Vacationed in Emerald Isle NC/Indian Beach NC from 10 /11/21-10/17/21. Had not been to this area in 20 years. We had a wonderful week even though the first to days were overcast. Visited some old favorite places and some new ones. Found a great restaurant, Kathryn's, which was absolutely awesome. I would recommend Emerald Isle to everyone one.

Spent 48 hours with sewage in the shower, sinks and toilets on the main living level. Had to go downstairs to the bathroom. Couldn’t shower because the showers on the lower level were not handicap friendly. There were spindles missing on the decks that were in terrible disrepair. This was all on a platinum home. So beware of those ratings, folks. They don’t mean squat and they don’t care. Spent 2 days waiting on plumbers and deck repair people and unable to do the things we had planned. For our trouble, they awarded us a $300 credit. We spent two days of our vacation doing the repairs that should’ve been done before we arrived and we paid them in time and money to do it. Never again.

Have rented houses from them for the past several years. Staff always helpful and friendly. Homes always clean and in good condition. Look forward to this year's trip.

Some small problems with our beach rental but overall a quality experience. Check in was easy, even late at night. Staff was responsive to our problems, and did their best to correct the issues we had with cleanliness of the house. The reality company was straightforward with no hidden costs or last minute "extras." I really felt like they were invested in making our vacation enjoyable.

This is our 2nd year in a row staying with Emerald Isle Realty and it has been a great experience both times. We are grateful for the whole team as they have excellent customer service and make you feel like family. Any issues that do arise are handled promptly and professionally. They are clearly a well managed operation. My family looks forward to many more years staying with Emerald Isle Realty!

I would not use this realty company EVER!!!! Repeat DO NOT USE THIS COMPANY!!!! Our group has rented a house for multiple summers and the house is considered "Platinum", what a joke. The house had duct tape holding down the floor and not to mention it was right inside a door to and from the deck to where people would trip. A leak in the ceiling and growing mold. Dirty sheets, Dirty Toilet and a broken door handle, shall I go on..... Was all this mentioned to the company you ask, why yes, yes it was. Have they done anything to fix these issues, nope! The price of the house was decently priced the past few years, so we just "put up with it". Now to triple the price because you move "the off season" dates into September, is ridiculous. Not to mention, the house is not worth tripling to begin with. Emerald Isle Realty you might want to think about making some changes, You have quite a few bad reviews. Too bad you can't do 0 stars.

I used to be a housekeeper for Emerald Isle realty.. we were a crew of 3 people.. it took us 2-3 hours to clean one house we got paid $81 to clean and that was before taxes so in reality it was probably like $50.. on top of that we had to supply our own cleaning products and out own vehicle and gas.. you can do the math.. so I’m not surprised a lot of people have complaints about the cleanliness of the houses.. after all you get what you pay for.. * I can’t respond to the response but everything I stated you confirmed. And like I said I used to work for you all I obviously quit.. or else how would I know those things you just confirmed. You denying that is not going to make a difference. And just for the record I did an amazing job ;). But I pay someone $300-$400 to clean a 4 bedroom house and you paid us $80 - $100 for the same. So I’m not surprised there are people up here complaining about the cleanliness.
Sara, Emerald Isle Realty subcontracts housekeeping services to professional housekeepers. The first step in providing cleaning services to Emerald Isle Realty is signing a contract with us that explicitly outlined the terms of being a subcontractor. Taxes are not taken from a subcontractor’s payment as a subcontractor is responsible for paying their own taxes. Additionally, a subcontractor provides their own materials, cleaning supplies, and transportation. Regarding payment for housekeeping services, here is the excerpt from the contract regarding the “piece rate” system: “Emerald Isle Realty, Inc. and individual property owners will negotiate and establish cleaning fees for each rental property. Cleaning fees are set for each season and Contractors “piece rate” must be accepted or declined at the beginning of the rental season. Acceptance to clean a given rental property will constitute acceptance of the established “piece rate” for that rental property for the season. Contractor upon acceptance of the assignment agrees to perform all the services necessary to clean and prepare the unit or home to meet or exceed Emerald Isle Realty Inc. cleaning standards.” Emerald Isle Realty provides housekeeping education sessions to our professional housekeeper subcontractors to help with the knowledge and tools needed to develop an efficient cleaning routine that will allow the maximization of time and resources for the subcontractor to be successful in their own business, while also meeting the cleaning standards outlined in the contract. We would like to note that you were not a contract-holder with Emerald Isle Realty, and that you did not attend an education session with a contract-holder.

