Karen and her team exceeded all my expectations. They were so responsive with my calls, texts and emails. They were able to match or beat any rate or incentives given by other lenders. We were building so our close date was unsure and kept moving. They were able to lock our rate for over 90 days so we could keep our rate as the FED was rapidly increased rates. We closed with a great rate and had a really good experience working with Guild.

Karen was very friendly and guided us through buying our first home. She even recommended a great realtor so the whole process was easy. I feel like we had a million questions but she was always available to answer them and never hesitated to help us. She'll do whatever it takes to get you into your home!

I HIGHLY recommend this company over every single other mortgage company around. It saddens me that someone was so mad about their closing date being delayed that they felt the need to tell their friends to write bad reviews here. Let me tell you, these people work their tails off making sure every single customer gets the best deal and their loan is accepted. These employees are so determined to make sure everyone gets quality service and all the required steps are completed as soon as possible, that they stay late after work, working a ton of overtime! These people care so much about their customers that they sacrifice time in their breaks or lunch time so that they can ensure everything is taken care of. I just got a loan through them. I snagged an awesome interest rate and got an amazing deal! I didn't even know if I would be able to qualify but they worked through it and gave me some excellent options. They were on my side and were able to make things come together in the end, just like they've done for so many other people that would have trouble qualifying for a home loan anywhere else. These people are EXCELLENT. Please be patient, because the results are absolutely worth it. <3 Five hundred thousand stars to this company!

Karen was AMAZING. I am not being dramatic when I say that nobody could work with our tricky financials but Karen. After trying to work with many other mortgage companies and they couldn’t figure it out, Karen took us on confidently and got the job done. (We wish we would have started out with her!). Karen & her team were always there to answer any and all of my questions without making me feel like an inconvenience. On top of all of that our mortgage is set up in the best way possible. We will without question be using Karen and her team for any and all future investments!

I purchased my home with Guild Mortgage and Karen’s Team. They took care of pretty much everything for me. I had wanted to buy a home for years but was so afraid of the process. After meeting with Karen the first time, all of my concerns were gone and within weeks I was a homeowner. Now I send all my friends, family, coworkers, I will even recommend to strangers on the street. They are amazing! Every person I spoke to and worked with made this an amazing experience.

I had originally gone through Guild mortgage for my home purchase and the entire process was very smooth and went well. I expected the same results when I went to refinance and felt like they even exceeded my expectations. Karen and her team are very well knowledgeable on the home buying/refinancing process. They were able to get me clear, concise, and extremely timely information and updates throughout the entire process. I was able to begin the process pretty much the same day as I initially reached out and contacted them regarding the refinance. I was even able to close nearly 1 month before anticipated. I would definitely use them again for any home purchase/refinance.

We've used Karen and her team on our 3 homes purchased in Cache Valley over the past 12 years. They've been extremely helpful in answering any questions we had in a timely manner and have always had the best customer service. We've referred them to others numerous times and we plan on using them again on any future homes!

Communication has been horrible. Before I had Karen’s direct number, I would call the office and leave a message with the secretaries and rarely would get a response back. Since it was nearly impossible to get a hold of her this way, I finally was able to get her direct number. But even when I would call and/or text her directly, I wouldn’t hear back from her til the very end of the day or til the end of the week when clearly nothing can be done over the weekend, putting us that much further behind. It is apparent that we have never been a priority. We haven’t been informed or aware of changes or anything til we contact her and ask for an update or why the closing date keeps getting pushed back. And then we continually get excuses that should have been dealt with days and even weeks prior. Had she have been on top of things and we had been made a priority, these things could have easily been resolved earlier instead of her telling us that she just found these things out and is now getting to work on. Overall working with Guild mortgage and with Karen has been nothing but a bad experience for our family. We’ve bought and sold before and didn’t experience anything like this. We tried to give them the benefit of the doubt with the pandemic going on but we have many friends, family, and realtors that are also currently buying and selling and we have spoken to them as they are also going through this process now and they haven’t experienced anything like this either. It has now been over 3 weeks since our original closing date and Karen told us that we would close at the end of the week, but is again saying it could take longer and will probably go into mid next week. Our realtor, the seller’s realtor, title company, inspections, everyone else has done their job quickly and efficiently and the hold up is always with Guild mortgage. I have warned my family and friends who are looking to buy now and in the near future and want to warn others so that they don’t have to go through the painful and grueling process we are currently stuck in dealing with Karen Nielson and Guild mortgage.

Karen and her team do a great job. You’d be hard pressed to find someone as committed to customer satisfaction and commitment to their product as Karen. I’ve had 3 mortgages through Guild, and highly recommend working with Karen.

The staff at Guild are always prompt to my questions and requests. I'm certain the level of service goes even further to their clients. I work more as a partner with Guild Mortgage and am an insurance agent, but I can attest that Alison, Eileen, Karen and other staff have shown nothing but kindness and professionalism over these several years!
