These people are unable to calculate simple addition and subtraction. Not to mention overcharging for incidentals. Currently we have a slight discrepancy over $24,000 in their closing cost calculation. (this is not part of the down payment, that amount I set at the beginning) of course both Cooperative and the finance company have the assistants, assistant working on it. I will update this if either they can work these figures out or I postpone closing and use a different company. Either way Cooperative has been anything but cooperative.

We sold a house in January 2020 and Cooperative Title represented the buyer. A week after the closing date, we noticed online that our mortgage was still not paid off. We had to get our own attorney involved to deal with them. Cooperative claimed that they attempted to wire the funds to pay off our mortgage but Wells Fargo rejected them because they required two sources of identification. We called Wells Fargo and they had no knowledge of that. Through our attorney, we asked that they provide the wire confirmation proving that they attempted to wire funds on the date of close, but after several requests, they never supplied the confirmation. At best, they attempted the wire but didn't bother to confirm it went through, and no one at Cooperative noticed there was an extra $200k sitting in their account for a week. More likely, someone just forgot to initiate the wire. Incredibly sloppy. By the time the error was found, Wells Fargo had applied a late fee. Cooperative did send us a check to compensate us for the late fee and additional interest charged, but even that took several requests and issued no apology. Imagine if the closing date was later in the month and it wasn't just a late fee, but reported to our credit as a late payment - all because we assumed Cooperative did their job and paid the loan.
Hello Mr. Randall, I understand your frustration. First, I am sorry and would have apologized personally had I been able to speak to you directly. Our office did indeed send the wire and entered the typical wire detail but in this instance your lender was not able to be apply it. Usually the rejecting bank will advise by telephone but if not it is difficult to determine an incoming wire is a returned wire for immediate reconciliation purposes. Again, I am sorry for the delay and will endeavor to more quickly identify wires that are returned. Sincerely, Ray Smith
