    Interviewed several management companies, but went with Renter's Warehouse because as soon as I called they were responsive and professional. They immediately put me in contact with a leasing agent, Gavin Kelly, who met me the next day at the property with comps in hand and a good understanding of the market. Then, two days later Gavin had the photographer through and the property listed. Throughout the leasing process, Gavin kept me constantly updated, provided great advice, and did a fantastic job negotiating the lease so it was a win for both landlord and tenants. Not only was Gavin great at keeping me informed, he always listened to my needs and put those first in listing and leasing the property. Looking forward to working with him again and again.

    I initially attempted to rent my townhouse with a different Denver based Management Company. That experience was so incredibly dreadful that I contemplated renting and managing the property myself. However, I decided to give it a second shot with Renters Warehouse. I'm so glad I did. My initial call was answered I believe from someone at their home office. That person connected me immediately with a local representative (Gavin Kelly). I can't say enough about Gavin and his assistant (I believe her name is Diane). They were exceptional to say the very least! Gavin in particular. During our initial call, he made arrangements to meet with me at the property the next morning. He arrived on time, toured the property and spent at least an hour talking with me about what he and Renters Warehouse can do to help me maximize my investment, and at what I thought was a more than reasonable cost. Gavin then came out a few days later, sat down with me personally to go over their contract and answered all my questions. We agreed on terms, amounts, costs, timelines, etc. Gavin delivered on EVERYTHING he said he would do and did so with tremendous professionalism. He actually answers his phone, and the few times he didn't, he returned my calls literally within minutes. Emails were also responded to quickly. On top of all this, he went on vacation for two weeks and still answered every call, every email, called me numerous times to keep me updated and informed all the way through, and continues to do so now that the place is rented. I'm guessing Renters Warehouse has other quality representatives, but I don't know that they, or anyone else has people with Gavin's standards. My recommendation......if you have a property you need to rent, call Renters Warehouse and insist on working with Gavin. Thank you, Gavin and Diane. I can't tell you how much I appreciate working with you!

    We’ve recently been looking for a property and had been frustrated with the current market and more so with the lack of guidance and support from the different property management companies and personnel associated.     My plan this summer was to move to Denver. While waiting for my company to transfer me I had the pleasure to work with Chris Mulhern. He helped me look for a new place to live in Denver. Chris Mulhern was very professional and very patient with me and my specific request and living needs. Unfortunately I didn't end up renting a place in Denver due to my job giving me a promotion here in California. I ended up not transferring but Chris Mulhern was so wonderful to work with. I am definitely calling him once I decide to move back to Colorado. I would highly recommend anyone looking to move to Colorado to contact Chris Mulhern.

    Chris M was untimely throughout, late to the showing... Only time he got back to me quickly is to argue with me over sending us both Aprovals and Denials. He made an already stressful process 10x worse. .. but he only "gets commission" with first months rent... Very misleading. Of course the app fee is non refundable too. Said two of us didnt meet the credit requirement... in the same email was told it was 565 and 600... So either jerking us around or awful at what you do...We are fine with the decision, but you don't have to send approvals and denials, confuse us, then be rude, untimely and basically blame the client for their poor experience.

    Hello Ryan, I am sorry to hear that you had a negative experience with Chris. Your application will remain active for a period of thirty days which you are able to use towards any property currently being listed by Renters Warehouse. Alternatively, upon written request, Renters Warehouse will refund your application fee if you do not intend to apply to any other properties. This is not a fee we keep, we use a very thorough independent third party vendor that charges us to produce a background check. We charge an application fee to offset our cost to obtain the report from this vendor. We will take your feedback into account as we work toward improving the way we do business.

    Having Ms. Diane Cannon handle our moving process was the best thing that has happened for my family during our transition to our new home! Her care and responsiveness is UNMATCHED!     I was fortune to have Gavin Kelly rent my house for me. Gavin is a go-getter and goes above and beyond. He raked leaves in the front of my house. He coordinated with the existing tenants during the transition to the new tenants. He was able to recommend improvements needed for the house, along with some suppliers who could do the job quickly. He is in constant communication during the process. For me it is so great to know that during the stressful times of a tenant transition, there is a person like Gavin who goes above and beyond to make the transition as seamless as possible.     My experience with this company's service as a tenant has been subpar to say the least. They have ignored my contacts and failed to follow through on multiple requests. Madeline Hoffman has been one of the representatives I have dealt with in a particular case that remains open for over two months. She is less than helpful and a serial ghoster. It appears they are just interested in receiving their monthly service fees, which is on top of rent, without any regard for tenant satisfaction. I look forward to the day I don't have to interact with this company anymore.

