    While the office and maintenance staff are friendly, this apartment is WAAAAY overpriced for the size, super thin walls, structural shifting causing huge cracks in the drywall, and the fact the neighbors upstairs are super loud 24/7. Maintenance does not actually FIX issues, either, they simply put a band-aid over something and call it good. We are disappointed, because we thought the neighborhood was pretty, clean, and quiet, but with the walls so thin and lack of insulation, you will hear every car passing, every siren, (they pull into the complex A LOT), and even people talking on their phones in their own apartments! It’s sad. Wanted to love this place, but it needs major repairs!

    The leasing agent Judith is the only person in the entire management and leasing team who is helpful and honest. The application process was the worst version of upload a cobbled together form and then re-enter but they could not access or read the forms, even as pdfs? Demesha Dyre constantly asked us for proof of income, which we provided, then say it wasn’t applicable and demand increasingly more invasive proof. Finally after calling them out for not providing the full lease, wanting to actually see the updated model we would be leasing before signing and being told no since it wasn’t ready, and questioning them about changing the deposit amount without informing us why, we get a rude email that says the lease is retracted due to a previously unknown requirement of signing within 24 hrs. When we sent a response email questioning the sudden and hidden deadline and requirement to sign if we won’t be liable until we exchange money and keys, they responded with a copy and paste of the original email and to contact the property manager, who had been cc’d the entire time. Already fed up, we suddenly get an email saying thanking us for filling out the survey for Willow Lake; they filled out a survey using our information! Very unprofessional.

    I have been living at willow lake for over 9 years. I have seen management come and go. But Morgan Properties has been the one who charges for everything, they observe everything except for what they should really observe. They are more concerned about what people have on their porches, what animal they have, but don’t observe that some residents are now creating their own personal parking place, without paying a monthly fee. Residents who own motorcycles are parking it on prime spots, close to the curb so that they can now be the only ones who are allowed to park there cars/trucks on that particular spot. Is this part of willow lake policy?? How come this is not an issue that this management team sees. Other residents has also observed this, and is wondering what is going to be done. It is wrong that in order to have prime parking one has to pay a fee of $35 or $40 and other are creating prime spots for free. Also since being here for this amount of time I have asked for my carpet to be changed or cleaned, and was told they cannot do such. But I have a picture with a carpet cleaning company truck that Willow Lake hired to clean an apartment that was occupied for 6mths. I guess one has to beg mercy to get anything just/right from this Unprofessional Morgan Properties.

    I love living at Willow Lakes! Everyone is very friendly and always helpful in the office. Maintenance does an excellent job of responding to work requests - timely and jobs done well! Also, everything here is very clean! Every morning I see at least one person out picking up trash. The people who come to the building to clean do a great job - vacuuming, wiping down glass, handrails, etc. The lawn is always kept up year round! I have only great things to say!

    Good.. but trash everywhere. vehicles are getting vandalized - Tires Stolen Super thin walls probably thin as paper. .

    Hi Rajvi! Unfortunately, vandalism happens everywhere and crime has no address. We do have an on-site courtesy officer and the PG County Police Department drive through the community every 90 minutes. I hope this was helpful.

    Called maintenance about the smoke alarm, constantly beeping. Danny responded within 30 minutes and had the alarm repaired within 5 minutes. I have always had excellent service with the maintenance staff at Willow Lake.

    I had a couple of maintenance issues when I first moved into my apartment and I had someone at my door before I could even hang up with the front desk I was very impressed, and Danny the maintenance guy was excellent fixed everything in a timely manner.

    Been here 2 weeks and so far so good. I'm in a newly upgraded apt. Balconies are large, so far, no pests. Neighbors are friendly and keep to themselves. Jesus with maintenance is great! He recaulked my whole bathroom and replaced my screen door in 2.5 hours. Only downside is the visitor parking is far and costs $.50/ hour any time of day.

