Just bought a house using UWM as my lender. They ended up waiting for the rates to drop (even though I was ready to sign for over a month and I specifically told them rates were projected to go up), however, they locked me into a rate almost 2% higher than promised because they waited too long and the rates went up… shocker… Also, I have now received more than 20 letters in the mail with something to the tune of “FINAL NOTICE” or “IMMEDIATE RESPONSE NEEDED” and every single letter is trying to get me to sign up for some mortgage protection program. This company and their unethical tactics is deplorable. And to the UMW rep reading this. Take me off your mailing list. I’ve already told you all multiple times I’m not signing up.

Let me tell you short story on how they try and scam you. Keep in mind my credit score is 803 with a interest rate of 2.25%. I got a letter last month saying they have no proof I have had insurance for the last 60 days. My agent sends me proof that he has uploaded the document and always has. Now a couple weeks later I get a new letter, this one says they are sorry and got the proof for the last two months but now realize they have no proof for the last year! Of course they will be happy to charge me 7k for their insurance. My agent again submits proof that I did have insurance for the last year. This company is just looking for ways to make a buck through predatory practices. I will never, repeat never, use them again. My credit and finances allow me to chose.

Lending made easy? This is a joke. The system's dashboard is NOT MADE easy to set up autopay. Customer service sucks. They do not understand commitment, service, and quality especially when it comes to a customer in need of help. I had to pull teeth to find someone to help me. Wasted so much time. I had to call a couple times to get a hold of someone that had told me they would follow up, but both times, no one called back to follow up when they SAID THEY WOULD. This is by far the worst lending company ever. I absolutely wish that I never did a refinance through you guys. NOT HELPFUL, could care less about your customers. I'm pretty sure UWM is paying people to leave 5 star reviews because this company is seriously a joke.

I have absolutely no trust in United Wholesale Mortgage. In my experience of working with them, I feel that they are a fraudulent company. Having a home loan with them has been the worst experience of any mortgage company we have ever worked with. Without notifying us, this company purchased a separate insurance policy making our monthly insurance escrow double. I have spent a ridiculous amount of time trying to get someone to respond to our request for help. When I finally got someone on the phone, he said he would call me back the next day with an update and he never called. When I called back again, the phone line went silent. Called back again and I have been waiting with no help or resolution. They are charging us for something we shouldn't be charged for and purposely not communicating with us so they can continue to do so.

Don’t work here or work with uwm you will regret it. Brokers even call in & say they regret it. Workers are depressed and don’t let the perks (gym, lunch room, massage room, cruise tickets, hell even the bathroom) fool you . You’ll never see them. If you go on a tour ask to see south suite door 8s. There are no windows over there, rarely food, even the water shut off & we can’t flush the toilets. Just save yourself and don’t do it. The good reviews are from the brokers. Account executives tell them to give a good review and it’s a plus for both parties. Like I said R U N

I called regarding an issues with my hazard insurance. UWM paid the wrong company. I called and asked to speak to a manager. I was never transferred but instead transferred me to a survey, so I left a horrible review. I miss my old mortgage company Pennymac. Switching to UWM has been a nightmare so far and I'm only 9 months into my 20 year mortgage.

First UWM failed to pay the property taxes on time. 2 months later, When they finally wired the taxes, the account was closed. The county still has not received the taxes. I have called 2-3 times asking to speak with a Supervisor each time, only to be told they are in a meeting. I asked for a call back, which hasn’t happened yet, 2 months later. Finally UWM sent a check for the taxes, then voided the check. 5 months after my taxes were due, UWM has NOT paid the taxes. I received a call from the County today updating me.

United wholesale mortgage has not paid our home insurance twice! This is an illegal practice, and it resulted in one of our policies been canceled without us knowing.The customer service is horrible- Because of them, our credit scores have been lowered and it has taken hours upon hours of trying to find a solution. We are still in the process of dealing with this nightmare. Run as far away from them as you can!

This is the absolute WORST company I have ever dealt with in my ENTIRE life. They were almost 4 months LATE in paying our tax bill which put our home into final tax sale by our county!!!! Completely unacceptable and abysmal. This is despite my efforts in calling them sometimes multiple times a day, emailing them past due documents, and having my county tax supervisor talk to them on a conference call. Thankfully I am tenacious enough to have dealt with this but no one should ever be put in this position. It was completely THEIR fault. We have excellent credit, pay all our bills on time, and have excellent financial standing - it was mortifying to think we were in a tax sale situation of OUR HOME because of UWM. You have to talk to someone different every time you call in, retell the story, sometimes you get someone slightly more helpful, escalation managers really did not help, it was only me pushing the issue. One rep finally admitted they completely messed up when they onboarded our loan, which can happen but there was absolutely no sense of urgency to resolve this. In my business, if you mess something up that badly, you fix it immediately - not weeks and months later. They would push it off on the "tax dept" which is completely separate and there is no way a customer can talk to them. They lied to me numerous times saying they talked to someone in the tax department - "Oh we talked to "Joe". No last name, no further info. Meanwhile I would talk to my county tax supervisor EVERY DAY and knew that no one from UWM had contacted them. She said our case was the worst she had EVER seen from a mortgage company. The time that I wasted alone in dealing with them is probably measured in days. HORRIBLE, HORRIBLE company, terrible service and response - run, run, RUN. I wish I could give ZERO STARS but the review wont post without one - but it is not deserved whatsoever.

Not sure if people work here or its a façade, but i've been trying to get my insurance updated for 5 months now & today is the first day I got through to a supervisor. I've sent in countless pages of proof of insurance and have been getting the run around from the entire company. From the insurance dept to front line, they'll send you in circles and continue to take money from your account, even increase your payments on their own fault. Run anywhere but to UWM

Guy and girls... stay away from this lender please use someone elses..else's... my entire credit score is at risk of going under because of this company. Basically I'm trying to set up auto pay the name has to match my name and it doesn't however it's impossible to edit or delete the account I keep on getting an error message it's been 6 months and I cannot enroll in order to pay which means that I am at risk of missing payment. Nothing anyone hates more than a card board cut out facade of customer service. Absolutely insane that they’ll make someone wait on hold for 10-15 minutes, just to be dismissed with absolutely no intention of providing any help. And then to actually give them the title of “resolve specialist” is a joke…being scoffed at while explaining a vulnerable situation was where I lost my “customer service jobs are nightmares” empathy.

I wish I could give zero stars! I (unfortunately) have a mortgage with UWM. I signed up for auto pay. Several times. Received confirmation. Several times. Yet my payments were not auto drafted from my bank account. THREE TIMES!!!! This has totally wrecked my credit score! I was well over 750! I've never in my life had a credit score this low. I've called twice to rectify the situation. Thank God I called again today, because the payment for May had not been auto drafted! AGAIN! As you can sense, I am very upset and may never do business with UWM again or refer anyone else as I build my real estate portfolio.

Set up auto pay with them. Kept not working. Had to manually make the payment online. Then I'm told the account can't be set up for auto pay 3 months later. Now they locked the account because ive had 3 attempts for payment in a row that werent able to process. so I have to send a certified check. What a joke.

This mortgage company is one of the most unprofessional, unhelpful and non-responsive companies I have ever dealt with. My mom and I are trying to correct her yearly tax amount. We have literally lost hours of our life trying to address it to no avail. My mom is a senior citizen and I have been trying to help her. The employees at this company are not helpful. They never call you back - even though they say they will. They have no desire to try and resolve your issue. This company is the absolute worst.

