    We rented a home from Outer Banks Blue in July 2022. The description and what the house delivered were exact and then more. They house was fully equipped with everything we needed. Having a pool and a hot tub within a short walk of the beach was great. It was also a short walk to see the sunset as well. The reality office was helpful and checked in with us several times over our rental to make sure things were good. Check in and check out were so easy.

    Been coming to OBX for 25 years and by far the worse service booking thru OBX blue. Filthy dirty. Refrigerator has been broken all week. Sent numerous messages with only lip service. Stay away from this rental company. We spent two days cleaning . If I was an owner I would be furious at the way blue was taking care of my property.

    Hi Byron, you did complain about the cleaning but then refused to let us come back out to fix it. You reported issues with the refridgerator and concern that it was not staying cool. We came out, took the temperture, and found it to be working correctly, but that it had some time of adjustment because it went from fully empty to full. We're very sorry how this frustration impacted your stay. We do believe it should have been clean when you arrived, but if things go wrong please let the rental management company make the effort to make it right.

    We have been traveling to OBX for more than 10 years. Last year we discovered Outer Banks Blue Rentals and the experience over the last two summer has been amazing. Great communication quick response to even small issues. I’ll never use anyone else. My hope one day is to move down here. I know what agent I’ll be calling. Here is a pic of my most recent trip with my family watching the sunrise before we headed home!

    The house was beautiful and the perfect size for the family. We loved how close it was to the ocean and how convenient to restaurants, grocery stores, the park, ice cream shop etc. We had a perfect week!

    My family and friends have been renting through OBX Blue for a few years now and have never had a bad experience. Best prices, great houses, and incredibly professional. We come down annually for a week and we will never rent through anyone else!

    The realtors I deal with are awesome and super helpful always answering questions and giving information about there properties. I’ve stayed in two of there properties and have already scheduled for next year. We had a beach front view and the accommodations were awesome.

    I personally do not leave negative reviews as it is my policy to speak to a business owner directly and work to resolve something. I have rented many houses over the years, literally never left a negative review before this one. I am currently staying in an Outer Banks Blue home right now. Day 6 of having a broken toilet and a clogged shower (both of these were broken at first use, really tough for me to imagine that the last renters hadn't said something), and not enough bath towels in the home for our large group to shower with. I've reached out to try to get service to address these issues daily. The only response you'll get from this company is a text message saying that they have put in a work order. I am very easy to work with (I personally own rentals) and have tried to be very patient and understanding of labor shortages, etc. Owners, beware, if this company is managing your home, you may want to look closely at what you're actually getting for the service fee you are paying. Renters, my advice is look at another rental company. For the amount of money you'll pay for one of these large homes you can get great service elsewhere. I still would love for this company to reach out to me immediately and at the very least make a minimal effort to resolve these problems. *****Update******* I wrote the above review in the morning of 7/7, and it's 11am on 7/7 and a plumber has come out and hopefully (I'm not at the house but have been told) fixed the plumbing issues. Thank you Blue, I appreciate the fix. Want to make sure that this is a fair and accurate review. ******Final Update****** Got a phone call after checkout from the Customer Experience Manager Terry who was very polite and concerned to discover after a few days off that I had tried to reach out and speak to a manager. Apologized and offered a future discount. Thank you Terry!

We're really sorry you waited 6 days for someone to take a look. That's not at all what we want anyone to experience.     Just got back from our first trip to OBX it want be our last. We booked next year before we left. Both with Outer Banks Blue. Great service from start to finish. Great communication throughout the process. If you are looking to book a home in the OBX area give them a call.

    My husband and I took a long weekend for our "babymoon" at a rental house in Kill Devil Hills and we could not have been more satisfied with the location and amenities of this house. The house was super clean, plenty of space, up-to-date, and our 2 fur babies enjoyed the fenced in backyard! Quick walk to the beach, Swells-a-brewing brewery, and Kill Devil Grill (amazing food)! Carolina Blue Rental company is super responsive and very considerate, they went above and beyond to make sure our stay was perfect! Would definitely stay here again or use Carolina Blue in the future!

