    Run, don’t walk if you end up at a complex own by them. Our apartments were originally own and operated by Greystar, who is amazing! Then this company bought them out. It went downhill so fast it was crazy. They couldn’t maintain the secure doors of the building, the managers would leave aggressive and condescending notes on the community pages. They would forget to charge people for aspects of their rent and then instead of notifying you of their mistake and asking for you to pay as soon as possible, they would leave a demand notice with a letter stating they would send to attorney for eviction within a few days. We are talking over a garage fee THEY forgot to charge you for in the rent. No, oops, sorry, can we collect on this, just bam! And immediate notice of eviction if not paid by a certain date. They have ZERO respect of housing laws that are in place for the safety of women and children in certain situations where there is reason for fear of safety and despite them failing to maintain the secure doors the building originally was outfitted with by the original company. There is absolutely nothing positive to say about this company. I wouldn’t stay somewhere for free that was managed by them.

    This is a review for The Monroe: 3122 Mallard Dr, COS, CO. Horrible! My neighbor chopped someone's hand almost all the way off with a machete and stayed for three more months (it made the news). When they did finally make her move all her stuff was in the hallway for a week. Then she stayed in her car in the parking lot with all her extension cords connected to the building. People coming in and out all day and night, stealing my packages and lying to my face about it. Dog poop and trash (including needles and other drug paraphernalia) EVERYWHERE. Yet they want you to have $350,000 worth of renters insurance; w/ them as the beneficiary? Laughable! No dishwasher, washer/dryer connects, no maintenance, no nothing. Don't even get me started on the upstairs neighbors. Completely and totally oblivious. They have a child with autism that screams ALL DAY AND NIGHT; not even exaggerating. They have animals up there that they NEVER let outside, the kid too. Do not move here. It's very bad. ETA: they are refusing to give me back my $1700 deposit and want $1100 more from me. They want me to pay to renovate the apartment. Lipstick on a pig. I WILL be getting my money back. Scum of the earth. ETA: I wrote this in July of 2021. Somehow they got it removed as well as some of these pics.

    Edit 2 March 16, 2022: Owners allowed lenders in with only minutes notice a few weeks ago. Breaking the lease agreement by entering without proper notice. The lease agreement states that non-emergency entries require 24 hour notice by management. The complex is now under new management, so it seems Griffis/Blessing didn't care ,and that incident was because of an impending (what I assume) sale of the apartment complex. Again, the property manager at the time was awesome, addressed my complaint professionally. But Griffis/Blessing on the other hand, given the now apparent context of the sudden change of ownership, literally did not care about their residents or agreements. I'd like to add, that not knowing everything, perhaps it's the new ownership who pulled the inspections for the lenders, in either case, both companies are horrible. I'm sorry to any employees of Griffis/Blessing this impacted, as it may not be their fault. Edit 1: Christina, a new property manager at Veridian at the Edge, reached out to me and was very attentive and reasonable. Made me feel much better about the situation and the state of the apartment complex I live in. While there wasn't much she could do on the rent issue, she tried and I did really appreciate the sincerity in her attempts over her first few weeks to work with me. I'd always recommend a property with managers like her. She gets five stars in my book. Happy to stay for that reason. Times are tough with the current rental and housing market so, it's really hard to justify giving any company higher ratings who are renting out apartments. Especially considering their properties are probably at least double in value than they were half a decade ago, and without much value added to the units themselves. I love my apartment! Love where I live! Just hopefully property owners can chill out with the rent jumps next time. Even if we're still below market, not sure how people are getting by. Original review: Ah yes. Upping rent to obscene levels for current and future tenants. Why? Because everyone else is doing it! Tried talking to them about a pretty large jump in monthly rent on renew. Got ignored. Cheers.

