Maria Barnes at Kiavi was Phenomenal! I have been working with a number of lenders over the years. From large private lenders to smaller boutique lenders. What I have learned was that the most important aspect of the entire lending experience is "WHO" you are actually working with. Recently I worked with Maria Barnes from Kiavi and she was, hands down the best manager I have ever worked with. I usually don't write reviews about anything or anyone but given how much of a difference Maria made, I had to share my thoughts with others. Maria was extremely responsive and was able to solve a very complex lending situation I was in. The great thing about the whole experience was that she was always available to answer the questions I had and was able to think outside the box to close my loan on time. Maria's communication skills were phenomenal! The whole time, I was kept in the loop and she didn't miss a beat. I felt like I was in good hands from the moment she stepped in. The reason why I would work with Kiavi again and recommend them to others is not because of their great rates and automated processes, but solely because of their staff and managers like Maria. It is truly a great experience!

The team of Kiavi helped me and my client to close in 12 days.... Kate and Ramona are true rock stars. They were responsive, diligent and accommodating. I worked with Tanner, Brian and Brendon on my investment deal. I was originally using a lender who I lost confidence in. Halfway into my contract I spoke to Tanner who assured me that he would still be able to close my deal on time, and they did. I do believe that Brendon the processor did a phenomenal job and communicating with all parties. His impact definitely played a big part in my closing on time. I will always use these guys on my deals going forward. They got it DONE!!!

My buyer decided to use Lending Home/Kiavi lender Thomas Njie for a flip loan. I have never experienced anything like this! The lender’s lack of communication was astounding. I had to pull teeth consistently and it was tiresome. The lender did not once returned by phone call in timeframe of 5 weeks! He also rarely responded when I emailed him asking for the status of the loan. As the Realtor I was always kept in the dark which was shocking considering communication between a lender and Realtor is key. My other buyer whom I represented recently as well has recommended my clients use Trillion Capital for hard money loans. They have amazing communication and we closed as promised within 14days!

Kiavi is the worst lender I have ever used. Took a month for them to get an appraiser and then charged me over $900 for it. Their communication was almost non-existent. I would call/email multiple times and hear nothing for weeks at a time and then randomly they would call just to tell me that they have made no progress since we last spoke. I'm embarrassed to say that I let this go on for 4 month! I guess I just couldn't live with that fact that I wasted my $900 and many hours of time. They say the specialize in bridge and rental loans, but in reality they are horrible for an investor. The have many random and unusual criteria to disqualify properties which they don't share until after appraisal. Overall, very unprofessional and unreliable.

Greg has been great! Helped me get a couple of properties under my belt and it has been going good. Once you get their process down pack, you are good to go.

Trying to use this lender but it takes several days to get a response. The customer experience manager has hard time picking up his phone to call a client back. I’m having a hard time reaching anyone that can explain the process. I have worked as a realtor and the experience is truly negative. I was writing an offer only to find out that they need 45 days to close. The point for some investors using hard money lenders is to be able to be competitive. Almost a month in and still no one can get back to you. Apparently you can’t change the managers you’re working with. I suggest going with a more responsive lender. Writing this review as others should not have to waste their time like this.

Horrible.. I applied for two loans. The properties were both side by side, we funded one, then they tried to reverse the transaction 2 weeks later. Then denied the other loan due to contract issues. I even offered to pay cash and refinance with them, and they still won't approve the loan. Now I'm stuck with one property instead of the two I wanted. Thanks Kiavi!

We've loved working with Kiavi! They have been very helpful in getting out fix and flip loans closed very quickly!

First time using Kiavi for a rehab property and it was a very smooth experience. Account manager, Greg Deverts, and loan officer (Shamaria) were very responsive to updates and questions from start to finish. My loan actually closed in about 2 weeks (I was expecting 30 days) and rates were also very competitive. Received multiple rate options from them depending on the amount of money I wanted to put down. Many competitors were offering a single rate 3-5 percentage points higher. Will definitely use them again for my next project.

Kiavi has proved to be an excellent outlet for our client needs. They have delivered on products, stuck with rate locks, and gone above and beyond on a continual basis. Our account executive Kate Z is great at assisting us and the loan analyst team makes the process so efficient (Jamie G in particular is a complete rockstar!). If you get lucky to connect with a team like we did, you are in good hands!

Really fantastic. The online portal makes the application & underwriting process very efficient. David Livingston has been so helpful with all my recent deals. I consider Kiavi to be my first choice for funding on investment properties. Highly recommended.

Just placed our first loan with Kiavi as a mortgage broker, a bridge loan that closed in 2 1/2 weeks. The portal makes it very simple and easy to submit, and I love how quick it went once we got to clear to close...getting documents and funding was efficient and effortless. Thanks to Kate for all the help!

Watch out. I brokered several loans to these guys and they switched the deal when it was convenient for them. They don't have a defined process or written broker policies, and their process is not efficient. They basically won't do anything on a file without their own appraisal and leave you hanging when its too late. - UPDATE: 04/05/2022 - My second experience now where Kiavi is failing to honor a rate lock and pulling the rug out from under our client with 5 days remaining before closing. All remaining conditions are on the Kiavi/lender side where our rep, Andrew Noska, has failed in communication, follow through and is resulting in huge expense to the borrower. There is no transparency, a failure to communicate in any capacity the expiration timeline of the locked rate, and has been zero attempts at resolution.

This my first time working with this Kaivi, I've been a mortgage Banker for 28 years and honestly say they are one of the better ones of all time. I'm currently doing two transactions which will close tomorrow. The first one is a Cash out refinance on a property I paid all cash for earlier this month. The second is a purchase money loan using their 12-month Bridge Loan product. The process and underwriting went very smoothly, with very little documentation and no hassle or redickuless required approval conditions that All traditional and Non-Qm lender/investors always ask for. The lender I worked with insisted we pay for appraisals and title work before we received an interest rate. While they’re product was unique, the company acted in a very predatory manor.

An unbelievable nightmare. They kept asking for the same documents over and over, changed the the loan officer 3 times who each time started from scratch. Refused to provide any information to me about the loan, monthly payments, anything. Held up the process over and over and kept changing the requirements of what they wanted from me. When I got angry and complained about the process, a complaint was filed against me and they denied my loan after insisting for weeks that I was already approved. I wasted hours and hours of valuable time and suffered enormous distress. Do not waste your time with this oprganization.

Please don't get involved with this company! I started my process with LendingHome and everything was great. I applied, had a pre-approval letter and submitted all required docs. We had a closing date scheduled, an appraisal done, title search completed, everything. Then the afternoon before closing they called and said we were denied because the house we were buying was in a rural area. It didn't suddenly move!
