During process felt we had to pull information a lot of the time to see how things were going. At the end of the process balances on credit cards were not reverified before closing unlike when we got the original loan through quicken loans everything was verified, no money still owed at the end and we're kept up to date.

Reached out to HRM to do a 15 year cash out refinance on my existing mortgage which I was two years into. My initial contact was Nathan Z. (Loan Originator) and he helped me through the process of getting all my information straightened out and submitted. He was awesome. Once submitted, opposition was met at every turn. The opposition came from the fact that I was in a privately held mortgage, my employment chooses a very convoluted way of figuring my income and the fact that I am only three years outside of bankruptcy. Underwriting scrutinized every aspect of my loan. In the end, Rachael R. (Operations Manager) stepped in and worked with Nathan and Nikki to tie it all together. It took two months but the loan finally closed. In the end, HRM did what 3 other lenders said couldn't be done! Awesome job to my HRM team! I highly recommend!

I had a terrible experience with Home Rate Mortgage and I would not recommend them. Specifically, there were major communication issues with the loan processor, Sam, who did not respond to emails or review information that was sent to her that she requested. As a result, my closing fell apart at the last minute. This was not communicated to me by HomeRate, but by the closing attorneys as I was driving to the scheduled closing. HomeRate tried to blame the issues on me because I chose to buy without a realtor. I provided everything to them when they asked. Those handling my mortgage did not communicate with each other and this resulted in a my file being mishandled and mismanaged by everyone who touched it. The process was unnecessarily stressful, overwhelming, and difficult.

I had an excellent experience with using HomeRate Mortgage /Scott Phillips who started my application and entire journey as I refinanced my house...all the way through Lorrie Parrott, my Loan Processor. They were professional and caring. Answered every question and explained everything to me. When I needed additional help with this loan, Scott was there to help, every step of the way. Home Rate Mortgage is the worst company I’ve ever dealt with. Their communication was horrible with me consistently over a 6 month span. Jeanette Jolly is absolutely horrible at her job at the East Brainerd branch. They got nothing positive done for me. I never did close on my loan with them. I switched to Caliber Home Loans and they sealed the deal with me within a few weeks. Avoid this company at all costs!!

Recently, I was placed in a precarious position when I had to purchase my mothers home after her death. I had banked with TVFCU for over 25 years and that was my first stop for a home mortgage. Due the the probate courts, TVFCU asked me for several court documents, which cause me to retain an attorney. After two months of back and forth communications, the head mortgage guy at TVFCU said they could not help me anymore! I was shocked and dismayed that TVFCU had failed me< I turned to Home Rate Mortgage because I hear Ben Phillips on the radio every morning as I go to work. So, I did an internet inquiry and left some Information. Within fifteen minutes I received a call back from an HRM employee and the next day I was assigned a mortgage specialist (Scott Phillips). I sent Scott my information and HRM was able to close my mortgage within 18 days! I have never had such a great experience with buying a home. I can't say enough great things about HRM. I had to get a refinance in order to finalize a divorce and have my home in my name solely. This was the most terrible experience!! I wouldn’t recommend Isaiah or this company to anyone. Do yourself a favor and mortgage investment group or a smaller firm that has the time for its customers!! I have had to do 3 mortgage deals this year and this company has lost out on my business after my first interaction. I would give zero stars if possible.

The Title Company never issue the payment for the home insurance since May and we don’t know what to do at this point. I messaged, and I’m still waiting for an answer. We refinanced in the past with another company and we didn’t even pay for appraisal at that time… Lesson learned.
