Jack Olson and his team were absolutely AMAZING!! My husband interviewed a few different mortgage companies and decided to ultimately go with Watermark Home Loans. It was the best decision we’ve ever made! Jack was Professional, he always put as at ease by keeping us in the loop on any progress regarding the status of our loan. His communication was simply on point! I highly recommend him and his team….shout out to Angela Dickens, & Genelle Stewart as well for making the process as smooth as possible. If your on the fence about who to use for your next home loan, hands down this is the BEST company.

Jesse Nelson, my loan officer with Watermark Home Loans and his team were professional, very friendly and very personable. He answered and clarified every question. I have done quite a few home loans in my life time but this was no pressure, super friendly, didn't have that feel when you are in a dealership buying a car lol! I had a great experience with Watermark. It is a great company to get a home loan from. They have one of, if not the best rates, in the home loan industry. Not only that, I also had an excellent loan officer in Travis Lamm. He was pleasant & very knowledgeable! Travis was patient and he responds to questions quickly. His team was likewise great to work with and got my loan processed within the time frame I was told it would get done. I had the good fortune of finding Watermark Home Loans when considering a home refinance. I worked with Efrain Montellano who walked me through the process and answered all my questions and concerns. It was a great working experience and I would highly recommend this company and this individual. Efrain was thorough, professional and personable.

After shopping around I chose Watermark for several reasons. Not only was the rate the best online but after talking with Jack I felt comfortable in my decision to refinance my home with Watermark. Jack was very friendly, knowledgeable and Not a "shark" like many others who called from other companies. As much as refinancing can be, we had fun! Genelle helped with the back end paperwork and they both are amazing. We jumped through some hoops but we did it with style. Just finished refinancing my home with Watermark and it was a great experience. We even closed early. Highly recommend Watermark and especially working with Jack Olsen and Genelle Steward!

I'm giving them 1 star because it is not possible to give 0 stars. Underwriting is ridiculous, slow, and incompetent. They delayed my closing (did not deliver documents by the date), then said I would have to pay $700 more to close the loan because I had several rental properties that caused them to do more paperwork. I had disclosed those properties in my application, and they sent me the document showing closing costs based on my application, so the request, akin to extortion since it was last minute before closing, is a violation of Federal lending laws, but I guess that's OK by them. I then gave them a 1 star yelp review. They bribed me to take it down, saying they would waive the illegal $700 fee and said they were going to get the paperwork done and submitted by the rescheduled deadline, and I did delete the review, but at 5:30 pm prior to that second deadline date, I received a call asking for a document I sent them several days before. They seemed confused that I had already sent it. They really have no idea what they are doing. Although I am over-qualified for the loan, due to their ineptitude, I was left with 2 options: pay cash or lose my earnest money. I chose to pay cash. If you need the loan to actually go through, or if you would be sad if your earnest money was forfeited, or if you generally prefer to deal with competent, honest people, then by all means, find a different lender. My advice, RUN from this company!!!

I have had a few mortgages with Watermark. I was lucky enough to get Amanda Blankenship for the 1st one, and I have reached out to her for every one ever since. She is absolutely fantastic. I agree with another reviewer that if I could give her 10 stars I would. She makes the process quick and painless!!

We used Watermark for our first home loan and had such smooth experience. They not only were easy to work with, they met our relatively quick closing, and had amazing rates. We got quotes from other lenders that were actually >1% higher. Their online portal for uploading documents made the process easy and trackable. We loved working with Charles Newsome and Janeen Cadwell.

Brandon Emerine was absolutely amazing. I heard some mixed reviews earlier about Watermark, but Brandon proved them wrong. It wasn't easy with timezone differences, but Brandon was always a phone call away. He was very professional and stayed in close contact till the deal was done, and also put many things to our favor. I recommend him highly, and hopefully looking to work again with him in future.