    Their Central Heights locations is the absolute worse place to live! We have complained numerous times about plumbing issues but were brushed off because it’s a “building issue” even though they spent 60K to do construction right outside my unit to “fix” it. We were called liars about our issue and had head management come into our home and yell at us. They had allowed the plumbing to get so bad that we had put bathroom covered with feces on two occasions. Both times they took 12 hours to have a “professional” cleaning team to come by. The professional team were just two women in yoga pants with no proper equipment to be cleaning feces. Feces wasnt even fully clean from the bathroom and were left on the walls for the remainder of our stay. Not only that we were threaten with eviction and verbal assault due to our frustration even though we did not impose any threats just explaining our frustration. Not only that management acts like they can’t give you the time day. They yell at you and treat you horribly. This extends all the way to the VP. Upon move out they started renovations early! We still had full keys in our hand when they started tearing up our apartment. The property manager blames that on the fact that she has not had control offer her maintenance team in two weeks. One of the leasing representatives that works in the office even commented and said she thought it was Hilarious that we were treated like liars. The property management does not know how to treat their consumers as well are very unprofessional in how they handle business. I have multiple videos and pictures of most of these transactions. Please do not rent from ANY of their properties.

    Worst property management, needs to be investigated. Do not rent any properties managed by this incompetent and dishonest company. The only positive reviews for this company and it's properties comes from fake accounts posted by company scum. Below is my experience with them: Terrible place to live. Cops and fire department are here all the time. The price is cheap BUT there is a catch: leave your apartment better than it was before and they will still take your deposit and charge you extra. I lived here for one year in a one bedroom with very old carpet. The place was pristine when I left, except for the very old carpet. They were able to get the carpet replaced at cost to me, saying in one year that I caused the carpet to be in it's shoddy condition. If you absolutely have no where else to go and must live here, take pictures of every inch of your apartment including the floors and keep them until you leave. Always have another witness with you or record your interactions with the management so you will be protected. Also, it wouldn't be a bad idea to keep a tenant lawyer's number in your pocket, many operate pro bono for low income to protect you from places like this. This is not a place you want to live or your want a loved one to live, there are many places with competent and trustworthy property managers, find one because this is not it.

    I have been complaining for MONTHS about the neighbor’s pot smoking in their apartment and the management has done absolutely nothing. Security did nothing. I have called, emailed, left messages, visited the office. They tell me to call the police. To enforce the lease? So I feel safe living in my own apartment? Horrible.

    Wonderful customer service, I've had issues with one of there properties they managed with maintenance and the property staff, they were kind and reasonable people with everyone I talked to, they never were rude and always will to find a solution. Every experience calling was handled appropriately and a sound solution. Anna who helped me last was amazing and took care of my issues. I can't say thank you enough to the staff here that was polite and caring.

    If this company picks up your lease, pick up your things because it's time to go. 2.1 out of 5 stars seems a bit generous, and my one star is too high, but they didn't give me an option to fraction a star. Your rent will be increased significantly but there will be no added value. If you have electric in your name you will now recieve 2 electric bills, one from the electric company, and one from great american utility billing. Scroll through reviews of these companies and properties associated with them and you will begin to notice some disturbing trends. Scam companies running a huge scam. Don't get grifted by these companies.