    The maintenance team here is extremely helpful and always here right away after a call about a problem in the apartment. They are very respectful of my no shoes on the rug rule in my home. That office staff is amazing. The property manager is the best one I have delt with in all my years of living on my own. Keep up the great job everyone here at Willow Lake Apartments .

    Experience an oven emergency on a Saturday morning. The maintenance guy Danny arrived promptly accessed the situation and explained what needed to be done.     Great place to live! We have been here for about 7 months now and have enjoyed it here, peaceful and well maintained grounds and leasing office. The maintenance team is very responsive and humble people. Daniel came to help us with our maintenance needs and was exceptional, super friendly and cared about the his work.     Danny you do an excellent job with maintenance and great interpersonal communication skills. You deserve a five star rating customer service. However, the experience I have with willow lakes apartment is that the leasing office never pickup my calls regardless what time of the day I call them. I have to drive over to the office to lay my concerns.

    For a new tenant, the process went so well. Amani White was a great help and i would gladly recommend others to live in this community. My apartment was so fresh and clean moving in. I haven’t ran into any problems yet and i hope i will not.

    A few months ago the gray cover right under the spout fell off while I was talking a shower. I did not think much of it until I got a knock at my door around 11 ish at night. It was maintenance telling me that my bathroom was leaking to the downstaires apartment . Danny did a great job in fixing my tub, with a nice new gray cover over the whole under the spout. Danny was nice and worked fast to fix the problem. Great job Danny!!! Thank you!!!

    Willow lake is terrible. I’ve been living here for 2 years and I’ve watched it go down hill. Every morning I listen to mice run through my ceiling. Demesha Dyer needs to be fired, I’ve bought issues to her multiple times only for her to storm away as if she’s being inconvenienced and dismiss them completely, The staff gives me the run around and nickles and dimes for EVERYTHING. If you’re looking to move here, look the other way and run! Attached is a photo of my balcony filled with mouse droppings

    Very thin walls and hear your neighbors ALL the time. It's just very high price for the property and amenities that you get. I feel that the maintenance could be better and the price could be lower. It has its perks the community is nice and it's safe.

    5 month Update: I still love it here. The maintenance team is great they are quick and efficient. I called the maintenance emergency line, within less than 10 minutes Danny was at my apartment. Danny came today to check a leak and he said he would be right on it to fix the issue. I’ve never had maintenance service so quickly before coming here! The leasing office has been having community events which are always nice and appreciated. I did have some visitors over and paid for parking it wasn’t too bad and I now understand why they have visitors pay for parking because if not there would be wouldn’t be enough close convenient parking for residents. But for ppl who are not able to pay for visitor parking maybe the office could offer visitor parking passes. We just moved here in June. So far so good. The amenities are nice. The neighbor is quiet for the most part. Stores, shops, and restaurants are conveniently near by. The sizing of the apartment is gracious, the balcony is huge. I always have a front row parking space. Make sure you get your temp registration pass or sticker. As your car will be towed without it. I think they should tell the tow company which cars are registered to protect the residents a bit more. The staff is nice but forever changing.

    My car was parked in a handicap space with a handicap sticker hanging in the front window. My car was wrongfully towed off the property. I had to pay to get my car back. The Property Manager (Kandy) and Leasing Consultant (Brittany) were very professional and swift with rectifying the issue. I received a refund the same day I notified them of the issue. Thank you for your hard work. I really appreciate it!

    First let me begin with my move in process it was nothing short from amazing and easy. Today i had a small problem i got locked out of my bathroom and needed maintenance to come help me. I called and left a message for someone to come at 6:09 by 6:15 they were here ready to help. A amazing man named DANNY came right away and fixed the issue fast. He also took time to ask me if i needed anything else done before he left. I do not see myself moving from Willow Lakes at all. I will recommend this complex to anyone looking fir a apartment.

