Alliance Title Company, LLC Ne Windsor Dr, Lee's Summit

This was one of the most frustrating title companies I’ve worked with. As a cash buyer with no contingencies and cash on hand, this should’ve been an easy transaction. 1. Their EMD payment system is horrendous, having to pay online processing fee for the ‘fastest recommended method’, then telling me they don’t see my payment until 6 days later. 2. The final sale price was incorrect, title officer kept asking my buying agent for information that the listing agent should’ve provided such as proration and commission letter. 3. I was not notified when the property had closed escrow but had to reach out afterwards. No deeds were sent to me until I had to ask for them. Maybe it this was one off but beware of title officer Daniel Onwiler. Service was absolutely horrible given lack of communication. Having closed 3 purchases the last month with 3 different title companies, this was by far the worst experience.

The process was seamless, considering purchasing early in the pandemic. Not a big deal, but I didn't get my big " a ha, congrats" moment like peers who have purchased. That may be due to my realtor. No Just Sold pics, no buyer gift, no welcome mat, card.. nothing. Again this may be a realtor thing, but I have seen different experiences with other companies.

Alliance Title is great to work with! They are extremely quick and competitive, which can be a difficult combination. I dealt with Diana (she's amazing by the way) most recently but have worked with others with Alliance as well and they all provide A+ service. If you are purchasing or refinancing, you should definitely consider using this team. Keep up the great work!

Best Title Company in Kansas city

Had an issue with a lot that was supposed to be attached to my loan that wasn't. Was notified through the county that tax hadn't been paid in 2 years and was subject to sale. Attempted multiple times to contact them to help me figure out what was going on and never had a call returned. Thank god my current lender took the time to go back through records to see where the error occurred and corrected it. I felt like since they were my title company at closing they should have been more help. Although my lender said it wasnt necessarily the title companies fault, they did say the way my lot was attached was confusing and that the title company should have been more responsive to me.

Daniel is an expert in his industry. He made the process easy and convenient for us. Completely professional yet friendly and fun to work with. We couldn't be happier with his services. Highly recommend!

The basics were not followed up with, CD was not sent for review, critical items were not collected because of their staff treating files with a cookie cutter assumptions not based on what the contract says. (*didn't ask for invoices- i.e. home warranty and commission letter) If you are required to use them by the seller as I was I would extend the closing if you have to in order to double check their work.
