Received an FHA loan through First Colony. The house does not even come close to qualifying. Half the house doesn’t have a foundation, direct wood to dirt contact. Most of the house has been destroyed by wood destroying insects and organisms. The roof, ceiling, attic space and walls are full of mold. They use FHA inspectors that will appraise the house for whatever the loan is regardless of condition. Contacted them for a resolution, got referred to their lawyer that claims he will call you back but doesn’t. I would be really careful doing business with this company. After more research found many more people suffering through shady loans from First Colony. Still fighting for a solution, Kara said early on they wouldn’t let this go and have her reputation ruined. Now they just avoid calls. Their lawyer called me and said Kara feels horrible about this. Not sure if her feelings are supposed to make me feel better about completely derailing me financially. They use FHA appraisers that will fraudulently pass houses. Have several fraud claims going with FHA and the Better Business Bureau.

Kara and her team were outstanding to work and their rates were super competitive. The process went quickly, smoothly and closed in thirty days. I would highly recommend First Colony Mortgage!

My husband and I just bought our 1st home and Kara and here team at First Colony Mortgage was absolutely great to work with. They got us pre-approved and went through any and all questions with us to get them answered. We also closed on time and very easy. We knew where wecwere at in the process the whole time. Unethical Business. I was going to opt out of leaving a review for Kara, but since she charged us $600 for an appraisal that we didn’t want I figure the least I can do is warn others. This business lacks the personal connection to its customers, after all lenders are working for US, not the opposite. Kara, our lender communicated as minimal as possible with us regarding our loan. That resulted in her telling us over and over that we wouldn’t make our loan requirements for the Rural Development loan and then once we told her that we decided we were going to move forward with another lender all of a sudden she would fight for us and claimed that she was able to get the same end result that our new Lender was working hard for us to get. On top of that when we called her letting her know that we would be changing lenders, she was UNBELIEVABLY rude. My husband was talking to her and I was listening, it was SO HARD to bite my tongue and question her future communications with the people who use her as a lender. She is extremely selfish, said “we have a lot of time invested into your guys loan” which may have been true but she went off on her own to get us whatever loan she would “grace” us with. We were very nice with her during this phone call, we just said we think we will be moving forward with a different lender. Any logical and ethical lender would have said “ok I understand, I wish you the best in getting what you need from a lender.” Regardless of the time invested. Seriously unbelievable. We chose this lender because Agile preferred them and offered 1,000 off, but in the end you will be better off getting a better suitable loan elsewhere. Where the lender will actually fight for what you want as a homebuyer.

Kara and her team made this entire process of buying a house seem so easy. They were knowledge, hardworking and great to work with. I would and have recommend them to anyone looking to buy a house. Check them out you might be surprised to find out that you can qualify to buy your own house too.
