents or requested items we did so. Weeks or months later we were being asked for the same items. Our questions and emails went with no response many times. Communication within the department and between other departments that was needed was extremely poor. The process was more of an annoyance than anything. My husband and I agreed we would trade in the lender credits for a different lender altogether. We were pre-approved with another company and the customer service and follow up even after telling them we went another direction was so much better. We were truly treated like customers rather than “just another build” with the KB team.

We had a Great Experience with everyone on the KB Home Team. Everyone was understanding and made us feel very comfortable with the entire process.

Process going thru KB loans was an easy process. Loved the easy portal they have and my loan officer Brett was great to work with. He was always there to answer questions.

Rui is not just a great loan officer but a gem of a person. She is clear in communication, honest and very responsive. This was my first time buying a house and thanks to Rui for answering all of my questions very clearly and never pressuring me to make any decisions. Sarah was great!!! She is definitely a fighter and is all about her clients. Very professional and always available. Kevin, Brad, Heather, the construction managers, and the whole team were excellent. The process with KB was pretty smooth. No complaints! Highly recommend.

Originally my wife and I had Kiel as our loan officer, during our time with Kiel nothing was getting done. Nothing was being explained to my wife and I. To better explain what my wife and I were dealing with would be equivalent to buying something without know what your buying., Then Dahlia came to town and changed everything around and saved the town. She picked up the slack from our previous loan officer who wasn’t any help at all. Dahlia was available for all questions my wife and I had, she came in and saved the day. During our time with Dahlia was a breeze because she handled her business and kept my wife and I informed of the whole process & She was pleasant to talk to. We wish that she was our original loan officer that way we wouldn’t just be thrown to the wolves. We didn’t even get to pick which loan we wanted to go with as far as FHA, conventional, VA,” & others. We basically went with a loan what Kiel felt was best without explaining why that option was the best option to go with Kiel was terrible. If you sign with KB Homes immediately request for Dahlia, you won’t regret it. She deserves a raise. If my wife and I were dealing with her from the beginning I would have rated KB Homes with a 5 star instead of 3star. Once again thank you Dahlia for all your help.

As a first time home buyer, I really do not have any idea on how to go about the process of purchasing a house. The first lady who assisted me was not really that encouraging and helpful. Each time I needed an answer it take so long to get it. Closing estimates received had different amounts the same day (email vs portal). Mismatching files when requesting information. It seems like they don't want you as a customer, do not paid attention to documents sent. Information was always one step backwards.

Mayra was amazing! She always responds whenever we have questions. Her and Tracy made the whole process super easy! As a first time homebuyer I would really recommend Mayra, she will guide you step by step of the way!

The process wasn't very first time homeowner friendly. Most of the information was expected of us to know already throughout the whole process. Easy to take advantage of naïve buyers. My initial loan officer was switched without me knowing. I was trying to contact her for weeks about a payment that showed up on my dashboard. She never responded because she didn't work there anymore. No one told me about this until things were going past due date. The new loan officer was fine, but why wasn't I contacted earlier about this switch? When we asked to change the down payment, she was very hesitant for us to do so, like it was a hassle. She also told me to call her at a certain time and then when I called her, she was on her lunch break so I had to wait for her to get back to the office. All she seemed to care about was the survey, asking me to give her all stars, but it didn't feel like a full stars experience.

The process from start to finish was very smooth and easy for this first time buyer. Jacqulin Simmons was very helpful and patient. I had so many questions and she was there to answer anything that would pop up daily. I appreciated all of her help and glad to have someone so kind to help me. If you’re buying a home from KB, please I beg you to do yourself a favor and stay away from doing your loan through their KBHS lenders. You might asume that doing everything under the KB umbrella will save you some headaches but it’s the completely opposite. Their finance loan officers give zero guidance and when they make mistakes, you as the customer will have to roll with the punches and pay for their mistakes (literally you will pay money for mistakes their loan officers make). I’m a realtor, and financing my home through KBHS has been the biggest mistake I did throughout the whole process.

My experience started with the sales agent suggesting KBHS home loans.The process was nice and smooth initially and going according to the plan.In between there was a change of loan officer and the manager and I had to explain every single detail to them right from prequalification amount to the down payment.Once I was able to sort with the loan officer about my qualification, it boiled down to rate lock.I would give a 100% of the effort put in and some creative offering in matching and provided me the best rate possible.Again there was a change of loan officer and then it all boiled down to closing.I was able to close my loan successfully within days and was able to close loan earlier than expected.I would have given a rating of 5 if they had not had a bumpy ride in between.

Neal has been exceptional in the home loan process. He was very proactive in helping me as a first time home owner, and was very patient in explaining concepts and things I did not know. He went above and beyond in his help, and made the process as smooth as possible for me. Despite being switched with a different officer in the middle, Neal continued to be active in calls and keeping in touch, something I really appreciate. I'm sure experiences can vary depending on the loan officer, but Neal was definitely extremely helpful.

KB Homes from the sales and selection side of things was a good experience! However once we were handed of to their home loan division, contact was practically non existent. We had to reach out to our loan officer inside 30 days of close to discuss our rate options with him. His assistant lack of attention to detail was very frustrating. This should be a good experience but when constantly providing the same documentation and the same contact information it gets a bit frustrating. We had to repeatedly ask for the cash to close amount and were finally provided with that information at 3:00pm the day before our close scheduled for 10:00am. Now despite their ineptitude, had the cash not been transferred as a result of THEIR delay, our close would have been postponed and we would have been fined for missing the close date that THEY set!

I highly recommend Buying a home with KB Home they have an amazing team from realtor Christian Montes really made this whole journey very pleasant. I am very grateful for all their hard work! I would recommend shopping around for other loans before settling with KB. Incentives promised are difficult to obtain and you will likely have to buy your interest rate. We were quoted much better rates elsewhere, but closing would have been delayed and we were stuck between a rock and a hard place. Shop around!

Typically, he is very busy as he is processing about 15 loan applications, but he found time to communicate through emails and texts. Richard and the underwriters are terrible and asking useless questions that are beyond reasonable. They are incompetent and not trustworthy. Wasted my time and denied my loan because I was making excess income and then because I wasn't making enough hours. I mean it was ridiculous. Thinking buying a KBHOME using their lender would go smoothly, but I was so disappointed. Thank God American Financing pulled it through without asking me useless questions. You are not irs or my parents to tell me how many hours I should work.

Horrible customer service. The process is way too long. They have an unreasonable amount of paper work they supposedly need, that the lender I used did not need. The rates were not all that great, I got a better one through a traditional bank. They are dishonest. They call you weekly, even when there is nothing new to report, which I found annoying. It normally does not take 5 months to get approved for a loan, but with them, it seems to.. They really push you to use this lender, but if you want to save time and stress, I would recommend using a more traditional bank.

It o could give zero stars to KBHS and KB I would. My experience was horrific from start to finish. The misinformation from sales to management is the worst I have ever seen. Diana Dibble is the only one who deserves any recognition for even trying to reconcile but even after all the craziness I experienced I’m still not sold on this company. I would love to say my first home buoying experience was great but unfortunately it hasn’t been. Even the workmanship on the house is below average to average. With a new construction you would expect better than this. KB and KBHS has truly let me down this whole experience.