    My husband and I had a terrible experience with Renters Warehouse that started in April 2020. After driving 25 hours straight, we walked into our unit (for the first time) that was unclean. The floors and countertops were dusty, carpet not vacuumed, and we were left items to dispose of from the previous tenant. They clearly didn’t have a professional come in and clean and probably kept the previous tenants money. We were assured that we would not be charged a cleaning fee when we moved out and that he put the notes in the system, but we were charged $230? There was also a door handle that was broken when we were doing a walk through and we’re told that he put a maintenance request in for, that never happens. We had a garage disposal that had been leaking for 2+ weeks that we had to make multiple calls about before it got fixed. Also, in October, we paid rent and after 3 business days, they money was never taken out of our account. After I emailed regarding the situation, they said they had our money and not to worry. Without any communication, a couple days later, we got a late fee. Lastly, when we moved out, we were asked to give a forwarding address to which we did. After a month of not receiving it, I called. They sent our deposit to the unit we moved out of. I asked to talk to someone about not receiving our full deposit back, but that was apparently disregarded. We will never rent or use Rentwrs Warehouse.

The homeowner determines any and all charges that are assessed during the disposition. Any charges that were assessed to your security deposit have been provided to us by the homeowner. Once we receive your dispute we will relay it to the homeowner for their determination on how to proceed.

    Renter's Warehouse is very good at accepting your rent and deposit, but Horrible at returning that deposit at the end of their contract. The original owner sold the unit I rent, and the new owner chose to use a different property management company, who required a new deposit with the new lease. The sale closed and new management company took over on April 1st, 2021. Now 84 days later Renter's Warehouse (RW) has still not refunded my deposit. They have told me every story possible, from "The check is in the mail", to "We have sent it to the original owner", and even "We have sent your deposit to the new owner". I have contacted both the original and new owners, and neither one has received said deposit. RW has even asked for, and received, proof that I supplied the new management company with a new deposit, but then did nothing. Yesterday I received a call from RW explaining that they mailed me a check, but have put a "Stop Payment" on that check so that they can send my deposit to the new owner. Bear in mind, as of last night, the new owner has received no communication regarding this. Had I not reached out to RW (multiple times) after the 60 day deadline for returning a rental deposit (per Colorado law and lease) had passed, would they still be sitting quietly, hoping that I forgot about it? You can't tell me that this is the first time they have had an owner sell a property and have to return a deposit... (As a side note, both owners have been very responsive and pleasant to deal with.) If you have to use RW, be aware you may have a tough time getting them to return your deposit. Be prepared to call and email them persistently, as waiting for them to get things accomplished on their own doesn't appear to be their strong point. ---Update... Day 85. Still no return of deposit. Office staff screens calls, takes message, but you don't get a return phone call. I'm sure that had I ever been 25 days late with a rent check a "We apologize for the confusion" excuse would not have spared me from late fees....

    John, we apologize for the confusion with your account. Our accounting team has confirmed that the funds have been disbursed to the original homeowner. The Secirity Deposit would not have been sent back to you, the tenant, unless you purchased the property or you had moved out and we had completed the disposition. It is the original homeowner's responsibility to transfer the security deposit to the buyer and notify the tenant in writing that the deposit has been transferred the the new owner. Once the transfer is complete, the new owner becomes liable for the security deposit and for following Colorado's security deposit laws.

    I highly recommend Peter Temple with Renter’s Warehouse. I met Peter for coffee a couple years back and was intrigued by the property management and leasing program that Peter offered. As a commercial property manager I can recognize a good operation when I see one. I shortly thereafter referred an out -of-state residential investment client of mine to Peter. The process was seamless and within weeks my client had a long term lease in place. The referral fee arrived quickly. This transaction solidified my business relationship with Peter and I’ve been referring my investor clients to him ever since. We recently had renters move out dude to Covid and they just handle the whole situation so professionally. There team is the best!     I have not come across a more unprofessional renting company in my entire renting experience. They will show up at unannounced times or extremely late, and will talk very negatively about the current tenants. They promise to wear gloves and not let prospective renters touch things in your home, but that has in no way been my experience during the pandemic. Brandon at Renters Warehouse said some really unprofessional things about me and when I confronted him he got extremely aggressive and rude, and insulted me further. I would never recommend this company if you want respectful or professional service.

