This is not a good mortgage company. First year into a mortgage and we receive emails saying our home insurance policy is being canceled because of non-payment. I spoke with a helpful representative who informed me the escrow department sent a check with the wrong policy number on it. Mistakes happen but how come no one followed up to correct the error and ensure payment was made on-time? I know they can’t reimburse the customer because of the nature of their business so at minimum I’ll give people advanced notice of what they might have to deal with. Update: In your OWN system it was/is shown and documented as the check being paid and cleared to the insurance company. I had not been notified it was not cleared nor was it fixed before due date. Your own employee told me your escrow department had put the wrong policy number on the check sent in early April. Let’s not be defensive. Last time I was aware, we count on our mortgage companies to ensure we have timely home insurance payments. Appreciate your attempt though.
April 28, 2022 Dear Mr. DeMarco We apologize for any inconvenience this matter may have caused you. I'm not sure, however, that this review should equate to our company considered "not being a good mortgage company" as you wrote. Our firm mailed your insurance premium to Farmers Insurance company on April 6th, 2022. Our check included the binder number that was provided at your closing so that Farmers Insurance would know how to post the payment. Midwest Loan Services never received a notification from Farmers Insurance that they did not receive payment for the insurance policy. Instead, our company was first notified of this matter by you yesterday when you contacted our Customer Service Department. Midwest did issue a stop payment on the check sent to Farmers back on April 6th and a new check was issued today and will be sent out tomorrow via overnight UPS to Farmers Insurance. You also received a call today from our Customer Service department advising you of this as well. Respectfully, Thanks, Peter T. Sorce, CMB President & CEO

Don't expect any service if you have an insurance loss and they put Midwest loan services on your check. No one answers the phone. E-mail response takes 4-5 days. It took 5 weeks to get a response and then they treat you like the insurance proceeds are theirs and your trying to steal from them. They tell you one thing on the phone and then don't follow through. STAY AWAY it's not worth the hassle.

I called Midwest and spoke to Lauri Kneebone to access the last monthly statement for my mortgage loan… she not only pointed me in the right direction to register my account, but also took an extreme amount of time and patience to show me the years and interest I will save just putting an extra 50 in my payment. Even taking a screen shot of my security questions answers… I would have never thought of that! Thank you for everything… you took a lot of stress off of me today and taught me a lot of new useful tools!

Can I give them zero stars? I was ahead on my payments. They sent back a payment I made, refusing my payment because it was ahead of schedule. They sent a bill over 14 days late (which I received the day after the notification they refused my payment)saying I owed a payment by the next day or I would have a late fee. I was not late. I tried calling in a payment, but I was #77 in the phone queue. I made a payment by phone and was charged $8 for a one time payment that I should not have needed to make at all. What a scam. Contacting Better Business Bureau. *update* I made the exact payment at the exact right time with the words "monthly mortgage payment" on the check. This month I have a $16 fee with no explanation. Tried calling, but was 90th in the phone queue.
The payment returned was a partial payment and because you are not set up on an accommodation plan that would allow you to make bi-weekly or semi -monthly payments, the partial payment was returned. We do charge a pay by phone fee but payments can be scheduled on our website free of charge. It does look like you were able to schedule the payment with one of our associates for December 15, 2021. We apologize that you received your billing statement late. To receive statements sooner, you can sign up for e-notifications to alert you when the billing statement is available to view on our website rather than waiting for a paper copy in the mail.

Not at all happy with MLS. Made early payoff of home mortgage. Property taxes & home insurance NOT paid from escrow & that money has NOT been refunded after several months. Difficult getting answers from MLS!! Trying to find out where the escrow account money is since it has NOT been refunded. Emails take 5-7 days for an answer, an answer that is incomplete. Need to contact BBB if satisfaction is not achieved very soon. In the meantime I do NOT recommend MLS. Trying

They purchased a new homowner's inusrance policy on my behalf because they said we failed to provide proof of one. We faxed it to them months ealier at their request. So I had to call support, and was the 63rd person in the queue. 40 minutes later I got a support agent, who then found our fax from 8 months earrlier. The agent was pleasant. i don't know how, because every person she speaks with has to be irate after waiting so long. Meanwhile, they increased my mortgage payment $220 per month to cover the cost of the new policy. Do yourself a favor, use Quicken Loans.

