Smart Title E Pine St, Lakeland

I purchased my home through Smart Title in December because my realtor recommended them. If I could go back, I would choose not to use them. At first the closing amount was not agreed upon. I suggested paying over the amount and have the difference sent to me afterwards. The day of closing I had to call out work and go sit in the bank as a walk in to do what I first suggested because the closing amount was still undecided. I work in customer service myself and this is not a place that I would recommend to anyone. The only thing about my service that went well was the receptionist. Apart from being greeted the rest of the service I received was horrible. Michelle was over thirty minutes late, impatient, and all around rude. She told me that she “will not go over my questions”, that was “not her job” and that I would need to return the next day or in a few days with questions but she was not going to review my questions with me. My scheduled appointment was at 4:30 and Michelle came in after 5:00 and wanted me out of the office immediately. I was shocked and appalled that I went into this office and made one of the largest purchases in my life this far. I am 23 and a recent graduate, this was my first home purchase. I walked away really unsatisfied with the entire experience. My first home signing and it was negative. After being rushed through the process, I was contacted later in the week by Rocket Mortgage to say that there were documents that I did not sign off on and had to forward to them immediately. Save your money and go to a company that values you.

We closed at Smart Title in September 2018. They failed to file a document explaining the discrepancy between our sellers name (she had married after purchasing the house), which almost cost us our homestead exemption. I made phone calls for months to get this resolved and the only reason we were able to get our exemption is because someone at the property appraiser found the sellers marriage record. All Smart Title ever did was tell me someone would call me back. Additionally, I just realized they gave me the boundary survey for the WRONG home.

As a realtor, title companies are so important. Smart Title is my GO-TO. They are professional, efficient, and kind. Highly suggest when listing your house !

I could not have asked for a better experience with Smart Title. This is my fourth home and I have never had a title company go above and Beyond for me like Bethany and her team did! I had a very unique situation that needed extra care and they were not only able to get the documents that I needed but close on my deadline. I would recommend Smart Title to everyone !

Terrible. Had to keep chasing them for closing documents, some of them are missing seller signatures and also they had pushed back the closing a day without compensation or revising the pro-rated property taxes. They use multiple third party platforms for the closing instead of having one solid platform. Plenty of title companies in Lakeland, choose a different one if possible.
