David Silvasadder with sage mortgage responded to me quickly. Also had a multiple quotes with different options on cash out or no cash out refinance available for me within the same day. I would highly recommend using David with sage mortgage to buy or refinance your home for you. Professionalism timeliness and being very customer oriented getting you in the best situation for your needs are what you get when you talk to David.

So thankful for David and team for their help in refinancing my house. They gave the lowest rate when comparing and had the best customer service to go along with it. They kept me up to date and made the process really easy.

Initially things started off great, I spoke with Joe and Austin who were quick to reposed, provided very clear and timely communications while docs were prepared and went to underwriting, then things went down hill fast , my contacts kept changing, Joe and Austin were replaced, communications became disjointed and incorrect, no one else would respond to my emails or calls, and even my closing was mistakenly not scheduled as they said it was, which was then rescheduled, and the best part they changed my disclosure multiple time in 24 hrs not communicating any of the changes and bumped my CTC by over $1000. Did I get a good rate, yes.... was it a quick closing ...yes, but the experience aside from this was awful, customer service is not their strong point. Lastly they go by two different names; Sage Mortgage and Forward Mortgage Lending which isn’t always clear in your documents when the closing attorney calls prepare to be confused.

Josh was a pleasure to work with! He is very sharp and knows the business better than anyone else I have dealt with. He keeps you informed and can provide steps or recommendations in order to get you where you need to be to get the approval/rate you need. Will definitely use Forward Mortgage Lending again!

Forward Mortgage Lending did the impossible for me and my loan! I was not having much success with traditional loans and my bank so I was directed to Josh Smith and Forward Mortgage Lending. I was skeptical but Josh was direct and determined to help me. He did his research and did NOT give up with his usual lending companies options. He found a company that he'd never used before and was able to get me the additional funding I needed. All that I can say, is Bravo Josh! Job WELL done! I'm indebted to you and your creativity and expertise to make this happen for me, at the exact time I needed it most!

I worked with Forward Mortgage Lending via Sage Mortgage to refinance our home. Sage Mortgage did not make their best effort to close the loan within the rate lock period. As a result, I had to pay an additional $650 fee. Everything else went fine but I'm only giving two stars because of the unnecessary fee.

don't waste your time with this company, waste of time, much better choices, got a better rate and better service from Rocket Mortgage.

They were able to close the loan as expected. Great rates... a little slow turn around, but they will do what it takes to close.

Josh really went over and beyond to help me get the best rate and mortgage. Rates we’re better then wells and BoA. Thanks again for the great experience.

FEES ARE EXORBITANT!!! May look appealing but after all estimates are said and done, fees are crazy high..