We have been using Emerald Isle Realty for 4 years now and they never disappoint! We've rented different beach houses and the descriptions are always on point. Customer service is excellent, with good communication before we arrive and prompt service for any minor issues the house may have during our stay. The houses are always clean and I feel I can relax and enjoy my vacation! Highly recommend working with Emeral Isle Realty!

This will be a very mixed review. The quality of the property we stayed in was great!! Beautiful home and matched the description perfectly. However, the housekeeping service missed alot: a few beds not made/ without sheets, garbage and recycling not removed from previous renter (which caused quite a pile of garbage/ recycling by the end of our stay), both dishwashers were filled with dirty dishes tear we needed to wash and put away. There is a book given upon check in that has information about garbage day, but it's very confusing how is written and not written specific to the property location. It would seem easier to have instructions listed AT the property so that you can plan accordingly. The Linens were awful: lots of stained towels and sheets, very worn and thin, bring your own pillows!! The pillows are terrible! Check in was AWFUL!! 4pm check in that is NON- NEGOTIABLE. But even if your 2 minutes early. No.... really! Customer service and maintenance are very responsive and cordial.

If you desire a business that values your beach experience and will resolve issues in a timely manner during your stay, please do not secure a property under the management of Emerald Isle Realty. We rented an 8 bedroom cottage with a pool and hot tub for a week. The hot tub did not work the entire duration of our stay, and we were denied any refund. We were told that "things break," and Emerald Isle Realty (EIR) would get the new part delivered ASAP. In addition, the WiFi was not working, and EIR said they would schedule Spectrum to come out on Wednesday (in the meantime, EIR provided a Hotspot with very limited capacity). When Spectrum did not come on Wednesday, we called EIR who said Spectrum cancelled that appointment, but they would come on Sunday (the day we were leaving). We (the renters) directly called Spectrum again to expedite the request so they would come earlier than Sunday. We finally got WiFi on Saturday around 11:45 a.m. - we left the cottage the next morning. Again, I highly urge you to spend your money elsewhere.

Construction, ants and roaches OH MY and don’t forget about the terrible WiFi!! We stayed the last week at one of the properties, not only did we have constant construction starting every morning at 8am but day two the ant and roach infestation started! By day 4 I had killed more ants than I could count and by the last day I had killed close to 20 roaches big and small, YUCK!! I reported the problem and did not even get a so much as we are sorry! I have stayed at probably 100 rental properties in my lifetime and have never seen anything like this place!!

For a one week vacation rental Emerald Isle Realty was easy to work with, responsive to all our questions, and helped return an item we left behind. The house we rented exceeded our expectations. All in all it was much easier than dealing with a rent-from-owner property. Highly recommended.

We rented the Cielo Mar property last week and encountered many issues with the home. The description provided on the website by Emerald Isle Realty listed ammenities that did not exist including an outdoor shower, large yard, and private master balcony. In addition, the property was not cleaned well, we were missing 2 comforters, the linens were not laundered well and left dirty for us. There was what seemed to be a construction site under the house in the “tiki bar” with lumber, screws, plywood and materials carelessly stacked and protruding out. We saw cockroaches in the kitchen, bedroom, and in the grill more than once. We strongly disagree with their “Gold Star” rating and would warn any potential renters about the descriptions of the properties. We were told “palmetto bugs” are part of the landscape at the beach which I assume means we should have expected and tolerated cockroaches inside our vacation home (yuck)! Certainly not a Gold Star response. We tried resolving our issues with EIR directly to avoid writing a bad review, however, they made excuses for the unmet expectations such as “cleaning isn’t always perfect.” They did offer us $100 gift card for no outdoor shower, followed by $150 credit toward a future rental. We found their offer to be unfair and disproportionate in value to the overall unpleasant experience.

