In 2019, my wife and I went to visit a competing broker (that I will not name here) and left that meeting heartbroken. We were told that we were so underqualified for a loan that it wouldn’t even be “worth the time to file the application.” We had just been married, so we knew that we might not qualify for much, but that was harsh to hear as bright eyed and excited newlyweds. We asked that broker for advice...and were given little to nothing. No advice, no direction, no game plan, not even a goodbye as we walked out the door (at least not a good one.) We learned that unfortunately this is common for First time home buyers to be written off in this fashion. FTHB’s require a lot of extra work, and you may wind up doing all that to find that they’re not ready to qualify for any amount worth considering. The broker we had tried was notorious for ignoring first time buyers...which we discovered in summer of 2020 when we called and emailed to try and meet with again and were ignored. We were pretty upset, as this broker came highly recommended from a family friend, and they weren’t even giving us the time of day. During that same summer, one of my best friends bought a house right on the front end of the pandemic, and it was gorgeous. I asked him for some of the details of how they got things put together and was told about Nathan with Honest Mortgage. In December of 2020, my wife and I looked at our financial situation, and said, “let’s give this thing another try.” We got Nathan’s information and called him probably a few days/weeks later. Nathan was the day to that previous broker’s night and was invested in us getting started in the home buying process. After a few meetings, some emails back and forth with Amy, we were approved for $X. We were absolutely stunned, and had to ask, “is this for real?” Amy fired back with a very re-assuring email that, “Yes, this is for real.” Going from being told that we weren’t even worth filing an application to $X was amazing. Even better, was a few weeks later we were looking at a home that we knew we might have to go to $XY, and we asked Amy what we’d need to do to qualify for that amount. We immediately had to ask, what did we do in just 2 months to be able to jump up $Y for our Pre-Approval like that? She shared with us that we were actually qualified from that at the start, but Honest Mortgage has a principle of not showing you your “max” pre-approval but getting you pre-approved for the amount you are looking for and would be comfortable with. This was great, as I’m impulsive, and if they had told me that we were able to get such a high loan at the front.... oh boy, my wife would have not been happy with the extravagant houses I’d be asking her to go see. Anyone who was looking for a house to buy in 2021 knows what an absolute nightmare the real estate market was, so we were looking for a long time, and we finally landed on our current home. We’d already done underwriting for another offer that fell through a few months prior, so we were all set to close in about a week after our offer was accepted. Our realtor was stunned, as this was the “fastest underwriting I have ever seen in my life.” And we were able to close early, even with a few setbacks from the inspections. I write this review sitting in my office in my new home, and I could not recommend a better mortgage broker than Nathan and his team at Honest Mortgage. Especially if you are a first-time buyer!