Travis Lamm is a one of a kind gentleman. His interactions were always professional and effective. Even on vacation he supported us to ensure our loan was completed on time. Absolutely terrible company- SAVE YOURSELF THE TIME AND YOUR DREAM HOME BECAUSE THEY WILL LOSE IT. This lender chose an appraiser that went outside the scope of their work, refused to complete the appraisal, and when I tried to contact Noreen and her team Lead Casey to move the process forward they ignored my phone calls. What lending company intentionally ignores the buyer?! Then they sided with the appraiser despite the fact that the appraiser was not doing his job (much longer story than what I can include in a Google review- but his info was false and he just dug in his heels despite the fact that we gave him evidence that his claims were false) AND delayed the appraisal until AFTER the close date!! That means it took OVER 30 days to get the appraisal back in the first place… absolutely insane. Also, we requested a different appraiser and instead of providing a new one, they sent the same guy out a week later (why would they send him out again if he already did his inspections- nothing about this companies decision making processes make any sense). Anyways, if you want a lender with terrible communication who ignore their clients, work with awful AMC’s/appraisers with no accountability, and end up losing your home, then Watermark is the perfect choice!

I just completed my home refinance with WaterMark Home Loans. My experience was very positive and the whole process was very fast and easy. Mark Hoagland was available whenever I had a question and kept me informed throughout the process. I was initially hesitant to do the transaction entirely online but Mark and his team eased all my apprehension. I highly recommend using WaterMark for your home loan needs and Mark Hoagland as your Mortgage Banker.

Patrick worked with us on an initial refinance that was the best of the competition but we decided not to go with it, until a month later it became evident that we'd need a much larger cash out refi. We respected his work so much from the first time that we went back to him and he got us the deal we needed. Very reasonable. Very competitive rates. And he's just the most responsive individual you'll find in the business, and he's willing to get you the best deal possible. That's essential, but he's also very enjoyable to work with.

My experience with Watermark (and specifically my loan officer Scott Thel and processor Karina Smith) was exemplary and I was not an easy client. When I started the process, I warned Scott that I would need my hand held throughout the process, meaning that I expected phone calls and emails to receive responses by end of day, etc..., and Scott did not disappoint. I also knew that my loan would be a bit tricky as my husband and I are both self-employed, my legal address differs from my physical address, my Equity line was never recorded on my title, and all of these things make getting through underwriting, a bit tricky. Both Scott and Karina worked tirelessly on my behalf, offering up solutions to help underwriting understand these issues and within 7 weeks, I had closed on an insanely low interest rate. I should also mention that I am a real estate appraiser in Massachusetts and I don't know of a single borrower who has gotten a rate lower than mine nor do I know of a lender who could have given me a better rate as I contacted several of my bank clients before I decided to go with Watermark Home Loans. The rate was so good that I honestly expected it to be a "bait and switch" situation but no....I closed at 1.875% on a 15 year fixed mortgage. I was so thrilled with my experience with Scott that I have since sent several people his way for refinancing and at least one of them has already closed a new loan with Scott. If choosing Watermark Home Loans (and again, specifically Scott Thel) for your refinance needs, rest assured you will be in excellent hands.

Rob Kromberg is amazing! I appreciate his patience especially with a million of questions I had. No question was too small. His responses were always professional, full of helpful details and sometimes even ended with a fun joke that made my day! He helped me understand all of the options, walked me through the process from start to finish, kept in touch along the way, always was available and checking in with me to make sure I have clear understanding of the process and deadlines. I am so thankful that Rob was the one to guide me through the process! Outstanding job!

We just closed our house right on time for Christmas. We worked with Rob Kromberg, he did a wonderful job for us : quick, consistently updating us by emails and phone calls. It was the best decision to choose Watermark Home Loans for us and was very exceptional services.

My agent was Joshua Gerardo .,I have an excellent credit score, I have several properties. I did my due diligence . I found their information on bankrate.com, at the time they had the best rate and zero closing cost. At 2.675. 30 year fixed 9/24/21. I came to an agreement to pay $835 for closing. I had most of my paperwork and he didn’t tell me the urgency of getting the rest of the paperwork in that day or anything., I told him I would submit the rest of the paperwork on the weekend he never made mention that the rate would change and that we’re not locked or anything like that. So I submitted my paperwork on the weekend on Monday he ran my credit before he ever told me that the interest-rate had gone up to 2.9% and $3400 for closing I was livid. How does the mortgage company run your credit with our going over the changes of the terms, very unprofessional. He did a full bait and switch and I don’t appreciate it. Needless to say I’m not taking my loan from them. Unless they miraculously go back to the price in which we agreed on.

Moses Herrera was great, as was the entire experience with Watermark Home Loans. From the date of application to the date of closing was only about three weeks! It was the easiest refinance I've ever done.

