My experience getting a Cash-Out Refinance with Lower was WONDERFUL! My loan officer, Blake Kirven, was PERFECTION & is the real star of Lower! We applied for a loan in late October of 2021. We were not as serious to buy a home at that time but wanted to get our foot in the water since we planned to buy in 2022. Since then, Diana Elaine Flynn has been THE BEST loan advisor of the lenders I found. She messaged weekly or every other week to check in on us about our house buying process. I found myself feeling very comfortable asking Diana all my questions and she always got back to me as soon as she could even though she was in another state from me. When we started looking at houses more seriously, she offered to reach out to the seller's agent to put in a good word for us. She did it for us several times and we really felt like it was helpful; one of the agents said they've never had a lender reach out to them to do that so they were impressed. While we were under contract, Diana was always there for us. We were concerned about an end of the month closing date and having to stay an extra month in our apartment but she gave us the idea to suggest to our realtor to request a sooner date to close. She communicated with the underwriting team the whole time whenever we were concerned about anything too. All in all, we trusted and were so comfortable with Diana and Lower, LLC as our lender. We bought our first home and while anything that involves finances is always stressful, it was truly a better experience because of Diana. We wouldn't have felt so sure and comfortable in this big life decision of buying a house with any other lender we were in contact with from other companies (both online and local banks). Employment review: I won’t write a book but if you are considering Lower PLEASE consider my review first. The reason that you will not see bad reviews is because Lower pays out severance to shut the mouths of people. From day one there was lie after lie, change after change and the 50+ hire group ended up with barely 10 of us. Lies LIES and more LIES: This company hired all of us on false pretenses our offer letter had nothing to do with what we got when we started working there. They lied about metrics, NMLS training, compensation and much more. They offered severance to anyone who wanted to leave when we discovered their lies. Culture: the best way to explain the culture is cut throat. The President of the company bases your role off the condition of the market there is no job security here. We were given a horrific metric to meet by the end of the month or we would be terminated. This is sickening. My trainer and co workers were awesome the higher up management is the issue. There is so much more that I just can’t list here because you would be reading for a long time. I don’t recommend anyone to work here this job put me on an emotional roller coaster and I’m glad it’s over.

On February 21, 2022 I submitted an application to refinance my home with Lower.com. I advised Ryan Rampi that there were two loans showing on my credit that were not mine (they belong to the church that I am the financial officer for). He told me that this was not a problem, that I would only need to submit bank statements from the church, showing where it is paying the loan and I did that. Fast forward a few weeks and I am told that is not enough, so I went to the bank, had the bank President write me a letter stating that the commercial loans were not mine and that they would be promptly removed from me credit report. I submitted the documentation to Lower.com and they said they had already made a determination based on the loans showing that I had been denied the loan. I ask what can I do now, and I was told that the loan application had been closed and that he could redo the application and everything should be fine. After numerous attempts to get to the closing table, Lower.com's underwriters would not take in to consideration the fact that these items had been removed from my credit and that I had provided more than plausible explanation and documentation for the loans. After going as far as having the title clear to close, the appraisal and fulfilling every single requirement that was asked of me through two loan applications, I am told by Ryan Rampi that he "doesn't think they are going to be able to make it work". I asked if they had pulled a new credit report and was told no they hadn't (I already knew this because I monitor my credit on multiple platforms.) I asked why they could not pull a fresh credit report, and was told that they would. THEY NEVER DID! Then I was told over the phone that they weren't going to be able to make the loan work. I was given two months of runaround by Lower.com which resulted in me having to work with another lender, all the while interest rates are climbing. I was locked in at 4.00 % and honestly think that they did not want to honor the interest rate lock and shut me down because of it! I never received any documentation stating a reason that the loan had been denied, as Ryan said. Seeing how I was not going to get anywhere with Lower.com, I went to Rocket Mortgage to get a rate locked in with them. By this time, the best rate I could get was 4.99% because of the climbing interest rates. By Lower.com doing this to me they have cost me over $20,000 over the life of the loan. I am beyond outraged with them and their lack of diligence. I had to contact Ryan's supervisors on at least two different occasions to get a call back from him. The last time, I was contacted by someone who represented himself as "a Vice President" and was told that he would take over the account and work with me from thereon, and that after speaking to Ryan he would call me back by the end of the day. Well, the end of the day apparently still hasn't gotten here two months later.

Thank heavens I attended a Crew game at the new beautiful stadium and wondered "what on Earth even is a Lower.com?" When I got home, I did some research and learned more about the what they do. I've been renting my whole adult life (besides the one time I had to bum out on my friends couch for a few weeks) and never really thought about owning a home. I reached out to Lower just to be a curious cat, and was connected with Steven Clum. He was extremely cool and helpful guiding me through the process, and made it so easy for me to find the perfect buying option for me and my dog Carlos. I have recommended this to all of my friends and family and all 3 of them sounded interested! I wish I could give this 6 stars instead of 5.

With interest rates being the lowest in 50 years, anyone looking to refinance or purchase a home was scouring the internet for companies with the best interest rates, lowest closing costs, and ease of the mortgage process. The pandemic hampered going to local banks to apply in person so the digital age to the rescue! I did just that, only on my first attempt fell terribly short of my expectations, I moved on. I started a heloc and refi back in October of 2021 it’s now mid February and we still are not in final underwriting. We submit documents and it takes them 2-3 weeks at a time to get back to us and then they just ask for more stuff. From the beginning a really bad experience. Originally we had to talk to 3-4 different loan officers before someone would even call us back. We could’ve had had a HELOC with 5 other banks in this time period. Complete waste of time!
