My wife and I began our purchase process started in March 2021, so like many other areas in NJ, the housing inventory for Summit was tight, homes were coming on the market for mere days before getting scooped up, and the market is/was extremely competitive, with loads of additional buyers coming from Manhattan to join the party. In the end, the offer made on the home that my wife and I successfully purchased created a unique loan scenario that would need to be accommodated in order for us to win a 10+ multi-offer purchase bid with at least 1 maybe 2 offers higher than ours. With this competitive market in mind, I called Phil to see if there was a way to structure my loan in a way to make it more attractive for potential seller’s. We landed on a strategy, the seller’s accepted our offer, and with rates ticking up from all-time lows as we were coming out of attorney review, Phil got us an us an awesome rate in the 2s. Part of our offer was agreeing to the seller’s preference for a 60-day close, but the loan process was smooth and done within a week or two. Being that we had a wait a while for the seller’s to close, mortgage rates started to pull back down from recent highs, but Phil was way ahead of us because the lender chose not only had the best rates for high balance, but they also had favorable terms. Long story short, we ended up with a rate 0.25% lower than where we started, the process was easy, Phil guided my wife and I from start to finish, answered all our questions, made us feel very comfortable and assured simply through his wealth of experience, demeanor, and his ability to eliminate the stress from today’s even more stressful purchase environment.