Looking for the best refinancing rate can be so frustrating because there are so many loans to choose from and so many personalities BUT when I found Rob at Watermark he was down to earth, warm, kind and gave me no pressure. He was always available and once I chose him, everything went smooth! Great experience, great guy, great service!

Working with Watermark Home Loans to finance a new home purchase was quite easily the worst customer experience I have had in my entire life. And it's not even close. The employees I dealt with were incompetent, unprofessional, and rude; the process took 2x as long as they quoted me; and I had to spend dozens of hours of my own time correcting their mistakes. To begin, both my direct loan agent and his boss, Thomas Cross and Casey Lamm (respectively), were inept, rude, and adversarial throughout the entire process. Thomas was on vacation more days than he wasn't (during a ~70 day process), literally got the purchase price wrong when he was submitting it to underwriting (which caused crazy headaches and rework later), didn't start looking for an appraiser until way too late, never answered phones/emails/texts, did not alert me in advance of a rate lock ending, didn't explain the process to me (first time home buyer), and told me we could close on 5/31 when we weren't able to until 6/29 due to repeated internal failures at Watermark. When I tried to go to Thomas's supervisor - Casey - either when Thomas was out of town or when he wasn't answering or when he was making errors, Casey didn't once take accountability, and I was always met with adversarial conversation. Not to mention his incompetence as well. And finally, they always mentioned / told how many deals they had done and how much experience they had, but it literally did not show once. As I mentioned above, Thomas and team did not submit a request for an appraiser until probably 2 weeks too late, and then when he did - Thomas got the contact information wrong, which further delayed the timeline. Later, the purchase price changed slightly, and Thomas failed to update the underwriting team / loan officer, which delayed the process another several days. They also failed to identify a term on the initial rate lock, which cost me hundreds and further extended the timeline. Overall, the close timeline estimate was ~40 days, and we weren't able to close for ~70. I do want to note that two people I dealt with were competent and helped dig us out of several holes that Thomas and Casey created. Karina (loan servicer) and Matt (appraisal logistics) were effective and provided good service. Overall, I highly recommend searching literally anywhere else for home financing.

Fred B. Working with Monica was excellent! She was there with and for me from the very first phone call. She explained everything in great detail and was available as needed. Above all, Monica and Watermark kept their word (honesty)--no hidden fees. The refi process went much, much faster than I expected. Overall, I was greatly impressed. Would highly recommend Monica and Watermark Home Loans to anyone.

Brent Czar worked with me for over a year, answering any questions I had until I decided to pull the trigger with my home refinance. The process was very easy, and his team made it all happen in just under a month. Only complaint is that I got a crapload of marketing junk mail after my loan closed, which I assume is standard unfortunately. Watermark sold the loan before I could make the first month's payment, which actually was helpful since I only had to setup one payment account. Overall, great experience and I highly recommend them for your mortgage needs.

Worked with Joshua Crater on 3 refinances. Josh was very easy to work with, not pushy like other mortgage agents, and got me the best rates. The process was incredibly easy, required very little paperwork, and their new tool makes it easier to share docs and have templates that make it easier to do written statements with e-signatures. I've worked in financial services for 28 years and aggressively shopped my refi. Travis and Watermark were exceptional - best deal all around, and their online portal and process made the entire refinance quick, efficient and an all around great experience. Travis was very responsive to all my questions via email and phone. Our notary at closing told me she found Watermark to really have the all around edge from the packages she was processing (several per day, daily). Highly, highly recommend.

I have done 5 refinances with watermark between 3 different properties. For the most part it was an easy hassle free experience but I had issues on two of the refinances that have made me realize you get what you pay for. Issue 1: Due to our mortgage agent being slow we had an issue with a rate lock, and ended up having to pay to lower the rate back to where we wanted it. 50/50 fault on this one between us and the agent Issue 2: On the most recent and last refinance we will do with the company, they forgot to include the escrow for the property in the loan. So I just got a letter saying that we will be paying for 2 years of property tax this year, and it was completely unexpected. No call, no apology, just a letter. So I called watermark to figure out if this was an error, and they sent me higher up the chain, and the last person I talked to essentially told me that "Yes, they messed up your refinance and forgot to pay the escrow, but if it makes you feel better this hasn't happened before". At the time this company was offering great rates and the agent was pretty decent, but after the last experience I will be going with a different company in the future. Not the worst choice if they have a great rate, I am just salty after the last refinance.