Took a loan out and was paying it off within a 1 year. Had to call in to get a pay off request sent to me. The first one didn't show up so called to let them know they said they would send it out again. My payment was due so I didn't pay it because it would mess the payoff up again didn't get one and yet another payment missed. The balance of my loan was under 4000.00 so it wasn't like I couldn't pay it they wouldn't let me until I got the current payoff. So now I have 2 late payments on my credit because I was trying to pay it off.

Already disappointed. This company does not allow partial payments--- even if the whole amount is paid in time. For example. I wanted to break my payment into 2 payments. The website will only allow for extra payments--- nothing less than 1 full payment. I reached out to customer support and they confirmed they will not accept less than 1 full payment on the site. I said that I will just mail checks-- they said they will return my checks if they are not for the full payment amount. That's ridiculous! If you can-- go with another lender.

UWM is our loan servicer and they are HORRIBLE. The website is EXTREMELY unuser friendly. (Seriously, it is 2022 your website should be easier to use.) I searched for 20 minutes for the phone number. Finally realizing that it is at the top of the page in size 4 font. I had to increase my page size 600% to even read it. It is impossible to find a mortgage statement online and customer service is lousy. I paid down my mortgage by over $200,000 and was told that I had to send a written request in to have my mortgage insurance eliminated. Then I was told it would take 30 days to review. It has now been 45 days and NO RESPONSE. Customer service can't help and surprise surprise, the PMI department doesn't take phone calls. I would never recommend them and if you are a mortgage broker you should be ashamed of yourself. In this case it is OBVIOUS why UWM fees are lower, subpar service to say the least.

My most recent deal was a nightmare from the beginning due to the seller's previous broker. Manufactured homes are tough enough however, when the previous lender didn't even have the home affixed to the property, and the title was nowhere to be found ........... well it becomes an ordeal. The staff at UWM never quit on this file and after taking several months, we finally crossed the finish line! Thank you all for hanging in there and making sure our client got his loan done right! Worst mortgage company in existence. EVERY SINGLE YEAR around January apparently everyone at this company either begins day drinking or doesn't know how to read. They don't pay my mortgage insurance. Then they send threatening notices that my insurance hasn't been paid. So EVERY SINGLE YEAR I have to go back and forth with the insurance company and waste my time not only with them but waste even more time trying to talk to these clowns at UMW. I pay over on my mortgage every month. Haven't missed a single payment, yet these idiots can't figure out how to do the job they are paid to do. Maybe I'll refinance and get a lender that can actually do their job.

The customer service is DIPLORABLE AND DISGRACEFUL. they cant even properly handle the escrow account and then cant even answer questions about how or why they messed it up. Not only am I a Broker that regularly partners with UWM for my clients I also refinanced my own home loan with them over a year ago and the experience was smooth and I've had no issues. The once or twice I've called customer service with a question I've gotten my answer easily and without a fuss. I think this is a great over all company. Nobody is perfect but it's how you manage the slight imperfections that counts and I feel they do a good job.

Not sure how this company is rated No. 1 company. I made changes to my insurance company in October, for coverage with the new company (CONNECT) to begin Nov 1, 2021. I called and alerted UWM of the change and was instructed to my call the current insurance company at that time (Liberty Mutual) to cancel the coverage, which I did. When the time came they still paid Liberty Mutual my insurance premium! I received a letter from CONNECT on Dec 3, 2021, that they were not paid the premium and will be cancelling my insurance on Dec 23, 2021. Called UWM four times and am still getting a run around, issue is still unresolved. UWM says CONNECT never reached out to them which is a complete lie, I was cc'd on the letter which my insurance company had mailed to UWM. Each time I call them, I have to tell them of the goof up each time. When I asked to talk to a supervisor, no attempt was made to transfer my call. Poor customer service at best.

I had heard a lot of great things about UWM prior to obtaining my Loan with them. The process was fairly easy and hassle free, UNTIL I tried contacting them the set up bi-weekly payments from the very first month of my loan so I wouldn’t be in the negative trying to get it set up. I have paid my payments religiously but-weekly MYSELF because of the incompetence of UWM. They call me every month PRIOR to my due date to let me know I am ALMOST late on my payment, almost. So I quit answering their calls. Waste of time. Considering in the beginning I contacted them regularly to set up the bi-weekly payments. They sent me the form and it was filled out and returned. I was told someone would be in touch. They never were until my almost late reminder. I did my part. They didn’t do theirs and making sure that my biweekly info was out in before the next month dead line. Well. They failed. Now I am still being penalized for their incompetencey and failure to do their part. Every month for the first several months I went thru this same exact scenario and got the same exact response. The operator would say “sorry I can’t help you with that. The first couple of times I went through their research and development unit to get the problem solved and guess why. Never heard back from them either. So I can only assume that they don’t care about me and my financial circumstances to be able to enroll me in the biweekly pay plan even tho they have documented records showing that I pay half my payment biweekly. Religiously! That’s not enough. And I also have to assume since they are so large they simply don’t mind if they loose my biz. So long story short. I’m selling my house now. Relocating. They have made this experience so aggregating I dare say I will never purchase outright again and have to deal with them and their claim start changing total amount due monthly to having everything I say to them totally ignored. Empower your employees to be able to take action. If your not learning from current circumstances you’re not maintaining you’re digressing. And anybody that wants to work for a place that does not openly embrace improvement especially improved situations for customers/consumers I honestly don’t know how you sleep at night.

Rob was always available when I needed him and even proactively reached out to me at times that I didn't. The transaction was clear to close in 13 days and closed 15 days after submission! This mortgage company appears to be doing a good job. When we refinanced our house almost 1 year ago we read a slew of terrible reviews. At that time (Dec 2020) the Google reviews averaged about 3.5 stars. It seemed that the only good reviews were from people who worked in the real estate business. There were very few good reviews from home owners. We almost backed away from the process based solely upon all of the bad reviews. I don't think anyone enjoys having a mortgage and few would bother to write a positive review on such a dull subject but I wanted to say that we are home owners and have not had any problems with them at all. Our refi went through without a hitch. Our payments were setup automatically without a problem. We can access our payments online and see an accurate display of our account. We have not had any need to contact them by phone or mail and cannot speak to the efficiency and/or difficulties of these communications. For us it's been a good choice. Our friend was a former mortgage broker and mentioned that his mortgage had been with United Wholesale Mortgage for the past decade or more. He is the one who gave us the confidence to move forward with our refinance. He told us that UWM is one of, if not, the largest mortgage broker in the country and that he had never had troubles dealing with them as a home owner. He speculated that the bad reviews were probably true experiences but with so many people as clients there probably just weren't very many people saying positive things about their mortgage company. Four stars were given for UWM because everything seems to be working as it should. The only way I'd give five stars to such a mundane service is if they erased our debt entirely For what it's worth, we are normal people, with a normal mortgage and this company gets the job done. Hope this helps others feel better about their limited choice of who owns their debt and about being a cog in the wheel of the great capitalist economy. Now get back to work! You have bills to pay!

