    One of the things every professional Real Estate investor who works with using financial leverage to secure and renovate property has to deal with, is loan companies. Some loan products are fairly straight forward but others require a lot of communication and other processes that can really impact the results of a project. Triumph has good people that go out of their way to make this process work...the company is flexible, accommodating and effective...more so than most regarding things that are really important like payment dates, making sure draws are fair, etc. The financial packages offered by the company are competitive, with decent interest rates and an efficient application process. Triumph has impressed me the most with customer service by specifically making what could be a dreaded process straight forward with expert guidance and coordination. I would look at this company and recommend them to any Real Estate professional. Joe Neil is my contact person and has been worth his weight in gold!

    I will tell like it is. As a broker, I was disappointed.Their flyer said up to 80% LTV with certain borrower criteria which we had. We had 75% LTV offer already from 5 lenders but we needed 80% LTV to make the refinance to work. My borrower and I worked on weekend to send the documents since we were ready to close, appraisal and title were ready. They came back with 72% LTV max and I was laughing and up set at the same time. I have never seen 72% LTV underwriting in 15 years. I gave them 2 star because the sales man was a nice guy, but I would not use them as broker.

    In regards to Triumph capital previously known as Conquest capital partners a lender currently operating out of Solano Beach yet license listed in Encinitas. This lender’s current department of real estate license number 1990950 is in NBA status. This meaning that this office is unable to conduct business in the area of real estate which a license is required. The current CO-CEO George Flint is currently under accusation investigation in the department of real estate with filing number H-05070SD found on the California Department of Real Estate website. In addition also current CO-CEO Oliver Austria is not hold a real estate license to conduct any work in the area of real estate and Mr. Austria in dealing with him does not understand or follow the California Constitution Article 15 section 1. This is clear violation of California operation of business practices in fair dealing. Looks like this outfit needs to shut down and its principal officers in corporation number C3812035 need to find another job outside of the real estate/financial services industry.

First of all, we've never done any business together. You never even at any point in time inquired about our services so for you to leave a review of this nature is completely out of line. The only interaction that we've had with you is when you stopped by our office to seek assistance with an issue you had with an investment manager you were displeased with. We explained that we provided a loan on the same property that you made an investment in, but had no part in any way on how your funds were spent. Again, we have never had a relationship with you in any way shape or form. Despite not having any part in the investment you blindly took part in, we took the time to help you understand your predicament to the best of our abilities. Through all this, you implied that somehow we should be held responsible for your actions. You were the one that decided to do business with that company - this was decision was yours and yours alone. To address your accusations about being properly licensed, we are licensed through the CA Division of Banking Oversight (CFL License No. 60DBO-72340). Please get your facts straight. I look forward to your call. If I don't hear from you, we will need to escalate this matter.

    Spencer in this office is so rude and disrespectful. Not helpful! Told me to look a number up on the internet because he wouldn't give it to me. Then put me on hold just to hang up on me. Stay away!!!!

    Fraud alert be very careful dealing with this company. They get you from one promise to the next and one lie tot he next. I had alone with these people quoted at 10.5% interest rate and 2% closing cost plus closing fees. They were not straight forward what those fees are. Normally they are 1200-1500 for the deal with other companies theirs always about double. And the closing docs were 11% not 10.5%. I thought the .5% is just peanuts, BUT IT DOES NOT STOP THERE! Fees are much higher the legal fees are through the Roof. They do not provide documentation until the date of closing for you to sign the dotted line. Their documents are very thick and abusive! BE AWARE!!!!! Loan docs are set up to abuse you! Their pay off response team is so slow that a turtle will surpass them any day. You talk to agents to extend loan to a point that they try to get you into default. You make payments on a loan on time and they try to tag you for late fees, and you must fight to remove it. One person promises you one thing and the papers deliver another. This by far has been the most frustrating company to deal with for loans. I have worked with 6 different lenders (several repetitive) and this by far has been the most frustrating and expensive and exhaustive company to deal with. Pay 1 % per year more but in the long eun it’s much much cheaper. Do yourself a favor and do not use this company.