I just want to share my wonderful experience with this Company. My loan was got cleared within promised time(45 days). Every stage one will find right people who are ready to help. Overall there is a very good team spirit and felt many times people are ready to jump and fix things quickly (if needed). I am planning to stay with this Company, until my total mortgage is paid off. I have refinanced my mortgage with Watermark recently. My loan officer was Brandon. I have worked with several loan officers for my other loans (different companies). If I compare Brandon's knowledge and service with others he would stand on top of everyone. He is very knowledgeable and has exceptional customer service. I look forward to working with him again....

I have just shut down the process of refinancing with Watermark because they are clearly not an honest company. I was in the final stretch. Everything had been approved (the refinance was on a mortgage that is about 1/4 the value of the house), had paid for the home appraisal...and was told that because the appraiser they hired didn't get the information to them on time, I would be charged $2000 to maintain the locked in rate we had agreed upon. I have multiple properties and have financed and refinanced several. Never ONCE, ever, despite what their loan officer insisted on telling me was a common phenomenon, have I been asked to pony up more money because they couldn't process the loan within the 45 day lock period. Just to be clear, I responded to every one of their messages within 48 hours as they asked me for information. So at no moment did I slow the process down. It was only because of the company that they hired that we exceeded the 45 days. This is outright dishonesty and though I will now be charged a higher rate on my loan, and will have lost the money I already paid in, I can't work with a company that clearly won't play by the most basic rules of decency. If there is a problem with the appraising company, then Watermark should be asking them for the $2000. Otherwise, it's just robbery. Like I said, I can't give them, or their agent, my money. That would be supporting what is clearly a dishonest practice.

After a frustrating 45 days with Amerisave, they asked for the same docs ad infinitum, I went to Watermark Home Loans. Best decision ever. Samantha and Troy were absolutely wonderful. Answered all my questions, I had many, then carried the ball to the end-zone with efficiency and a sense of urgency. Thank you guys, you have a life long customer and will recommend you at every opportunity. Watermark Rocks!

We had a good experience with Watermark, specifically because of Monica Reyes. Using an online lender was new for us and we were cautious about it, but Monica was so responsive to every question and need, that it eased our concerns. We did have a few more hoops to jump through using Watermark, and you need to be comfortable uploading a lot of documents....some of which you will question the need for, but in the end, it worked out great and we got a fantastic interest rate that will save us a lot of money.

Amanda's knowledge of the market and Sarah's attention to detail made a normally chaotic process, a little more bearable for buyers like my husband and I last month. I recently closed a home loan with Watermark and Charles N. went above and beyond the service needs to complete this transaction. He was in constant communication both during regular and outside office hours. He was always keeping me up to date on the rapidly changing interest rates and sharing the market data so I have all the info to make an informed decision. I asked a lot of questions on many requested documents. Charles explained why they were needed and what information to include. As soon as documents were uploaded to the Watermark loan portal, there was someone taking action and pushing the documentation to the right parties to ensure the loan closed on time. My experience working with Noreen Sparks was Amazing to say the least! I wanted to buy a home from a family friend, and she walked me through the process without using a realtor. She was very knowledgeable when it came to the details of the loan. We had a 30day closing, ended up "cleared to close" in 19days. I have recommended her and Watermark Home loans to another friend. I would like to mention, Nahum was very commutative when it came to the item I needed throughtout the process. He is a star player.

Working with Watermark was an absolute pleasure from beginning to end. They completed our refinance in in just over 4 weeks from start to finish and were prompt and professional at every turn. Whenever I had a question about the process or the status of things, one of their helpful representatives quickly responded and knew exactly what they were talking about. Travis at Watermark put in a TON of extra effort to help us navigate our first mortgage. We had a private sale with no realtor involved, so we were pretty clueless about how the process works. When shopping for your first home and applying for a loan, I learned how critical it is for your team to be responsive and motivated to advocate for me, the buyer. There is no way I could have closed this deal without Ron on my team to help me navigate every step of the way. Getting a loan is definitely a process and I appreciated Ron’s experience in closing deals, his prompt replies, to the point and positive attitude. I’m very happy with the competitive loan Watermark was able to provide me. In fact, I had a friend in the mortgage business and really wanted to go with him but in the end, when I shopped the rates around, my friend admitted “Woah, Watermark can offer that? I’d take it.” Good advice that worked for me. Go with Watermark.