This agency was managing our property on Emerald Isle in 2021. Every invoice we received had discrepancy from several hundred dollars to well over $1k in addition to other issues we had to resolve... Had to let them go... Owners be aware and please check your invoices!

Good people doing a good job to deal with all the challenges they are handed in the current market. I see negative reviews BUT I wonder if these people are as quick to leave a positive review when things are good? Doubt they do. Give EIR a try and you will be happy!!!

Housekeeper for EI Realty. I absolutely love this job and the people I work I through them are amazing, fair, kindhearted people/staff. Also, Even before I was an employee I never had any complaints about their services. Helpful, successful, satisfying place to go through to rent a beach house as well as other properties they rent out! I would recommend them to anyone that wants a good experience and clean, fun, happy place to stay. Their office people, crew, etc are the best also. Thumbs up all around. As a renter and employer both.

Can you imagine a realtor who encompasses all the benefits of a realtor, a professional home inspector and an expert general contractor? I couldn’t imagine such realtor even existed, until we met Dennis Blazer! Dennis represented us as the buyer in this sale. If we ever sell he will be our seller’s agent. To say that he went beyond the call of duty is an understatement. The deal would NOT have happened if it weren’t for him. He kept us informed and explained every step along the way, always returned calls and texts promptly. Always courteous, kind, and professional. With his background as a home inspector and previously as a general contractor his attention to detail and professional insight was invaluable. He saw things that we overlooked. Although he was unable to be our home inspector, because it’s a conflict of interest on the sale. He recommended another inspector who was incredibly precise and Dennis was even present at the inspection since we were unable to be there. The home we purchased needed a few cosmetic updates. We are new to the island and Dennis has been instrumental in introducing us to quality craftsmen. Have you ever google search and called for a home repair, because you didn’t know who to call? I have. I’m aware of what a headache working with contractors that haven’t been vouched for and vetted can possibly be. We didn’t have to worry, because Dennis had our best interests at heart, setting us for renovation success! Dennis is genuine, kind, and caring. He really cares about his clients, he wants them to be happy. Dedicated to his work, he will help you any way he can. He doesn’t give 100%, he gives 200% excellence. With the real estate market extremely competitive, Dennis’s presence is grounding, peaceful, and joyful. Words will never express my gratitude to Dennis Blazer in representing us. Wonderful experience renting through Emerald Isle Realty! After our AC going out in the condo we had rented through another realty company we were told by them we could go home. We wanted to finish out our vacation and after realizing they were not going to be helpful we knew we needed to find someone else to rent through. We called Emerald Isle Realty first because we had rented through them several times and they have always been great. They were so helpful finding us a condo that fit our needs for our group and we were able to move quickly and easily. We had groceries as we had already been there a couple days and they allowed us to go into our new condo before housekeeping made a final walk through and made beds to put away our cold items. The condo was spotless and housekeeping was so nice when they came. There was $30 difference in price with Emerald Isle Realty and the competitor realty group for the same complex, same row and the EIR condo had the 3rd bedroom we needed after the competitor told us they were waiving all these "fees" for us like they were doing us a favor after the AC went out to move us. I regret not giving them our business in the first place but we will not make that mistake again!

