Self-employed without a lot credit history Carlos has been able to tell us upfront what was possible to get a loan and was able walk us through the lending process and get us approved in the right time frame with a very good rate. I am very impressed with the level of speed and service Mark and Carlos provided, our initial lender let us down and with less than 20 days left to close we were look stuck looking for a new lender. I contacted Mark and he was eager to take on this challenge within a few days he assured me they were going to be able to meet all of the contingencies and closing date, sure enough they came through and we were able to close on schedule. Highly recommended! 1st Florida Lending was able to create a "common sense" lending solution for my financial needs. They did a better job than any other company could have done! They got me an incredibly low rate and MORE cash back at closing than I expected !!!!! I will give further details for those of you who are curious. I had a great credit score but I had Self-Employment income and a high "Debt to Income Ratio". This made it impossible for me to get normal refinancing for my home. I tried to get refinancing done at about 10 different normal lenders (2 local banks, my old mortgage company, and 7 popular online lenders), but none of them were willing to work with me. Before giving up, I then started checking alternative lenders. One offered to refinance the loan @ 7%. I was already paying 7%, so this was not helpful. The second company told me to "Be happy with the rate you already have and don't bother trying to refinance." Then I called Carlos at 1st Florida Lending. Carlos told me that I just needed "common sense lending". Within two days, Carlos had created a refinancing plan that exceeded my goals. Carlos's new rate was more than 2% LESS than I was paying before. It would save me $500 per month. It would pay down a lot of my debt = fixing my Debt to Income Ratio problem. Finally, it also got me MORE cash back at closing than I was ever expecting. A win on all fronts. The loan process was then expertly guided to closing by my loan officer Jose. He was very organized and knowledgeable. I always knew I could trust Jose's recommendations. Unfortunately, towards the middle of the process, my wife began to get cold feet. She thought maybe, we could find an even BETTER deal. So while the refinancing moved forward I double-checked with 4 more lenders. Again...same thing as before...all the other lenders had higher interest rates (1%-3% HIGHER than 1st Florida Lending), and some said my loan was "too small" to do business with. My wife also had me try a "regular lender" one more time, just to see if he could save on closing costs. The regular lender claimed he could save us $1,000 on closing costs. But realistically, to qualify for the "cheaper regular lending", I would have had to redo my taxes, claim less deductions and pay $5,000 more in income taxes. That option was totally not worth it. (Plus in the end, once the exact numbers came in, our closing costs wound up being VERY close to the "cheaper regular lender") We stayed with 1st Florida Lending. I have no regrets. If you decide to use 1st Florida Lending, I have few recommendations: 1. Rely on their advice. Let them take the lead and follow their suggestions. 2. Be willing to cooperate with their requests. 1st Florida Lending knows what the lenders need for the deal to complete successfully. Cooperation is key. 3. Think of it like a job. Think how hard you work to earn $5,000 or $50,000 from a customer. Think of the refi in the same way. Be willing to work that hard to close the deal. In my opinion, 1st Florida Lending is a terrific option for trying to find a lending solution. (I know, because I looked everywhere!)
