Due to a last minute paperwork issue with the Notary on closing night of my Refi, I likely would’ve had to reschedule my closing and pay a fee to keep my rate locked, if it weren’t for my Loan Officer David Warn of Garden State. I was able to get him on the phone right away, and from there he worked things out with the Notary so I could close that night on schedule. Throughout the entire Refi process David was always accessible and proved to be a stand up guy that keeps his word, and does what he says he’s gonna do. Simply put, David did right by me with my Refi and without a doubt, I’m sure he will do right by you. You won’t go wrong with this guy, and I highly recommend David and Garden State.

This was my 3rd time dealing with mortgage financing, and my second refi, and Garden State made the process so painlessly easy it was almost hard to believe. Quick, efficient, an excellent rate and almost no fees. I didn't have much in the way of questions so I didn't need to contact them much beyond just doing the paperwork (entirely online) so I can't say if I would have been as happy if it were my first mortgage experience but as it was they were fantastic.

Garden State is a good mortgage origination company. Putting origination in there because my loan was sold as soon as I closed on my house, but that's not out of the ordinary, just putting out there. Their team is responsive and they have a website set up for signing and submitting docs which does make the process easier. Only thing is you will get a lot of emails from a lot of different people, so be prepared to keep track of that, and when your loan goes to underwriting they will in all likelihood ask you to make some kind of adjustment or addendum to the sales agreement. This was my first home purchase, so I have no frame or reference with other companies, but if you are looking for a mortgage, I can recommend Garden State Home Loans.

Worst experience I ever had with a mortgage loan company. There is a lack of communication within the company and them with the applicants. If it is an easy application process they are all over it because they want to make the money. If they have to do a little work for the money they put you on the back burner. I am scheduled to go to settlement on a property today and I am not cleared for closing. The title company does not have a mortgage package and I am scheduled at 9am. No one from Garden State has reached out to me for 2 days. I called the title company where the settlement is scheduled and they have no clue what is happening. No one is in the office of Garden State Home loans until 9am. So I am out in the fray. Do yourself a favor......don't apply here no matter what they offer. You are going to pay in the long run.

Garden State made this process so so smooth and easy. Everyone I talked to from Conner through the entire process was super friendly, quick to respond and helpful. The whole process took a little over a . month for us, so was very fast. The whole team was great to work with, their rate was great and the process was smooth. Everyone warned me of the hostility of the market on top of having to turn in loan documents over and over again, so walking in the home buying process I was prepared to save everything and be on top of things immediately. Adam Funck was my loan officer and I had to wait for nothing. He was accessible through email, text, cell and office and answered when I expected to wait until the next day. I was pleasantly surprised by how quick and easy the refi process was a Garden State Home Loans! My past experiences with mortgage companies were challenging - neverending piles of documents to print and fax (?!), dozens of phone calls back and forth, sending updated paperwork, and feeling like the process took forever. At GSHL, my broker, Kevin and his team were friendly and attentive. I didn't have to print a single document! Everything was managed though an easy-to-use online portal, including messaging. I was able to upload pdfs of all the paperwork which saved a ton of time. If I had questions Kevin was quick to respond, even on the weekends. The whole process was very easy and did not feel like a major imposition. I got a great rate on my refi and was extremely pleased with the customer service I received. If you're in NJ, give this company a shot!

Kevin was our main point of contact. He is responsive, reliable, and everything went very smoothly. One caveat is that they can only lock the rate for 20-something days, not 30, based on United Wholesale Mortgage's rule. I had to pay for appraisal before the rate was locked, but despite my skepticism the promised rate / fee / points did not change at the end. They were transparent and very easy to work with!

I also contacted 3 other brokers, Banks and Lenders and felt like I was dealing with either a shady options broker, a citizen of other than the United States, or just plain stupid people. At the onset, Susan was honest about the costs, fees and very competitive. From the date I contacted her, she closed our Refi in 28 days (would have been 24 if not for MY closing agent). She asked for certain items and prepared me if the underwriters needed more. They didn't, but her efficiency, concern and extra caution was well appreciated. I would advise anyone, just go with these people, save yourself time, money and headache!

