I was attempting a reverse tax exchange (where you buy a property, then sell off properties for the exchange) and I had a substantial portfolio of assets, but I couldn't get a large loan for a ranch because bankers were concerned that once my apartments and rental properties were sold, I wouldn't have the income to support the note. The rejection from all the bankers I called almost dispirited me and I began doubting we'd be able to buy this beautiful acreage. My last call was to Josh Avant, who figured out a way to make the loan happen. We paid off the entire principle less than six months later -- but I will forever be indebted to Sage Capital Bank. I've never been happier in my entire life. Without them it wouldn't have happened. They're good folks.
