    I would strongly recommend that everyone stay away from Valley Land and Title. We sold our home and used Valley Land and Title. We closed on Wednesday. A week later they still have not wired the closing money to our bank. This means that though we sold our home we still own on a home we no longer own. It also means that Valley Land and Title is able to collect interest off the money that they are holding from the sale of our house. This is not right. We have reached out to them and are only told that we are next in line to get paid. Stay away from them.

    Mr. Miller, Immediately upon receipt of your comments, we promptly reached out to our staff who handled the closing. It is important to us as a Company that we provide a service that makes for a positive experience for our customer while assuring that our staff did all that was in their ability to do taking into account the facts of the situation. Lender funds were received and confirmation sent to our Company shortly before 3:30 p.m. on the day of closing. This is important because the cutoff time to send wires out, which take time to process, is 3:30 p.m. With some banks it may be earlier. Our offices were closed Thursday and Friday in observance of Thanksgiving. Under the circumstances, the earliest date to have cut checks and wire out monies was Monday, November 30th. Please know that title agents in the State of Texas are not permitted to maintain escrow funds in an interest bearing account. We in no way profit from monies received that are in an escrow account. In reviewing this transaction, there was a 1 day delay in funding this particular file for extenuating reasons that under normal circumstances do not occur and were beyond the staff’s control. It is important to our Company that we make up to you the one day delay in funding and will do so. Thank you for the opportunity to address this matter.

    Upon arrival, I was greeted with a warm “welcome” and right of way I was escorted to a private office where all of the Covid 19 sanitation precautions were in place. I then made contact with Mrs. Garcia who carefully explained all of the documents that I would be signing and verifying that I was the correct person they were meeting with by asking me for my identification. Upon completing the paper work, I asked a couple of questions to which they were answered. I was then congratulated on my new purchase! Thank you again, Joel Pulido

    We are extremely disappointed with the ignorance and unprofessionalism. Our business transaction was " closed" on Friday May 31st. Due to the fact that we live in Houston, our paperwork was overnighted by Fed ex. This would have put our paperwork in their hands on Monday. We should've had our funds in our bank no later than Monday afternoon. It is Tuesday, and they still can't guarantee our funds will be in our bank. I am truly amazed that this incompetence is tolerated in your company!

    Ms. Ochoa, while we certainly understand your frustration, please know that when our office works jointly with another party that is closing one side of the transaction, which in this case, it was the Buyer who closed with an attorney, we are unable to fund until monies are received from the Buyer's Attorney. On the Buyer's side there was also a Lender to which the Buyer's attorney was submitting final documents for funding. Depending on the Lender, it could take a few days so that the Lender can review the Attorney's package, fund to the Attorney who then funds to VLTC. This is a normal process in funding a bank loan. While we know it can be frustrating, rest assured that as soon as VLTC does receive funds, we proceed to disburse. While we cannot control all aspects of a closing, we make every effort on our part to not cause our Customer undue delays.