While I was initially pleased with the responsiveness and the knowledge of my loan officer, James, it soon turned out that he was unaware of much of the process to do a refinance for a cash purchase. We rate locked, and had everything set to go when he suddenly told me that the house would have to be closed to start the loan process. We then closed on the house, and he had cancelled the initial loan; he also cancelled the rate lock. To get to the rate (that we locked) to weeks ago we would now have to pay over 13,000 dollars.

We are trying to buy a home, were referred to Watermark by CreditKarma and Zillow. Went through the entire application process being told it would be a soft pull on our credit report until we signed the documents. Twenty minutes into filling out the online paperwork and uploads, a hard inquiry hits both our reports. Didn’t think anything of it at the time…… It’s been three weeks since we finished the application process, our lease is up in three weeks, and we have yet to hear from our mortgage team. I’ve sent emails with no response, and frankly wish I hadn’t submitted ALL of our documents and information. COMPLETE WASTE OF TIME AND EFFORT

Highly disappointed. Kevin was very rude and unprofessional. He would not take the time to explain things to me and got very sarcastic and condescending with me when I asked questions. This was one of the worst customer service experiences that I have ever had. I request to work with another loan officer but was denied that opportunity. It seems that my business is not important to Kevin or Watermark.

We loved how streamlined and fast this process was. We had started our refinance process with another company and felt we weren't getting the service we needed. We were lucky enough to find Watermark and they were awesome. Not only were they very organized and thorough, but they were patient with all our questions and explained everything we needed. I recently did a Refi on my house and I used Watermark Home Loans. I had the good fortune of getting to work with Vincent Jackson who I can’t say enough about with regards to the great support he provided. He explained all my options and he was always there when I needed something and best of all there weren’t any surprises. The loan cost and fees ended up being exactly what he quoted me from day one. I stumbled upon Watermark a few years ago and have not left since. I was fortunate to be paired with Rob Kromberg and he has helped me along the way each time. I have had several mortgages and I have not had as good customer service anywhere else. Try them, you won't be disappointed.

Kind of sad! But I'm over it. This lender basically did nothing and let my rate lock of 2.875 expire on 12-29-2021. They told me for 30 days they would get back to me. unfortunately i trusted them and now rate are considerably higher. I could have gone to a direct lender like chase, bofa and closed the loan or at the very least they would have extended my lock on my loan. This co did not communicate and dropped the ball. I found this place on zillow. Lesson learned don't trust this company. Whatever they say cannot be relied upon.

Moses Herrera is the best loan originator in the home loan business. He handles my loan from start to finish with honesty and respect on all my communications via email, text and voice. As a added bonus, Moses works all hours, not just regular hours, much like 24/7 if needed. I refinance many times, but Moses has been the best. This is a long due review. This past March I decided to explore the opportunity of refinancing my home. I finally settled on Watermark, in part based on the great responsiveness and great information provided by Brandon Emerine. That was literally the decision point, no regrets. Brandon and the team was top notch and we were ready to close in about 3 weeks. No hassles, great rate, great support. I definitely recommend Watermark and Brandon.

My husband and I’s experience with Watermark was extremely disappointing. The team of people we worked with gave us conflicting information frequently, sent us incorrect forms several times, and gave us scheduling errors about the appraiser timing (very frustrating since we visited from out of state to get it ready.) The most unprofessional thing though: they did not provide any information to the appraiser. We encouraged they do this, but they acted like that was atypical. Several other professionals have told us that is standard practice. At the end of the day Watermark misled us and acted like it was out of their hands once we paid them. Given the miscommunication and delays: we could not close on a different home as planned. They should not have taken our business if they were not organized enough to provide a quality experience. I’ve never left a negative google review, but this was such an important time for our family, and we put in 1,000% more effort into the process than they did.