    Very disappointed. We were offered a home to rent. We were supposed to meet later today to walk through and sign the lease. They messaged us and said they offered it to another couple who were willing to pay more rent. Unethical to say the least. We turned down another offer because we were told we had been accepted and approved. Now we're on a very tight spot.

    As a homeowner using this company to rent our house, I would not recommend. Unfortunately, we are needing to evict our tenant. Tenant issues aside, the team at renters warehouse is incredibly unprofessional. I will get an email with communication deadlines set by RW, then those deadlines pass and I hear nothing. I reached out to our case coordinator, Rose, on multiple occasions for updates. Sometimes I get a response, sometimes not. I called today and she said she didn’t respond to my email from the day before because it went to her junk folder. We had been consistently emailing prior to this so why would one email randomly go to junk? I will recommend everyone looks elsewhere. In addition, our latest collection of funds was incorrect. The accounting team shorted us $252.21. When we call to get an itemized receipt, we get stuck in a vicious cycle of voice recordings saying the accounting team is occupied. We submitted a ticket, but that has also lead nowhere. Update: ticket for accounting error was deemed “resolved” but nothing was actually fixed and our dispersement is still incorrect. Moral of the story, go elsewhere.

    Emily Erickson was our rental agent when we decided to rent this house and she was awesome! She drove out to show the house to us several times and was very attentive each time we contacted her. So far, dealing with Renter's Warehouse has been an easy process. The Tenant Portal on the website makes everything really simple and when I did need to speak to someone regarding a problem, I was able to contact them and they helped immediately.     The process early on was fine. The Rental Advisor found us good renters in about 5 weeks. The communication was good between Renters Warehouse, our renters and us. However, even though we signed a Property Management Agreement, Renters Warehouse sent out an email announcing they would be raising their monthly rates beginning the new year. When I contacted them about the signed Agreement at their current monthly rate and why could they raise it mid-term, they told me that the Agreement was "non binding". Why have an Agreement if it is "non binding"? We terminated our contract with Renters Warehouse and took over the lease.

Our office attempts to not raise any management fees for our homeowner's. However, in 2020 there was this increase. As a homeowner you have the ability to cancel your management contract at anytime.     I feel like people often write reviews if they're upset, so I wanted to take a moment to say that my personal experience with Renters Warehouse was exceptional. I worked with Eric Dom, and he was fantastic. I was supposed to close on a home, but the contract fell through and we had less than 2 weeks to get into a home. We have a 2 year old and two small dogs. We needed something with at least 3 bedrooms and a yard and it had to be quick! Eric met me early, even spoke with the owner about pricing if I put more money down and had a contract to lease in less than 3 days. I had the application in on friday and I signed my lease the next Tuesday. Since I've been here, maintenance has been responsive, the online portal to make payments has been a breeze and it's everything I would expect. Eric Dom even met me at 7:30am on the day we moved to get me the keys - he did NOT have to do that, but he was there taking photos of the house and doing the inspection. I went with invitation homes last year and they charge SO MUCH in fees and ridiculous payment costs - they're not worth it at all. Thanks for your help!

    Chris Mulhern was very responsive and helpful throughout the viewing and move in process. He was able to meet us at our work to pick up deposits and made sure that we were in the loop through email and phone. Where Chris really impressed me was in his ability to draw the line when damages to the property were not up to standards. Our carpets ended up being replaced last minute due to the neglect of previous tenant(s). Most people wouldn’t have cared enough to take this initiative. Also — We’ve been living here for a few weeks now and Renters Warehouse has been great at responding to our service requests and handling them in a timely fashion.