On August 16, I noticed that my recent escrow analysis had yielded an incorrect amount for the cost of my homeowners insurance. I inquired about this discrepancy through their "Secure Message Platform" on their website, and was time and time again told incorrect information regarding how I should fix the issue. First, I provided an updated Declarations Page that showed the correct amount (turns out the issue had been going on the entire duration of 2021), to a fax number as I was instructed through the secure message platform. I inquired on updates multiple times through both the secure message platform and via phone and kept receiving a "we are looking at it" response. One time they even told me they would be calling me the next day and I never received a call. Finally, after a month of waiting, 15 messages on the secure messages platform, and 4 phone calls to their insurance department, I was then told to submit my declarations page to their MyCoverageInfo website on September 28. After I submitted my declarations page to this platform, they performed another escrow analysis which resulted in them sending AN ADDITIONAL PAYMENT to my homeowners insurance, causing my escrow payment to increase even more!!! Three more secure messages and 2 phone calls later, I decided I was done with them not understanding how they have time and time again overcharged me, and decided to just cancel my escrow account through them and deal with paying taxes and homeowners insurance on my own. I was told to request a refund to from my homeowners insurance and that they would not accept a request over the phone to cancel my escrow account - I had to submit it through their secure messages platform. On October 15, I submitted a request to cancel my escrow account through their secure messages platform, and they responded that I needed to fax it to some number. I used their live chat to confirm this, and the live chat said that I could submit it EITHER via the secure messages platform OR fax. It has been over 2 months that I have been dealing with this issue and I am still being jerked around when trying to find a solution. FOR THE LOVE OF GOD, AVOID UWM AT ALL COSTS.

Customer service is impossible. They’ve been charging me extra money every single month and no matter what I do or how many times I talk to people they can’t seem to fix it. This time around I asked to speak with someone higher up and have been on hold for an hour now. If you use these guys I hope you don’t need any help from them. Because you wont get it.

I never should have left Quicken Loans. I continue to experience issues with them trying to make auto payments from the wrong bank account resulting in late fees and returned check fees. They wouldn't accept my budget drafting from because I filled out my information electronically and then printed and hand signed it. They finally put a mobile app out and its a complete joke.

Total incompetence. Mortgage company failed to pay my homeowners insurance premium out of our escrow account. Unfortunately I was not notified and my insurance policy was canceled. As soon as I learned of the error, we opened a new insurance policy, which was $400 higher because of the recent canceled policy on my record. To add salt to the wound, they placed lender required insurance on my account and charged me for their mistakes. I was told almost three months ago that my escrow account would be refunded for the cost of lender placed insurance. Well here we are, three months later and I am still pleading with them to do their job. No responsibility for their own mistakes, just an "is what it is" attitude with their customer. I'd almost take a higher interest rate just to refinance to get my loan away from this company. NEVER AGAIN.

Update: Their portal system is easier to work with now but still a pain in the you-know-what. **Disclaimer: This review is based on working with UWM as an escrow or title officer, not as a consumer.** As someone who works in escrow, this lender is a nightmare to work with. While most lenders request and gather necessary information themselves, UWM has a "web portal" system that makes the escrow/title officer input all of the information. Basically WE are doing THEIR job for them. I know many other escrow and title companies feel the same way. They need to get a better, more streamline system when working with escrow/title companies, as they are making our jobs much harder.

On Sept 7, 2021, based on the recommendation of United Wholesale Mortgage's (UWM) Customer Service Representative, I ended up making duplicate mortgage payment on my residential loan. On Sept 8, 2021, when I recognized that duplicate payments were made, I contacted UMW's customer service and their Rep put in a request to reverse the payment which UWM could only due by issuing a check to be mailed to me. On Sept 24, 2021, I contacted UWM because I had not yet received the check in the mail, and their Rep informed me that the check was mailed on Sept 21, 2021. To be polite, that is poor customer service when staff does not know how to use their system to determine if an auto payment has been made and advise the customer to make a payment manually, and then take 13 days to issue a check to correct their mistake. Here are the details how this happened. I have a residential property loan serviced by United Wholesale Mortgage (UWM). On 9/7/2021, I went into my on line account with UWM to change my checking account for the Auto Payment. After making the change, I looked at the "Auto Payment Details" screen which did not show a payment being made that was due for 9/1/2021 which I have set up for the fifth of the month. So I called UMW's customer service line and spoke with their representative who stated that no auto payment was showing for Sept. The rep recommended I make the payment which I did through my online checking account. On 9/8/21, I saw that the auto payment was in fact made from my checking account. So I had made a duplicate payment when I set up the manual payment.

Worst experience as a borrower I’ve ever had. Yeah, the process was super quick to close but the nightmare of a year after that was not worth the 14 days to CTC at all. Messed up my escrows a couple of times resulting in fees for me, changed their site and lost my prior account altogether, and then denied my refinance after a year when I wanted to take advantage of the lower rates (800+ credit score and my house went up $50k!!!). As a borrower, I would never work with UWM again.

Was skeptical at first because the positive reviews seemed fake and there were lots of negative reviews. I went ahead and refinanced with UWM through a broker. Everything went fine and smooth. Registered for automatic payments through the app and it pretty much works itself. Escrow payed taxes and insurance on time and no complaints. I am happy with the service. Thought I'd post this review to give honest feedback to help others decide. Only gave a 4 star rating to differentiate from all the 5 star reviews.

We have asked repeatedly for a paper statement but have yet to receive one. This has been going on for 3 months. They've sent it supposedly to our former address and we were told they would correct it and send one immediately but that was 2 weeks ago. Very poor customer service.

Zero is a better rating! I'm sure my comments will not be addressed here either. UWM sucks! Our mortgage was sold to UWM after we refinanced. We had an error in the legal description of property that was caught after the closing and corrected before UWM got the paperwork. I've been dealing with escrow issues since then. They're collecting more escrow than necessary because they think they have entitlement to an empty lot next door. They do not. I have gone back through the original bank, title company, and the county tax records, and UWM does NOT have rights to the extra lot but they swear they do. Now I'm trying to just get them to drop the escrow. I'll do it myself. I faxed, with confirmation, a letter requesting cancellation on 2/17 and they say they received it 3/1 and it will take 30 days to process. 12 days to receive an electronic document!!!! Crazy. Custer service has been usless - different story from every person. I've been a customer for eight months - not a single call has been a good one.

One loan took 3 months to close because the underwriters are extremely inexperienced and they just keep requesting more and more conditions just to get the file off their desk. This is a terrible mortgage company. If your mortgage broker attempts to get you a loan through this company do NOT go with them. I attempted to make my first payment and typed in my payment info wrong and was hit with a $30 fee. They let me know they could not waive it. However, if I had made a late payment instead they would do a one time late payment waiver. Their excuse “well that’s not our fault.” ~Chasity from customer service. Do NOT go with this company.

I didn't have any issues with UWM until I needed to call about online access support. I call 7 times with 3 calls ending up getting disconnected after being on hold for 30 minutes and the other 4 taking my number and promising to call me back but they never did. This is the absolute best Wholesale Lender in the country! Not only are they professional, courteous and friendly but they are efficient and fast as lightning! Financed a home loan through UWM and have had horrible customer service--waiting over three weeks for a single form that I've requested multiple times. Poor customer service and communication. We refinanced with UWM in December and regret doing so. They are very difficult to get in touch with and do not listen to your concerns. They sent us notice that they need our insurance information or they will buy insurance for us and bill us. We already have homeowners insurance and our insurance agency has faxed over the information they requested multiple times and tried to call them without success. They keep sending us and the insurance agency conflicting loan numbers and other information. They refuse to deal with our insurance agency directly and insist that we get the information they requested from the insurance agency for them, even though the insurance agency keeps sending it directly to them. Their new website is a disaster and most everyone there seems to be incompetent and uncaring.