Awesome experience with this company. We refinanced our home with them and of all of the lenders I have ever done mortgages with over the years they were the easiest. Great honest communication through the whole process. I'm not sure why they would ever get a complaint if this is how they work with all of their customers. Nahum was fabulous to work with. The only problem we had was not in their control and that was waiting for an appraiser to be available and the crazy cost of the appraisal. But ultimately our home appraised for 2x what we paid for it just a few years ago. We are extremely happy with the outcome of working with Watermark. Thank you to all those involved.

Amanda helped us refinance our home loan in July and made the process about 10x easier than I expected it to be. She was extremely responsive to all the questions I had and was just nice to work with. Being unfamiliar with the process, I had a fairly good experience with Watermark. I was initially in contact with Moses and he did a great job at breaking down the process, talking me through different rates, and helping me identify which rate was best for our situation. There were a couple of hiccups that caused a little delay in the process once we were passed on but those were unique to our situation. Karina followed up the last bit of the process and she was thorough and helpful!

Highly recommend Monica Reyes at Watermark for your mortgage refinance needs. We have used her for three refinances and she was very professional, organized, and easy to work with. Everything was up front and the rates she obtained for us each time were excellent and the fees were extremely low. Plus, if the rates drop, she will keep all of your information from the previous refinance on file, so there is very little paperwork involved.

I have been shopping for a Lender for quite some time now. I have spoken to about 10 Lenders and they all seem to be the same. Seems like they have a Boiler Plate list of questions that they ask before even telling you what they have to offer. Moses Herrera, our rep, was straightforward and responded quickly - we very much appreciated his work. Everyone else we dealt with at Watermark was MIA. It took 3 months to get our loan through. We own a profitable business and are high net worth. Watermark simply could not figure out how to deal with us. Questions went unanswered or were monstrously slow in obtaining their answer. Would not recommend to individuals of similar circumstances. For those with simple (a job with W2 income and zero to few investments) they might be great.

I had a very good experience with Watermark. The loan officer kept in touch with me regularly and made the process very easy. There was good communication along the way, no surprises, and I was very happy with the terms and rate I was able to get. Many other companies called me asking for my business and when I told them the rate I got, even they were shocked! I took away one star because there are some things with their online experience that need to be worked out. It would not let me upload some of my documents and then send continual reminders to me that I needed to upload those same documents. I raised this to their IT department.

I have had the pleasure of working with Dyllon Bobo twice. Once for a refi and now for a home purchase. There was no Better Loan Officer for me than Noreen Sparks I highly recommend Watermark Home Loans. I chose Noreen Sparks as my loan officer because she was recommended to me by a friend. Right from the start, we established a solid working relationship especially because I trusted her direct communication style. She got me the lowest interest rate and terms compared to several other home loan companies that I had been working with up until we met. And on top of that, and with her incredible experience and skill, my loan application went from initial application and document upload to approval and funding in under six weeks, including the Christmas-to-New-Year holiday! Noreen and the loan processor Nahum Velasco were always helpful, courteous, and professional with all of their communications with me and while servicing my home loan refinance application. While I had a few questions as my loan application went through processing and underwriting, they were very prompt with answers even when it was late in the day, as well as right up to the start of the Christmas holiday season. I also found the Watermark website easy to use and the online document portal to be fully transparent about all the documents that I approved. I would definitely choose to work with Noreen and Nahum at Watermark Home Loans in the future. The Re-Fi process was smooth and easy. You will get flooded by marketers trying to sell you stuff. Watermark bought my loan and that is where the problems begin. They did not pay my homeowners insurance from impounds and my policy was cancelled. That caused a lot of drama and Watermark was less than helpful and I had to pay the insurance company directly so I did not lose my multi-policy discount on my cars. I would not use them again. They were late on a property tax payment as well.

My wife and I are repeat customers. Brandon Emerine was excellent!!! This is our 2nd refinance with the company and both process went on smoothly. Brandon was very informative. He responds very quickly to our concerns and questions and helped us to move the process quickly and smoothly. I will definitely recommend and refer Brandon and the company.

DON'T WASTE YOUR TIME! They attempted to force me into changing title in my house in order to push my loan through and they CLEARLY don't know that homeowners have rights. I work with hundreds of clients over the years who hold houses in a living trust and were able to refinance their homes without putting their estates at risk. Do yourself a favor and find a more experienced and reputable company to work with.