    This is the worst company I have ever seen of any industry, EVER. Maybe this review will be taken seriously enough to have someone important contact me, but I highly doubt it. I currently have NO oven, NO dishwasher, cockroaches coming from the disgustingly dead dishwasher they won’t remove, a broken kitchen window, a broken ceiling fan, and a leaking kitchen sink. ALL of which were meant to be fixed prior to move in SIX MONTHS AGO, except for the oven which broke a month ago. In trying to have these issues resolved, I’ve now been informed by a manager that there are foundation issues in the home we were never made aware of that were supposed to be disclosed! This is a nice house in the suburbs that we pay A LOT of rent towards each month. Not only am I looking into breaking my contract, I fully plan on seeking legal action against this company. Don’t rent or work with them out of desperation, as I can promise you, you’ll pay a lot more in the long run. Just read their reviews and comments on their social media… They’re insane to read, but validating of our experience. Stay away!!!

I recently had a service request for the garage door, they responded the next day and I had an appointment set up with the vendor by the end of the week.     Gavin was rude and lied to us on numerous occasions. We have over a dozen maintenance issues that were to have been resolved prior to our move in ranging from broken doors and windows, black mold, a broken sink, 0 smoke detectors installed, and much more.     Renters warehouse themselves have been very helpful. My issue is with the realtor, Gina Baskall; she has become completely unresponsive and failed to complete ANY of the issues we discovered upon move-in. Gina showcased this townhome and promised personal support with any issues that arose, even stated she put in maintenance requests for our discussed issues, but that was all a lie. She pushed us so hard to give her a five star review so she could become a 'Senior Agent', but now we feel like she completely duped us. Three months into living here, we had yet to have any kind of follow up on 'maintenance requests' that were 'submitted'. When we finally submitted a request on our own through Renter's Warehouse four months after living here, we had amazing help and communication from the maintenance support team. It's just extremely upsetting that we were given such high hopes from our realtor only to be completely ghosted after moving in and still not having any of our original issues addressed.

    I called renters warehouse after hearing all the ads on the radio, thought I would check it out and see how expensive it would be to have them manage our property. Its surprisingly cheaper than I thought it would be, it's honestly the best decision I've made in terms of a property manager, Chris Mulhern is AWESOME, hes efficient, punctual, explained everything throughly, has answered all my questions, and answers the phone every time!     I have used Renters Warehouse just one time. After 12 years or rotating tenants and multiple remodels from damage I called them. The current tenants have been there since May of 2016 and the place is as clean as the day I finished remodeling the entire place. Direct deposit rent every month on the 1st. It is also the first time the place was profitable. While my tenants have no plans to leave at all I will definitely use Renters Warehouse again if needed. Today over 4 years later I was updating my paperwork and they still had a copy of the original lease as I have lost mine. The customer service was as great today as it was 4 years ago!

    My experience with Renters Warehouse has been awesome. As a first time landlord, Peter Temple helped answer many questions I had and helped put my anxiety at ease. Peter was very quick at communicating with me, flexible with his schedule to help me and got my house listed in a matter of hours.     I have been looking for a place in the area for a while now and haven’t been successful. Then I met Martin. He has been so incredibly helpful with my search. He is extremely professional, laid back, and very open about answering any of my questions even if they may be a bit silly. I am extremely grateful for him and all of his knowledge and compassion!!!

    Professional, knowledgeable, easy to work with. I used the renter placement service and Emily Erickson made everything very smooth and painless! I had a renter very quickly, and signing the lease/collecting the deposit was easy. Very much worth it if you don't want the headache of finding a tenant yourself! Background check was thorough and I had all the information I needed. Will definitely use Emily again on my next rental property!

    Don't rent from them. They tell you anything so you will rent. That there will be no maintenance issues. There are so many maintenance issues. And no one ever comes to resolve them. Instead you get attitude that it's not their problem. Yard never gets cut or watered. When I paid someone to do it they said they were going to do it from now on... my yard looks atrocious. No one has cut it. My AC doesn't work they said it was bc the vents were blocked. Unblocked all of them still hot af. The tub fills with what looks like water from the toilet occasionally. Spend your hard earned money elsewhere.

    Ben Beaty was very unprofessional. Not to mention he canceled a showing we had after stating it would be me & my boyfriend that would be applying. It’s 2021 i would hope homophobia isn’t a factor in this situation . Also he was very rude about us having emotional support animals. Very unprofessional and made us very uncomfortable.
