We have done multiple loans with Civic on our properties for refinances, and continue. They are an awesome company. They are one of the best we have ever worked with! Our loan officer Eli Marcus is so great to work with, efficient and gets back to you. We have worked with many lenders and this group is amazing!!! Thank you Civic!

I tried working with this company to close a deal. They knew I had only a short time to close and I was told they could do it. They just contacted yesterday saying they will need another 25 days to close even with me contributing 25% of down payment, origination fee, and closing costs. They did not even bother ordering the appraisal until a WEEK after they said they would, AKA YESTERDAY. I highly recommend not working with these people. They will NO urgency for your deal. Do not work with Eli Marcus. Do not work with Civic Financial Services. Now, I have 1 business day to figure out another solution as we close on April 12th.

I have been in the real estate business for a very long time and when it comes to purchasing properties for my business, I have had to turn to private lenders to quick access to capital. I recently reached out to Civic, with the sales individual being Eli Smushkovich, and had by far the worst experience I have encountered in my years of real estate. I reached out to him via text after receiving his number from an associate who did a deal with Civic. I explained that at that time I was unable to take phone calls but could text. I sent a list of properties in the San Francisco area and was told that Civic wasn't going to be able to do long-term lending on those properties, but could do 1-3 years. I was fine with that and told the sales rep that was doable. I also mentioned that I had a few other properties lined up in the Bay Area. Eli never followed up to set up a time to call or provided an email address to send him items on the properties I was wanting to purchase. During this time, I was also in contact with other lenders who took the time to connect with me over the weekend while Civic never did. I reached out to Eli about the "No Points" that just came out with Civic and to follow up on our previous text and right off the bat, he was short with me and completely unprofessional. At the end of it all, he told me good luck with other lenders and to never contact him again. This level of unprofessionalism is beyond reproach. Word of mouth is a very, very powerful tool in this day and age and I attend many of these large real estate conferences and know many brokers, as I am a broker myself for other investors. At the end, I have decided to take the $15 million of business that I have lined up with another, more professional lender. I will ensure that I tell EVERYONE to stay as far away from Civic as possible. Completely unacceptable!

This review is simply in response to review below. I’ve had the privilege of working with Eli S and CIVIC over the last few years and there is nobody more dedicated to his team, borrowers, and brokers than Eli. From my experience Eli S has always gone above and beyond to get the job done for his counter parts. He is very intelligent and hard working. I would highly recommend Eli for your financial needs.

I’m not sure how they got so many good reviews, but this company is hell to deal with. I have been trying to close the loan for Over 3 months. It took them about 5weeks to review my application and provide me with the list of condition. I have provided all requested docs the next day, since that day it taking them another 5 months to clear the conditions. Every week they are keep coming up with new items they need and new condition. Even now I signed all docs on Friday and my title company reached out to me today (Tuesday)saying they found some new conditions that needs to get cleared before they can fund. I’m laughing at this point and really just want to cancel my loan.

I love doing business with Civic. Matt and I have been closing deals now for two years. Civic is one of the few if not only lenders I broker deals out to these days. During the pandemic, they were the only ones with their doors open loaning out money. That speaks to their caliber as lenders. The team at Civic is an overall pleasure to work with. They really came through for me, after a different HML dropped the ball. We were up a against a hard deadline and Civic made it happen. My account Rep Justin Segal rode the underwriter like Zorro and got docs to title on time. They made promises and then they delivered. That is rare. I really liked that they seemed to care about my client just as much as I do. Civic really wanted to fund the loan. That was nice to see. Closing was remote and smooth. Docs weren't to obtrusive. Things went well. Everyone got their money and all parties were satisfied... including me.

I dealt with so many private lenders and civic financial is absolute best. Their rates and terms are very competitive for a private lender. In addition to that, they have absolute best customer service. I worked with Shyla Tailor and she was wonderful, always available to help, answer my million questions and walk me through every step. There was not one time when I reached out to her and haven’t heard back from her within an hour or even less. She always made sure she was available to assist and answer any questions I may have. I will definitely be coming back for my next deal not as much because of the great terms they have but because of the great customer service I received from Shyla.

I worked with Civic Financial for a buy-and-flip loan on an off-market purchase of a house with Shyla T. The process dragged on just as long as a conventional loan. I was quoted great rates but after a couple of weeks they checked my credit, and boom, the first surprise was that my credit was lower than all three of the credit bureaus say it is. Hmmm??? I moved ahead anyway, and a week before closing she tells me that Civic won't fund the assignment fee for my wholesalers (yes, there were two of them on this deal). So now, I have to come out of pocket an extra $11k. The last straw was a day before closing, she tells me that my experience with my prior flip isn't valid because my name wasn't on the title of my previous flip which was a JV with a partner despite the fact that I have a signed partner agreement showing a 50% partnership and showing purchasing and selling HUD statements! So the day before closing, she says she has to raise my rates and the loan amount will be 75% instead of 80%. I sent Civic packing and switched to a lender that closed the deal in two days. DON'T USE CIVIC.

Absently toxic mess of a company. If you want to work with a company that will pull the rug on you in the last days of a loan process go for it. The underwriters are unable to read or understand basing financial statements their 10 day fast financing takes 60 days due to the loan officers not knowing what the underwriters actually need. Please avoid this company at all costs.