Revised 7/18/20 I found my way to an actual customer service specialist named Jason. (It was difficult to do) but he changed everything. Conference called me into tech support and stayed until my problem was found and fixed. Then he gave me direct contact phone and email information for future follow up. They will willingly deal with complaints once you find one of their specialists. The 3 rating is because it isn't easy to find their Jason's. Original review-. Worst online customer service ever. I have several mortgages for rental properties. Over the years UWM has bought and sold 3 of those mortgages. Each time they bought one of my mortgages I have been forced to contact them multiple times just to set up online access to my account (So I wouldn't have to deal with the difficulty of getting through to them by phone). As I write this, I am waiting for an online chat representative to connect and correct their failure to delete a paid off mortgage I previously had with them. Because they failed to clear that account when it was closed, I am blocked from registering my new mortgage that they bought. This has been going on for 6 months now. About a dozen completed calls to their Customer Disservice department and still no online access. I have documentation of who and when I called the last 4 times Steve in Houston

When I purchased my home, I bought homeowner's insurance like everyone else. I get a letter from United Wholesale Mortgage a month later stating my insurance had expired and that I needed to buy home insurance despite having a valid and active policy. I called UWM customer service and they said it was an error on their end and to ignore the letter. I get another letter a month later stating it is their second warning and that they would force buy me insurance if they did not get proof of Insurance. I get my agent to send them my policy and called their customer service and again they stated that everything was fine and to ignore the letter. What happens next is that they force buy me an insurance policy with the same coverage. I been calling Customer Service only to get the run around and them stating that their insurance department and customer service department were separate. How can a company operate like this without inter department communication. I need this resolved! Poor customer service, poor communication and false assurance. I feel cheated.

I don't know where to start..... I never has some many issues with any mortgage company before. I refinanced mortgage a year ago to United wholesale and here you go... I purchased rental insurance from State Farm and after a 10 months they tried to discontinue and put me on their own expensive one. After multiple phone called between insurance company and mortgage it's still not updated and on top of this they claim that I'm short of my escrow I pay religiously every moth. They demand another escrow payment for 12 months. When I called customer service they kept me on the phone for 40 minutes and still didn't get any sort of explanation and I was told to call in 8 days to see is system is updated. Lack of knowledge from representative who just said "M aibie you rtaxes went up? I told him that this is impossible that taxes increased 100 % and he was still clueless. I will report them for lack of professionalism and confusion attempting to collect additional payments.

If I could give negative stars I would. I have a loan serviced by UWM and have been trying to get a response from their modifications "department" for several weeks now. They simply do not respond. When calling in the reps will not transfer you to them since they "only use email" and I've been told I need to wait anywhere from 2 weeks to 30 days for them to acknowledge my response. It's already been 3 weeks and still nothing from them. Horrible company to deal with. I may have to refinance to get away from them.

Its been more than 3 months, I am doing everything possible to get required papers to these folks. Nothing works... its terrible system, these people dont check what u have submitted and just keep sending what they need. Now after all these months, they sent me a postal mail. I was so excited believing things might be moving finally. I opened the letter and it has routine requirements that they have been mentioning for more than 3 months.

UWM has great pricing. However, their customer service is terrible. I was having difficulty accessing documents in my account. They asked me to provide information to verify my identity, which I provided. It then took them a week to respond and ask me for different information to verify my identity, which I also provided. Then they marked my issue as resolved without ever helping me access the documents I needed. I emailed them again to tell them my issue hadn't been resolved and their response was to ask me for more information to verify my identity. It's been over a month and my issue still isn't resolved.

It was often my experience that when I spoke to a customer service person, the answer I got was completely different from the previous representative. It was very difficult to rely on accurate information. The best was when I paid off the loan and was told a figure that was off by one cent. All companies have IT issues, no big deal, but the predatory late notification policy resulting in a late fee and the screw your credit report not our problem customer service attitude is unforgivable. I have two mortgages with them. In January they sent a large escrow refund on one property not the other and in May want to raise payment $300 a month to make up for escrow shortfall. This is not within the normal range of escrow calculations, refunds and payment changes that occur annually. Never had this kind of a mess with any other lenders. Escrow clearly run by amateurs. Bank hiccup made one payment and dropped the other. They called me after the grace period expired so they could charge a late fee and have it negatively impact my credit report and won’t correct it. I don’t want the late fee back, my bank refunded that, just the credit correction. My credits fabulous so it’s a blip, but for many people a 34 point credit hit for one late payment that wasn’t their fault is a huge deal. How can you do that I good faith to your customer?! Many emails come with dead links that don’t take you to their website when selected. Overall I cannot recommend them and I will never use them again. Avoid!

Every time you call you get a different answer, supervisors tell you they will call you back and they do not, they require a ticket with every request that takes up to 30 days to process. They increased my mortgage payment with no authorization/approval from my side and I'm still fighting after 6 weeks - 15+ calls, faxes, emails, etc. with NO resolution. RUN FAST AWAY FROM THIS COMPANY! (Adding comment on Apr 21: As you can see from UWM's response, they asked me to send an email and said they would assist. I did that on 4/15 and as of today 4/21 still have not received a response.)

Run for the hill's and do not work with this lender. There has been nothing but problems on my account. Every month I have to call to fix a mistake on their part. They tried to charge me home insurance when I had Home insurance on file. It took months to resolve. Then they took my mortgage payment and applied it to something else hit my credit. Admitted they were at fault and never fixed it. My credit still shows. They also never refunded or applied my missing payment to anything. Currently I am working with my attorney and the CFPB to push this to the legal department. DO NOT WORK WITH THIS LENDER. Their company is a mess.

Do not work with a mortgage broker if they use this company. If this company comes back as a potential lender, RUN. So far, we have yet to go a month without an issue and CONSTANT gaslighting. As other reviews have noted, they take out additional homeowners insurance for your home and charge you for it, despite having documentation and submitting it, repeatedly, to show there already is homeowners insurance. They keep claiming the closing company messed up (but people from all over the country are reporting the same thing? come on). I am contacting others who have reported this to look into a class action lawsuit. And yet, despite this, we also got notified they paid our insurance company TWICE for the annual premium! We actually prayed that our loan would get sold to some other company. It did, but that lender doesn't service loans so we are stuck with UWM for the foreseeable future.

Every time I speak to a customer service person, the answer I get is completely different from the previous representative. - I wanted to pay monthly mortage payment. I spoke to 2 representatives. Where do I start... I was deployed to Iraq during the year of 2021. While I was deployed, phone calls were very difficult to set up. My Homeowner's insurance had been cancelled without my knowledge and United Wholesale Mortgage's (UWM) blanket insurance was put in place at FIVE times the cost of my previous insurance. Nobody reached out to me via email or tried to do anything past a single phone call to a number that was not reachable due to deployment (which they were well aware I was deployed). When I got back to the states, this is when I found out that I was paying so much for insurance, my monthly mortgage almost doubled. I called UWM, they said it was my insurance company's fault because they never sent the updated policy. I called my insurance company and they said that they had reached out NUMEROUS times to UWM, trying to reinstate my former insurance but they were never able to get ahold of them. They said they sent letters to their address and called. UWM didn't want to take the blame for any of it and I got stuck paying almost $2,000 extra in insurance. A business to business mistake and the customer ends up paying the price for it. I could not believe it was happening. Fast forward to today.... I'm doing my taxes when I needed to log into UWM's website to get my 1099. All of a sudden, my mortgage is in default because the March payment that I had set up through Auto Pay didn't go through. Not because of my bank account, but because auto pay was never set up. I set up auto pay with someone on the phone in February. I called today and the lady on the phone was very unapologetic at the situation, again, stating that this was my fault. They never attempted more than one phone call to reach out to me. They never emailed me and were just going to let my loan default and hit my credit score. I feel that as a business, if a customer who never misses a payment is in default, you should try contacting them multiple times a week. Horrible customer service.