Rented a house from EIR this August for our annual family beach trip. We were highly disappointed with our experience with EIR after many years renting houses from beaches in Duck and Southern Shores. The house had ants and cockroaches (with our three children under 3yo) and the management company was not responsive and even rude as we requested assistance with this. And after the treatment we still found the kids toys‘ with bugs on them for days following. We were told by the management company that we are at the beach and should expect bugs (again have been renting for years and never had this experience). EIRs staff also revealed an argument between the property owner and EIR as their explanation for the delay in responding to our issue - we don’t care about any arguments, as a customer we want our problem taken care of. The pool was not cleaned until we cleaned it ourselves and the area had not had leaves blown, likely for weeks, given the pool area’s appearance . The mid-week cleaning service that was promised did not happen.

The owner of your vacation home does maintain a preventative pest control contract to keep such pests at bay, and we are sorry that an additional treatment was needed to rid the property of bugs. We are also sorry that you arrived to an unclean pool area and that you spent your vacation time cleaning that up. That was an oversight on our part that we gladly would have corrected for you. Our company and the homeowners who utilize our management services have a common goal to provide excellent service and accommodations to each of the families who vacation with us. On day 3 of our vacation and already ready to just go home. Our hot tub does not work, heat pump must be out. In the middle of cooking breakfast our gas runs out, even though we contacted them Sunday when we checked in we smelt gas, the maintenance man informed us that typically if you can smell the gas it means it’s low and he would be out Monday morning to check. He obviously never came out to check because we ran out of gas on Wednesday, which also meant no hot water for us to shower which put a damper on our plans. While calling to make arrangements for this problem to be resolved I had to call four times. The lady I spoke to in maintenance was very rude and while I was explaining the issue she kept talking over me, also made the comment that. I was upset because “I didn’t like what she was having to say”, just very rude staff and very unprofessional. I will not recommend anyone renting through Emerald Isle Realty and we certainly will not either. I will say that when the maintenance staff came to fix our issue they were fantastic and very professional the folks working in the office/who answered the phones were not kind what so ever. We’ve rented through Bluewater and they are always great unfortunately 3 weeks before we checked in this property went through a change of management with Bluewater(whom we originally booked through) to Emerald Isle Realty and I really wish that wouldn’t have happened so I could’ve enjoyed a stress free vacation.

Will not stay with Emerald Isle Reality again and I do not recommend. Spend your money elsewhere. Spoiler: cockroaches. Growing up my parents vacationed with EIR for 10+ years and I had nothing but good memories. However, trying to continue the tradition with my family as a parent, did not go as well. It is very sad that the quality of property and service has changed and I am unable to make the same memories with my family. 1) When we arrived promptly at the check-in time, we were unable to receive our keys for 1.5 hours and the line was very long. 2) Once we arrived at the house, the cleaning staff (1 person) was still there for two hours. Unfortunately, despite the extended cleaning, the house was still very dirty and we had to clean for ourselves. 3) Bathrooms did not have soap or shampoo, nor did they have toilet paper. 4) The musty smell of the house was unbearable. We had to open all windows and purchase air fresheners, which still didn't help. (The house had a standalone air purifier in the first floor so they knew this was an issue) 5) We attempted to cook our first meal and the pots/pans, all cooking utensils and all silverware were completely filthy. As if they were taken out of the sink and placed back into the cabinets. 6) Garbage cans were overflowing and were not taken out to the street. *7) Cockroach infestation. Cockroaches were found in all rooms of the house and multiple roaches were found everyday. The first couple issues, although unacceptable by common standards were vastly outweighed by the cockroaches. To have young kids playing, eating, sleeping where cockroaches are running around was the deal breaker. For a 1 week rental that costs $6K+, one would expect to avoid the issues we experienced - unfortunately we did not. A vacation is supposed to be relaxing, sadly because of these multiple issues, ours was not. Will update if EIR makes right on any of these issues but from what I've seen so far I'm guessing they won't.

Where to begin... We rented a beach front duplex for a week that sleeps 6+. We were surprised to see that there was 1 roll of toilet paper in each bathroom and 0 cleaning supplies, no dish soap, toiletries etc. We thought this was an oversight but after calling to request supplies, we were told this was standard. The walls were paper thin. We could have a conversation with the folks in the other unit through the walls. And to top it off, we found a roach in our bed.

