Had a great experience working with Courtney! Other lenders weren't willing to help and Sherman Bridge came through! They were very open with communication and got the job done.

From the underwriting process to the draw process, working with Sherman Bridge has been very easy. Stephen Puszewski was my point person, and he did a great job walking me through everything before I put pen to paper. Will continue to use Sherman Bridge for all of my Philly deals.

Negative 5 STARS! The loan is for one year, but it gets extended eight months early. I will never agree to the terms below ever again. This is a bait and switch business that will take your money. The only notice Sherman Bridge will give (about this) is the contract it self and maybe an email when the loan starts. Their communication is zero, except for new promotional offers. I called and was directed to write an email, which I never received a reply from. The collection service they use did NOT notify me that the "extension fee(s)" was charged until I received the payoff letter. It is clear to me now that I was mislead and not trusted from day one, even though I paid on time every month. Please avoid Sherman bridge at all costs. Do NOT listen to anything they tell you, because it's a setup for failure! "The term of the loan is: 12 months." "The rehab must be completed on or before 120 days. Rehab is considered complete on time only if a final draw inspection is ordered and deemed complete by an inspector prior to the amount of days listed above. If no final draw inspection is ordered, an inspection will be ordered the day after the amount of days listed above to verify rehab is complete. If rehab is not complete, the rehab period will be extended for 45 days at a cost of 1.00% of the original commitment amount. If rehab is not complete after the first 45-day extension, additional 45-day extensions will be given for a fee of 1.00% of the original commitment amount until rehab is complete."

I have worked with every major lender in this space. Sherman is hands down, by far and away, the single worst experience I have ever had in my life. It is strongly advisable to move on and do not waste your time.

Stephan P. was great to work with and was really helpful to get my fix and flip loan. I give 5 stars for him. But, working with Sherman Bridge's Servicing Department ...was not a good experience.

Stephan P. at Sherman Bridge worked hard in getting my fix and flip loan worked out within 2 weeks right before closing. This bank is too expensive, way too many fees. In Philly, PA investors that know this bank consider it a loan shark. There are way better and cheaper banks for flipping, or try your local loan shark they probably have better rates and are more human.