They are a great company, I am a broker and they get my loans done quick and efficiently. Unless I have FHA or VA issues with a loan, they are getting things done in 15-30 days for me. Most of these bad reviews I read on here are from people that have no idea how mortgages work. Either they think the spam mail after you get a mortgage is actually from the lender i.e. buy a copy of your deed or mortgage protection insurance, or they dont understand how an Escrow Account works if you have a shortfall. Yes people, you do have to pay your taxes and catchup if the lender paid the different for you the year before. You GO UWM keep rocking!

You are required to enter the loan number or social at every transfer. Just to talk to someone I had to input the loan number 4 different times, verity my zip code twice, confirm my address and also my telephone number two different times. Once in, the call was dropped from UWM's side. All this to just figure out the URL to submit a document.

Horrendous customer service with the PMI department and Customer Service team! You are only allowed to communicate with the PMI Department via email - even customer service claims to not have a phone number for them. When you email PMI, you will get an automated reply indicating you will receive a reply within 30-days, regardless of how simple the question is. I have now sent several emails since January 2022 and have received one reply, which did not address the issue or question, and it was received 45 days later. I sent another email towards the end of February 2022 with documentation outlining the significant structural improvements to my home and justifying the PMI to be removed. More than 30 days later, I have still not received a reply. I have called Customer Service multiple times and I am told there is nothing they can do, no one they can/will escalate this to, and that I simply just need to email PMI again and wait. I have continued to email and continued to wait and still do not have a resolution 65 days later. I am incredibly disappointed in the extremely poor process outlined by UWM and lack of follow through on their own expectations set for customers. I received noticed that my loan has now been sold as of April 1st. My time has been completely wasted by UWM and I am thrilled I no longer need to work with them.

One of the most inept and worst home buying experiences ever. Poor communication or often times not at all. And the cherry on top, they failed to properly pay and process my Home Insurance, which caused the Insurance agency to terminate from home insurance for failure to pay. I had to spend the afternoon running down new home Insurance since the Insurance Agency wouldn't re-write the policy on a property who'd been terminated for failure to pay. When I went back to the UMW broker, they admitted their error, gave an I'm sorry and basically that was all they could do. Additionally, now UMW wants to try and charge me an Insurance premium for an error they made. Absolute garbage and by far one of the worst brokers I've ever experienced.

I have a GREAT RATE! THE PROBLEM is they keep trying to charge me for an escrow account I don’t need or want! I have submitted the paperwork a number of times (with email verification) yet I still have to spend HOURS on the phone! Never get a resolution!

On March 7th I called and requested a payment reversal due to a mistaken double payment of my mortgage payment (yes, it was my first payment with you fir this mortgage). The agent tells me the payment will be reversed and a check will be mailed to me, it would take up to 20 days. It is April 4th and I have NOT received a check, although I have called multiple times last week and the week prior and all the information I get is “It will arrive any day now”. It is ridiculous and absurd that a check mailed within USA will take so long to arrive, even at the cheapest mailing service (which you probably used). By now, that check is lost somewhere or was mailed to the wrong address. Also, I’m sure you can verify in your bank account that the checked has not been cashed either. Just a miserable experience and no support from them at all!

I have opened this account 6 months ago. has been 6 months that i am tryng to set up the automatic payment and all the time that i submit the documentation requested they are writing me to resubmit the same documentation. Put my account on autopay ever month they are charging me a late fee and claiming that the autopay is still not active which is wierd because I scheduled my account for autopay since February and now we are in June and they still have to call in to make a payment paid over 200 dollar in late fees and its their fault they keep telling me write a letter for us to think about removing your late fee and they don't even read it.

By far the worst company I ever had to deal with. Words cannot explain how upset and frustrated I am. I am currently deployed over seas. I have been trying to take advantage of the CALIFORNIA MILITARY FAMILIES FINANCIAL RELIEF ACT, and I have been trying for about 2 months and have still yet to be resolved. Being over seas calling is a per minute charge. I have been on the phone with them for HOURS with no resolution. I have also tried using their website with no resolve. Literally going in circles with no end in site. I have been doing everything on my end but I am beyond upset. I would not recommend this company to ANYONE. I am on the verge of just refinancing just so I do not have to deal with this company ever again. Absolutely ridiculous. They must really hate military members if they make it this hard for them to take advantage of a program design especially for them. 2 MONTHS!!!!

I am a Mortgage Broker and have a lot of Lenders to choose from when looking for the best lender for my borrowers. UWM constantly comes in a step above all other lenders in service and ease of process. I just had 2 loans for one borrower at the same time that were a bit involved, but they handled everything perfectly, and we were closed a bit earlier than expected even. They really help me look good! :)

It seems like i've used UWM exclusively because they make the entire process so easy. From pricing, to underwriting, to CTC, UMW and its professional staff, make originating and closing loans so simple and pleasant. Other lenders seem bothered by questions. At UWM, my AE stays in touch and helps me grow my business and close more loans.

Customer service is not there. Had issue with payment. Switched banks and I do online bill pay with my mortgage. I made December and January payment via eft received confirmation number and statement showed money was pulled from account. Since I do auto draft for most of my bills I never open my mortgage or car payment bills. I received a letter from them stating that I hadn't made a payment on two month and it was turned over to collections. I immediately called them to say there was a mistakes and gave them both the confirmation numbers and date money was taken out. It turned out the UWM received the money and then sent it back to me four days later. I was never notified, called to tell me that was the case. After doing research by my bank and them it turned out that one number was off on my account. I told them that I never heard of bank returning money because of that since they had all the information on the Etf with name and address where the mortgage was taken out for. Now that the issue was resolved the day it was discovered and I wire transferred the money to them everyone agreed it was a honest and verified mistake. They agreed to waive the late payment fee but didn't tell me they reported it to the credit bureau. My credit score went from 835 to 740. I called them back to have them notify the agency of our mistake and to remove the negative impact it had on my score. Now after agreeing that it was a legit mistake by both parties they wanted to see my bank statement, confirmation numbers plus my bank wrote a letter stating everything was true and correct. Now trying to get this company to remove the negative report which they admitted was there mistake is nearly impossible. They ask too attached documents for the file, the website for that has been down. Tried to fax them info at ups for hour, fax not going thru. I've done everything they ask and more, they admitted there mistake and yet 48 hours of trying nothing. Funny thing is my credit was so good all I had to provide them was two paycheck stubs to get my mortgage. Customer service different reps all having different answers to the same question.

