I really don't know where to begin here..everything and everyone at JVM was amazing! Nik was so methodical and patient explaining the different loan options and helped us weigh the pros and cons of each to choose the best for us. While we could have gone conventional, he was able to help us save some upfront cash for improvements and got an FHA with a great rate and lender credit to help with closing costs. Once we got pre-approved, we were told that we were what's called a "fully pre-underwritten pre-approval," to help make our offers stronger, which listing agents like to see because it helps avoid surprises during escrow. We shopped for a few weeks and toured some homes with our agent until we found the perfect one in El Sobrante, right on San Pablo Dam Road, with views of the hills and the creek running through our backyard. This was the peak of the multiple offers on every home end of 2021.While a lot of homes were being sold without any contingencies, and even with all of JVM's amazing 5-star reviews, we were still nervous to risk that EMD money with no appraisal contingency as first time homebuyers. Nik advised that he would call the seller's agent and explain how thoroughly they already vetted us and knew they could perform, and they would even order the appraisal as a rush so we could get it back before the appraisal contingency deadline. If you can't tell by now, everything went smooth as a baby's butt! We were able to beat all other offers, including an all cash offer, with an FHA loan even with the appraisal contingency! JVM was able to close in literally 14 calendar days (and it would have been 13 if the seller didn't need one more day to clean out the garage!) My wife and I were happily renting in Oakland until we were told we couldn't install a washer and dryer where there were already hookups (we were spending almost $200/mo on laundry with old senile pets) so we have to thank them for motivating us to buy our own home. We then went from happy renters to pre-approved buyers to recorded homeowners in a matter of just 5 weeks! Now we have a beautiful yard and spend a tiny fraction on laundry.