We stayed (not nearly long enough) at the Captain's Cottage in Swansboro. Amazing location and the home is perfect for large groups or like us, just the two of us. The views of the ocean from almost every window was breathtaking. Just walking into the home is spectacular - decorated beautifully that whispers "calm down and relax". Great dock to take off from for kayaking (easy in and out of the water) or just sit with your morning coffee watching the swans gather. Each bedroom had great beds and televisions. The kitchen has wonderful dishware and all the utensils, serving dishes and pots and pans you could ever need. The daylight basement is wonderful for all the indoor games on a rainy day or evening fun. Swansboro is a great walking area with cute restaurants and shops. Very friendly neighborhood. This was definitely a well planned, thought out vacation home that should satisfy anyone who is staying. Highly recommend the Captain's Cottage!

Location was amazing! Just got back from a week at Sound of the Sea. 4 bedrooms 4 baths and great views of the ocean. Our Townhouse was 20 feet from beach access and could see our beach set up from our balconies. Publix was a 75 second drive and the Captn Willis seafood must have been a 3 min drive. Couldn’t have been happier and will definitely book again!

So disappointed. Elevator broke down and my elderly mother in law was stranded on the ground floor. Then the pool pump and heater broke and Emerald Isle said the could not fix it. Then we found out the hot tub was broken as well.. several calls not returned when we called and a vacation ruined! Never again will we stay with this outfit. Back to blue water next year they care and are first rate!

DO NOT USE THIS COMPANY…I would like to start by saying check in was a hour and half late. House was extremely dirty, found two dead roaches in one of the rooms where my 1 year old was going to sleep. The other two rooms didn’t have sheets or pillowcases. The downstairs AC was not working for half of the time we were here (7days). Roaches continue to appear at night in the kitchen and bedrooms. After all this I tried calling multiple times and they only transferred me to a voicemail. Never actually got a call back. Horrible place. DO NOT WASTE YOUR HOUSE. Our house was $6k

I was very disappointed with my experience with Emerald Isle Realty. We rented a beach front house and were told there was a beach renovation going on and would be minorly inconvenienced for up to 48 hours. When we received this information, I called the office to make sure that I understood what was going on. I was verbally assured it was minor, fun to watch and that we would have beach access every 100 feet. In reality we lived in a construction zone for all 6 days of our vacation with no beach access within walkable distance. The construction equipment was so loud we lost several nights sleep and couldn't even have a conversation outside. Instead of having a peaceful beach vacation, we were stressed out and exhausted and our kids were confused and upset by the noise. When I called EIR they offered no help and told me I could call the town hall if I wanted. After several more calls, I finally got someone who could give me accurate information and let me know what was actually going to be happening that week. The gentleman at the shore protection agency was kind and took great pains to provide us with accurate information. As this was the third year of a three year project, EIR should have been well aware of what was going on. They should have advocated for their customers and above all they should be honest instead of renting at all costs. This is not an honorable business nor a place that has good business ethics. The $100 refund and 100 credit for next year doesn't even come close to making up for a destroyed vacation. The house we stayed in was okay, the master shower is cramped, the master tub was stained, the towels are small and thin, no bath mats are provided, beds are minimally comfortable. The pool was nice and the kitchen had a good selection of pots and pans.