The worst loan company ever. They have horrible problems with their Website and the drop downs don't work. I have had so many problems and when I pay at the portal it's on time and I don't see the payment leave my checking account for many days. Then they marked me 31 days late. They are blaming the credit bureau and they won't notify them so it is now on my credit report. DON'T ever use this company or have your loan sold off to them.

As of your call on June 7th, we confirmed your question that you are not being reported as late for your payments. If you can provide us with the report that is showing you 31 days late, we can investigate this issue further for you. Refinanced with another company, closed on 11/13/21, Midwest was paid 11/19/21. They told me they sent out the balance of my escrow account on 12/3/21- but on the escrow screen on the site they do not provide check number payee etc which led me to believe that they did not. I called after not receiving it after 7 days, was told to ‘give it more time’. I now called AGAIN 12/22/21 and was told due to a conversion in their system somethings were delayed- and she could not confirm if it was mailed out on 12/3/21. Took down my Number and email and told me she would call me back tomorrow. I highly doubt I will get a call back, especially since I have also sent MULTIPLE emails regarding this. If I do not receive the escrow funds by 12/31/21, I will be contacting an attorney since it will have been over 20 days since the ‘supposed mail date’. So if you want a company that will hold your escrow after you have closed more than 30 days ago then this is the company for you! Otherwise I would RUN! Kristin Santiago

On Monday, 3/21/22, our home was one of the many affected by the severe weather outbreak and was hit by a tornado. It was subsequently red-tagged as not suitable for habitation (but not condemned). My wife called that Thursday to notify Midwest of the issue and when she spoke with the rep, there was not one statement of empathy or concern (sorry to hear that, hope you're okay, etc.)...ever. She was asked to describe the damage and was interrupted by the rep to say, "We'll just put down tornado damage". The rep advised they would send information regarding our options in our situation - never received. In fact, the only mail we've received from Midwest was a letter notifying us of our obligations during the repairs. Moreover, my wife immediately notified our lender via email (and copied Midwest) to make them aware of the bad experience. Our lender responded within 2 hours. We're still waiting for a response from Midwest. Were it within my control, I would change loan servicers in a heartbeat. My condolences to anyone going through a disaster that affects a residential loan serviced by Midwest - you will get zero support from them.
Dear Kevin, Thank you for bringing this to our attention and my letter will serve as our formal response to the complaint you filed with the Better Business Bureau (BBB) last Friday, April 8th. I was disappointed to read how you described the interaction Mrs. Whiteside had with our Customer Service Associate (CSA). It is never our intention to deal with a caller in a non-empathetic manner. I listened to the call and although our CSA was thorough, businesslike, and respectful I agree he could have been more empathetic when discussing the matter with Mrs. Whiteside. Our CSA further explained all the next steps including that we would be sending out the packet of information needed when a check is disbursed to you. He also requested, and was provided, additional details regarding the type of damage the storm caused to your home so that we could properly and accurately note your loan accordingly. The packet of information was sent out to you, as promised, on April 8th, 2022. Once you receive this information, please complete, and return the necessary information back to our office as soon as you can. In closing, please accept my apology that our CSA was not more empathetic while on the call with Mrs. Whiteside. Please don’t use them! Me and my husband have been on a trial period 2 times now! They refuse to talk to the actual bank they took over from they refuse to talk to us! They are now demanding 80k upfront just to come current. What kind of debt collector doesn’t take payments? So now we’re in the 2nd trial period and the manager herself told us to stop emailing! Really? When someone tries to figure out where they’re going to live you tell them to stop emailing? Then come to find out in the middle of the trial they just said we defaulted and are now back in foreclosure. Just because we can’t assume the loan doesn’t mean we defaulted. I will be contacting the better business bureau. This place needs to be shut down

If Midwest has been selected to service your loan, you are in big trouble! This is the most backwards organization I have ever encountered.I wont bore you with a long winded explanation of the trouble i've had with them. Instead I will offer up some pointers dealing with these people. If you are not required to have an escrow account, DON"T! They stink at managing it! Take screen shots of all electronic payments or print your receipts.Keep all your bank statements. If you have issues ,they will come in handy. I promise you they will at some point make a mistake and several people from their firm will hound you, They obviously don't communicate within their organization. If you have a problem you may be better off seeing how high you can go in the chain of command at your credit union. After all Midwest works for them. Also I was forced to give them the one star.

