Please, please, please read all of the reviews before proceeding. This is your future and potentially your dream home and you want to make sure the company you choose is professional, truthful, and transparent. Unfortunately, this is not the company. I found out, at 3pm, on closing day that Guaranteed Rate would not be closing the loan. Of course, the sellers were livid, so I lost my earnest money, money spent for the appraisal, and money spent for the inspections. Yes, almost $2,000 dollars, gone. I won’t take away from anyone’s “good” experience, I’ll just say to please beware and question EVERYTHING. This was a terrible experience for my family and if I can save one family from experiencing what we did, I’ve done my job. Please, take caution before proceeding. I’ll be happy to speak to anyone personally to share my experience. There's just not enough room here to tell it all. God Bless! Edited to add the following: Please don't buy-in to Steve's response. He's a businessman and his response is geared to gain your business and shift blame on the customer. There are thousands of lenders, please shop around. I signed my Closing Disclosure on 08/17/2020 with a closing date of 08/21/2020. Over $5,000 was wired to the title company to close (which was thankfully refunded). I was never told that they would be unable to close on the loan. Never. It was absolutely a closing day surprise. I have absolutely nothing to gain and my only hope is to stop others from the heartache. It has taken me six months to write this review because I wanted to make sure it was made with a clear mind, and free of any anger. Please, shop around.

If I could I would give it negative stars. Absolutely the worst experience I’ve ever had with a mortgage company. And I got 3 new mortgages for 3 different properties last year alone. Would not recommend these people to my worst enemies. Their communication is the worst, they don’t deliver on time or even close to it. They don’t do what they promise. I can seriously write a whole book on how bad this was but don’t want to waste my time. I have never ever left anyone a bad review even if I wasn’t happy with their service but with these guys I have to do that people know not to go with them. I have no clue how they have so many good reviews. I have really good income, almost no debt and great credit score and they took forever to get my loan closed and soooo much headache.

UPDATE: Still have not closed on my house but have found out that concerns I had and questions I asked were answered with blatant vagueness. Would not recommend closing with this company that will not communicate and will try to add thousands of dollars to your closing costs at the final hour. Buyers beware! Overall have had a good experience so far. I am expecting to close in the next couple of weeks, but so far they have been very responsive and have answered all of my questions. The only reason I am not giving 5 stars is that they could have done a better job of explaining what all of the documents are that I was signing, but as mentioned before if I reached out with questions they were quick to respond an answer. Would definitely recommend.

For anyone that has purchased a home you know it can be, stressful to say the least. Especially the financial aspect of it. Steve Currington and Guaranteed Rate are an ABSOLUTE CLOWN SHOW! NEVER do business with them! You are risking too much when applying for a mortgage and trusting him and his cast of characters with your personal information and the mortgage process! My W-2 was lost on 3 occassions as well as my bank statements. I talked to new people several times and Steve even changed mortgage companies during my process. I was promised incentives that were not delivered. Steve told me on closing day when I was asking about the incentives that he had provided them but they were not documented anywhere. So either there were things done inside my mortgage that are not documented or he is a liar. Neither is good! My wire transfer information was emailed to me by one of Steve's employees the day before my closing which creates an opportunity for wire fraud involving my bank account. Wire transfer information is NOT supposed to be emailed at all. Not one piece of information we received from Steve Currington/Guaranteed Rate was ever correct on the first try! Not one document we provided to them was ever put with our file on the first try! I am reaching out to the mortgage regulators in Oklahoma, the BBB, and to this website in an attempt to keep anybody from having this experience/exposure. When I got to my closing, of course, no one from Guaranteed Rate was there. I called Steve to go over the settlement statement. When I asked for documentation of the "incentives" he said he provided he said, "I will not provide those. That is not how are system is set up. If you don't want to close, that's your call." As anybody who has ever bought a house knows, at that point he has me because I can not start the mortgage process completely over. I have NEVER experienced anything as TERRIBLE as Steve Currington and Guaranteed Rate. They are an ABSOLUTE CLOWN SHOW! STAY AWAY!