My experience with Garden State started off fantastic, turned absolutely horrible midway and then finished off average. They did a great job of communicating and setting expectations. I loved their portal that allowed you to create your own pre-approval letters. I originally started communicating with a Loan Officer Assistant, Connor. Connor spoke to me about the process and I asked him numerous questions. One of which being about the state of my current property, which was an extremely important aspect of this transaction and the only reason I decided to use Garden State. Connor informed me that I had nothing to worry and that they didn't need any signed lease for my current property and they will use the income from the unit I was living in as well. While going over one of the disclosures, I noticed this was not the case but they assured me that it would not be a problem at all. Fast forward months later and I get a text from Connor saying the complete opposite. He now told me that I needed to get an appraisal on my current property and needed to show at least 25% equity in it to qualify for the loan. This was a complete 360 from what was originally explained to me during the pre-approval process. After I confronted Connor about this he completely ignored me and didn't own up to his mistake. This really bothered me because he was my main point of contact and I felt extremely mislead/disrespected. Instead, he let the loan officer Aaron handle it. Thank god for Aaron because he did a great job of explaining where things went wrong in a very professional way. He took the time to hear my frustrations and assured me that he will work hard to get this loan to close. If that hiccup didn't happen I would have given them 5 stars but it caused me so much stress of not knowing what was going to happen that it put a huge damper on my entire experience with this company.

Really appreciate the $1533.00 bill I just got from my attorney. My divorce settlement agreement was ignored and I was forced to provide a letter drafted by my divorce attorney and signed by ex- spouse. No letter, no loan. As if that wasn’t enough- poor communication and unprofessional. I had to send documents multiple times, settlement scheduled twice without being cleared to close both times, interest rate lock expired due to title company so had to pay additional fees, paid homeowners insurance twice as they didn’t verify dates/figures or update paperwork before closing If I heard, “I understand your frustration and we want to get your loan over the finish line” one more time… By the seventh time it was insulting. Go elsewhere.

Aaron Bonaccorsy and Connor Lindsay guided me through every step of a process that I was not very familiar with. They were informative, knowledgeable, and straight forward. Most of the process was easily done on line. I even called Aaron a couple of times with questions and each time he answered the phone. The entire process only took about 6 weeks. The closer came directly to my home. I was comfortable throughout and highly recommended this company and team.

Super responsive and able to answer all my questions whenever I came across any. Compared to using other services, nothing beats having someone local to lean on. The closing, numbers and everything was clear, fair and transparent. Only critique would be to carefully follow-up with the application process as there was a period in time where everything seemed in order and at the last minute documents and information was urgently requested and if you're at work - with such a tight timeline to close you might miss closing date. This was my second time doing a refinance with Garden State. And if anything it was a better experience this time around. The interest rate was very competitive and the overall loan costs were low enough to make the APR also very competitive. The entire process was relatively timely and efficient (except scanning all our documentation, which would have been necessary anyway). The posting systems doesn't allow for fractional stars, so I've given them 5 stars. However, I think there could be some room for improvement in communications. The secure messaging systems works fine, but on a couple of occasions an old fashion telephone call would have worked just as well (and quicker) and would have been more personable - not just part of the (electronic) process.

My experience with Garden State was extremely simple and the people I dealt with were terrific. They answered all my questions in a timely manner and I was able to refinance and close within 2 weeks of starting my application. I just finished my refi with loan officer Kevin Boyle and it was a very simple process in which I also received the best rate of any other company that I shopped for. Kevin was honest, upfront, and transparent throughout the loan process which is comforting because other companies I've talked to weren't. Kevin and his team were very responsive whether it was via phone, email or text. Garden State is a company I will work with in the future and have already recommended family and friends who have said the same thing.

