This is a great, honest mortgage company I'd recommend to others. Kenny and his team made it possible for me to get my very first house (and with less stress)! It was a fairly easy and simple process. Kenny is a great guy who really cares about his clients, and it was a pleasure working with him. So glad they were recommended to me!

Highly recommend Kenny Slavens with Flat Branch. He helped me with my home loan, this was my first loan process and it was a little overwhelming at first. Kenny talked me through each step and answered my endless questions and put me at ease.

We were SO happy with our choice of Flat Branch. Michelle O’Rear is outstanding!! She answered every question in great detail and always kept us in the loop. Michelle and her team are professional, courteous and so kind. There was never a moment in our home buying process that we questioned where we were at. As a first time home buyer I was incredibly impressed and we will be going back to utilize Michelle & team in the future!

It is really frustrating when they tell you that you are pre-approved. Then send a pre-qualification letter. Then on your initial loan disclosure they have your % down payment wrong. And they forget to include the details from your signed agreement with the sellers about closing cost payment. Then you get the excuse "the closure changed" rather than fixing the issue. 4 days later you get your rough draft from your final loan disclosure and the information is STILL WRONG! then it takes you about 4 hours of extreme stress. Not to mention you get your final disclosure less than 3 days prior to closing. Despite asking for the final disclosure more than 3 days in advance. Because it's 100+ pages and you actually want to read the legal document. I will actively steer people away from flat branch and I plan on filing a complaint with the BBB about these issues. This is a big purchase and it should be handled correctly. Not just pushed off because "I'm in a meeting". No one cares about your meeting! They care about their $200+k purchase on a home. We only went with flat branch to try to get the down payment assistance program, only to have our loan person ACTIVELY DISCOURAGE us from using this program - which for us would have been free money. We are about 80% this was about to be a SCAM that we caught and we should report the company for attempted mortgage fraud for trying to swindle us out of an additional 2% down payment and circumventing the program they claim they are "the top lender" for! This was the worst experience for me. I believe I actively have lost years on my life for the stress I dealt with. I will never in 100,000,000 years recommend this company to anyone. Not even my childhood bullies deserve this treatment. Not even professor Umbridge. Or Voldemort deserve to have to work with this company. Ever! In addition, our loan person constantly talked about how she just bought her special vacation home - that's great, I don't care that you can afford a second vacation home, I care that I can afford my home. Stop talking about your own homes! And on top of that, this was the only lender we looked at that caused a big stink about me needing security clearance. I spent 3 weeks contacting person after person at my company to find ANYONE IN HR OR HR HISTORY who has encountered such backlash from an underwriter. It was ridiculous. And then it just went away with a phone call? Why wasn't that tried earlier. I think flat branch really wanted us to walk away from this sale and I definitely felt that. If I could go back in time, I would slap myself for even considering this company and pick someone else.