I am being charged for homeowners insurance, but my actual policy and the policy UWM keeps insisting to charge me. I have submitted multiple times FOLLOWING THEIR INSTRUCTIONS IN THE LETTERS THEY SEND, but no matter how many times I send it they reject it without notifying me. Once it was never received (because I uploaded it to the website they tell you to). Once it was "too blurry" (uploaded to the same website! and was perfectly legible). When you call, customer service tells you none of the websites or fax numbers or addresses on the letter are correct! They are aware of this issue but don't correct it. If you have any choice in the matter, avoid this company at all costs. I will be filing a formal complaint with CFPB

As noted by other reviewers, this company makes co$tly errors, and leaves the SIGNIFICANT burden of getting it corrected/returning funds due extremely time-consuming and at such extreme effort to be near impossible. I am now over five months past my closing, with them finally today acquiescing to an amount that is a quarter of what is due, with the agent refusing to directly acknowledge that they are a client of the closing attorney who pointed out the errors. NEVER, EVER go with this mortgage company!

SIMPLY UPSETTING !!!! I've never had such a tough time with a business. Dominic Munoz is apparently the Asst Vice President and was my last point of contact. He has reached out only once after multiple emails explaining my ordeal with this company, promised my overpayments would be back in my account 5-7 business days. " This was more than two weeks ago." ALMOST 90 DAYS IN TOTAL HOLDING THOUSANDS OF DOLLARS. !!!! My ordeal started Nov 3rd when they called me alerting me that my last tow payments have not been received so I quickly investigated and verified the money was taken from my account via AUTO PAY. They very next day I sent 2 additional payments upfront to cover the shortage and was assured if I do so that I wouldn't see any late payments. I've spent hours and hours trying to get my overpayments back. Yes, 90 days later I now have a 30 day delinquent on my credit and still don't have all my money back. A lot of promises by multiple people who work here and still this isn't resolved. I cant understand how 90 days later and literally 12 plus hours of phone calls that I am still stressing over this mess, this isn't how customers should be treated. WARNING HERE, USED ANOTHER LENDER BECAUSE THEY ARENT CAPABLE OF PROTECTING THEIR CUSTOMERS' INFORMATION OR PAYMENTS.

After applying two times with past mortgage banker experience to be a web developer intern and seeing many of my classmates who do not look like me get hired, I could not help but sense hiring discrimination. I could have accepted they were more qualified or capable, except that I was never offered a technical interview or reason for denial. Of course I can't prove this, also there is likely some witty HR rational for why not. The reason I post this is for other people who look like me to see, so they don't feel like they were necessarely rejected based upon their abilities. Discrimination or the appearance of discrimination is demoralizing.

Judging by the reviews they spend all their time and money on making brokers happy and not those who have the loans with them. We refinanced with no issues with our previous bank. 6 months in they started charging us extra insurance even though we had insurance and thier portal showed we had current insurance. We have been going back and forth now for 6 months trying to get it removed and still haven't gotten anywhere. Every time we call in and explain the situation to a new rep they come back telling us a deferent reason and what they need. First they said it's because we didn't have insurance altogether (despite thier portal saying otherwise) we resent the insurance information. Then they said it was the hoa, so we sent that proof in. Then they said if was because we didn't have insurance for the first 6 months of the loan so we sent that proof in. Then they said it was the hoa again so we sent that in again. Then they said the hoa had lapsed. we checked what we sent in and it said it was valid till next year but we sent it in again anyways. Now they are saying we are missing our home insurance again. We submitted that again but at this point have little faith it will be fixed. Really getting tiered of the run around.

I have to use this place due to them carrying my loans. However, they mailed my overpayment and escrow refund to the wrong address and then blamed me. After many calls, I got them to send it to the correct address. The person stated they were going to overnight it. So I had been checking and wondering where it was at... I called back and they stated they dont overnight, and this is both my fault and the post offices. I dont understand this type of customer service... They informed me that now the check has been mailed today (2 months later). I tried to ask about their customer service, and the person hung up on me...

Unsolicited messages all the time for multiple properties that aren't even mine. Any company that can afford a spam bot like this isn't investing enough in their actual customers that actually want their services. If they annoy people that aren't their customers this much I can't imagine their actual customer service is anything but rock bottom. Also take note that a majority of the very positive reviews are obviously other companies and their worst ones are individuals they have done dirty. Very telling of priorities.

Can't get a response from them. I have spent a year renovating my purchased house. It is now worth much more than the purchase price and I have contacted them repeatedly to have the house reappraised in order to drop the PMI. They gave me an email address to put in my request. I got an automatic reply stating that I would hear back within 30 days. 36 days later...still waiting. I called UWM back and requested a phone number to contact the PMI administers directly and they claim that the only way is to send the email again and continue to wait. I will definitely not ever use them again for a mortgage company. Other times over my life when similar requests had been made to other mortgage companies, the PMI was dropped within a month. My trust meter is not very high with these people. An update: After I finally got their PMI department to acknowledge my request, I received an email saying they needed receipts to show enough renovations to warrant a new appraisal. I sent them the requested documents totaling $167k to remodel a house with a mortgage of $161k. I just heard back from them saying they were sorry but couldn't reappraise my house without the receipts that they received with the request. I would bet almost anything that UMW actually owns the PMI insurance company and that is why they fight so hard to keep it in force. Nothing else makes sense. I wish there was a zero star option...

Just spoke with Felicia using their online customer service chat. It was the worst customer service experience I have ever had. I was wanting some very simple payment information and Felicia made it so frustrating and difficult to get any answers. Very disappointed in UWM right now.

Matthew S Sr Underwriter in a word: Incredible I value underwriters time, My goal is to always provide a clean file allowing the underwriter to see a clear path to closing. Sometimes the path is not always clear. Matthew took the time to talk about and provide guidance on the conditions needed. I appreciate Matthew's ability to navigate the underwriting process with precision, knowledge and experience. It was refreshing. I also would like to acknowledge and thank the FHA team for their part in getting the FHA case number transferred. They had to do the work twice because of the previous lenders poor handling of the file.

If I could, I would give it negative stars. After my fifth phone call, I finally recieved an answer. The previous 4 representatives each gave me a different answer, and in effect were untruthful. This process was beyond infuriating and completely unprofessional. I was on hold for more than 30 minutes and the representative failed to solve the original issue.

I think our account was set up wrong, because every time I or my husband try to login it becomes an hour-long process or trying to reset it, getting lost in customer service automated messaging, getting to an IT, trying to reset it the same way we already tried, IT troubleshooting for a few more minutes, finding out there’s something ‘not normal’ going on (that apparently can never be fixed because it’s every. Single. Time.), finally magically getting logged in. Then when I log out the whole process needs to be redone. It’s actually becoming a major problem…..