    We were renting our home in Kitty Hawk for a few years. OuterBanksBlue was our rental company. We had such great experience with them that we would stopped renting our home in December 2021, we hired them to be our property management company. We have been very pleased with the service and attention to our property and needs. Especially recently, we had a huge issue with couches that were being delivered to our Outer Banks home. We ordered Love Sac couches that are delivered unassembled in separate boxes (each piece). I contacted Sarah Moss, our property manager to request her help with the boxes as we are only down there part time. She got back to me immediately and even gave me her cell phone number so that I could contact her once the boxes were delivered by FedEx. She and members of her team went to our home a few times to move the boxes into the bottom floor of our house. Everyone was so willing and able to help us and we were so relieved that everything got secured timely. We have had nothing but great experiences with the assistance and responsiveness of this company. We will continue to use them for many years to come.

    Loved the place! The owners made some awesome updates to the place! We were taken care of from the beginning to the end! Outer Banks Blue Vacation Rentals were so good to work with and answered all of our questions quickly!     I've booked with Outer Banks Blue in the past and always had good service. We will be coming down in June and staying in the Outer Banks. Staying in a condo we usually do a house. We'll see how everything goes. Looking forward to some beach fun.

    Sweet Isabel House was unsafe with loose upper deck railing. Bugs in house, clogged toilets, not enough silverware to feed 9 people. No ice machine in refrigerator but instead extremely noisy counter ice maker, requested by pool company to refill pool daily with hose, poorly equipped kitchen and unsafe path to beach. All Outer Banks Blue would do is say "Sorry." Rented for 2 weeks but was not cleaned second week. When requesting at least clean towels the second week, the company sent over 30 towels in what we perceived to being passive aggressive. Never again.

    House wasn’t cleaned before check in and we are still waiting for anyone to show up even though we’ve been told for hours that someone is coming. Edited to add we appreciate the manager of housekeeping coming out after 9 pm to get us sheets and towels by himself. But completely unacceptable that we had to wait until that late on our check in day for new sheets. And the house still won’t be cleaned until tomorrow.

    We have rented in the outer banks since 2007 for the Memorial Day weekend. This was our first time renting through outer banks blue. We had 11 children in our group ages 2-7. We had a check in date on Thursday and when the first group arrived at 7:30pm the house was completely filthy. It had not been cleaned. Trash, dirty beds and bathrooms, bugs everywhere in the kitchen. We called them and they sent a cleaning crew out at 9:30pm - it was a family with two sons! Their children were not of legal working age. We felt horrible that it was a couple that had to come so late and bring their children. We only asked them to change the sheets and clean the bathrooms. We spent our time cleaning the rest. They left at 11:00pm. We lost our entire first evening and most of Friday morning with very tired children. Outer banks blue didn’t seem to care that they missed this house that had sat vacant for over a week and only offered to take away the $200 cleaning fee when we were paying $1250/night for this house. We will not be renting from outer banks blue again.

    DO NOT RENT WITH THIS COMPANY. The house I stayed in last week was not in good condition. The home, nicknamed Celestial Seasuns was not in good shape. The house was dirty. The lower level refrigerator smelled like rotting fish. And the hurricane shutters randomly dropped down on the beach facing windows, blocking the view of the ocean and beach. Oh, and only a few of the stove burners worked properly. Also, the owners have a lot of strange rules posted throughout the house. One for instance is you have to keep the A/C unit set at a specific temperature. The property manager was hard to reach when I tried to voice my complaints. He ducked and dodged my calls all week. He did not care about any of the problems with the house and I don't think we was going to work to fix any of the problems for the guests arriving after me and my group. Speaking with other people vacationing on the island, they recommended rent with Twiddy vacation rentals. They are suppose to have way better customer service.

