Worked with the Vance team on a cross country move and home purchase. The team was flexible and responsive in the lead up to our house offer. Once we had an offer in place, the team immediately got to work, mapped out our timeline and provided us Tuesday update calls each week to ensure we were on track. The team closed within our contract period and was upbeat each step of the way. Great team to work with and would highly recommend them!! The loan terms were also fair and competitive, we did not need to shop around. The mortgage firm had great software as well for uploading documents and reviewing loan estimates.

Great team, very professional, but very expensive. Make sure you shop rates, their initial term sheet was over $6,000 more in just upfront loan fees and the rate offered even after buying points was .5% higher on a 30 year fixed than what I ended up going with ($35,000 in savings over the life of a $350k loan), but I know if I spent more time negotiating with them (didn't have time) they probably could've come closer to what I had. The first term sheet they give you is guaranteed not the best they can do so make sure you shop around (like they ask you). They'll come down a little bit if you just vocalize that you're shopping around, but if you show up with an actual term sheet from a competitor they'll fight a little harder to keep you. Just make sure you are early enough in the buying process to actually have time to do that.