We've been working with United Wholesale Mortgage the past five years. Our Account Executive Debbie D has been amazing always keeping us informed on the latest and greatest at UWM and also changes in the industry. They have a great combination or both rate and closing costs that give you a competitive edge in the market place. The systems once you get used to them are easy to use and you'll be able to generate documents for your clients to esign from any computer. Also as you can see from the picture of the award I received...they averaged a seven day clear to close time from submission to being ready to close. United Wholesale Mortgage has time and time again over the past few months been nothing but a disappointment. We have had multiple miscommunication issues with them that have involved fees of $50+ that should not have been charged to our account in the first place. At first we were understanding and aware of the learning curve on our end on how to work the payments with their website. But not only do they have quite the outdated payment system, but they have given me and my husband one of the worst costumer service experiences that I have ever seen. Long story short, they have no way of simply waiving or reimbursing fees that were put on our account by them due to miscommunication on THEIR end. Besides not being able to refund the fees they will also not try to resolve the issue or take any blame on the matter even though it was clearly miscommunication from one of their representatives in the first place. We spoke to four different representatives today within 2 hours and all four had different information to give that did not add up at all. As a company that handles mortgages, a $50 fee that was wrongfully put on a costumers account should not be an issue that a customer has to call four representatives just to be dismissed once again. When I asked if a manager could be spoken to in order to waive the fees or even to discuss the options, the answer was that a manager could look over the call where the miscommunication happened and make a decision from there. But the representative very clearly stated that "their was no miscommunication" in the said phone call, even though she was not present and had not heard the said call and also stated that no contact could be made between me, the customer, and the manager regarding this issue. As a first time home buyer, we could not be more upset with the response and customer service that we have experienced from this company. We highly suggest to look elsewhere for a mortgage company if you are wanting to avoid monthly phone calls and headaches all due to complications with them. I do have to say that we are pending the managers verdict, but so far considering the representatives attitude regarding the matter, we are not expecting a resolution in this situation. Unless we see some real change and actual customer service from their end within the next few weeks, we will be refinancing as well.

My experience of their customer service is terrible whether communicating by phone or by "email". There's just no commitment to having a good relationship with the customer. As a new homeowner, I queried my escrow statement multiple times earlier this year before giving up because they would not explain their estimate. Now the tax payment is hugely underpaid and I just had an agent scoff when I was verifying my account number. Terrible.

The mortgage for my home was purchased from the original lender that we went with once the paper work was finalized for the house. Overall, UWM has been very unresponsive to any emails or calls when I have had questions about my mortgage. Specifically related to PMI, they require you to hand mail a check for an estimated amount for a service that isn't yet scheduled, for a price that you don't know anything other than an estimate, nor does the service that you are paying for even ensure that PMI will be removed from your mortgage (regardless if you meet the required LTV ratio needed to remove PMI). Not to mention, the PMI department won't answer an email until its the 29th or 30th day of their response window.

Waited on hold for over an hour. When I finally did get someone they pretended they couldn't hear me and I was on a land line and line talking in a quite setting. They also took me off of auto pay randomly and have wasted my time. You'll never get through to talk to someone live. Don't do business with them!

Unfortunately I refinanced with this company June of 2021. At the time of signing, there were no issues with any of my existing policies. At the time of homeowner insurance policy renew, they came up with a clerical error on their behalf. Payment was due as of 09/07. It is now 10/04 and they are telling me for the second time they have overnighted the payment....a second overnight payment from my escrow. Neither have made it to my insurance company. My homeowners policy was canceled. Many calls places to UWM and everytime was a different rep trying to "help" me. Today, I asked for the 5th time for them to call my insurance company and give tracking number of payment and resolve being, now, I have no homeowners insurance there will be a fee associated as well. Speaking with Wannita, she claims it's not their(UWM) responsibility to contact the insurance company they failed to pay resulting in cancellation. It's my job to call the insurance company to straighten out otherwise the insurance company can call them. Case is now with attorney general as well as my own attorney...just my experience with these people. Worst mortgage company I have had over the course of 5 homes.

If I could give zero stars I would. This company's customer service makes Comcast look like your neighbors' kids' lemonade stand. I refinanced with them in January. Somehow my broker checked the wrong box and didn't set up and escrow account. I understand that mistakes happen and can be fixed. I have been trying to remedy the error since February. It has been 6 months of countless phone calls, paperwork submissions and finally, payments, all to have it still not be resolved. UWM applied my escrow setup money to a mortgage payment only to reverse the transaction, apply a late fee to my monthly mortgage payment and now hold my money in an escrow account that I don't have access to that they refuse to use to pay my taxes or insurance. Their solution today was for me to pay my property taxes with my funds and pay my normal mortgage payment, and they will waive the late fee. After I submit proof of payment of my taxes, they will use the funds I previously provided to set up an escrow account. The company's incompetence is astounding and the resolution opportunities given to their Resolution Team to handle obvious errors made by them is seemingly non-existent. They are fortunate that mortgagees have little choice in loan servicing.

Very horrible company that gets bitter once you want to re-finance. A late fee that was waived from my account due to natural disaster fallout beyond my control was added back to my payoff statement 6 months after. This late fee was waived after weeks of back and forth correspondence, the run arounds from one representative to the other and much frustration. If there was a late fee why did it not appear on my account till now. They are nice as long as you stay and pay them high interest rate and the moment you try to find something better, they loose their minds. If I could give them negative stars, I would. If they ever buy out your mortgage, good luck! If you have the opportunity to choose, run like your life depends on it because it does.

I've had a UWM loan for a couple of months and their business practices are antiquated and time-consuming. I created an auto-debit account immediately when I got the loan to make sure payments would be squared away. Today I learned that my first payment was never made and now its 25 days late because they, 'canceled my autodebit account' (unbeknownst to me) because 'the last name on my bank account, my maiden name, doesn't match the last name on the loan, my married name'. Meanwhile, all of the necessary documentation to show my multiple last names was supplied and included in the loan documentation. Furthermore, in order to rectify this, I learned on my call with them today, I can't just supply said documentation electronically. Instead, I must visit my bank and get them to write a letter that I proceed to snail mail to their po box. That's never happening. I barely had time to make the call, much less go to the bank. I thought that's what online banking and computers and technology was for. It's called email, people, please look into it. To top it all off, I got a letter yesterday saying my hazard insurance is expired and they're going to purchase crazy expensive insurance on my behalf. The letter was dated 2 weeks ago because, again, they only use snail mail. I had to go to a completely different site, and create an account to upload the exact same declaration page they received in my loan app showing that my insurance expires 4.2022. I mean, complete and utter waste of time and added stress I don't need. I will be giving this feedback to my broker as well. She is very hesitant to work with lenders for whom she's gotten unfavorable reviews. In the meantime, I have to log in monthly to make a payment because, 'one time payments from my bank account with the wrong name are totally fine', I learned in my completely non-productive call with them today. Not happy.

This is the worst company I have ever had to deal with. Do everything in your power to make sure your mortgage isn’t through them. There have been multiple time when I’ve been charged a $50 ‘Non Sufficient Funds’ fee (while having sufficient funds in my bank account) and when I call their representatives to get it sorted out not only do I get a million different answers as to why it has happened they refuse to reimburse me.

UWM had the incorrect parcel number listed for my home and paid someone’s property taxes with my money. They are refusing to give me a refund for something that was their fault. How does UWM have the lowest rates? It’s because they steal from their customers.

I wanted to call and speak to the recast department and pmi department. Guess what? You can't call or be transfered to those areas. You have to send them an email which gives you an automated response that it can take anywhere from 10 to 15 days for the recast area to respond and up to 30 days for the pmi department to respond. Apparently I'm working in the wrong field. I can't imagine telling my customers I don't answer phone calls and will respond to their emails in 10 to 30 days. Unreal.

I was skeptical at first because all of the positive reviews seemed fake. I went ahead and refinanced with UWM and saved over $70,000 over the life of my loan. Everything was very simple and went smooth. I registered for automatic payments through the app and it pretty much works itself, I dont have to do anything, the payment amount I picked comes out on its own.