    CONS: (they go first because the bad surely does not outweigh the good here) Upon arrival, the house does not look ANYTHING like the photos on this website. We booked through VRBO, but this websites name is all over the regulations of the house. This place needs a big face lift on grounds keeping. The outdoor shower, had a used tampon applicator just hanging out on the ground. The refrigerator water tray had VISIBLE DIRT & WHITE MOLD. There is some sort of black substance on the Curtains of the king size bed bedroom. Half of the kitchen light bulbs did not work. The lampshades in the living room either had barbecue sauce or blood on it. The top deck/patio door handle is completely broken off and the screen door does not slide open. If you want to use it, do not hurt yourself trying to pull it, it will just fall off. We had to wash every single dish before even thinking about using them. We fully understand this is a pet friendly home, but please for the love of god CLEAN UP THE DOG HAIR BEFORE NEW TENANTS ARRIVE!!!! One living room chair is broken. The stand the microwave sits on in the “game room” is broken. Don’t touch it. It will fall off. The outdoor flower pot had nothing but cigarette packs and plastic in it. The wall had splattered pasta sauce on it next to the stove. The king size bed bedroom’s tv remote does NOT fully function, and neither did the cable box, so we had to remove a box from another room, and replace the box so we could actually use the TV. Do not walk on the deck without shoes, you’ll get a splinter. Lesson learned. Beds are subpar at best. 2/4 are uncomfortable as a cot in the military. The refrigerator has what seems to be surface rust starting to form. Second level, bathroom had VOMIT on the wall behind the toilet. It’s severely disappointing when you’re ready for a vacation and relaxation but you have to fully decompose a 3 story home before you can function. There is so much more. See photos. Please see attached photos. An email was sent with in 24 hours of arrival of these issues. A phone call will be made tomorrow morning during regular business hours.

    Poor service, our rental was not ready on time, not as thorough of service/care as our previous experience (2007) with the same company. Beds were not made, there were no towels (provided, according to the description), evidence of previous occupants found on-site. The house did not meet expectations, not well-stocked, and I question to what level it was cleaned for our arrival. We will not use them again.

Their representatives took time one year to send me houses that met what we were looking for & answered all the questions I had about them. Any issues we have had which were very minor were taken care of very quickly. I would & have recommended Outer Banks Blue for your vacation.

    Outer Banks Blue was accommodating and polite in every way before, during and even after our stay. Booking was seemless and texts made communication easy during our 2 week stay. The property was immaculate and the housekeeping staff excellent. I just got a text from Lauren because my husband left a camera. They found it and are shipping it for free. We have been vacationing at the Outer Banks for 30 years and they have been the best by far. Getting ready to book for next year!

    We had a wonderful week at the Pier House, including watching the fireworks from all directions on the rooftop deck and a beach proposal on the 4th. We have been visiting OBX for a week for 38 years. This was our 1st time using Outer Banks Blue Vacation Rentals and were very pleased. We were greeted our first day with a rainbow and our last day also.

    We have been coming down to the Outer Banks since1993 and have stayed in an Outer Bank Blues house before that was a fantastic house, but this year was a disappointment. Despite the condition of the house, we had a great time. Great location, easy access to beach and stores. On the way done on Saturday, June 11, 2022, got a call to let us know that both dishwashers were broken and would be fixed on Wednesday. They weren’t fixed until Friday afternoon. For a large family, 20 people, this was a great inconvenience plus costing us about $75 dollars in plates, cups, and utensils. Only one dish towel, had to buy some. Counter chairs filthy, had to wash them. Couch bed broke and unusable, vacuum broken, finally after two calls, they delivered a new one. Captains walk unsafe, railings unsteady, some not attached. When I called about the Captain’s walk, they did respond that day and said it was unsafe and don’t allow anyone up there. This feature was one reason we chose this house. Wine chiller does not work.Volleyball court full of weeds and thorns, we had to weed it, also found nails and barbed wire in the sand after sons foot got punctured. They did come Saturday after we left, to redo court. King Bed in middle level slants to the side. Air filters need changed, vents many have black dirt or mold. Arcade game doesn’t work Many of the TVs can turn on but can’t get any station, some cable missing. Wi-Fi very weak, needs updated modem or boosters. Electrical outlet covers missing in multiple rooms, especially behind night stands. This house could be a outstanding house, but needs many repairs. For the price we paid, we should have not had all these inconveniences, and unsafe conditions, electrical plugs without covers, nails and wire in volleyball court, captain’s walk railings unsteady, some not connected. Will not rent from this vacation rental agency again.

