RMS Title and Appraisal Union Ave, Lakehurst

This company appraised my property and did a bad job. The appraiser Kevin McLoughlin compared my 3-bed/2-ba property to a 2-bed/1-bath. In addition, he compared properties built in the 1920s while my property was rebuilt in 2005. The price that came out was way far from what the market is. Although we appealed, the appraiser did not budge and made any rebuttal.

We used RMS for the purchase of our new home in the beginning of 2020. They were extremely easy to work with and got all of our needs handled quickly. Our closing was in the height of the pandemic and their staff and office was extremely professional and made us feel safe and comfortable.

The appraiser this company sent over was discourteous, argued with me, and literally tried to find every fault with my home. More importantly, however, he devalued my home by $55,000. I had an appraisal 10 months ago when I bought the house with a construction loan. The construction loan took into consideration certain renovations that were part of the construction loan and estimated the value of my home including those renovations. In addition to those renovations I also replaced the entire roof, renovated a full bathroom, renovated a wet bar area downstairs, put hardwood floors in three bedrooms and put down vinyl plank flooring in two additional rooms and a hallway. Somehow, Realty Management Services found the value of my house to be $55,000 less than the prior appraiser 10 months before, even with the additional renovations which the first appraiser did not even consider (as they had not yet been done). I can’t see how the value of my house went down by $55,000 in 10 months from April 2018 to February 2019 even though I actually made an additional $20-30,000 in renovations (including a new roof, bathroom renovation, hardwood floor installation, etc..). Save your money and do not use this appraiser or any broker who utilizes this appraiser!