OK, so where do I even start... My family and I have used Emerald Isle Realty many times over the past 10 years. We've used them for short and long term rentals. Most of our experiences have been quite good. However, our latest experience was enough to shoot all the others to shame. Not even 3 days before our Easter beach trip, they called to let us know that the house we had rented was not going to be ready for us to stay in. Now mind you, this was not going to be an ordinary beach trip for us; this was the first vacation, trip to the beach, since my father passed away to COVID in December. So, needless to say, this was a very, very special trip for us. The only option they had for us was to rent another home that was going to be approximately $8000 for the week. That's $8000 just for 4 of us!!! But we had no other option. What were we going to do... there was nothing else left and we weren't willing to stay anywhere that we couldn't comfortably celebrate my dad's life, oceanfront on the beach, at 1 of his most favorite places. We were stuck with really no other options and felt like we had to do it. And I truly thought with every fiber of my being that they should at least have knocked a substantial amount off of the rental, that didn't happen. Only a small discount was given and absolutely no extras or perks were offered at all. And I wish I could say that that was all of the negative experiences that we had to endure, but this was just the beginning. Upon arrival to our palace on the sea, we were immediately hit with the odor of garbage as we opened the door. At least 30 bags of trash were left in the bottom level of the house. There were flies about and I was pretty dang sure if I didn't run I was gonna see a maggot. I was so disgusted I was literally gagging. The place was so incredibly dirty I could literally see wet dog prints all across the hardwood floors. The place absolutely says no pets. I mean we're talking about an $8000 a week rental here. Not one bed had been changed, not one floor had been swept or mopped, everything was filthy to the point I was scared to sit on the sofa. Certainly this would be unacceptable anytime of the year, let alone during a deadly pandemic. Since we have a small child, we opted to pay to have the pool heated while we were there. This was just a small $600 fee! 🙄 Lol. You know, just the amount of one of those stimulus payments we got. But this trip meant everything to us and we wanted to make it special in commemoration of my dad. So whatever the cost, we were willing to pay. Do you think that pool was heated when we got there? Nope. Do you think they sent somebody out when I called to ask for a Tech? Nope, never happened. Literally we all felt as if we were at the end of our ropes. Please make sure before you rent any property from Emerald Isle Realty that you confirm that it is clean and meets the standards that you would want your family to stay in. More so, that you get what you pay for! It's only fair! We were not compensated for any of our troubles nor did they offer anything to us to make up for the wretched conditions which we experienced all week. I am so disappointed in Emerald Isle Realty and I am certain that we will never make the mistake of using their services again. Please heed my warning all. By the way the name of the house we rented was 'Goin' Coastal '.

Highly disappointed with our stay through emerald isle realty. I took my shoes off when I came in and was stepping all over dirt and debris. The floor didn't look like it was swept at all.. so I know there was no mopping either. As I looked around I found dead bugs, trash and mounds of dust in all the rooms. The countertoprs and tables were full of crumbs.. at this point we called and they sent a housekeeper back out.. she swept and wiped off the counters but this place needed a deep clean. I was so grossed out I went out and bought our own sheets and towels and cleaning products. We later found hair smeared across the bathtub as well as a pile of soap build up. The walls are also disgusting with something yellow running down them in the bathroom. We found empty cheetos bag beside one bed.. old food and empty bottles under the couch and living room table. There is dust on everything in this condo. Dishwasher was broken entire time. I have felt disgusting the entire time I have been here bc who knows how long it's been since someone truly cleaned this unit. Won't be renting from them ever again and advise others not too. I wrote and email about these issues and never received a response. I saw other reviewers that said they same so knew nothing would be done. I wish I had read them before booking.

Our extended family enjoyed our week at Blue Turtle Landing -- it was the perfect size for 12 of us and had many amenities that our group enjoyed. However, the folks at Emerald Isle Realty really did let us down when it came to responding to issues. The pool was green from Saturday check-in until the pool guy came on Wednesday even though a call was made about the problem on Sunday. When the water was tested, the guy said it was very high in phosphates. He cleaned and treated it and then he went to the hot tub. He lifted the lid and said emphatically, HOLY MOLY! It was in very bad shape and he question who had looked at it last. We also had a bedroom door that wouldn't close. After two calls to the maintenance department which yielded no service call, I was determined to write a less than glowing review of the company. I also wrote our issues in the guest book at the property. Uncalled for. We'd all traveled over 1200 miles from 4 states to get to our family reunion at the beach. The spirit of our week together wasn't dampened, but I'll not be using this company again.