    We visited Corolla last week and had great weather and the house was spacious for our family. However we didn’t experience any above and beyond care from the outer banks blue team when we had multiple issues with our stay. To start our beach access had been covered in sand from some previous storms. Outer banks blue was in no hurry to help uncover the path so we could get to the beach easily and safely. We had 3 senior citizens and a toddler, part of choosing that house and I’m sure a good part of the price was its proximity to the beach and easy access. When they finally sent their team to remove sand on the last day of our visit, one was on her phone most of the time and the other was smoking, and they never completed it. Then we noticed a fish smell coming from the lower level fridge. It only got worse as the week went on, imagine the smell of hundreds of dead fish, it was disgusting. Finally, about 3 days into our stay, we woke up to a beautiful sunny day, looking out at our ocean view, when suddenly these aluminum shutters started coming down to cover the windows. These are normally used to protect the house during a hurricane. About half the windows in the house were covered turning our rooms more into caves and dungeons than a beach house. Maintenance said it was an electrical issue that he couldn’t fix and there was no manual way to raise them back up. So we spent the rest of the week in the dark. After all these issues, other problems with the house also stood out- non working appliances, dusty surfaces, cobwebs and spiders around all the doors. When we left at the end of the week zero of the issues were fixed, I can’t imagine they got it all together before the next renters arrived. We were so excited for our family vacation but dealing with all the house problems definitely interrupted our good time.

    This is our second year booking with Outer Banks Blue and we have come to the OBX for 10 years using numerous rental agencies and I can honestly say that Outer Banks Blue and their team will go above and beyond for your family to ensure you have an amazing vacation. They are responsive and quick to answer all of your questions and after your first nights stay they even send a message to see if there is anything they can do for you. They offer many perks that NO ONE else offers including letting your pets stay for free in a home that allows them to, they provide linens at no extra charge, and they acknowledge repeat renters with a discount for your future stay. I can't say enough about their superb customer service. We will never rent from any other agency again. Thank you Outer Banks Blue!

    Guaranteed Fun is a wonderful vacation multi-family rental. Although not technically ocean front it’s only steps to the beach and the ocean views are spectacular. The property is well maintained and spacious with lots of amenities. . .some include a well stocked kitchen, two refrigerators on main floor (love this), modern TV’s in all rooms, pool table, hot tub, pool. We use the beach credit to have beach chairs delivered. The property is minutes away from shopping and restaurants. We have rented this property for two years and have booked for 2023. Customer service from the managing realty is first rate. The owner checks in to make sure you are having a wonderful vacation and even gives you a gift card to Food Lion. This rental feels like home where beautiful memories are made.

    Rental house was just as described. Clean, bright and sunny from so many windows. Views of ocean from top floor, and beautiful, peaceful views of bay from the back side of the house. The fact that all bedrooms had their own bathrooms was very convenient for privacy for all. This is the 4th yr in a row that we have used Outer Banks Blue for our vacation rentals, and they are quick to respond with any questions or concerns. All positive experiences!

    We booked a vacation home through Outer Banks Blue for Memorial Day Weekend this year. Needless to say, WON’T BE DOING THAT AGAIN! First of all, the house “A Promise Kept” was in bad shape - black mold in places, lots of dust which has been there for months not weeks, dead bugs all over the house including covering the dining room table, multiple toilets did not work, etc. So don’t book that house. But more importantly, don’t book from Outer Banks Blue! Our experience began when we checked in Thursday night and the house had not been cleaned from previous occupants. Imagine trying to get 11 kids to sleep around midnight after the cleaning crew comes to do a quick clean/provide sheets. Then the sleepy kids the next day get woken up by smoke detectors going off during nap time. Come to find out maintenance had done something with those the day before so knew there was an issue there, just wasn’t fixed. We have been booking beach houses in the Outer Banks for over ten years and have never had an experience like this. Even still, I would expect Outer Banks Blue to provide reasonable compensation but they only offered to refund $200 for the cleaning fee. I mean obviously they owe us that because the house wasn’t cleaned! In my mind, we paid for 4 nights and were only provided services for a 3 night stay. We would never have booked the house for a Thursday arrival knowing we’d walk into that situation. But after speaking directly to Terry with Outer Banks Blue, the $200 refund was the best he could do “per North Carolina state law”. That was the line he gave me over the phone anyway. Not willing to discuss anything beyond that. So just know that if you book with these folks, you better hope nothing goes wrong because in the end, it’s not Terry’s problem. I’ll leave you with this note straight from the company’s website. What a JOKE! Housekeeping is the single most important aspect of maintaining a vacation rental property. A house that is poorly cleaned presents a bad first impression and subliminally tells the guest that the owner and management firm don't care about the presentation of the product that the customer has purchased.

