    I wish I could give them no stars…. I worked with Steven Breault. He was fine to work with but he overly underestimated the time it would take to approve and close the loan. Then I had to check in multiple times to get updates. Finally we got the approval and had to pay off a couple things as a condition. No big deal. It was handled within 24-48 hours. Then their underwriting manager gets it and denies the loan. I don’t know how they can do that after their underwriters approved it and we were told, in writing, that it was approved. Well, I decided I would write a nice email to Brian Harvey who denied it and ask him to reconsider. Well, clearly that wasn’t going to happen as I didn’t even get a response. I guess I should have known after Steven said that he argued my case by that he (Brian) wasn’t hearing it. Do yourself a favor and stay away. I’ve found another company who said they were trying to put me in the wrong type of loan anyway!

    They messed up my loan payment and proceeded to blame my wife for entering the wrong bank number on the payment. My payment was due on 12/14, was submitted on 12/13. Was confirmed by Home Loan Investment that it was successful on 12/13 then three days after Christmas we received a letter stating we were delinquent a payment and that late fees would apply. When my wife explained to them that our information is saved in their system and all we do is resubmit it each month they told her they could no longer speak to her about it because her name is not on the loan and that I would have to call in order to straighten it out. I have been calling them for over 4 hours now and I have left three messages with no response. Now I am at risk of having a negative mark on my credit for their incompetence.

    Apparently getting a confirmation does not mean that a payment was accepted and they conveniently can't give the full account number that was supposedly put in wrong.(which was saved in their system, which she said they don't do) but the numbers they did give were right. Unbelievable how a company can wait until it's late (3 weeks after the payment was made a week early) to contact a person to tell them that a payment didn't go through! They won't take the late fee off because their system is flawed! Oh and Also in a separate incident WITH SAME COMPANY from January 31st to February 8th is 10 days! Don't do business with this company KAREN SILVERMAN SUPERVISOR useless actually told me to feel free to refinance with someone else and then when I told her her company was not reputable she told me I wasn't on the loan so she couldn't talk to me but yet she did and divulged quite a bit of personal information!

    All of these one star reviews are true. Take the warning. Don't do business with this bank. I refinanced a loan that I had with them through a different bank and they continued to request payments even though they were paid the exact amount requested. It was stated that there were "items" that were not considered when the payoff amount was sent. Really? Definitely a dumpster fire of an organization. Do yourself a favor. Stay as far away from this bank as possible.

    DO NOT USE THIS BANK! My original loan was not through this bank, but this one took it over roughly a year ago. This month all of sudden this bank can't function. I went to make a payment to first the online website like usual. It's crashed and not working. Downloaded their app and somehow they don't recognize my phone number. Kind of bizarre since they have never had a problem getting a hold of me. Called their customer service to pay over the phone and it took a dozen times to finally get a hold of someone to make a payment. The woman that took my call is ridiculously unprofessional. Spoke super fast and seemed annoyed that I was asking her to repeat what she was saying. Finally got my payment done with now a $5 fee to paying over the phone. Which just seemed like a slap to the face because of their inability to function properly. I can't wait to have this loan paid off here in a couple of months and never come close to working with this bank again.

The level of customer service Lisa and her team provided was incredible, going far and above to be responsive and available to answer all of our questions. Lisa was extremely detail-oriented and walked me through each step of the process, setting expectations so that the lending and close process would be smooth. She helped me evaluate the different financing options for my unique family situation before deciding on a product, she worked closely with my realtor to provide pre-approval letters when needed, and walked me through all the details of the loan application and forms as we prepared for final application. She secured us a great interest rate, and we were even able to close early. I cannot stress enough how important it is to work with a great lender you can trust and rely on during the home buying process.     We recently used Home Loan Investment Bank to finance a pole barn shop. I spoke with a couple of different loan agents during the decision phase of my project. Don Fasulo ended up handling my loan. I asked many questions during this process, both by email and phone. Emails were answered within minutes (or if it was on a weekend, within minutes of normal business hours). The same was for phone calls. Someone always answered. I was told what I needed and what to expect. Everything Don said was spot on. Don was very professional and it was very obvious to me that he is skilled at what he does. My loan rates were pretty close to a HELOC rate and well below a personal loan rate (we also got the Advantage loan). Unfortunately, I don't normally write reviews; however, I read reviews for almost everything that I buy. I saw some of the negative reviews on here and felt that they were not fair, so I wanted to share what I experienced. I would not hesitate to use HLIB again or to refer a friend to them.

    I try to see the positives in situations, so I positively recommend you do not choose Home Loan Investment Bank for your loan needs. Although some delays can be credited to the situations surround COVID, I have experienced ridiculous wait times for loan approval, loan process and even on phone call assistance. Their online banking system is not yet functional even though it has been "upgraded". That means you have to call with any questions or to make any changes to your account, and that means WAITING. If you are looking for a bank who puts the customer first, Home Loan Investment Bank may not be the right choice for you. My experience has just been disappointing... I would like to say however, there is one very nice woman employee who I spoke with on one of my calls.

    Our loan was bought by this bank about a year ago - issues every month including taking out double payments some months and then not enough the next- then calling non stop due to non payment even though the account is set up for automatic payments. Finally got so frustrated this month went out and took out another loan to pay this one off and how can not get ahold of anyone to get a payoff amount. Have called daily, left multiple messages with no return call. Totally unacceptable.

