Classic Bait and Switch mortgage fraud. Don't waist your time on there multiple attempts to lure you in with false advertisements. Whatever they are promising you is "to good to be true" and they never had any intention on honoring it. They will pull the rug out from under you on the last second and offer you some mediocre option instead. I wish I could get back the countless hours spent with the company.

HORRIBLE EXPERIENCE THIS COMPANY DRAGGED MY LOAN ON FOR MORE THAN 4 MONTHS . I PULLED THE PLUG MYSELF THEY WERE SUPER UNORGANIZED AND IM STARTING TO THINK THEY DIDNT HAVE THE FUNDS TO BEGIN WITH. STAY CLEAR OF THIS COMPANY MAY BE A SCAM

I initiated contact with GIF in 1/26/2021. I told them I had a 4 unit that I wanted to buy with a purchase price of $90k. Eric Talley was my LO and said “no problem”. I put down $5k in earnest money on the property that I wanted to purchase and immediately began the process of the loan application, with a pre approval. On 2/10/21 I was asked to pay $750 for the appraisal which would be completed within 4 business days. Several weeks go by of GIF repeatedly asking for the same documentation, over and over again. Still no appraisal. The original closing was set for 2/22 but we had to beg for an extension from the seller because the loan process was taking so long. The seller reluctantly agreed to extend to 3/5 with a $200/day late fee. We stuck with GIF because they kept telling us everything was fine and they were just waiting on the appraisal to come back as a formality. So finally on 3/4 Eric Talley emails my realtor, not me, to inform him that they are not going to be able to fund the deal because they do not lend less than $50k per door on a 4 unit and we were only buying for $90k. It was then too late to find alternative financing and we lost the deal along with our $5k. I put in a call to COO, Travis Sharpe. He admitted that they messed up in a huge way. I asked him why they waited until the 11th hour to tell me they don’t even do deals like that and he said “because Eric is new”. He then offered to refund the $750 that I paid for the appraisal (that I finally received on 3/5) and to do my next deal for me at a “discounted rate”. He seriously thought that I would want to do business with them after they just cost me $5k right out of my pocket. So since they don’t train their employees correctly I am now out $5k all because of a company who calls themselves Global INTEGRITY Finance. I highly recommend never dealing with this company, Travis Sharpe and especially Eric Talley ever again. What a bunch of con artists!

I have worked with Global Integrity Finance for 2 1/2 years and have had a great experience. The team that Toby has put together are exceptional and give a lot of personal attention. I recommend Toby and his company to anyone needing hard money or alternative lending.