    We rented SNH070 for the week of June 12. The inside of the home is very nice. The outside is another story. All of the decks need replaced. An enclosed porch is missing screens and wood trim. The pool area is very poor. The lounge chair was broken The pool had many bugs and sand too.For the cost of the rental, I was very disappointed .I would probably not rent from your company again.

    Overall, we had a very poor experience with Outer Banks Blue. They were very apologetic, but did not respond reasonably to our multiple requests to repair broken doors, a broken dishwasher, a leaky kitchen sink with cabinetry water damage, and lack of bath towels upon check-in. We followed up on a daily basis and the staff (while very nice) was very incompetent. Their "techs" and "specialists" did not fix the doors, dishwasher, or sink (on day 4 and 5 of our visit) despite advising us that they were fixed. I highly recommend going with another rental company if you are thinking of allowing them to manage your property. Management's response was to provide $200 refund, which they based on the "incremental experience" versus the current value of the total house ($1.3M today, $850K last purchase value). From one lifelong OBX vacationer to another, find another place to do business.

    The process of renting was so simple. The house came prepared with all beds made and included bath towels. The house was exactly as described on the website with the exception of one of the bedrooms where a twin bed was no longer there but had been replaced with a trundle. Towards the end of our week, we ended up with ants in the food cupboard. I sent a text that we had purchased ant traps. They offered to pay for the traps, but I declined and recommended that they spray the kitchen area prior to the next arrival.

    Best OBX rental company my family has used in almost 5 years! Lots of inventory, very responsive by phone, email and text. Needed a work order placed on our second day during our stay, and they showed up within hours to fix it. Cannot wait to book another property for next summer!

    If I could give them zero stars and still post a review I would. We got to our rental and the house was filthy. Dirty bed sheets were still on the beds and dirty towels were on the floor. I called them and they told me that my contract states that they had until 6 pm to clean the house. I took my kids for a walk to the beach and then to swim in the pool and we still had no one show up to clean the house at 530 pm. I called them again and the office was closed…. With still no solution to our problem. The cleaning crew showed up at 6:30 pm and supposedly cleaned the entire house in an hour. I was told I would get a call the next day to discuss the issue and no one called. I sent a text message in the morning to remind them that I wanted a phone call and they said someone would call me, but no one ever did. Disgraceful rental company who has apparently taken on more rental properties than they can handle. I would never recommend them to anyone. We will be using a different rental company next summer for our annual trip to OBX.

    Our vacation was ruined 3 days in. We knew we were in trouble when we got there and the AC was blasting at 65 degrees to hide the mold smell. A work order from the week before was left on the kitchen counter so we know they were aware of the multiple leaks in the house. We woke up to wet and dripping ceilings in the family room and bedroom. Drywall started coming down so we packed up and left. We received a pittance back after leaving 3 nights in due to the condition of the house. Poorly handled doesn’t begin to cover it. Our vacation was completely ruined. Do not rent from this slum lord company!

    Hi Jeannie, cold air doesn't hide existing smells. The air was on cool so it would be comfortable for your arrival. There was no work done on the property the week prior for leaks. We have no idea what you found but it wasn't anything we're aware of. You did report that the property was leaking on your 4th day (arrived on the 1st and reported on the 4th). Unfortunately, we had a bad storm with wind that carried the rain sideways and even some upward, which made the rain go into places no builder builds for, and it lasted for several days. This wasn't a failure in the property nor a construction error. This is what sometimes happens when we get really bad storms on the Outer Banks. Yours wasn't the only one that suffered some water damage from the storm. The rent was $2,000 plus taxes and fees and we gave you $900 back. I'm sorry, but we thought this was more than a fair amount for the inconvenienced the rain caused.

    Marlins Rest is a great house! Close to the beach and plenty of room. Blue Management is super quick in getting questions answered and anything resolved - amazing and courteous service people that respond. Our third summer here.....see you in 2023!