The transaction took a lot of back and forth though and we were pretty well qualified. Terrible experience from beginning to end. Things were never clear and I ended up having to communicate the items between the different parties. They ended up messing up my closing documents so that I had to shift my closing time although I had sent over all my items a week prior. They gave attitude to our Title company and made the entire process feel like an inconvenience to fix (even though the fault lay with them). At closing, our Title company told us how unprofessional, not communicative, and challenging it was to work with them. Overall, I would not recommend working with the team.

Our experience with Garden State was the least stressful financial transaction we have ever had. Our loan officer, Travis Yates was professional, transparent, and available every step of the way. Our questions were answered thoroughly and in a timely manner. So often companies provide "sales" and disappear when it's time for "service". Great lender to work with. Was able to do most of my paperwork online. My loan officer (Jae Kim) was easy to work with and was able to help me structure the loan to accomplish what I wanted for my refinance. The Notary that Garden State Home Loans used was also very knowledgeable and helpful to explain things slowly and carefully so I understand what I am signing. I needed to be done in person and the Notary was mindful of the things needed to keep everyone safe.

The Garden State Loans team was extremely easy to work with and provided the most pain-free home financing process I've ever taken part of. My application from an aggregate site was quickly responded to, and I was provided with appropriate communication that wasn't too often or too little. Underwriting was managed well and I was kept informed throughout the process. Closing was easily handled, even considering a nationwide pandemic. I can't recommend Garden State Loans enough if you're looking to refinance your mortgage.

This is my 3rd house - 4th refinance. So I know what I talking about. 1st time with Garden State. Broker: Susan Colella. From day--0 realized the entire process has been fine-tuned by experts, it is smoother, quicker and decidedly more transparent. Contrary to other organizations my single point of contact remained Susan C even during appraisal / underwriter phase. Every communication / documentation is available online and none of the usual do it, do it I saw. The rates offered were extremely competitive and even if I did find elsewhere less that company did not have the ratings like Garden State. Susan Colella it became immediately apparent to me has significant experience. Her advise was straight to the point and supported both by data and evidence. Examples include why purchasing points is not worth it, why a 15 vs a 30 is better but probably not 10 vs 15, etc. That expertise helped in the initial accumulation of documents and effectively at underwriter stage nothing extra was required! All and all a very professional establishment. End to end took me less than a month to complete.

Had a smooth refinance experience, with only a minor communication hiccup. But all was resolved very quickly the day before closing. The online document and messaging portal worked well, very easy to provide the requested documents. And everyone in the process(loan officer, processor, etc) responded very quickly and politely to my inquiries. Closed quickly, within 3 (though I had a pretty vanilla refi). Competitive costs and fees for a mortgage, beat the nose cone off the rocket motor mortgage place. I recommend anyone looking for a mortgage to give GSHL a call.

We started looking for a new home in summer 2020. Since I had previous good experience getting a mortgage financing thru garden States, I contacted Kevin Boyle to get the preapproval letter needed to put in house offer. It was a seller market so we had to try on several houses. Garden State customized each preapproval letter so we asked them for a letter on each offer. Besides the first preapproval letter that required us to send in many of our financial data so that took a few days subsequent preapproval letter was given were given within 2 days each time. When our offer was finally accepted for a house, we proceeded with the mortgage process that closed in 3 weeks. A team of a few people helped us to complete the process all thru electronic communication. The whole process was done promptly and professionally. It was again a great experience working with garden state .

Our broker Marilyn Barber was great. Always got back to us quickly and helped resolved any issues. Only complaint was having to send in some forms more than once because other departments weren't getting them and some incorrect paperwork at closing. But I would definitely recommend them.

I had an excellent experience with GSHL when recently refinancing my mortgage. I worked primarily with Aaron B. throughout the process. He was responsive, courteous, and patient with my endless questions. Although the process from start to finish took close to a month, I don't think that was Aaron's or GSHL's fault...it's just the process itself. In the end, I got a great rate, lowered my montly payment and shortened my term from 30 years to 15 years. I would recommend GSHL and specifically, Aaron, to anybody looking for a mortgage.