    Retreat at Waters Edge Apartments, the Ghetto! There are approximately 45 Apartments in each of the 6 Buildings in this Complex, Tons and Tons of Residents living in most of the Apartments which means Tons of Filth. However Griffis Blessing the Property Managment Company has a Cleaning Crew come through 1 time per week. This is not nearly enough! On top of the Once A Week Cleaning Crew they are contracted so they run through each building faster than anyone I've ever seen in the past. They clean NOTHING, the Laundry Rooms are Filthy Dirty, the Washers & Dryers in the Laundry rooms are ANCIENT and Broken Down and So Filthy Residents typically take their laundry to the neighborhood laundromat in fear of putting their laundry in the Disgusting Machines. They claim this to be a Security Complex with Security Entrance Systems on all the Entrance Doors, however for the past 6 months the Front Entrance Doors have not worked properly and are typically unlocked due to the locks not operational. The New Fancy Phone Intercom System was installed Over 2 Months Ago and has never been operational, Griffis Blessing Managment Claims "It's out of our hands, we've done our part by telling the contractors" This is inexcusable when we pay HUGE Rent to live in a Security Building that this has been happening for the past nearly 3 months. Half the time the Doors to the Entrance are Unlocked, the other half of the time they are Locked yet you have to hope your visitors have a phone with them so they can call you so that you can haul yourself down to the lobby to let them into the building. The outsides of the Buildings have been Repainted, yet it looks like we live in the Ghetto with Residents Storing Everything from Livingroom Couches, Recliners, Mops, Mop Buckets, and General JUNK Piled High, Enormous Stuffed Animals Hanging from Balcony Railings. Stairwells are full of Filth, Have Not been swept or mopped in years, yes years! Garages are Filthy Dirty and not free by any means so they should be kept cleaned and swept and power washed on a regular basis yet they are not. People that rent garage spaces are expected to take brooms out and sweep their own garage spaces if they want them clean. Doors to rental garages are not secured or locked and half the time the doors to the garages do not even shut or latch. These issues and many more are given to the Griffis Blessing Onsite Management Office over and over and over again and we are told the same thing over and over and over again "It's out of our hands, we're doing the best we can with what we have." This response is Very Old and So Ridiculous to tell residents that are paying huge rent. There are Section 8 Residents that sub-let their apartments to Drug Dealers and this has been brought to the Griffis Blessing Management Over & Over and they do nothing about it because they are getting guaranteed paid rent by Section 8 for the unit. Elevators in buildings break down and Stay Broken Down for 21 Days, Griffis Blessing Management blames the Elevator Repair Company yet does not fire them and hire a new Elevator Repair Company, they just leave the Elevator Broken Down Not Operational for 21 Days and there are Residents that are in Wheel Chairs, use Walkers, and are Very Elderly that live on the 2nd & 3rd Floors and again Griffis Blessing Management just blames the elevator repair company yet DOES NOT offer any assistance to those Residents. Sprinkler Systems on the grounds do not work so the grass IS NOT grass in some areas, it is Straw. Does the Maintenance Team ever walk the property and note these things and repair them? NO, No They Do Not! Entrance Door Mat's were ripped out 6 Months ago and as you can see we have Simply Gorgeous Entry for our guests to experience. Griffis Blessing Onsite Managment Team claims they are doing all they can, I must say they are a super nice onsite staff, However NOTHING GETS TAKEN CARE OF LIKE THEY PROMISE IT WILL! I would Seriously Consider Signing Any Lease At Glenbrook Apartments with Griffis Blessing in charge, it is Simply Ghetto!!

We strive to please each and every one of our residents, but we are not always immediately successful. I can assure you that we take every complaint seriously and act when appropriate. We are completing several projects this summer, and are doing the best that we can to complete them in a timely manner. As of today, the doors have been programmed for three of our six buildings. We also have recently hired a new elevator company to help us modernize our elevators and get them running as smooth as possible. We are currently evaluating our cleaning contract as well and will continue to evaluate and modify as needed.     We've worked with Griffis Blessing for years and greatly appreciate the partnership we have with them. They have a high standard for service and they don't cut corners when it comes to maintaining their properties. It all starts with caring and they have a high capacity for it.

    I've been living on a Griffis/Blessing property for 4 years, but in the last year I have noticed a clear deterioration in customer service and regard for tenants. I used to be able to get a price break on my lease renewals every year except for this year. Now I'm being shunned and disrespected, my apartment continues to age, while only the exterior grounds are renovated or addressed for looks. I was told this is the result of new ownership, who clearly have no regard for tenants and treat us as little more than moneybags. Their behavior is disgusting and there is a clear trend now towards price gouging and investing as little as possible into the properties to maximize their profit margins, in order to exploit the rental boom as a result of so many people moving here. Shame on you.