UWM Customer Service was absolutely horrible when they failed to pay my county taxes, resulting in the threat of a lien against my house from the county. I called UWM Customer Service (numerous times before reaching a human), and they directed me to email an automatic inbox regarding my unpaid taxes. I received an automatic reply that they would follow up. A week later, no one ever responded, despite additional phone calls to customer service (which resulted in hang ups and transferred both my mortgage advisor and I to State Farm??). Ultimately, the closing attorney, my sellers, my mortgage advisor, and my real estate agent had to become involved to get my taxes paid out of MY escrow account. Even when UWM finally stated they were moving to pay the taxes, they indicated that there was no way for them to send me an email confirming payment. Disorganized, unreasonable, and blatantly ignoring customers is the only way I can describe trying to resolve this situation due to UWM's error. If UWM cannot manage money, paying taxes on time from escrow, or customer service, I suggest they find a new line of business.

4 months later, my home owners insurance has still not been paid. Title agency is telling me the mortgage company should pay it, mortgage company is telling me it should have been paid at closing by my title agency. I am sick and tired of dealing with incompetence. Do I have to deal with this for the next 30 years???!!! This is ridiculous. Now, I'm calling my mortgage broker, and she no longer picks up the phone. They are nice to you when they are trying to get your money, and very unresponsive after they've won the award. Get yourselves together people. Please pay my home owners insurance already. Why are you holding on to my hard earned cash?!

Worst customer service!!! Since the very beginning, they have screwed up my mortgage and escrow account when I refinanced my home. All documentation was sent to them (including all payments made to insurance from my last mortgage company AND my insurance agent) and they still ended up sending my insurance companies double the amount they were supposed to. After hours on the phone between my insurance companies and UWM, UWM's only response each time was that I have to deal with the mess up myself and there's nothing they can do. They sent the wrong amounts and it's my problem?! Now I have to wait for my insurance companies to receive all of the payments, have them issue refunds to me (UWM won't accept a refund from them) and then send a check to UWM to cover my escrow account. What a pain!

Terrible Mortgage Company! They are claiming they have not received my homeowners policy. Looking through some of these reviews, there are other people that experienced the same problem! When I reached out to my broker, they have proof that it was in fact sent to them. this caused me to enroll into UWM hazard insurance which is double the cost of standard HOI. Instead of helping fix the issue, they push everything back on you and tell you to fix it. Stay away from this mortgage company!

This company has been a nightmare with my credit and has caused me so many problems that are detrimental to my credit and current closing on my next home. On 09/10/2021 I sold one of my homes with UWM and paid the mortgage balance in full. I received notice and conformation from UWM that the current status was paid in full and closed. As of yesterday, I received notice from my credit company that my credit dropped from a 787 to a 564 due to UWM reporting my account being delinquent for 30 days with a balance of $159,069.00 This company is incompetent and has too many inexperienced employees as a company. I’m scheduled to buy and close on a home 10/20/2021 which is now being held up due to this serious matter that I’ve called about and have been unsuccessful in reaching a point of contact who can help me! I’m disgusted and livid! How could a company this big make such a mistake? I’ve attached photos as proof! Shame on you UWM!!! I plan on taking legal action against this company!!!! If I would rate 0 stars I could !!!!

I was given mortgage assistance during the pandemic... great! They assured me that at the end of my assistance period that I would be given options to help get my mortgage current and affordable. This was extremely helpful since I was laid off for a couple months and wasn't making nearly as much money on unemployment. Since then... my "loan modification" has been denied TWICE. The first time I got the email telling me it was denied, but to call because there may be other options for me... so I called and my case was re-opened because the person I spoke with assured me that must not be right. A month went by and then was denied AGAIN. This was about a week ago. Since then I've called a ton of times, left many voicemails, and have still yet to hear back from anyone. In this time I haven't been allowed to make payments. No one has give me any options as to how I can make my back payments. And then on CHRISTMAS MORNING I get an email that my credit score has dropped over 100 POINTS because UWM reported to them that I am behind on my payments. This is only A WEEK after I received an email that my modification was denied, and had absolutely zero information provided to me, and zero response to any of my calls and messages. I can pay back almost my entire owed amount in full - yet they will not allow me to make payments and now have caused my credit score to drop over 100 points AT NO FAULT OF MINE. And will not return any of my calls! I am so unbelievably frustrated and disappointed in this company. In what was assured to me to be something to help me through the pandemic, has become an absolute nightmare and completely ruined my credit that I've been working extremely hard on. Thanks a lot, UWM.

5 stars for the price. NEGATIVE 4 STARS for the customer service. Averages to be 1 single star. Fair enough? UWM didn't pay our insurance, which was overdue for nearly 2 months (and still yet to be resolved). Called them five times, each time it takes about 30-45 minutes to pick up the call. 2/5 times, they hang up either immediately, or half way the conversation. Guess how to get back to them? Another 30-45 minutes of waiting! As I'm writing this review right now, I'm on the "radio tune" right now with their customer service hotline (which is really not very hot in terms of service quality). What kind of customer service hang up on their customers?

Worst mortgage company I've ever dealt with. It's taking a month and they still can't tell me if I've been enrolled or will be enrolled in their budget drafting program. My last company this was one phone call and it was setup immediately. Asking to speak with a manager requires being placed on a waiting list to be called back two days later. I would not recommend this company to anyone if you have a choice!

Unfortunately disappointed with UWM and how they have dealt with our loan modification request. Recently my family and I dealt with a traumatic event that affected our child, and so forth affected our income. My wife is an RN who has been on the front lines during this covid pandemic while at the same time trying to stay composed as we try to comfort our family after the horrfic events they went through. I pretty much begged UWM to assist us during these trial times, and not because of the covid, but due to the all the trauma we are going through. We assured UWM we continue to work, and will do everything to pay our mortgage, we just need a little help with any type of modification to lower our monthly payment by any bit. We currently pay over $3000 a month, and have a high interest rate. All we asked was to modify our interest rate to the current lower rates, which seems reasonable. After having us go trough extensive work of application process and providing the required paper work and documents needed by their underwriting team, they promised we would get an answer within 30 days. They had us continue to send paperwork and delayed the decision process for close to 60 days. Finally they told me, that from the beginning, we would never qualify for any type of assistance due to their fixed policies. What hurts the most, UWM had already decided to deny us assistance since the day we applied. Which I don't understand why they brought our hopes up and still had us go through the whole painful process of applying and providing an extensive amount of documents (gracias underwriter). Honestly the process was a nightmare in the first place, no call backs, generic emails when we request information about our process, and got delay tactics. All no good. UWM claims they are here for their customers, well the only ones they are truly there for is their pockets. Looking forward to refinancing and finding a true family friendly financial institution as soon as we can. UWM DOES NOT CARE ABOUT HELPING YOUR FAMILY OUT, THEY MADE IT CLEAR THAT IF WE CAN'T PAY OUR MORTGAGE, THEY ARE MORE THAN HAPPY TO TAKE OUR HOME AND SELL IT TO THE HIGHEST BIDDER. The positive reviews are fake, if your loan company wants this place to service your loan I'd get a loan elsewhere. They do not accept electronic payments from Bank of America. And then when they cannot find your payment after you sent them the documentation proving payment, they won't return your call instead will send you threatening letters and add late fees. You need to ensure your loan officer doesn't use this company or else there is no way out.
