My husband and I applied for a VA home loan with FILO Mortgage based on the suggestion from Credit Karma. After researching many different companies and rates, FILO had the best offer. The process was simple, we were able to upload documents and pictures of all our information that was needed for the loan application. Allen and Miranda worked diligently on our behalf to get us approved and we were able to close 10 days early. We were satisfied and thankful for all of their hard work. We would definitely recommend FILO Mortgage to anyone in the market for buying a house!

Filo's team was totally professional. Filo did not have one of those phony teaser rates advertised in order to get you to apply. They provided the lowest rate I could find and with no points. They actually reduced what was already a low rate about halfway through the process. That said, getting a mortgage is not just about rates, it's about service in finalizing the mortgage. Amanda began the process and then had Rachel assist in pulling the documents together for the underwriter. The whole process went very smoothly. Lastly, this was the first time I ever did a mortgage with a firm that was exclusively online. I was a little leery. But what made me make the plunge was that its CEO answered every review, including the negative ones. I liked that he had one of two responses: 1) Politely pointing out where the reviewer had made a mistake or misunderstood how a mortgage application is processed --- a somewhat detailed, complicated process. 2) Actually admitting Filo had made a mistake and remedying the situation. I might also add that positive reviews far outweighed negative ones.

The entire refinancing process with Filo Mortgage and my loan officer, Daniel Fitzjerrells, was very smooth. Daniel was extremely knowledgeable, attentive, and patient from beginning to end. Yes, there are a lot of backing documents required by the underwriters, but the Filo system makes it very easy. I highly recommend Filo and Daniel to anyone looking for a mortgage lender.

Started great, loved the info and conversation. Unfortunately, Rebecca Hirsch seems to have a problem responding to messages or answering the phone. I filled out the app and had an issue adding my wife to it. She responded that she would be able to do it for us. I had been trying to contact her about what else is needed or if there was an explanation needed on my part. No response. I sent her a message the next morning and said the app was in line. Again I asked if anything was needed. Again, no response. I figured she was busy. Sent a follow-up message many hours after about an update. She responds to both messages. She said I won't have a response till the next afternoon. Again just probing the communication line because it seems there is a problem. I asked why it was taking so long because of what is said online. She responds with "if you want to look elsewhere you can". I asked if there was a miscommunication happening because messages always seem to be misinterpreted. This is why id rather have a conversation over the phone. She then proceeds to explain that she has other borrows she works for as well. So I went ahead and canceled even trying. Very unprofessional on how it was handled.

The team and FILO was a pleasure to work with through this process. I have my own business and you know how hard it can be to provide the information needed for them to approve the mortgage. Unlike at PenFed they knew exactly the information they needed from the business to support the loan and were very efficient in going through the process. Joshua Watson and Ivy Vasallo were also very helpful in offering mortgage options based upon my financial and personal goals, insights I would not have had on my own. Overall this was an excellent experience, looking to Refinance I'd suggest you start at FILO.

I appreciated this greatly as I began the process over a holiday weekend and worried that things might bog down. However, everything moved very quickly to the final step.

Don't wait your time.They seem like an awesome and super easy company to work with, their process is easy, however, they are a small lender and they will deny your loan for no legal reason what so ever. In my particular case, I had everything ready to close and they left me "waiting for closing day" for days, 3 days after my original closing date I receive a call at 7pm, the agent just told me "we will deny your loan", I asked why and there was no reason so I requested my denial letter. After 2 weeks I received a letter stating I was denied because a creditor said I had a foreclosure. If this was showing on my credit how is it that my loan got so far? (I have never had a foreclosure under my name). I call the creditor that supposedly said that (as per the denial letter they sent), and the creditor didn't even know my name.Total waste of time, for something so important. Find a bigger and professional lender!

In 2020, I went through the nightmare that is the underwriting process on my initial home purchase. There were constant requests for more paperwork, justifications, so many emails, and being unsure if I was actually going to get the house. Honestly it made me question doing it again. That and just the sheer number of calls and emails other companies harass you with when you try to look up a refinancing rate. So when I found Filo, it seemed too good to be true. I barely had to lift a finger for this whole process. And they have the most competitive rates and fees of anyone (even when Better tried to compete). No money out of pocket which barely affected the loan because the fees are so minimal. Then they sent a notary to my house to do the paperwork in THREE weeks. I'll be forever yelling "Filo!" at my friends and family looking for a mortgage company.

Called Josh Watson about a refinance. I asked for a written itemized quote so I can compare other quotes to his by myself. I called him back asking for it, he said "So you can give it to other companies and say look what my company offered him". He then said get a pen and you can write down the quote. Attempted to contact a manager, currently waiting for a response.

This was the smoothest mortgage refinance that I've ever experienced. I confess to being skeptical at first of the low rate and almost zero cost to me for my loan through Filo Mortgage but it was exactly as promised and closed in record time. I gave my current lender (a credit union) the chance to match the interest/terms and they couldn't come close. My Filo agent (Khalin Natarajan) did an outstanding job of making sure everything moved quickly and he was always very responsive to my emails. I would definitely recommend him and Filo to anyone looking for a mortgage loan or refi.

Originally I was going with Chase to do my refinance. Chase lost focus through the process whereas Filo got this done with a concise and more robust process. Chase had too many cooks in the kitchen and Filo had an overall loan director (thanks Karim). He helped things stay on track. Plus it was cheaper overall with Filo.

Updated Review: We have had issues with one of the people assigned to our loan causing a lot of frustration for us as well as going past our closing date. The owner of Filo personally reached out to us in regards to the issue and has worked with us to solve the issues and work on getting the loan closed. Despite the bumpy parts of the process, it appears that they (especially higher up in the company) are trying to resolve issues when they become aware of them in a pretty timely fashion. We received a response the next business day after our complaint. Plus they had the best rates from all the companies we looked at.

If you need a lot of hand holding (phone calls, constant updates etc.) during the process, FILO may not be for you, but I prefer the electronic path that they use to communicate and get the job done. Filo Mortgage was great to work with. They were able to offer the most competitive rate on the best terms with an actual credit vs. points paid for the exceptional rate I was able to obtain. Getting through underwriting was a bit of a challenge but my primary contact at Filo was able to assist with that challenge and obtain underwriting’s timely approval on my loan. Although this company is relatively new, I can confirm they are legitimate, professional & extremely competitive in a very competitive mortgage industry. Overall, the process was pretty painless. It seemed like it took forever to lock in a rate ("forever" being about 5 days), but then the rates never changed much so it didn't seem to matter much, and may have even benefited me in the end. From the minute I started to shop around to closing day was less than 3 weeks. One concern of mine was that I hadn't heard of Filo Mortgage before, and apparently a lot of other people haven't, either. However, I'm happy to report that I'm a satisfied customer. My husband and I were skeptical about this company at first as other lenders said that Filo’s rate is too good to be true. Other lenders tried to change our decision to go with Filo by saying “they are going to be late in closing”, “they would change their rate” “there must be hidden fees” etc. We vigorously researched bad reviews/complaints about this company but couldn’t find much that concerned us. Our loan officer, Tia, was way faster than other lenders in response and maintained professionalism throughout the process. She was transparent and explained all the loan jargon with great detail. Despite changing to her after going into escrow, she closed the loan in 16 days! We were so satisfied with this company and Tia that we have already recommended her to one of our close friends starting his house search.

Got a great rate and the process went pretty smooth. When an issue arose I was able to email text or call my loan officer and get the issues resolved. Was hesitant to use an online service but actually got better service than my previous credit union mortgager who said they would match any rate and then wouldn't budge