It was amazing to work with Watermark home loans, the whole team was very prompt and responsive. The process was relatively quick and stress free. Moses Herrera was my loan officer; he along with Yesenia Guzman were very good with communication. They explained time lines for each step and answered all questions with patience. I loved the automatic notifications sent out by their system during the complete process to keep me updated.

While the process is relatively easy, the attention to details, fees incurred and tardiness of closing cost me a good amount of money. I incurred nearly $1000 of extra fees and interest and their closing company they selected also calculated the interest incorrectly. I spent a couple of months going back and forth with management - which they kept making excuses versus helping me - and I ultimately had to file a regulatory claim to get assistance. I will NEVER use them again and I will take my business elsewhere. RECOMMEND SHOPPING AROUND AND READING REVIEWS.

WaterMark was great in getting our home refinanced. They offered the best/lowest rate and worked efficiently with us to get our loan approved and completed. Worked with Monica Reyes and she was very friendly, easy to work with, and very attentive and quick with responses. She made the process go easily and smoothly. The only word I can think of that accurately describes Watermark is "incompetent". I initially contacted them in July of 2020 regarding a very straightforward refinance of my primary residence. The rate they offered was very good, so I immediately provided them with all required documentation to lock it in and shortly thereafter is when I encountered issue after issue...after issue. First, was a complete lack of communication. Literally over a month passed at one point with not even a peep from them. When they would come out of the wood work, it was to request the same documents that I had already sent them - this happened multiple times. Really frustrating. Then, when I finally thought they had their act together, they sent me updated disclosures and FINALLY provided a closing date. That date came and went with literally zero communication from anyone. I wrote them off at that point, but then... Another month passed and they come out of the blue, yet again with updated disclosures that looked good, so I decided to give them another shot. A closing date and time was scheduled (again) and after scheduling my neighbor to come by to witness the signing and leaving my son's baseball practice early, I get a call from the closing attorney 15 minutes before the scheduled closing: no documents. Watermark failed to provide the closing documents to the attorney. Unbelievable. Needless to say, I've now permanently blacklisted Watermark and refuse to do business with them both now and in the future. I've never in my life been jerked around so much by a company. This experience might have actually been a blessing in disguise though because I've read that Watermark services some of their own loans. I can only imagine how awful that must be for their customers who are stuck dealing with them for years and decades on end. That said, I'll happily pay a half point more to work with a competent company who doesn't frustrate the daylights out of me at every turn. Good riddance, Watermark!

Had a very horrible experience with Watermark. They gave a good rate, but the communication from the loan officer was very bad. During the loan process, I have submitted all the documents that are required by them. When the loan was approved and about to be signing in, They had not sent me the closing disclosure. I had sent multiple emails to the loan officer about sending the closing disclosure. They kept delaying and insisting that I will get it as part of sign in process from the Notary. I asked to get it upfront, but they said they cannot generate from their system. When I got to see the closing disclosure from the Notary for the first time, I had questions about the closing disclosure. I called the loan office(Robert Glass) and he did not pick up. Later he texted me saying that he was at a birthday party and cannot talk. When I texted him the question that I had regarding the closing disclosure, he said he do not know. He also said he is not in front of a computer, and insisted that I sign the document and he can clarify it later. I said I am not comfortable, till the closing disclosure showing discrepancy is clarified upfront. He said he do not know answer for that. I chose not to sign the document. Later after a week, got a call from his manager, and he said that I had wasted their time and money for the notary and I had to pay again if I would like to proceed with the loan. I said, I was never given closing disclosure before signing the document. They were rude, adamant in the overall conversation saying that I should have signed the loan closing earlier even if I don't have answers to the questions. Technically they don't have answers to any of my questions about closing disclosures. Doesn't seem sound enough to understand the clarifying questions that I had asked. It was a very very horrible experience. The way they treat the customers is so bad. Finally I chose not to proceed with them.

I have worked with Amanda Blankenship on three refinances through the years and have been very impressed. Watermark offers the lowest rates and costs that I have been able to find. My savings over more well known brands, like QuickenLoans, were substantial. I highly recommend contacting them for a quote.

Despite the fact they were clearly overrun with mortgage refinance applications I was impressed with Watermark during our recent home refi. They were professional, honest, fairly timely with responses (despite being incredibly busy), and helpful throughout the process. I would absolutely us Watermark again and I've already recommended them to my family members.