    (My true personal experience living at Willow Lake for 10 years) This review is for Ms Lourdes Garcia and the stellar Maintenance crew (Jose, Danny, Jesus and Jaime). Ms Garcia is above average in her professionalism and hands- on management style. I personally saw Ms Garcia more than once in jeans on a Sunday inspecting the grounds and certain areas whereas I never saw any of the other Community Managers even walk the property unless it was to show a unit. The above mentioned Maintenance crew are top notch and very professional. The "Honest to God" truth is that if we hadn't bought a home we would still be there.

    Danny is amazing! He came very prompt to fix my toilet! Something fell in my toilet causing it to keep getting stopped up. The maintenance team are soo nice and they do their job well!     Moving in was pretty smooth and Adela was very helpful making everything so easy for my first apartment. Moving into my one bedroom, the apartment was very clean and looked like new! The best part is that I live right by the resident package locker area, which is very convenient. No complaint so far. But overall happy with everything.

    First apartment! I’ve been at willow lake for a little over two months now and everyone from the office to maintenance has been making my transition go so smoothly! The area is quiet (how I like it), my kitchen is beautiful( what sold me) and Donny from maintenance is amazing! Maintenance is super fast here and respectful.

    The maintenance staff was so amazing! My air conditioner was not working and Danny came to the rescue to fix it, unfortunately the unit was broken but he assured me it would be fixed by Monday and then he installed a portable unit for me and my son. Update : 10/08/2019 Danny came to fix the shower knob that was really hard to turn. Not only did he replace the old part he did a through inspection and noticed the piped behind the walls had a leak. He is very thorough and amazingly professional. Thank you Danny

    Parking here is horrible and if you work at night this is not the place for you. You will never find a spot. Then they'll make you pay to park in the vistors space. The towing company towed me twice and were in wrong both times. You can let them know your concerns but don't hold your breath for something to change. Maintenance gets so much recognition because something is always breaking. Plumbing is always being turned off for emergency repairs. You'll get emails at least once a week about the water being shut off. The apartments have thin walls and you can hear everything. The only plus is the neighbor is relatively safe. That's really the only reason I've stayed, but I regret it. Really not worth the cost of the apartment.

    I walked in the house from work and my apartment was so hot!! It was a problem with the air. I called the emergency line and left a message. Danny called back in what seemed to be 3 minutes. After the call he was walking in my door maybe 5 minutes later and my air was back to normal in no longer than 10 minutes!! Danny is the best!!!! Very impressive Willow Lakes!!!

    Thank you soooo much Danny for your amazing service! My lights completely shut off around 10pm and the circuit breaker kept sparking when I tried to reset it. I called Willow Lake emergency maintenance and literally within 8 minutes he called 3 times, and thank God he did because i didn't recognize the number. He came super quick and was super polite! He got down to the nitty gritty and fixed everything super quickly! I couldn't be happier, thanks so much Danny for everything!! <3

    I came to tour this community with my friend who was looking for a place and we were hesitant due to the reviews. We came in and were knocked off our feet. The community is clean and decently priced. My friends leasing agent Estefanie was phenomenal. She was kind and very attentive to our needs. When we first arrived the entire front desk personnel greeted us in a timely and friendly manner. I highly recommend for anyone searching for a new home.

    I have lived here for six years and dealt with 3 different management companies. From staff to maintenance, everyone is awesome. However, I am concerned with two things. The extra fees we are charged when paying rent for a system the company chose to create because they no accept rent in the office. The other, parking. Fees to park in front of my apartment is utterly ridiculous. Visitors are charged fees to visit. I believe every resident should be assigned at least 1 parking spot or according to the number of people on the lease. Rent processing fees and parking are my two issues. There is no service fee when you pay your rent with your bank account information. If you would like you can come in and we can show you how to set it up on an auto withdraw with you back or you can log on monthly and pay on the portal. Our current parking policy is one spot per lease holder. We are currently charging a minimal fee of .50 per hour for visitor parking to allow all residents an opportunity to have visitors due to limited visitor’s spaces.