I recently mortgaged a home through my credit union and Midwest Loan Services now manages/owns the account. As soon as my credit union notified me of the change I immediately contacted Midwest Loan Services to set up automatic monthly payments from my account. The original representative I spoke with seemed extremely agitated with my questions. I thought my questions were common/simple questions about payment arrangements & clarifying my account information. Nonetheless, we confirmed payment arrangements, recorded a statement and I was quickly rushed off the phone. My assumption was the process was complete, although the interaction with the representative was less than pleasant and she seemed preoccupied. Less than 60 days later I received an alert on my credit report that my account is delinquent. I immediately check my account and notice my payments had not been withdrawn. By this time there should have been 2 payments deducted. The purpose of me making automatic payment arrangements was to avoid late or missing payments. Unfortunately, I don't have time to sit and check all my accounts daily to ensure autopayment arrangements I setup are deducted. While I wish I had noticed MWLS error sooner, my biggest issue is their communication practices and customer service. Once I was finally able to get someone on the phone (during their business hours) to address this error on their part, a different agent confirmed that I did in fact provide all the necessary information for the payment arrangements and he didn't know why the deductions hadn't been made at the arranged date. This representative wasn't as rude as the first agent I spoke with, however, he wasn't apologetic about their error nor did he offer an acceptable solution to correct the delinquent status reported that has negatively impacted my credit report. He was very dismissive and his response (in so many words) was "I'll submit the correction, but I don't know if it will be removed before 30 days..." Clearly, I understand this issue doesn't directly impact him, however this is a big deal for me as the consumer. I still can't believe how nonchalant & rude each person I spoke with at MWLS has been regarding business they conduct daily. As someone who works long hours (before their office opens and after they close), their hours of operation are challenging for me to contact them. In addition access to their website is limited, as it was never communicated with me the access code I needed to setup my account online. I'm extremely disappointed with their service, communication, and lack of empathy regarding errors made on their part.

Our goal is to provide each borrower with excellent customer service so hearing this is very disheartening. We have completed a full review of the call recordings and issues that followed the account not being set up on auto pay as initially requested. We can confirm that we did submit a credit correction as promised, and all four credit bureaus will reflect the update within 30 days. The auto pay is currently set up as requested on a monthly recurring draft. A Senior Associate will contact you to discuss the issues you to assist you in creating an online account.

Kim Treganowan, Senior Associate Customer Service is my hero! My husband and I recently did a re-fi and long story short the closing attorney attempted to wire the payoff, it didn't go through and I caught it when I had payments for original and new mortgage drafted! Kim helped me navigate the process to determine what had occurred, calculated the per day/per diem interest that was owed to me and confirmed for me when the original loan was paid/closed after the closing attorney finally attempted the wire again (43 days after the closing date!). Kim is quite knowledgeable but beyond that was so patient and kind as I was navigating a very frustrating and costly issue. She's a gem and I greatly appreciate her assistance and exceptional customer service! :)

My account under an autopay . Last month they didn't charge me (problem from their end ..) And i just find out about it when i was checking my bank account, i called them they stated yes That's normal you have to track us every month because mistakes like this happens!!!!! These guys has no respect for people credits period !!!! Definitely not a satisfied client and now im looking to go with another loan company (organized,vserious and care about their clients) .

Pretty helpful in getting me through the loan process. After that - forget it. The website is non-functional for payments. After I sent a payment through bill pay, it was lost. The worst company since Countrywide. I may refinance at higher rate but it will be worth it to have a functional company.