    Don't book your vacation rental with this company. Go through VBRO so you don't have to deal with their terrible customer service (Terry). The rental would have been 3 stars (probably too generous) except this company's responses to repairs/issues during our stay was downright insulting. I tried reaching out to come to a resolution, but it seems that reviews are the only way to get the message through to them. We paid $12k for one week at the beach and I expected a luxury and near perfect experience for that price and what the listing represented. It was far from that. Here is my letter to them describing the issues with our rental. In response, they only offered me a $200 credit to use towards my next vacation if I book with them. I AM NEVER BOOKING WITH THEM AGAIN. Unacceptable. And the response was a big f* you from them, in my opinion. "Hi Outer Banks Blue team, I stayed at your Avalon property with my family this past week in Duck, NC. We had a wonderful week and the weather was amazing, but unfortunately the house did not meet our expectations. I am writing this email to provide you with feedback on items that need repair and also to request a re-evaluation of our fees paid in light of these many complaints. The house is falling apart and damaged when you look beyond the nice decor and it is definitely noticeable even to those guests who are not used to fancy accommodations. The first thing we noticed on arrival when picking out rooms was a dirty diaper on one of the bunk beds on the first floor. We made sure to book a house with enough rooms for everyone, but after seeing the diaper on the bed no one wanted to stay in that room all week. I notified Shelley via text and she sent new sheets, but the sheets did not arrive until the end of the next day and by then we had already figured out how to not use that room. The second thing we noticed was that one of the dishwashers had mold inside and looked broken. I also notified Shelley of this repair and someone from maintenance stopped by the next day to fix it. It seemed to be fine after that but it was annoying to have to spend time coordinating repairs on our vacation. The next thing was the sliding door to the patio in the master bedroom. When we tried to open the door to sit on the porch the door handle fell off and was severely rusted underneath. The maintenance person took a look at it and said he would return but that did not happen during our stay. We could not enjoy the ocean view patio from the master bedroom as a result. The other items were cosmetic, but still important to bring up. The carpets had stains all over them, multiple boards on the porches were loose, and the pool grout was very cracked and in poor shape, the pool furniture was old and very worn, sand and trash was all over the porch when we arrived. We all tried to make the best of it, but the feeling from everyone was that at $12,000 for the week we wanted things to be pretty near perfect and they definitely were far from it. Please see the photos. I believe that a fair resolution would be to at least refund us for the bedroom that we could not use which was 1/6 of the rental or about $2,000. We would also appreciate being refunded a portion for the repairs and damage that prevented us from fully enjoying the house. I hope that this email helps improve the property for future renters, because the location is great and the decor was beautiful. We just felt that the listing and photos did not represent the home that we experienced. Please feel free to call me for more info if you want to discuss.     The tech guy Jeremy is awesome! Apparently, previous guests reset the Roku and no one knew the code. Jeremy talked me through resetting the tvs. Very patient and knowledgeable (and great sense of humor!).

    This is happening in the middle of the night and even as we speak. Itbis now 2:10 am and we would like to sleep. Our carbon monoxide/smoke alarm detectors have been going off all night.     This was our first rental from Outer Banks Blue (OBB). We stayed in Shades of Blue (KDH010) from 5/31 - 6/7 2020. Their online process for rental agreements and payments were easy to use. There was no additional charge for our dogs! It seemed the property owner and OBB collaborated to make a wonderful experience for the renters. The home was recently renovated and very well maintained. The home featured a touch screen information center and a Nest thermostat (very modern). There was a level, roped off area in front of the home for toileting our dogs (no more trolling through sand dunes!) The property was clean and ready for our arrival. We rented during the COVID-19 crisis. We had some concerns about contact with surfaces in the home. OBB posted a video showing their extra disinfecting processes which was very reassuring to us! Upon our arrival, we found a hand written note from OBB welcoming us to the home, and a welcome message on the information center. OBB also left a gift bag for us with beach towels and other amenities. Throughout our stay, OBB checked-in several times via text messages to see if we needed additional services. Check-out instructions popped up on the information center on the day of our departure. We did experience delays when phoning their office. An answering service took messages when we called, and the main office returned our calls within 24 hours. I believe the delay was due to employees working from home during the health crisis. We were very pleased with OBB and will rent from them again.