    Worst bank ever, customer service is non existent. Can’t get ahold of anyone, unless it was to start a new loan or make a payment. I have been trying to reach someone for weeks to know what my payoff is and they just won’t answer unless I wanna give them money. I pushed 0 to get to reception and she answers to tell me that they’re busy if they’re not answering, so I try calling again a couple times. She answered the first 3 times. Now I can’t get her to answer at all (meaning she’s ignoring my call). This is the worst bank you can ever get. They are a scam bank. Probably doesn’t even have any workers. I don’t know how they’re always busy when they have such horrible reviews. NEVER DO BUSINESS WITH THIS BANK EVER. Hope this helps.

    5-11-2022 I received a call from Home loan bank, stating my November 2021 payment wasn't received. How's that possible when I pay two months ahead and my bank statement clearly shows the payments were made, not to mention that representative aren't giving their sir names, so you know who you're speaking with or can send correspondence to, is this how Home loan bank conduct business? Food for thought straighten up the your procedures if not you're going to lose clients.

    I was talking to my neighbor about getting the siding done on my house, and he told me about a Title 1 home improvement loan. I had no idea what it was so I googled it. The HUD website has a number to call to find out what banks in your area provide and service Title 1 loans. Home Loan Investment Bank (HLIB) does just that, so I called and the person that answered the phone was Daniella Muschiano. It must have been my lucky day to get her because she is amazing! My situation wasn't cookie cutter, but Daniella knows her business and helped me through it like it was just as personal for her as it was for me. So after about a month(?) of me getting all the paperwork she needed to get this loan done and it was time to close, there was an issue with the notary. So her manager Brian came to my work to go over everything and for me to sign the papers, that was very convenient. They are a top notch institution, and super nice. I'm very happy with the service and attention I received during the loan process, and i'm glad I called. Thank you again Daniella!

    Edit: the response is a lie. It's a form letter so they look better. No one contacted me. I managed to find their "one time payment portal" their people did nothing except for a nice woman named Veronica, I think, who answered their phone line after about the 10th attempt and she explained the issues and let me know my payment was recorded. I left voicemails on two individual boxes and the support line and got no call backs. I emailed my loan agent that I had not recieved my first invoice so and did not want to be late. He stated its always a bit slow the first time and not to worry. I now, 2 days later, have one of their "collections" team calling me about my late bill that I just got an invoice for. I'm trying to pay my bill but it seems the only way to do so is via a paper check, even Chase Bank can't find you guys to send and electronic check. I tried logging into the website but it claims my phone number does not match their records. I tried calling to make a payment over the phone and got an answering machine. How am I supposed to pay this bill?

    Never, ever, use this bank. You'll be lucky to receive your monthly statements in the mail (I'd get 6-7 a year), the online portal doesn't tell you the total you owe just the monthly payment, and after you pay off the loan, they will cash the money but "forget" to credit it to your account. Thanks for the threatening letters in April for an account I overpaid in December. Still haven't received my money I overpaid in December to close the loan out. Save yourself the stress and go with literally anyone else. Preferably a local credit union. They should actually help you.

    The "Improved" website does not a knowledge my SSN. 20 to 30 minute wait times will get you an operator that will transfer you to a V/M box that will not return a response. Their operating system could be replaced with a bucket of sand. If you want to be more than a number, bank elsewhere. Can't pay on line because your nobody. Takes 3 weeks for them to process your payment by check, but seconds to send you a non payment collections notice for lack of processing the check they are sitting on, sent because of their broken on line banking program. I would have more faith trusting my account to a buy here pay here car salesman.

    I was informed there would be an easy way to pay my bills online and keep track of my account. I don't like the way they have it set up at all. You can make payments but you don't have actual access to you account. I find that very annoying. Update: The bank decided to switch my auto-draft payment date without informing me. Now that I'm trying to find answers and correct the situation, I found nothing but phone tag and empty promises to return calls.

    Absolutely the worst loan company in the history of the United States. We paid off our loan and want to close out our account so we can refinance our home, but Home Loan refuses to email us confirming we have closed out our account. We were told if we open a banking account with them they would send the email.

    I haven't yet experienced this "horrible customer service" that most reviewers are sharing. In fact, every time I've spoken with a rep on the phone they've been very pleasant and informative and patient. My only negative would be that payoff amounts have to be mailed (seriously? it's 2019..get with it) as opposed to given over the phone or shown online. Website is serviceable, if a bit basic. Home Loan Investment bank doesn't show up as an option for electronic payment for my bank either...so checks have to be mailed in. Not a big deal, as my bank does that for me weekly. But still, would like to have a one stop shop to see balance, make payments, etc. And also I got a $20 late fee for being 3 days late on a $1.87 payment. That's a stick in the eye...but it didn't hit my credit score so not all that bad. Not enough to knock off more than a star though. Good stuff all around so far. (8 months as a customer)

    Do they not want to have customers? It’s almost impossible to reach them over the phone. If you leave a message, 90% chance it will never be returned. There is no type of online portal (that actually works or shows your balance) or monthly statement provided. Super salty. 1/10, cuz at least they financed my first lot car. But predatory lenders will do that I guess.

    I am trying to get a payoff amount and no one answers the phone... ever. I just want to pay off my loan. Online, it states the balance is $0. So hard to deal with! I did receive a voicemail but it has been accidentally deleted. Could the supervisor reach out again?

    Absolutely worst loan experience I have ever used. Rude customer service. Not a customer friendly company at all when it comes to paying anything off or receiving any information. They can auto draft and do electronic payment for everything except to pay it off. Then when you call to pay it off and get their instructions they are rude with you. The website is a joke. Shows a $0 balance on the loan while I still owe money . Will never use this company again and discourage anyone else to use them either.
